You ready?
Good job, man. I like the close. Oh, that's such a good close. That story, that dude, it gets people.
Everybody.
Yeah, everybody's like, what the fuck am I doing?
And two books written by are not buying too much written about him. Right? So it's like, it's so fucking real.
You read the stories, you're like, oh my God.
I give you this much of it, but it makes everybody realize I'm a fucking candy ass.
Yes. All right, man.
Sorry if I ran a little late.
No, no, you got it. We're good.
Cool.
Thank you though. [FOREIGN LANGUAGE] road. Let's grab this quick video real fast.
Okay. And I have one friend that, uh, should have been here that isn't here, so I want us to take a selfie and I'll give her that bird.
I'm going to talk to the back camera cuz it's so much better.
Yeah, yeah, of course.
Okay.
All right, all right. Tom just got off stage to 600 people here, bro. What is your number one advice right now to the real estate and mortgage professional 2025 as we—
Give you 70-20-10. Spend 70% of your time on your core business, 20% of your time on innovating, What's new and what's next for future prospects and opportunities, and 10% of your time learning, studying, get, get outside of the day-to-day of what you do. But the second thing, and you and I both know this to be true, is 82% of home searches are now taking place on some form of AI, Gemini, ChatGPT, Perplexity, et cetera. And the question I was challenging everybody on was, are you findable? And if not, here's the way you should redo your bio. And then, hey, you should probably be on all these different platforms and you can hook 'em up with all those.
Yeah.
And then you should start blogging.
By answering the questions that are on people's minds. And if you do this, and it sounds like a lot, but it's all gonna be done through AI, and it takes like 10 to 15 minutes a day, and you probably have a 15-year-old that can do it for you. That'd be my advice. And then keep following this guy 'cause he is the shit.
There we go. That was a lot, bro. Thank you. Appreciate it, man.
Yes, sir. And then his story is funny 'cause he starts off with being like a mortgage nerd. Anybody else here basically a mortgage nerd? I think Denise is the mortgage nerd, but it's mortgage nerd. Right? And then he's elevated his game through personal branding. And now, he runs one of the biggest branding events.
Oh shit.
I went to it in June.
Bro, do you have a clicker?
I put it up on stage. Okay, got it. 2,000 people. It was amazing. And this guy has changed the game. And you wanna pay attention because if you're building your business—
He said it's on the table.
Oh, it's on the table, okay.
Yeah, if I don't have it, I'll ask you guys for the emergency one.
Whatever your brand is will recognize you. So I'm really excited about my good friend— plus he's going to do breakout session at lunch. And he has changed everything in our business so I am really proud to bring up my friend and rock star, Neel Dhingra!
[APPLAUSE] This was 15 years before I started this company. 15 years of no social presence on the internet ever. And then they decided that we were gonna have it all together. Cheating on the internet is the best way to help people.
YouTube, Facebook, Instagram, TikTok.
2019, I saw my business 4x from just putting myself out there, and then all of a sudden all this cool stuff starts happening to you because you're helping other people. We need to get out of that bubble of like, who we know, who do you know that has a fricking business, bitch, who knows you?
This is the game, make sure Everybody in this room met me because of Warren Buffett. [FOREIGN LANGUAGE] That took a minute.
Knock 'em dead, brother.
Thanks, man.
I'll be in the back watching.
All right, appreciate you, man.
[FOREIGN LANGUAGE] What's the value of a personal brand?
The value is you can open up your phone and say, hey, I wish I would have started what I'm doing now sooner.
All right, everyone, turn your hat backwards and please get on your feet. Welcome to the stage, the most relentless athlete—
People don't get up.
Don't get up. There you are.
Yeah, baby!
I'm glad you did the hat backwards.
Hey, thank you, man. Hey, thank you guys so much. Thanks so much. Man, so, guys, how's everybody doing? Is everybody awake still? You guys are doing good? All right, awesome. So Tom was just talking to me backstage about all this stuff, and it was like, man, was that a bit of a whirlwind for some of us here?
Yeah.
Like a lot going on. So we're going to break it down right now. And you know, recently I got to speak to 2,000 real estate agents. So I'm on the lending side, and I do a lot of business with our team, direct-to-consumer, but then we also have a ton of business coming from our real estate partners. How many of you guys work with great real estate partners? Real estate agents, referral partners? Awesome, okay, cool. Somebody clapped for one of them. Everyone's like, "Yeah, reluctantly, I still work with realtors." So, by the way, are there any realtors here? Is it all lenders?
Two. Oh, we got two.
Well, we can still talk a little shit about each other, right? It'd be all right, okay. So, recently I got to speak to real estate agents at the REEL conference in Las Vegas. Anybody work with the REEL broker agent? A lot of people here?
Okay, cool.
So, I got to speak to them— with them, and the guy who kind of connected me and got this whole thing started was my friend, Sharan. Anybody know Sharan Srivastava with REEL?
Yeah.
Really nice guy. We got to connect. He spoke at my event. I got to speak at his event. And then, I wanted to have him come to speak to my small inner circle. I have a mastermind group of— probably the top 50 realtors and lenders. So 50 realtors, 50 lenders. And we get together just a few times a year to take things to the next level. So I have a really private group. And I wanted Sherron to come bless us with this presentation on how to recruit, how to build our organization. So he built the whole thing. He's going to do it for me. And I told him it's in California. It's at this place called the Pendry. Pendry. OK, and I was like, hey, we're doing the event at the Pendry. Can you do it? He said, yes, I'm in. Anything for you, Neil. I'm down. So then right beforehand, we're getting all the slides and getting everything dialed in. And he's like, wait a second, Neil. Is this in Orange County? And I'm like, no, it's Pendry in San Diego. And he lives in Orange County, right, in Newport. And I was like— he's like, bro, we can't do that. I have something going on on Saturday, the day of this thing. I'm so sorry, Neil, but I can't do it. I was like, what do you mean, bro? Like, I told you the whole time. Apparently there's a Pendry just down the street from his house in Newport as well as San Diego. I offered to send him a car. He's like, dude, I can't. Basically what he told me was if he wasn't home on that Saturday by noon, his wife would do certain things to him, okay? He had to be there. And we've all had those moments, right? So I was like, shit, okay, I gotta go back to the drawing board, figure something out. And I just slept on it and I was like, okay, we'll get a plan B. Who's my next person? Maybe I could call Todd, you know? Maybe I could call somebody else to come in. But then I woke up the next morning and was like, bro, let me just send him this text. So I sent him this text. I said, I came up with a plan. I found an executive helicopter company that will come to your house— near your house and fly you to downtown San Diego. By the way, I hadn't found this yet. I said, we'll take some photos. We'll speak. And then I'll fly you home. I said, I guarantee you'll be home by noon on Saturday for your family thing. It'll be awesome. It'll be a cool story to say— a cool story to tell. What do you say? And then he just didn't respond. I think he was traveling that day, busy. And then at midnight, literally 12:07 AM, I get this text. I'm like, is that a yes? I don't know, I'm not sure, but I just took it as a yes and we went ahead and did it. And so he flew down there and here's what he posted that day on Instagram. Check this out.
