Hey, everyone, it's Mike Andes. And today I'm going to be doing a shop tour of a landscaping business that does about 60 to 80 thousand dollars in monthly revenue. And it's different than the one I've shown you in the past. That is the first location. This one is similar, though, in just kind of the methodology and thought process that goes into selecting a shop. So I don't believe that you need to spend hundreds of thousands of dollars and buy a bunch of land and buy offices and all the rest that's very expensive. It's a completely different business than landscaping and lawn care. So when you're first getting started, in my opinion, it's a good to simply get started with something that is cheaper. This specific location that we're at today pays $300 per month for rent. The reason for that is because it's not anything fancy. It's just simply land. But next to a nice highway here, they got some got a sign out front, but you can see they got their trucks out front here. A few of them are out already working, I think today. But here you got a sign, you got their trucks and trailers out here. And again, the business, when you're young, every dollar should be spent into marketing, advertising, getting more customers and getting scale. And then down the road, if you want to get a fancy shop or offices and all the rest of it, you can do. So we use these storage containers. This one specifically, we spent I think like $2800 on it. We purchased it store everything indoors. This specific place actually came with this semi truck trailer that they use for storage as well. But it looks like they got an estimate car here that you got to get painted and then. Yeah, so if you go inside here, open this thing up.
So it's a little bit harder to get these. Now for a very good deal, this one was 2,800, but this is probably now twice as much because of everything with the supply chains and everything being messed up. It's a 20 foot, it's 8ft wide. And again, it's not anything fancy, but you got some turf on the ground. They store all their. Your chemicals and different materials inside of here. Hang up all the tools on the wall. I didn't even tell them I'm showing up today. It's actually pretty organized, so looking really good, honestly. And yeah, so again, you don't need anything fancy. You don't need big shop space and offices. And they kind of use that for team meetings in order to be able to get their day started. But this Location, you know, doing 60, 70, $80,000 a month in revenue, is going to spend $300 a month on rent. And so how do you find these places? How do you actually get a location like this where you can do this sort of thing? Real quick, though, these are g garden. These garden boxes, kind of a cool idea they have. They build these garden benches and then garden boxes, and they make about $120 in profit on them. I think they sell them for like 250 or 300 bucks. And then they have the option to actually get them stained. I'll show you over here. But what's cool about this is it's just a good idea to be able to see them stored underneath here and over here, they stain them. What's cool about this is when the crew gets finished to the day early or they get back from a route and they're finished early on the day. Those build a few of those. So kind of just fills the day in and makes it a little bit more profitable, a little extra on the side. So the question is, like, how you get a space like this. The first thing is you're not going to be looking more than likely on like the MLS for places that are trying to sell land. It's unlikely you're going to find someone that's trying to sell their land for $500,000. And all of a sudden they're like, oh yeah, just like, you know, buy it and. Or pay me rent for $300 a month. It's unlikely. You're probably gonna have to really search for this. But if you use like Facebook, Marketplace or Craigslist, or reach out to people that potentially might just have blank land that you're like, man, that'd be a perfect location. It might even just be like a farm. It might be an area that is a kind of rule. But you can see here, even they. They're able to dump all their material back here, a couple of the trucks and see here in the back. But you know, this entire space, 300amonth. They're able to run, I think, six or seven trucks out of here. I think there's like 10 employees. Eight, eight, nine employees, I think. But yeah, they got their trucks, their trailers back in the back here and able to dump debris over $300 a month. Now, is it sustainable? Probably not. I'd say within a year, they're probably have to get moved out because the landlord starts to see what's happening. But again, get the business started, invest the money back into marketing, growing the company and Then down the road you can get more fancy location. But this is a prime location, man. You got people driving by, lots of leads that come from just drive by traffic. You got a mechanic across the street, they fix all their trucks. You got a gas station over here. On the other side, they have a special deal with them, they get a discount off on all their gas. So again, I just really believe that when you're first getting started in your lawn care landscaping business, don't go for fancy, go for how can I save every single dollar and put that money into marketing which is actually going to grow the top line revenue for my business. As that revenue grows, as you get more employees, as you become more profitable. Because you don't have to spend as much money on marketing due to the fact that you're able to have more brand awareness in your local market and become more profitable. That is being able to invest in something a little more fancy. But you can see here we got this trailer that they got all the storage. Where's the light? I can just find a light. So you can see in here they actually have more storage for weed barrier, a lot of their bench where they fix things. Again, this is literally in the back of a semi truck, 52 foot trailer. But again there's nothing fancy. But ultimately your customer doesn't see this. Your customer cares about a the price and the product and the quality being really, really good. And this is organized, it is efficient and ultimately maximizing the profit of the business. And if you can get a space for, you're probably not gonna get $300. This is a steal of a deal. But if you're able to get $500, $600, instead of spending thousands of dollars on a mortgage or a really fancy office like this is not fancy. This is by no means fancy. This is all you need to get started. And you can build a million dollar business out of a spot like this. We built the other location in Blaine up to over a million dollars in revenue and the entire office was less than this size right here. So just wanted to kind of a note of encouragement for everyone getting started. You don't need anything fancy. Stop looking at people that have been in business for 20, 30 years, looking at their massive sh signed and thinking that's what you need. Start humble and put every single dollar you can back into customer acquisition. That's where you'll get the best return on your money. If you enjoyed that video, make sure to check this video out here where I show another location that has been around for about eight years and is a little bit larger.
