In this video, the presenter shares results from a recent LeadSimple and Peter Lohmann survey that identified the five biggest pain points for investors who self‑manage rental properties: (1) maintenance and repairs, (2) tenant inquiries and communications, (3) keeping costs down, (4) staying current with city, state, and national regulations, and (5) managing utilities. The speaker then explains how Centurion, a professional property‑management firm, addresses each challenge—off‑loading maintenance to an in‑house team, vetting and communicating with tenants, aligning fee structures to reduce long‑term costs, dedicating time to regulatory updates, and handling utility set‑up and shut‑off across municipalities. Additional core services such as rent collection and unit leasing are highlighted as essential competencies. The video concludes with a call to action inviting owners to contact Centurion for a quote and further discussion.

In this video, I'd like to talk about some of the biggest challenges that investors face regarding managing their own rental properties. This comes from a recent survey done by an organization, LeadSimple and Peter Lohmann's newsletter. So industry professionals in the property management industry interviewing investors that manage their own properties. I think it was a little bit of a mix, but here were some of the biggest challenges. And, um, according to this survey, the number 1 was maintenance and repairs with 41%. Uh, number 2, managing tenant inquiries and communications. Uh, number 3, keeping costs down. Um, 4th biggest challenge, keeping up to date with city, state, and national laws. And then lastly, just managing utilities. Interesting. I think there's a lot of owners that don't understand how difficult it is. It seems strange, but to manage the utilities, turning on and off utilities, there's a lot of differences between the municipalities and just really time-consuming. As a property management company, I understand. We do not charge extra for that here in, um, at Centurion. A lot of management companies in Oregon, but in a lot of areas throughout the United States, they actually charge for that service, which is kind of interesting. The maintenance and repair, of course, as a professional property management company, Centurion has its own in-house property maintenance company. So that is a great way to offload some, some of those challenges. According to this survey, one of the biggest challenges for managing property. The second, managing tenant inquiries and communications. Another thing that property management, including Centurion, does for our investor clients. Keeping costs down. Even though you're paying a management fee to Centurion or another property management company, every property management company understands that they're in it for the long haul. We're not like a broker that's selling the house, getting a big payday, In order to really make money in the property management industry, we have to manage properties for the long haul, for a long time. That means we have to take care not only the property but our investor clients for a long time. And so that's certainly an alignment of our motivation to help you keep those costs down. Keeping up to date with city, state, and national laws. Sometimes I joke that I spend hours a day just staying up with all of my emails in regards to some of the changes that are going on in the industry. And I remember over the last several years that there's been a number of years where legislative changes have not just happened once or twice, but 3 times in the course of a year. So that's pretty challenging when you're changing forms and you're changing processes and you have to adapt to those, um, in an industry like, um, the rental industry. Managing utilities, again, something that most property management companies will handle. Activities of property managers are most useful for handling, and this was also part of the survey. So again, managing maintenance and repairs, the top. Finding, vetting qualified tenants was number 2. So again, something that a good property management company should do very well. And then collecting rents, I think that you have to be good at collecting rents. In fact, the top 2 things that we say here that we have to just be rock solid on is collecting rents and renting units. Of course, that's just the most essential of this industry and there's a lot more, but you gotta be good at those. Keeping up to date with the city, state, national laws. Again, that's in alignment with the investor's biggest challenge. So the utility that a good property management company brings is going to be very, very much aligned there. And then keeping costs down. Again, something that any good property management company is really going to strive to because we've— again, we've got to keep our investor clients happy for the long term. So we are in this relationship for the long term, and, um, and so I think that that's very important to have, uh, alignment in motivations between, um, the property management company and the investor clients that they're serving. So we hope you found that useful.
