Buy a home with a low down payment, live in it a year, then buy another primary residence and convert the first to a rental. Repeat this cycle to leverage small down payments into multiple properties as they appreciate.
So this is hands down the easiest way to grow your wealth. And the cool thing is you can do it on autopilot. You buy your first property, preferably with the smallest amount of down payment. You now own an asset worth hundreds of thousands of dollars, but you only had to put up a small amount of money. Sure, you'll have a monthly payment, but if you rented, you'd have to pay for a roof over your head as well. After you live in that property for at least one year, you can now buy another primary home and turn that first property into a rental. The next property would only require 5% down because it's another primary home. It's at this point you now own two properties and double the amount of real estate. This means that even when the properties go up by a small percentage each year because you own more real estate, your net worth continues to grow at a much faster pace.
