Mike Minutes Mastermind 09/23/2022

Mike Andes gives a brief mastermind update covering three main announcements: (1) automated social posting via 1Up will resume next week and the team will post to participants' Facebook/Instagram three times weekly (users must connect Facebook; Google posts already active); (2) a new 'price increase' spreadsheet/document is being created (with tutorials) to model revenue effects of hourly or flat-dollar price changes using dispatch/recurring revenue data; and (3) a personal real-estate/investment update — he sold out of the stock market into real estate last year, has seen tenant rents rise ~50–60% on holdings purchased in 2020–2021, but now expects real estate values to fall (up to ~20%) and plans to sell roughly half his real-estate holdings to fund company headquarters and to deploy capital into starting new Augusta Lawn Care locations.

Ladies and gentlemen, boys and girls, it's Friday. Let's go. All right, we got lots to go over today, and I have to be abbreviated today. That's why I'm a little bit early. Okay, first and foremost, automated posting for your Facebook and Instagram is going to start next week. All right? So for everyone that used to know what this is all about, nothing needs to really change.
And that is, we can post for you now three times a week on your Facebook and Instagram without you having to do anything again. Your posts will do much better. But even over the past few months, as I've been looking at everyone's accounts, most people don't post anything. So it's better that we post something for you just so you at least look like you're open when people look at your Facebook account. So if you have no idea what I'm talking about, which is likely if you started this year, let me go ahead and show you on the dashboard. So on the dashboard here, let's go to academy, let's go to more training. Go to marketing command and other scroll down here to automated social. Allow us to post. This is where you Mercy goodness. See, that's my alarm for the mastermind. That probably woke everyone up. Sorry, what are they saying? Oh, yeah, here we go. The automated social post. This is where you're going to be putting that. Open this video up. It'll walk you through how to set up your Facebook. And if your Instagram is connected to your Facebook, that will work just fine as well.
Okay, so that is that first and foremost, that's gonna start next Monday. Next week is when we will be able to start doing that. So if you don't know what I'm talking About as well, 1Up is the software we use to do this. It's a little bit expensive, several thousand dollars a year for us to do this. However, again, as we scale, it's important that we all have something on our accounts and allows us to post for everybody. So starting next week, that'll be active and we will be posting for you three times a week. If you would like that to be done, make sure you connect your Facebook account. You're already. Everyone's already. The Google accounts are already being done automatically. They have been over the past several months. But 1up was shut down by Facebook for the past six months in terms of allowing that connection to Facebook. Now they're in the clear, cleared up and we can post next week. So that was the first announcement. Next announcement. Announcement is.
Automated posting. We started that Cool. Price increase document. This is really cool. We create a document. I'm going to create a separate video for it with training on how to use it.
But command center create a document for me. Jaden specifically hoped me on this and I'm just trying to pull it up for some reason. Google Drive this morning has been very, very weird.
Let's see here. Let me see if I can't pull it up this way. Okay, this should work. Okay, let me show you this. I don't know why my Google. Yeah, it's so weird. Okay, it's hopping here. This is really cool. So I'm pretty excited about this one. This is something we will add to in the future, but it's basically going to be a spreadsheet that allows you to really see and analyze exactly what a price increase is going to do for your location. So there's instructions for service, autopilot, zooper, et cetera. And you literally, from a very detailed perspective are able to now see, okay, if I raise prices by an hourly rate increase, what does that look like? And if I raise my prices by just a blanket $5, $10, whatever is price on the right hand side here, what what does that do to my revenue? How quickly do I recoup my revenue in terms of I lose customers. And you put your anticipated new clients as well as the ones you're going to lose in here. So really looking forward to this document being able to use again, I'm going to make a whole different video and walk you through how to use it. Okay, so there is.