Good morning, everyone.
So I don't think he's ever gonna make that drive again. I spoiled him forever, but— It was really cool to see this amazing moment happen because I just went a little bit further. And so we did the event. It was awesome. Everybody loved it. And so, you know, why am I telling you this story? Well, I'm telling you because, you know what, guys, doors aren't closed. We just need to push harder. How many of us in this room have had deals die, problems with, you know, roadblocks that you face, and then you just push a little bit harder and you make it happen? Anybody save a deal last month, this month, anything like that? Yes. So that's our job, right? And I just think going above and beyond, you know, they say 80% effort gets you 80% results. Well, 100% effort gets you 1,000% results because the last 20%, no one will do it. And so that moment with everybody together, and we had so many cool takeaways that day and so many transformations, it wouldn't have happened if I didn't think a little bit outside the box and be intentional. And so I just want to say this before we get into the discussion today, like who could you wow this week? What business partners could you wow? What about your team, your clients? Hey, what about wowing your spouse this week? What could you do just to do that last 20%? Because so many of us are just on coast, you know, just autopilot and you're just going through the day. So think about that. And the reason why I say this is because it is not hard to stand out today in a world that has normalized mediocrity. I'm gonna give you guys some tactics today on how we can apply this to content.. And you'll be shocked. So many people are just throwing out sloppy content. Most people aren't doing it. The people are doing it are doing it wrong. And if we just make a few tweaks, we can crush the competition. This is the biggest opportunity I've ever seen in our space right now as we head into Q4— as we head into 2026 in Q4 right now. And so I have a quick question for everybody here. Like, how many of you believe you are good at what you do?
Good. Good amount of people.
I don't know who didn't raise their hand, but you guys are just, yeah, so a lot of us believe you're good at what you do. And the meaning of that is people are better off having worked with you, okay? Now, here's the thing. There's this circle of people that know, like, and trust you, which is awesome. And the problem is, is that that's not enough anymore. That is the old way. So it used to be that was enough to feed you for your entire career. Now you need more than what your sphere can refer you.. And so we just need to put that on steroids. And this is the only shift I made in my business. This is how I went from 6 to 7 figures, launched another business, and just took my brand to the next level. The number of opportunities I was getting from that circle was good, but when I took those same attributes, the same things about Neel Dhingra, and I put them into my content intentionally, the number of opportunities that came my way just flew up through the roof. And so if you do this right, you will see an exponential growth. It's not like you double your opportunities, —4x's, 10x's. It's insane. Now, for the people in here, I've been talking to people one-on-one. A lot of people are posting content on social media. They want to make it better. Is that most people in this room? You guys are posting every week, at least? How many of you just aren't posting at all because you're too busy? A few people's hands went up. OK. So somewhere in the middle there is what I'm thinking. But here's the thing you have to think about if you go a week and you don't make a post. Okay, your silence on social media is a sign to the public that you no longer believe in the product or service you're selling. Everybody is on their phone. If you go outside right now, people can't even walk across the street without their head like this. I swear to God, at the office today, somebody tripped over the curb because they were looking at the phone while walking. My kids, I have to catch them in the house because they'll be walking up and down the stairs looking at the phone. I'm like, "Bro, put your phone away." You're going to fall and hurt yourself. And so people's backs are legitimately curved. There's like a new condition for this. And so in that world, if you're not doing this, you know, you're just missing— you're continuing to see your business erode to other people who are. And I know this isn't the case for you. You do believe in it. But it was easy to believe in mortgage when rates were low, right? But now rates are up and down. It's— you're seeing who the true players are. Yeah. And so first, before we get into strategy today, I just want to say this, man, the people who are here in this room, we have made it past some adversity, we've overcome that, and we're here for the long haul. So let's clap it up for just being here with Todd, Don, Gino, and all the people here. It's a— you should give yourself credit for sticking in this because a lot of your competitors did not make it. A lot of people made excuses on why they couldn't be here today. You hear those excuses, Todd? You know what? Somebody told me traffic was an issue. I said, "Bro, if traffic derailed you, you know, we've got a lot bigger problems than traffic here." So, you know, the reason why I say this is because people will tell me, "You know what? It's saturated. A lot of people are posting content." I heard the same thing about mortgage. I heard the same thing about real estate. When I started a podcast, I heard it was saturated. But here's what I found out. Nothing is saturated because most people suck at what they do. The guy who texted me this morning who's local here, I hope he sees this, I'm just giving him shit, but that there was too much traffic, bro, you suck. You know what I mean? Like you couldn't even make it. So this is your competition and you can just elevate. Does anybody agree with this quote?
Yeah.
It is so true. We see it over and over and the same is going to be true with content. So I'm going to get into, I have limited time here today and as, Don said there's a breakout session, and a few of you have pre-access to that. It's at lunch where we're gonna do some Q&A, and then I'm gonna give you guys a special opportunity at the end of this talk, and you'll get access to it as well, but we're gonna go through 2025 content strategies. I'm gonna show you how to convert content into customers, which is the most important part, and then I have a really special new opportunity. It's a new format that I've never done before, which I'm revealing today. I worked with these guys to put it out there today, so I'm gonna tell you about it at the end. Okay, so who am I? Some of you guys know me, but some of you are seeing me for the first time. Well, I am a content creator first and foremost. My content has been seen, we have 20 million impressions in the last 12 months across all platforms, mostly Instagram and YouTube. I'm also in the mortgage industry, make millions of dollars, we have a team. I'm not saying that to flex, maybe just a little, but I just want you to know what I'm teaching actually works. It's not just theory. And then also I have an education platform called Forward Academy where we help loan officers and real estate agents blow up their personal brand. This was that group I was showing you earlier. We have online and in-person education. So I spent the first half of my career thinking, how can I find more clients? I would think, hey, who needs to buy, sell, or refi? Well, I want you to flip this for the rest of the day today. I want you to change your mindset on this. You need to change the question to, how can I make myself more findable for the people who need my service? This is the question. You would be shocked how many people are just a few questions away from working with all of us, but you're never prompting them. Mm-hmm. It's just like, let me know when you're ready. The biggest segment of consumers today are not quite ready. And so the number one thing we need to do is provide them certainty to move forward. And I have a system for this. This system changed my life, changed my business. And this is my 3C system. It's content, connection, conversion. OK? And if you want to screenshot this, you can. OK? This is the— if you skip one of the 3 steps, you don't get the result. Mm-hmm. So you need to do all three. So I've posted probably 1,400 videos on my current Instagram account. I think it's a bit more now. So I have a bit of scale now where I can tell you that the elder millennial is my target audience. I think it might be many of yours. So I'm getting the most bang for my buck on Instagram and Facebook. Now, you can post on TikTok as well. I'm not getting much up there. I know other people who are crushing TikTok. So everybody's platform's gonna be different. But if you're like me, and you're in your 40s, I'm finding so much opportunity on Instagram. And it used to be like, I would think that 40 is old. You remember when you were growing up and you had a guy who was like 45, an uncle, and you're like, "Man, he's washed up, it's over." I don't know. You know what I mean? Like, or 50, you're like, "Dude, it's over, it's done." But I don't feel like that anymore. Anybody else with me on this?
