In this video, the presenter explains that vacant rental units generate no cash flow and impose additional costs such as advertising, utilities, and landscaping. He emphasizes that tenants are the primary asset for property owners and managers because all cash flow ultimately comes from them. Citing industry surveys, he notes that tenant satisfaction—particularly prompt maintenance and responsive management—is the top reason renters stay or leave. Therefore, investing in strong customer service and a gratitude‑focused attitude, even if it incurs short‑term expenses, leads to longer tenant retention and improved long‑term cash flow. The video concludes with a call to action for viewers to engage and a brief sign‑off.

When you have an empty rental unit, you are not only losing your rent, but you have additional costs like advertising costs, your time. You have to cover the utilities— that water, sewer, garbage, electric, gas— for your property while it sits there vacant. You have landscaping expenses. Etc. And so having a customer-first focus, like even us as a property management company, we are very aware and we tell our clients and investors that the tenants are the number one asset. A vacant building does not produce cash flow. So all of the money that we receive as a property management company, all the money that you receive as an investor to pay your expenses and have some leftover that you call cash flow, it all comes from the tenant. So, um, and it's very interesting that according to a lot of industry surveys, they do these surveys and poll tenants and gauge their satisfaction. One of many surveys asking tenants why or what are the number one reasons why they move, year after year it comes down to customer satisfaction. That might come in the form of they're not happy with the maintenance or their maintenance is not getting handled very quickly. They don't feel like the landlord or the property manager is very responsive. And so catering to the needs of the tenants, though it may be costly, will help to retain those tenants for the long— for a longer period, which will improve your cash flow. And again, that's why I think it is so important to have a strong focus on customer service and to foster in this business an attitude of gratitude. We hope that encourages you, gets you thinking about ways that you can Focus in on your tenants. They're a great asset. Treat them well and they will be happy long-term renters for years to come.
