Alright, so today we are going to be mowing a lawn in this neighborhood. This neighborhood is called Loomis Trail. It's right on this golf course. It's a beautiful neighborhood, very expensive homes and we're going to be talking about making money on these high net worth individuals. This neighborhood has 100 to 120 homes in it. This one is the one we're mowing today. And it's a small property, nothing really big. It's only going to take us about 20, 30 minutes to do small square footage of the lot. And again that's why we're using these push mowers because the turf square footage is only 3,000 square feet. Having a zero turn on this property really wouldn't save us any time, but it will make us some money.
Hey everyone, it's Mike Andes, landscape businesscourse.com Today we are mowing lawns, making money and hopefully you can learn something today. Today we are mowing in a really nice neighborhood, gated community, next to a golf course. Most of the time we've been doing our videos at like cheap properties, small downtown, etc. But this is a gated community, really, really nice. Most people in here are like 60 plus. The average home in here is probably around $900,000. So we do nice lawns as well. And so that's what we're going to be showing you some really important things. As I'm mowing, I'm going to go over what you need to do to be able to get these type of customers in these type of neighborhoods where they're much more affluent.
They want full service, they want other.
Things outside just mowing. We're going to talk about that today.
Let's get into it.
On this property we have 27 budgeted minutes. So that is 0.45 budgeted hours and you multiply by 80, that's $36. So it's $36 for this cut. Honestly it'll pro take a lot less than 27 minutes. But it's a small property and we have a minimum charge so here.
Alright, so let's go ahead and talk about making some money getting these customers. So again we have in the past showed a lot of other properties are smaller, a little bit less value of the property. This is in a high net worth area and I want to talk about why these are our target customers. Because when we look at any Augusta lawn care location, we are looking for pockets of these type of neighborhoods where the home values are higher. The average age of the the homeowners is higher. And I want to talk about why. First of all, again, if they're high net worth individuals, the value of their time is traditionally higher. And they could be making more money than mowing their lawn. They could be making more than the $37 they're spending on me to mow their lawn. They can make more doing software or running their business, or if they're even retired, they have investments that are making them money. And so from just a cost benefit analysis, they need to be hiring someone like me. Now what's really cool about these customers is a lot of times they are older in these areas and they physically can't do the work. So not only can they afford it, but physically it's not really even safe for them to be mowing, to be using equipment, to be outside on a ladder trimming bushes. It's just physically not even safe for them to be doing it. So again, another reason why they need our services and why we can get more of these customers next to each other and have that high route density. A lot of times these customers are going to have full service, which means they're going to be having us pull weeds, trim their bushes while we're there mowing. Which is great because if I can make 50 or $60 per stop instead of 30 or 40, that increases the lifetime value of the customer and increases the amount of time that I am spent working instead of driving. Which again, when you have these small residential properties, drive time is a killer of productivity, efficiency and profitability. These type of customers also accept one time upsells. So for example, if you do like once a year, you try to sell your customers on mulch, they're going to buy. You can see they have even lighting in their yard. So again, another upsell opportunity, there's clover in their lawn right there. There's a good opportunity to sell them fertilization or weed control. So there's always opportunity to upsell these customers. And when you do one time sales, for example, like for a paver patio or for a retaining wall, these are those customers that are the low hanging fruit because they're already warm. You mow their lawn, they know who you are, they trust you, and you can usually convert them into again paying for another project in the summer or in the winter when you slow down on the mowing side of things. Also these type of customers traditionally are going to have irrigation and they don't need to go to bi weekly service, they're going to have you weekly year round. There's also less billing Issues with these type of customers, traditionally they have a credit and a reputation to actually protect. And for some people they don't have that and they could care less if you send them to collections or you care less if you are going to charge them a fee of $10 a month because they're not going to pay no matter what. Whereas someone like this, they have a reputation and a credit score to protect and they do not want to have overdue invoices or you sending them collections. Alright, so now what are these high value clients looking for? Like how do you get these people? Some of the things you can do is have a professional staff that has uniforms, that's clean and trained. These are the type of things that these customers are going to be looking for. This is why they choose a service they're less likely to choose because you're the cheapest price. They're much more inclined because you have a good truck and that truck doesn't leak oil all over the driveway. And you're dependable. You show up when you say you're going to. You have an online presence, the great website with pictures and video and talking about your business. You have online reviews. You answer your phones when they ring. You don't answer them five days later and only after them having to figure out which phone is yours. You don't have a voicemail set up, your voicemail box is full. All those are the type of things that really push these type of customers away because it proves to them that you aren't professional, you don't want their business. And these customers, customers do want to feel like you care about their business and care about their patronage as a client. All right. Couple things you gotta be careful of though. If you're going after these customers, you've gotta be careful of the fact that they might. These neighborhoods, these hoas and gated communities might not allow soliciting like door knocking or doing door hangers on their front door. They might not allow that. Now, if you've recently purchased the the print templates which in the link below we have all the door hangers and postcards and flyers and yard sign templates that you can download. But if you've purchased that, make sure. In a neighborhood like this, you might use the same postcard, but you might send it every door direct mail and actually pay the post office to deliver instead of going door to door and knocking on the door or talking to them or putting a door hanger on because it might be against the CC and RS or the bylaws of these type of HOAs, homeowners associations, and a lot of times too, by the way, if you get a lot of customers in an HOA homeowners association like this, they talk a lot. These type of clients talk to each other a lot. If they're retired, they know everyone on their street and they all are trying to play the game of staying up with the Joneses. Great opportunity to get great route density, especially if you get to know the HOA board or even potentially get a contract with the HOA to to mow the commons areas like the front entrance, the gate areas, the strips of lawn along the road. Those are opportunities to create connections and relationships.
And when it comes to an hoa.
A gay community where they all know each other, that is huge in terms of value. So you might not be able to do the door hangers or knock on the doors, but here are a couple things you could potentially do Every door direct mail, as well as you could put the yard signs just outside of the gated community. So at the end of the day, these customers are sometimes going to be your most picky customers. Keep that in mind. These are traditionally, for example, right there, I am trying to fix the bark mulch. I think that was actually a mole. Like, none of us walked up there, actually confirmed it with the camera guys over there. None of us actually walked up there. But I'm going to make sure that I fix that kind of imperfection in the bark mulch because these are the type of customers that they want everything to look perfect. These are not your typical mo, blow and go because they do want things to look really good. They are going to complain if there's ruts, if you damage things, if you don't do a good job. So you want to make sure that your attention to detail is on point if you're going after these types of customers.
All right, so we had 27 minutes budgeted. We got done, 24, completed that job. The client actually came out and did ask. There's a little bit of a patch, like beyond the backyard. So again, I make a note for the office to put it on all future visits that there is that tiny little patch of grass back there we gotta make sure we cut each time. So hopefully that was helpful and hopefully you can get some lawns in a nice neighborhood like this. Make some money.