Yes.
Yes, so we got like 10, if you got like 10+ years of work left in you, let's lock in and make it happen. Guys in my group, there's a guy in my group, he's literally 62 years old crushing it. We have people 50s, 60s, doesn't matter. Okay, so there's two types of content. There's top of funnel, bottom funnel. A lot of people post bottom of funnel content, which is meant to get clients, and they wonder why it's not getting the views because it's meant to be a narrow audience. So you have to know both of those. I recently got to interview Alex Hormozi at one of my events in Las Vegas, and the biggest thing I learned from him was like all views are not created equal. He told me about a business owner with just 1,000 followers who was making $4 million a year. And I was like, wow. It doesn't— like, last time I checked, you can't deposit your likes and views at the bank. You know what I mean? So we're trying to get customers. Now, there is value to getting more views, and we're going to get into that, but you don't just want to be another content creator. I want people to think when they see your videos, I want them to think, man, this is helpful, but I want to work with that person. Yeah., and there's a shift you make with the videos. And so I'm going to go through one of the number one way— this is the number one way, but this is in the content realm. This is the number one way to get business on social, and that is to prove competence. You need to show that you're good at what you do. Now, I know there's no like and trust in all these things, but at the end of the day, we need to let people know that we are good at this and we can help them save time and money. One way you can do this on social right now that's crushing is break down the news, okay? So when news articles come out for the industry from DC that would affect your potential consumers, think about this, you can post these articles. Now this is the first tip I wanna give you. If you screenshot the article from the news publication and you put that screenshot for the first 3 to 5 seconds of your video, you will automatically double your views, and in some cases 4x, 10x your views. Wow. I do this every time and it works, okay? You pick an article. They probably spent so many hours going back and forth on which headline to go with, and you get the benefit of that just putting it in the front. Then you can go to the captions. So my sister was sitting in her car the other day. She's like, "I'm going to make a video about home affordability in Nevada." I was like, "Well, hold on a second. Don't post it. Let me find an article." I went through Apple News, searched real estate mortgage. There's articles that are trending every day. I sent her a screenshot of an article.
She put it in the front of her video.
She normally gets 3,000 views. She got 30,000 views on this last video. And so, 10 extra views by just starting off with this. The reason why it's a psychological thing with the viewer where they want to be in the know, they want to know what's going on, and also you're not starting off by saying you're the expert, which we are. We are— many of us have been doing this 10, 20 years, but you're starting off with an observation. Yeah. If you ever want to get more views on social media, start your video by making an observation. Don't say, I'm the expert. Now, we can insert our expertise, but in the beginning, you would just say, hey, man, did you see this? Or, hey, I've noticed this trend with the smartest buyers in my market. I've noticed this trend. They're asking for seller credits. They're not asking for price reductions. Let me show you the math on this. And then I show my expertise. But by doing it this way, people don't have to decide, should I watch this person or not? They just have to decide that they want to be in the know. Does that make sense for you guys? So this is a huge shift for somebody here. It will automatically allow you to reach way more people with your content. Let me give you an example of one I just did. This was recently when interest rates were dropping and Trump's arguing with the Fed president. President Trump wants to bring down mortgage rates, but it's not that easy. You can't just wave a wand and mortgage rates come down, because they move based on the bond market. And the bond market primarily moves based on inflation data. But there's something simple that the government can do right now that no one's talking about. So I talked about an idea I had. I started off with an observation and then I talked about an idea. So this video does well for me. You know, it's not viral, but it does well. And then one of my students in my group was like, Neel, I just Googled mortgage rates and your video came up number one on what people are talking about. I was like, shit, I didn't realize that. So I would love to tell you I did this on purpose. I'd love to tell Tom Ferry, hey bro, I got my SEO down then. I did it by accident. The reason why is because your videos and what you're saying in them and what you write in the caption is being indexed for SEO. But here's the thing, you need to make sure this setting is turned on on your Instagram account. I found that half people have this turned off and so you're not getting the benefit of SEO. So in account privacy, you turn on allow your videos and photos to appear in SEO. Needs to be turned on, okay? Simple switch, big result. And I'm going to give you guys this throughout the day. Small tweak, big result. I don't know about you, but I'm not getting any younger. And so at this point in my career, I'm tired of just grinding more. When someone's like, hey dude, knock on more doors, make more calls, I'm like, yeah, I'm kind of fucking tired, you know? Like, I'm getting old. So I'm not saying I don't want to work, but what I'm saying is let's work smarter, not harder.
Yes.
If I give you something that you could turn on in 2 seconds that automatically 10Xs your reach, That's the definition. This is why I love digital marketing. Small tweaks, big leaps. OK? And we're going to go through so many of these today. And so this is one. OK? Now, the other cool part about that is why did I rank number 1? Because on that day, I was the only person in our industry to make a clear video about mortgage rates. Think about the opportunity. 2025, everybody's on social media. It's saturated. Well, it's not saturated. That video had 400 views, and it ranked number 1. Because nobody else made the video. So if I can do it, you guys can do this. And by the way, we have so many students in our programs who are doing this as well. So I've got more on this, but I wanna share with you one other thing. When you break down the news, this is another example. The Federal Reserve cut interest rates by half a percent last month. They're about to cut interest rates again this Thursday, but mortgage rates have gone up by a full percentage point over the last 30 days.
So what the heck is going on?
