In this solo educational video, Mendell Gosnell, a veteran property manager with over 20 years of experience at Centurion Real Estate Management, explains why investors who focus exclusively on monthly cash flow miss the larger picture of a rental property's performance. He introduces the concept of the four wealth drivers—cash flow, appreciation (both natural and forced), principal reduction, and tax benefits/depreciation—and argues that total return, which aggregates all four, is often far higher than cash flow alone suggests. Gosnell illustrates how cash flow can be the smallest component of wealth creation, warns against selling properties during low‑cash‑flow periods, and highlights the trade‑offs between high‑cash‑flow, low‑appreciation markets and modest‑cash‑flow, high‑appreciation markets. He emphasizes that professional property management helps investors see and maximize these hidden returns, and stresses that real‑estate wealth is built over years, not months. The video concludes with a call to re‑evaluate properties using total return rather than cash flow alone.

Why focusing only on cash flow can mislead you about your property's true performance. Hi, my name is Mendell Gosnell with Centurion Real Estate Management, and I enjoy teaching people about real estate. I'm a full-time property manager and I've been doing real estate for over 20 years. And, um, one of the things that I've seen over my career is kind of, um, an obsessed obsession looking at the cash flow. Now don't get me wrong, I think that cash flow is important. Maybe it's the most important. I wouldn't advise people, generally speaking, to be buying properties that don't cash flow. However, I think that most investors look at one number, cash flow, to the exclusion of the others, which are also super important. So that how much money is left after expenses, you know, but focusing only on cash flow can actually distort your understanding of your property's real performance and value. So in this video, I want to break down why cash flow is just one piece of the puzzle and how professional management can help you see the whole picture of your investment return, the true return, the total return. As I've done in other investment videos, we talk about the 4 wealth drivers and cash flow being one of those. I've actually done a video on it where we show in the example how cash flow is actually the smallest number of all 4 of the total value that's contributing the wealth drivers towards a real estate deal. So that's pretty interesting to think about, right? So let's be honest, every investor loves positive cash flow. It's tangible. It's easy to see. It's easy to track. It feels good every month, right? But real estate is unique because most of your returns happen quietly. They happen behind the scenes. So if you only look at your monthly cash flow, you're really missing out on the bigger picture. You have the principal reduction— that's your tenants paying down your mortgage. You have the appreciation, your property's value increasing over time. And you have the tax benefits, the depreciation, the write-offs, the long-term capital gains treatment. Then you have that cash flow the income today. But wealth in real estate is built through everything else or the combination of everything. And so that's super important. And why do I say that? Why am I making such a big deal of this? Because over 20 years of investing, I've seen this common theme play out with clients, with investors that I know, with friends that I know. They look just at the cash flow and some of them sell their property because they see a season of low cash flow. Only to regret it later. And they go, gosh, I wish I would have held on to that property. Look how valuable it is now. It would have been cash flowing a lot more if I would have just held on to it. And so at Centurion, we teach our clients to think in terms of total return, what we call the 4 wealth drivers of real estate. I've done multiple videos on this, that the cash flow— again, repeating myself here, but super important for emphasis— the monthly income after expenses, the appreciation, the natural and forced growth of value. So appreciation, you can force that. You can go in and fix it up and make it nice and more valuable. There's the principal reduction. So each rent check pays down your loan. Then you get that tax advantage. So whereas, you know, that rent check, part of it pays a principal, but also part of it pays the interest, which you can write off. Somebody else pays it, you get the write-off. So you also get the depreciation and all of the expenses that you have running your business. Of having a rental, all of those deductions, it can boost your net return. So when you add all 4 together, the true return on your property is often far greater than what just your cash flow number represents. That's the danger when we get myopic and only look at the cash flow. So a property that looks break-even on paper might actually be earning 10 to 15% total return. So Again, something to take a look at when you're, when you're worried about your cash flow. You want to take a look at your cash flow for sure. But again, we want to have a good understanding of the total picture. And here's where investors can get stuck chasing the high cash flow properties without looking at long-term performance. So a property in a cheaper market might cash flow better short term, But conversely, it can also appreciate slower. So that can attract lower quality tenants and carry more overall risk, more maintenance risk. Meanwhile, a well-managed property in a strong market might show modest cash flow now, but gain hundreds of thousands of dollars in value over time. Of course, we all want the hybrid. We want the unicorn. We want great appreciation with great cash flow. I understand. But focusing only on monthly income can blind you to the real wealth creation that is happening silently behind the scenes. And so how professional management can help you see the whole picture. At Centurion, we help our clients see the whole picture. So doing videos like this, talking one-on-one, and it's super important to really sometimes reeducate ourselves or really open our eyes to the bigger picture that's happening, because a lot of those things that are really not seen, we're not thinking about them on a day-to-day basis, right? So if you've been judging your property only by cash flow, it's time to take a second look, a deeper look. Wealth in real estate isn't built in a month. It's built over years. My name is Mendell Gosnell with Centurion Real Estate Management. We're here to maximize performance for your property, helping you build long-term wealth through real estate. We hope this has been insightful. We appreciate you watching. Have a great day.
