Thank you for choosing Centurion Real Estate Management as your leasing company. We look forward to making you feel right at home. Please take a few minutes to watch this video covering important information to make your time with us long and enjoyable. This includes the move-in and move-out process, rental payments, fulfilling your lease terms, property maintenance, work order requests, and keeping the lines of communication open between you and our management team. Let's begin with the steps for moving in and moving out. If you're watching this video, congratulations! You've likely made it through the screening process. The next step is to sign your rental agreement, pay your move-in charges, and set a move-in date. Moving can be rather hectic and daunting, so please be patient. Centurion will do everything we can to make it as smooth as possible. Please remember, you must pay with a cashier's check, money order, or electronic payments only. Also, please provide a valid email when you move in so we can communicate important lease details and set up access to your tenant portal for rent payment and maintenance repair requests. To avoid service gaps and extra charges, it's vital that you call all utility companies within 7 days of your move-in, which includes your electric, gas, water, garbage, sewer, cable, etc. Some service providers can take up to a week to connect, so call them right away. Please note that a thorough evaluation of your property has already been documented by Centurion, and each property is rented in as-is condition. When you move in, please be sure to complete your own move-in evaluation using the move-in evaluation form provided to you, and note any damages or issues, and be sure to give us a copy within 7 days. Centurion also highly encourages you to obtain rental insurance. Next, rent payments and procedures. All rental payments, fees, and late charges must be paid online through the tenant portal or electronically at any 7-Eleven convenience store using a barcode printout Centurion can provide you. Rent is due on the 1st of every month. If Centurion does not have the rent by midnight on the 4th, it becomes late and a late fee will be charged. If you do pay late, please make sure to include the late fee. Now here at Centurion, we realize that life happens. And sometimes paying late is unavoidable. We are compassionate and understanding to that, and you can help the situation by coming to us right away if you're going to pay late, rather than forcing us to chase you down after the rent due date. Please note that any return checks will result in a processing charge. Adhering to your lease agreement. Your Centurion lease has many terms, some of which are very specific to your lease and property, so please follow them all carefully in order to avoid any problems. Most importantly, no unauthorized occupants. Only the specific persons listed on your lease may live in your apartment or home. Also, no unauthorized pets, which can lead to a 10-day removal notice or even an eviction. If you plan to get a pet during your tenancy, you need written permission from Centurion first, and if approved, the pet rent and additional deposit will apply. Please remember, no installing or removing permanent fixtures like alarms, light fixtures, and ceiling fans. As well as flooring, wallpaper, paint, et cetera. If you wish to hang anything on the walls, please use very small nails and hooks, or preferably adhesive strips. Speaking of walls, when moving out, do not patch or paint without prior approval. And remember, only a licensed, bonded, and insured professional may make repairs. Please note, if you're renting a house, your maintenance requires a bit more attention, like the HVAC filter, landscaping, and pest control. Smoking of cigarettes is not permitted inside any properties, including marijuana or any other substance. With that said, any unauthorized guests, pets, or smoking will result in a minimum fine of $50 per incidence. Window-mounted AC units must be approved by Centurion and acceptable in appearance, which includes proper support and plexiglass. Sorry, no cardboard. You must obtain written approval from Centurion to mount a satellite dish and pay a $50 fee, and it must be mounted in a manner that has been approved approved by Centurion. Please check smoke detectors upon moving in to be sure they work and report any to us that don't so that we can fix or replace them. After that, it is your responsibility. Also, please be courteous to your neighbors, especially with your music, parties, guests, pets, etc. The yard and grounds, including patios, must be kept clean and uncluttered. A minimum $50 fine per incidence may be assessed if we find this isn't being done. Plus, no in-ground plants or gardens are allowed. All plants must be in pots or planters unless you have written permission from Centurion. Once you've taken possession of your property, any pest issues that may arise during your tenancy will be your responsibility. Now let's look at maintenance and repairs. All maintenance requests must be made through your tenant portal, which can be set up by contacting our office. However, emergency requests can be made by phone with a written follow-up. The most important thing is to be patient. We realize it's frustrating when things don't work correctly, and we strive to correct problems quickly. To help us help you, here are a few tips: Leave us a good callback number, your name, property number, and address, and give a detailed description of the problem. Also, please give 5 to 7 business days before calling to check on the status of repairs. Also keep in mind that if we determine the cause of the problem was your fault, like your smartphone clogging the toilet, we will have to bill you for the service call. If there is a scheduled appointment that you made with our office to meet you at the property and you are not there and do not give us written permission to enter if you are not home, you will be billed for the service call. With that said, our office will not meet with anyone at the property who is under the age of 18. For any maintenance emergencies during closed hours, please use the office phone number. For all life-threatening issues, please call 911. 1. Let's go over some items regarding the move-out process. Please note that a written 30-day notice is required for moving out and that your keys must be returned at the end of your notice period to avoid extra fees. Also remember, your security deposit cannot be used in lieu of your last month's rent. When you move out, you'll need to pay your last month's rent like normal to avoid any late fees or penalties. Keep in mind that carpets will be professionally cleaned and the cost will be deducted from your security deposit. We also encourage setting off a flea bomb if you had a pet. Lastly, within 31 days of receiving your keys, a final accounting on your lease will be made, so please be sure to provide your forwarding address to receive your security deposit. And that's it! If you have any questions, please contact us right away. From all of us at Centurion Real Estate Management, welcome to your new home!