So I break down the news, and here's something that happens. I found that all of your business partners start sharing The content. They're like, Neel, you said it better than I can. Other realtors will message me and say, hey, Neel, do you mind if I share your video with my people? I'm like, OK, let me check. You want to introduce me to your sphere as the expert. I'll go ahead and approve that. Other mortgage people, other— my own competitors will be like, hey, Neel, love this video. I'm sharing it. So we're like helping each other grow because I was the person who made it clear. So you'll get hundreds and hundreds of people over time. In the beginning, it might be 5. Then it might be 50. To share your content when you make stuff that breaks it down clearly because nobody else did it that day. So you could be the person any given day of the week, by the way this works. The other thing you can do is you can go break down local things. So this is me breaking down local things.
Crazy, by 2028, Las Vegas is gonna have a high-speed rail connecting Southern California and Vegas. It's only gonna take 2 hours to go back and forth. You got a major league baseball team coming, you got an NBA team coming.
This is in addition to NFL. So I just talked about the things going on in Vegas, and again, I had the headline in the beginning, and I talked about it, that video gets a ton of reach, and it got a lot of people local in Las Vegas. The algorithm is so good at finding people in your market if you talk about what's going on in your city, your market. So it's actually gonna hone in for those people. Now, if you just wanted to make local content, you can. At this point, I have a more regional, national presence, so I make content in general, but if you just wanted to talk about Dallas, Texas, there's a huge enough market within that of people that live here that wanna learn more and people that are thinking about moving here. So I do this all the time with green screen videos. And the other thing that is a big piece of why these work is not just saying the news, but giving your unique point of view. If you're just saying the exact same thing that everybody else is saying in the exact same way, it's just noise. So you want to put in, what are your thoughts on this? Now, I know it can be a touchy subject when it comes to politics. So if you want to stay away from politics, that's fine. I have found that when I say something that the president did or the administration did, you can't win. Somebody will be like, hey, man, why are you being critical of the president? Why don't you support the guy? And I'm like, dude, I was just breaking it down. And then the other side is like, eff the guy. If you say his name, we can't talk to you. I'm like, bro. So everybody's just a little bit tense. But those are just the extreme cases. Most people in the comments, most people are like, thank you for giving me the information. A lot of people tell me, hey, I appreciate the balanced view. So you can choose to go whatever you want on politics, but I think it's important when the D.C. does something that impacts our people. So I'm not going to skip the topic because of that, because it's the most important topic, and many times it's trending on the news. So one way that you can insert a point of view into your social media is to talk about things that nobody else is saying out loud. So what is that one thing that you believe that others aren't saying out loud or that other people are explaining incorrectly, this video will crush for you right now. Let me give you one example. In my market in Las Vegas, home prices are starting to come down. I don't know if this is in the code of ethics that real estate mortgage sign, but apparently we're not allowed to say home prices go down. You know, it's kind of funny, but it's true. Like nobody will say it. I'm like, So I asked a group of agents, I was just speaking to the group at Keller Williams, like, why don't you guys say there's a pullback? And they're like, well, honestly, we don't want to appear, we don't want to scare any buyers away, and we don't want to piss off our listings either. And I was like, I get it, they're in a tough spot, but pull up a chart of Apple, some of the most valuable companies in the S&P 500. It goes from the lower left to the upper right, but there's bumps along the way, there's pullbacks. And if you zoom in, Some people, or I guess you would say beginners, miss the pullback because they think it's gonna keep coming down. But smart investors use these as entry points. They buy in and then the thing continues going up. So we're seeing one of those pullbacks right now in Las Vegas. It's like 5 to 10% depending on the list price. That's not a crash. And so the way I just explained it, someone will say, Neel, thank you for explaining. I never thought of it that way. —and I'm thinking to myself, what do you mean? So nobody's explaining this. If you do it, you win. Does that make sense for you guys? By the way, is this helping you? Is this helping anybody here? Yeah.
Good, okay.
And this stuff works, so I'm just testing it every single week. This is not theory, it's working. So the other way to reach a lot more people is to not be generic. This is my theme for 2025 as we head into next year. Don't be generic with the content. And it doesn't mean you have to jump on a table and dance, but let me show you guys some stuff here. So— and by the way, I can't do any of the dancing pointing videos, so we're going to skip that section of the talk. But I have a lot of knowledge to share. And I know the people in this room, you guys do as well. So a few years ago, I might start a video like this. I might say, here are the 3 best tools for your home search, or here's the 3 ways to get a loan approval. That video is dead right now. If you make that video, it's better than nothing, but it's just going to die quickly. The better way would be to start the video like this. It'd be like, man, if you're feeling overwhelmed with buying a house, dude, I was right there with you, or my client was right there with you until we found these 3 tools. Let me break it down. Until I found this. Like, if you're feeling overwhelmed with getting a mortgage, like, dude, it is kind of a pain. It is a lot of paperwork, but it just went away. All the worry and anxiety went away when I figured this one thing out. And then you explain that one thing. People can relate to it more because you're meeting them where they're at. I have a bunch of these hooks and ideas to start your videos. And I wouldn't have time to go through them all, so I just put this QR code in. If you want to scan this, we'll email them to you after, and I'll also send you the slides as well. So you can scan that really quick. I'll give you guys a second, and then we'll move on. We have like 50 of these that you could use in your videos. Okay, so the next thing that we're gonna talk about really quick is don't just tell them, show them. This is a big theme right now. If you just talk, it's good, and some people are really gifted at communicating, but other people, when they talk, people just scroll past them, you know, and it's just the nature of the beast. So if you show things, this crushes that. So let me give you an example. I wanted to talk about rates just 2 weeks ago because rates started to pull back. Here's the video I made. All right, so we have breaking news in real estate right now. Mortgage rates have dropped from around 7% all the way down to the low 6s.
And so here's what that means as a buyer. If you were thinking about buying a home and you were getting a half-million-dollar loan, the rate used to be around 7%. That's around $3,300 a month.
Now that same half-million-dollar loan, because rates have dropped to the low 6s, your monthly payment goes down by about $250.
But here's the other cool part. Let's just say you were okay with that $3,300 principal and interest payment. You can now buy more of a house. So that same $3,300 payment gets you now a loan amount of $540,000. So basically, your purchasing power just went up by $40,000 based on the new lower rate, or your monthly payments went down.
So I end up, you know, teaching this, and then at the end, I offer a guide on how to know if it's time to refinance or not, okay? It's a very simple thing, a resource I'm giving. And as a result, hundreds, I'm telling you, literally hundreds of people— it's not a viral video, but hundreds of people share the content, realtors, lenders, industry people. But then in the comments are so many people who are commenting the word refi or home or whatever my keyword was to ask for the guide. So this works. And I have so many more examples of these. We don't have time to get into all of them. But anytime I make 3 videos and one of them has me showing something instead of telling it, it's automatically more views. So if I were to just tell you about the rates, It's good, but if I show it to you, it's even better. And so that is a tweak you can make. You can show your screen. That board is a Vibe Board. You don't have to buy one of those. You can use like just an easel and write stuff on it. I've done notepad on my desk. That works as well. But every time I show something, it crushes. The other thing I wanna just touch on really quick is written content. We're seeing the most follower growth right now from making Instagram carousels. Do you guys know what Instagram carousel posts are?