Videos, instructions for service, auto part to where this data, this is not going to be like a guest, this is going to be like use your dispatch board, select this, you're going to find exactly how much of your revenue is weekly, how much of it is bi weekly, figuring out your monthly recurring mowing revenue amounts. And then again if you're using your hourly rate to raise prices and you say hey look, I just want to raise from 70 an hour to 85 an hour, great, here's what it's going to look like. And then or if you're doing a blanket price increase which is like a 5$10 per increase, this is what it's going to look like. So really looking forward to this. I think this will be the thing that tips many people over and do raising prices because you're going to be like, oh like literally I'm going to make an extra two grand a month doing this and it's going to increase my revenue. And then if I'M worried about losing customers. Oh, well, actually within a month or three weeks, I'm literally going to recoup all my customers and be right back the same amount. So I think just the main objective in that is giving you confidence to raise prices, knowing the actual numbers that are not just made up and are not hypothetical, but are legitimate from your location. So those will be coming out. I'll probably make a video this weekend, if not Monday, that goes through this document in detail. And then furthermore, when you have access to it, you'll be able to watch a tutorial of getting the data required for this top part from Jayden, making that for us all.
All right, that's all I have for announcements. I'm going to jump to education real quick and then I'll get into questions because I still can't get my questions to come up here. This is what I'm looking at. I'll show you what I'm looking at. This is what I'm currently looking at. Trying to get this to show up. For some reason, the masterminds just does not want to load for the life of it. So I keep refreshing it, but I don't know what's up.
Ah, the summary isn't just working. There we go. Okay, cool. We'll get to that. I wanted to go over one thing real quick. A couple people had asked me about it and I'm not going to talk a whole lot about it on the main channel, my YouTube channel. I'll probably wait a couple weeks. And that is in relation to my real estate and what I'm doing with selling that for the headquarters. So a year ago I sold out of the stock market in order to buy real estate. And if you go back and watch that video, I specifically said I believe over the next 12 months the stock market will do less good than the real estate market. And sure enough, we've seen rents continue to rise in the real estate market. And the properties I purchased in 2020 and 2021, you know, rents are increased by 50 to 60% in most of our tenants. And I have a lot of equity in them now as I look forward, especially after what's what Jerome Powell said the other day, which is basically he's going to come crash the market and that's his goal.
It's already happened in the stock market. And what I said yesterday is 100% true on the Mastermind. And that is stocks usually are precursors to the real estate market. So real estate takes a long time to move. Right. So a recession in Stocks, which we've already seen down 50, 60% in most stocks, I feel is going to move to real estate over the next 12 months and we're going to see massive declines. And when I say massive, I'm thinking like 20% max. I don't think it's going to come down 50, 60, 70% like it did in 2008. But like, the way that he's talking right now is very scary from an investor's perspective if you start breaking down what he said in terms of the real estate market. So my philosophy is this the same way that I really bet it on what I was, I was thinking last year with stocks, I'm gonna do the same thing with real estate. So I'm putting a lot of my real estate in the market, about half of it. And if I sell it all, my, my, my basic thesis is I know over the next 12 months that money would be better deployed if I go start Augusta Lawn Care locations. So I'm going to take the, take the real estate, sell it. I'm going to be able to pay, we're going to be, pay up for the headquarters and move in there with 60 to 70% equity in the building and try to pay that off relatively quickly. But furthermore, the cash in the meantime that I'm going to have sitting on the sidelines, I'm going to go deploy against starting new locations. So now Chuck's in place as my regional manager. I want to prove that model desperately. And I think it's the best place to put my money over the next couple years just because real estate's gonna get whacked. So it's already happened in several markets too. So it's not like I'm like way ahead of my curve, the curve on here. I've been kind of thinking this for a while, but it's more a matter of.
Last year. I was very gun shy about what I did with the stock market. I was pretty confident when I was saying it, but I was like, man, I could be wrong here. This could be a million dollar mistake I'm making.
And it really saved our bacon. Like, that's why we were able to buy all the real estate. And like, those have all gone up in value. The property I'm in right now, I bought for 1.85. I've put about 200,000 in it, and I'm probably gonna list it for 2.6. So, you know, and it's in less than a year. So we're in a 1031 exchange, which basically means any capital gains that we, that I make on these properties, I'm able to roll into the headquarter buildings. That's why I'm keeping the loan on that one. Because I'm gonna make, I'm gonna be able to take all the, the cash that I make from these, these, these real estate transactions. I'm going to put as 1031 exchange, so no taxes on these, into the, the real estate of the headquarters. So I can answer more questions if you have questions about that. But that's kind of what I'm doing, just so everyone's on the same page. And that's, that's kind of my thesis is the Overdex 6.