No.
So this is a photos post, but you can put text on it. So I have different formats for this. I've even told personal stories with this. That's me and my mom there. I told a story about something happened with me and my mom, and that was a personal one, but I've also done it for business. And so you put a little bit of text on photos, or you can do the tweet style, and you put multiple where it teaches you something, and then at the end you can put a call to action, or people just follow you., but I'm getting way more followers from this than even video right now. So it's a strategy you can incorporate into your content if you're not already doing it. I have a bunch more stuff here—
Hey there, I have—
That we're doing with AI, which I can get into in the breakout session. I know Tom brought up AI, how to create an avatar and how to integrate that into your business. We can help you with that and I can show you how to do that. So quality is a big thing. People are making content,, and they're like, hey, what camera did you shoot that with? What are you doing? Most of the time, it's with my iPhone that I'm shooting this with. If you have an Android in the room, it might still work, I'm not sure. But for most part, it's an iPhone. Actually, I think some of the newer Androids have great cameras, by the way, so no shade. But I will say this, this is me just at my desk with an iPhone making an announcement.
Next week on Thursday the 30th, I'm gonna be in San Diego.
If you're in real estate or mortgage, So this is me making a thing, and this is me out in my parking lot. This is gonna sound really inappropriate, but— And so I'm just making the video, but I just found that people treat you better when your content looks better, but you don't have to go out and spend a bunch of money on camera equipment. So the hack is to use the back camera instead of the front camera. So I'm shooting probably 60% of my videos with the back camera of the iPhone, but here's the biggest tip. There's two things actually. One is you need good light. If you ever turn on the camera and you like look hungover and you're tired, it's not you. Well, some of you guys might be you, but for the most part, it's just a lighting issue. You need to rotate until the light's on your face. If you're outside, you can do this, or if you have a light in your office, you can do it. The other thing is to wipe the lens. Okay, that's all you have to do. You wipe the lens of this camera, goes from an iPhone 5 to an iPhone 15, just like that. It's so clear. People right now, I just did a selfie with somebody and it looks like you have ChapStick across your face. Across the lens. You have to wipe that shit because it gets in your hair and your face and it just makes the video blurry. Watch how good it is. Man, anytime I'm taking a photo or a video, I'm wiping the thing off. It's just something I have to do now because the quality goes through the roof. So try that. Okay, so that's the content piece. I'm gonna just touch on connection and then we'll get to conversion. Everybody with me still?
Yeah.
I know I'm going quick, but I wanna make sure we get this out. Okay, so connection. Who are you in real life? What do you stand for? Most people don't put this in their content, but if you do, you'll get way more business because people will connect with you. So now they know you know what you're doing. You proved competence. But now I want the like part. I want people to like me. OK? So why do you do this job? You know, why the heck are we still in this godforsaken industry? My brother got me in in 2003, and then I never got out. You know, it's just like you're stuck.
I'm stuck.
But you know what? When I get that text from a customer, that says, hey, thank you so much, we're super grateful, appreciate what you did, or when people show us gratitude, it makes me feel really good about what we do for a living. And so that shit never gets old for me. I know a lot of the stuff gets old, but 20 years in, that text never gets old. So maybe me just saying that, that is enough, right? Just saying that on social media. It's not meant to be a viral video, but it lets people know why I'm doing this. So the other thing you need to do is have an opinion on something. Like I talked about earlier, you need to share what is your point of view. If you believe that prices are coming down a bit and this is an opportunity, say it. Now somebody might say to me, Neel Dhingra, if I say it and it's wrong and maybe prices pull back even more, I don't wanna look like an idiot. And so I'm gonna give you a hack that I learned on this. Let's just say you make a video and you make a prediction about what's going on in the market. 6 months later, it turns out to be the exact opposite happened. You're like, dude, I was dead wrong. Couldn't have been further off. What you do is you go into Instagram and you find the video, delete the fucking video. That's it. Very simple. I know people who make 10 predictions, 7 of them are wrong, 3 of them are right, and they talk about the 3 that are right. My friend Barry makes a prediction every day. Anybody ever hear May— what was it, May 11th? What was that? May 10th.
May 10th.
May 10th.
Oh, what was it?
May 10th.
May 10th, yes. Bro, people tattooed May 10th on their freaking arms. And things did not quite work out that way, right? But I still love Barry, by the way, because why? Because he's making a prediction based on the data. He will update you as the data changes. So you can say the same thing. Hey, this is based on today's data. I will continue to update you. Nobody cares. By the way, they don't remember what you posted last week anyway. And you can continue to update this. So make sure you do that. The other thing I talk a lot about is my family. The proudest achievement in my life is I'm a father and a husband. And I talk a lot about that. And I think you should incorporate that if that's something you're comfortable with on social media. Because if somebody likes you in your sphere because you're a good family man or you're a good coach of the team, imagine what would happen if you showed that to the strangers online. Well, let me give you news. Like, they will like you as well. So talk about the things. And then just as a side note, I bring this up almost every time I talk because I think it's really important. This business is really hard on marriages. Anybody agree?
Yes.
And we are so driven and you want to provide this great life and then at some point you realize it's taking you away from your family. And I remember 3 years ago coming home after speaking and just putting in the grind, I was so focused on growing my business. And my wife told me, she said, "Neel, we're learning to live without you." And it just hit me. Like it gets me a little emotional even retelling it to you guys. Because I was so focused on growing my business and it's for your family, but you're not even— you're not paying attention. You're not really present. And so that was a wake-up call to me. I'm like, "Hey, man, I need to fix this first." And let me tell you, when I did that, my business took off even to another level.
Yeah.
And so if you're in this room and you're not locked in with your spouse, maybe there's a little bit of— something, an issue there, you need to fix that first. Forget everything else. Like leave the event early. I know Todd said to stay, just go home and fix your marriage first. Because watch what happens. You will crush the competition. Like when I'm locked, when we're in a good place and my family's doing well, like I'm a beast in business. If something's off at home, I'm handicapped.
Yeah.
So you need to fix that first. I know that doesn't have anything to do with content, but it's really important. Okay. I mean, yeah, thank you. Let's clap it up for that. So recently my daughter wanted to go to a Taylor Swift concert, and this is part of the family content I share, you know? So I was like, man, I wanna share this. But here's, you know, she'd been asking for a long time. And by the way, I didn't realize how dang expensive these are. It's like I got tickets to the Super Bowl in 2024 in Vegas, and I thought that was expensive. This is on the similar level, Taylor Swift resale tickets. Okay, so she's been asking me for years. Finally the time comes, she wants to buy a ticket, and I'm like, "All right, we're gonna do it. We'll send her to it." And so I sent her and my wife, and this is the story and the text and video I posted that day. [FOREIGN LANGUAGE] So it's crazy, like that was my most viewed personal story that year. And all I was doing was just sharing something that was important to me. Like, this made my daughter so happy. It was amazing. And so I just wanted to share that with the audience. And so many people resonate with that. And what's crazy about it is people do business with me because I share stuff like this. And so I'm not saying exploit your children. But what I'm saying is like, man, if you have these moments with your kids and your wife and stuff, like, if you would just post some of them, it's going to result in so much more connection. If you just be a little vulnerable, so many more people will want to do business with you because you're real. Okay, it's not just fake top producer bullshit that everybody else is posting. So I would just encourage you to share personal content. I use the 80/20 rule. Some people go 70/30, 80% business, 20% personal. And for the personal content, I follow the 5 Fs: food, faith, family, fitness, fashion. Now you might think, what is fashion?
I wear the same shit every day.
But the last group I spoke to said you gotta use fashion. So I'm like, all right, so we'll put that in there. One guy in our group, he does a video on his hike every day in Denver, Colorado. The algorithm shows it to other people who are outdoorsy. He gets more business. If you're a fan of a football team, if you're a big fan of the Dallas Cowboys, God bless you, by the way, but if you are, if you would simply wear the Cowboys hat or jersey in your video, it'll automatically connect you with other Cowboys fans. They'll give you a few seconds more of their attention because of you wearing that. So I've found that many people, and many of us in this room, are hiding the single thing that would connect you with the most amount of people on social, and you're just hiding it. And so I just say, let's put that out there, okay? If you have more connections, you get more clients. I have a bunch more stories to tell you. We don't have a lot of time to get into this, but I will go through this. But I want to share with you, if you ever tell stories on social, it sticks with the clients and it sticks with the consumer because people remember 65% of the information when it's tied to a story versus just 5% when you just give them random facts. People are scrolling so fast and going through Instagram so fast that they don't, the information doesn't stick. This is why you have to post so many more times. This is also why I repeat myself so many times. People said, I want to come up with new ideas. How do you keep coming up with new ideas?
Ideas.
I've been saying the same shit for 6 years, just different packaging. People need to be reminded more than they need to be taught. You don't need to come up with new content every day. They need to be reminded about the same things. And so you think your principles, these are the things you want to talk about, you continue talking about them, you'll crush. Now the reason why I'm comfortable sharing some of the personal stuff on the connection side is because I've just learned how it worked. And Jesse Itzler, who spoke at our event a few years back, he told me backstage, he's like, Neel Dhingra. Neel Dhingra, the greatest gift you can give yourself is to get over the fear of being embarrassed. I just realized, why am I not talking about this stuff? Who do I care about, these random people online? I'm going to care about one random hater who might say something, which barely ever happens anyways? By the way, that person lives in their mom's basement and is talking shit to me. Like, who are you, bro? So I've just found the creator that you want to become is on the other side of the content you're afraid to post. So whether it's the opinions I talked about in the beginning or whether it's the personal post that you're reluctant to share 'cause you think it might make you seem less than, this is the content that's going to allow you to crush. Slavik's right here, he's just talking about how he might pull money out of an account. I saw you talking about this. Like, that's him sharing something going on personally, and then you get a lot of people feed— you get a lot of feedback from your audience based on that. So the other thing I will tell you is if you ever wanna share a mistake you've made, this is one of the highest connection pieces that we've seen in our group. And so, one of the easiest ways to do this, because I know people are like reluctant to share mistakes because we're all perfect. But the best way to do this is to talk about a mistake you made in business. And so, here's my friend Shannon talking about this in her car.
Few years ago, I learned a lesson in real estate the hard way. And it was determining what type of information should be texted to a client or what deserves a phone call. I'm a woman.
So she went through and she shared, you know, how she made a mistake and it made her change the way she communicates with clients and what she learned from it. Automatically, people more connect because she's real. So if you wanna talk about a mistake you made early on in business, you wanna talk about mistakes you've made currently, this is going to crush for you guys. Now, here's the difference. Used to be I would only post this type of content in my Instagram story. About a year ago, I switched to sharing some of these in the feed as actual reels those actual posts, those carousels, you'll get way more reach based on this. Okay, so the goal with the connection piece is I don't want to be well known, okay? Like it used to be, I want to be known by the most amount of people. Now I want to be known well, okay? If people know you, you'll get more referrals. Or as my buddy Grant Cardone says, if they know you, they'll flow you. You know, this is how the business works right now. So we're going to prove competence. We're going to connect with people. And now we're gonna do the conversion piece. This is where we make the money. Is everybody still with me?
Yes.
Awesome, okay, cool. So this is the closing sequence I've used to generate millions of dollars. It works incredibly well for all different types of businesses, but it really works well in our business because honestly, people are just a little dumb with social media marketing in our industry. Like, I was talking to a guy backstage, and we were talking about like, if you're funny, if you're a comedian, if you went to LA and you want to be in Hollywood, and you want to get in movies, like you would be competing for 10 years with world-class talent and you may never make it. If you're just slightly funny and you want to make funny videos in our industry, you crush. If you just do a few things better than the competition in our industry online, you crush it. So this is the sequence, okay? I have found that there's so many people, there's only so many people that will reach out to you. And it's great when they do. I screenshot it every time. Hey man, love your videos. Would love to work with you. But there's way more people that are hiding that never say anything. Those are the people we need to prompt. Okay, so we do this with a call to action or a CTA. This is the biggest tip. You do not want to sell your service. You want to give them the blueprint. Did y'all know that the mechanic who gets the most views and the most customers on social media is the one who teaches you to fix your own car?
Yeah.
The health and fitness guy teaches you the workouts. Why does he get all the clients? 'Cause he gives you the blueprint. So too many times we give away the blueprint, and the blueprint is like, call this guy. Well, if you just give them the thing, they'll want to do it themselves, but then they want to work with you, have more leads to follow up with. And you could do this on autopilot, by the way. So, everybody wants DIY, but we need to do the deal to get paid, right? We can't— you can't DIY your own mortgage. But here's what I found. The DIY is like something that's so prevalent. And what I realized is people go to IKEA, they think they want DIY, until you get home and you open the box. They're like, fuck this, you know? So what we need is to use the same marketing. So it's like, here, here's the blueprint. By the way, I can help you with this. Like, if somebody wants to take this to the extreme, if a realtor would make a guide on how to buy a home without a realtor, they would get the most clients. It sounds counterintuitive, but it would work because people think they want to do it themselves till they figure it out. So you have customer on one end, you have a client on the other end, right? Okay, we need to get them across. I found most people are expecting the customer to make the journey on their own and then they'll start the process. What you need to do is insert a process in the middle, which is the blueprint that you're going to give them, guide, checklist, video, whatever it is. So let me give you an example of this. I'll show you guys a video. So did you know that the government is actually helping people buy homes right now?
Like in the state of California, they give you $25,000 to cover $20,000 for your FHA down payment, or in the state of Arizona they get you $30,000, or like in Texas they give you grants to cover your down payment that don't even have to be paid back. Nearly every state in the country has one of these programs, and then there's also federal programs to help you as well. I just saw one program where the state will match your down payment 4 to 1, so for every dollar you put up, they'll put up $4 to help you cover your down payment. How to keep track of all these programs throughout the entire country, I actually went through and made a cheat sheet of all the programs available in all 50 states. Whether you're looking to buy right now or even next year, knowledge is power, or in this case, money. So if you want to get access to this list, just comment the word home and I'll send it right over to you.
Okay, so when we do this correctly, hundreds and hundreds of people will ask, hundred consumers. Now, other industry partners will also ask because they want to funnel hack you to get your guide, which is cool, but majority of them are consumers. And so I have found when we execute this correctly, we generate enough leads that your team and you could be sufficient on the leads from a single video for the next quarter. Some people do this and it blows up and they get even more. Now we use autopilot to automatically send these messages through a tool called ManyChat. And so I have so many more examples of this. Made one where we talk about USDA financing. I made one where we talk about FHA. Made one where we talk about DPA. Now somebody's like, well, Neil, I don't want to do those programs. I want jumbo deals. Well, you can talk about how to— get tens of thousands of dollars of discount on high-priced properties. Let me show you the examples. And then give them the guide on this. And show them how you would search for them online. For 90 days on market, look for these clues that it might be a motivated seller, and these are the deals that you can get. Like, you would give them all this information, almost teaching them to do your job, but then you would insert yourself into the process. And this is the part that nobody gets, and this is why it works so well if you do this correctly. Mm-hmm. And you want to make the thing actually valuable. Like I spent some time with AI to create that guide of all the DPA programs and then people want it. Like they don't want to miss out on government programs. Now some people would say, well, these are broke people. Well, no. On that DPA one, one of the questions you have to answer to get the thing, because we ask a few survey questions before we give you the thing. This is why we generate the leads and we can screen them. One of the questions was how much money do you have for a down payment? And I was shocked. A lot of people have 5% to 10% down, but they're asking for government information, because they just want to know. So I do this over and over. Every time we do it, we generate so many leads. And I've taught so many people in our group to do this. There's a guy, Armando, in our group. He made one that got— he just made the video in the gym, and he ended up getting 10,000 leads from a single video because the video went viral. And he told me that his team could just work those leads for the rest of the year. I was like, holy shit, this is insane. Yeah. I'm telling you right now, if you figure this out, and every time I teach this, 3 people in the room figure it out, and then I move on to the next room, and I speak like 20, 30 times a year live, and then even more online, and just a few people are like, "Dude, I like that nerdy guy with the glasses. I think I'm gonna try that shit." Everybody else, like, in one ear, out the other, and no shame, 'cause everybody's busy here, but like Tom said earlier, are you too busy, or are we just making excuses? Somebody says they don't have time. I don't know there's a better use of 60 seconds if you could do this correctly. That's the most efficient use of time I've ever seen in my life, and people are telling me they don't have time to do this. So you just need to learn how to do it correctly. If you're doing it and not getting the result, that's different. So the biggest thing here is you do not wanna sell work, okay? And I'm running outta time, guys, but I'm gonna need like just a few minutes just to wrap this up. And is this helping everybody, by the way?
Yeah.
I'm gonna show you guys some stuff. Okay, good. So I'm gonna go through just really quick. You wanna make it easy. I know there's work involved, but you wanna make it easy to start. Talk about the work afterwards. If there's any friction, people don't do it. So we use ManyChat to respond. I've been shocked at the open rate on DMs is close to 80% if you do this correctly. 70, 80% is what we average. For any email marketers in here, we're happy with a click-through rate of like 5%. You know, open rate of maybe 50%, but click-through is 5%. On the DMs, 70, 80% will click on the thing that you're giving them, which is just, is mind-blowing. So the process involves getting more people into conversations in the DMs and then doing personalized follow-up to get the appointments. And it's really cool when you do this correctly because people just book the appointments. Now you can have a team help you with this. We have like inside Elos that help screen. Elos. But it's just cool to wake up and open up your account, your email, and just see the calendar's booked. Like, that's awesome. It's a good feeling when you make one of these blow up. So the other thing I see is people are like, I don't want internet leads, I want warm referrals. Well, you'll get those too. Like I said, I screenshot this every time. People give you those opportunities too. But the whole point of me teaching this whole thing is like, if you guys don't find a way to make money while you sleep, you're gonna work till you die. Okay, we need to be more efficient with our time. And this is why I'm teaching this system. I just have a question for the room. How many of you guys would take this more seriously today? How many of you are going to take this more seriously? OK, good. So I just want to make this one of the rooms where we get 3— not 3, we get 30. We get 300. We should get it up there because we're at Q4, and there's amazing opportunity here. Let me just go through just a few people just like you who have talked about doing this, took it into— they came to one of our workshops. We do these workshops live at our studio.. And we've been able to help them blow up their brand. So this is Steve Saxton. He's a loan officer in Salt Lake City. And he started a year ago. And his following has blown up. He's going to close about $30 million. $40 million, I think, is where he's going to end up this year. And he's on it. He's like, I want to do $100 million next year. And I'm like, OK, let's go, bro. And he's crushing it at the latter part of his career. But the cool part is, the biggest thing for me, the quote he told me yesterday was, this makes my job easy. He's like, I don't get shopped as much. 'Cause it's a higher value. They've already bought into you because they've been watching your content. Another guy that's crushing right now is my buddy Sean Kaplan. He's in Nashville. He came to me with no social presence, came to one of my workshops, started implementing what I'm talking about now, and he's built up a big following. But yesterday, literally yesterday, he sends me this DM. He's like, hey, I got this deal. And this is all ManyChat responding to the customer, asking for the emails. Putting it into a CRM, and then it led to a text message. He does his initial communication through text. And he sent me this DM. He said, she watched my videos, she texted for the lead magnet, her son is buying a house, and we have a call in the morning. And this was start to finish in Instagram DMs. It just booked. And I was like, bro. And so he got so excited, he told me that in the last few years, he was thinking about quitting 3 years ago, but becoming a better marketer made him excited about his job again, made him enjoy his work. And so I have so many more examples. This is Reem. She came to me a year ago, came to one of our workshops, started putting in the work on her content. She didn't have any videos at all. She told me she's too old to make content, and she's crushing it now. She's got over 30,000 followers, and she's getting, putting in her funnel. You guys saw Jeremy Forsier yesterday? Yeah. Jeremy came to one of our workshops, and dialed in his content. The thing I love about Jeremy is he's a multi-multi-millionaire. He's probably one of the most successful people I know in mortgage, and he's still learning. He's like, hey, he humbles himself. He's like, Neil, I'd love to get better at video. And he came out to our studio and started getting more dialed in. And he's just doing really well. I have so many more examples. Like, we could do this all day, bro. This is my buddy Mace. And this is the coolest part about this story. Mace sent me this text. He goes, Neil— or he sent me a DM. He said,, hey, it's super special. I've been seeing my mom and dad battle cancer. And he took them on a trip. And he said it was the first time in his life that he actually put an out of office sign. You know, for his off, he just said, I'm out. Can't reach me. And I know that sounds like nothing to the average person. But for some of the people in our industry, we're always connected. You bring your freaking laptop to the pool. To 10:03, like what are we doing? You know what I mean? Like, so it's really cool to see these types of messages. Like I said, we could do this all day. We don't have time now 'cause I gotta move on. But I wanna share with you guys, the reason why I shared all these stories is because it's not just me, it's you. And so I found, like I said, if I'm speaking to 100 people, 3% take it, they take the blueprint, they win. 7% start, but they quit because it's ineffective. And then 90% never even start, which is why we are such a huge opportunity right now. And so I said, I'm going to change this. And so I started doing these workshops. I found in my workshops that half the people are winning, half of them aren't. So we made the workshops better, tweaked them more. But then I got so busy, we stopped doing them because it's a lot of work for our team to help put all the content together, build the funnels, do all the stuff for the clients. And so I talked to Don and Gino before we did this event and they're like, dude, we got to do something special for the, Sales Mastery Momentum Builders thing. This is our first joint event. And so we put together something really special. It's called Content to Clients, okay? And so for 25 people here, I know we have hundreds of people here, for 25 people who are interested in getting this done the right way, you're gonna fly out to my office next month, through my studio. We're gonna do a Zoom call beforehand, and we're just gonna get the shit done together. 2 days, all the videos, the backend funnel, the ManyChat, all this stuff, just do it and get it done. Done so that you can continue to run this process as we head into the next year. Does that sound cool for anybody here?
Yes.
And so I'm just going to wrap up with this. We're going to do this right now. If anybody's interested in doing this, which it sounds like there are a lot of people— OK, so there's a lot of people already interested. OK. And just so you know, this is what it looks like. You come out to our studio. This is all the people that come out. We shoot the videos together. We build the funnel. I show you hands-on how to do this with your phone. Lighting, the green screen videos that we talked about earlier, all this stuff. We just do it all together as a small group. And it's really cool because nothing replaces in person. I teach so much online, but when we do it in person, these are the members that are getting the most success because we're getting it done the right way. Nothing replaces hands-on. So it's going to be live, 2-day workshop with us. You'll have some Zoom with me beforehand. We're going to get started with this on Monday.
Okay.
Okay? So we'll start. I can only do 25 people because it's of the size of the studio that we have and all our team. But you'll leave with everything dialed in. And so your full content strategy, videos filmed, and repeatable system to attract clients and partners, you will leave with this. It's going to be November 6th and 7th. And if you can't make that date, you can still join in this 25-person group and you'll just come to the next date. But hopefully you can make that date so we can get this done before the end of the year. Yes. And so here's what we're going to do. I'm going to launch this new version of this. I've never done this before where we did all the work with you alongside you and just got it done together. We've done stuff where we gave them the blueprint, but then half of them didn't do it. So I'm like, why don't we just get it all done? Because I know how busy people are. So this is the first time I'm doing this. I'm going to launch it in Q1 of 2026 for our group with Forward. Forward Academy is our group online, and it's going to be $10,000. We're going to do that for everybody. But I'm going to do something special for today. If you want to join this thing, this first cohort, it's going to be $6,990. So it's going to be $3K less than what we're going to do at the end of the year when we start off. Or you can break it up into 2 payments. It's a little more expensive if you do that. But these are the 2 options, okay? And we can only do 25 people on a first-come, first-served basis. And then if you miss this one, you can come to it in January, like in the next year when we launch it, but it will be more expensive. Because this is the— what I'm doing— honestly, I want to create— Yeah. Testimonials from this first group that just blow everybody out of the water. Okay, so if you want to do this, I'm going to put it up right now. You can scan this QR code or you can go to forwardctc.com. You can pick which option you want and then you'll be locked in. We're going to do a breakout session at lunch in one of the rooms that Don and Gina will let you know where to go. But we're going to do a breakout session where I'll go through more details. So anybody who's in the group that bought this, you guys can come to that session with me and I'll do some Q&A with you. After you sign up, you'll get an email and we'll meet on Monday. So we'll do a Zoom call, break everything down for you. I'll give you all the travel info. So we'll handle all the questions. But for now, you just have to decide if you wanna do it. And this is really cool. I noticed that a lot of people don't have the lighting. We'll tell you the lights to get for your home studio. But if you need the lighting, I'm gonna send this to the first 12 people. So for the first 12 people who sign up, I'm just going to send it to your home, the exact lighting kit that we use in our studio, the softbox light, the professional light, it's on rollers, you can move it around. I'm going to send you the whole thing for the first 12 people. So if you want to sign up again, just go to this QR code or forwardctc.com. And I just want to just close with this really quick. We got 2 minutes here. So everybody is here for a reason, okay? I don't believe in just random shit. You came out here to grow your business and get better at what you're doing. Yeah. And so 2018, I almost quit the business. I've been working so hard, but I just was stuck at mid-six figures. And I sat to myself and I, and if you remember, 2018 was a little bit of a down year. I said, I'm not gonna spend another year doing the same shit. And so I started my social media accounts and I started posting cringe videos, okay? You know how when you see these videos, it's so bad you can barely watch your own video?
Yeah.
How the F is anybody else gonna watch this shit? I can barely watch it. And so let me just show you how bad I was, okay? This is me, 2018.
The last option and more complicated is to use equity in another property that you might own.
So this is something that is rare and— I can't watch this shit, okay? This is so bad. It's so bad. But even with the cringe content, I was getting results. I was getting, more people in my market, 'cause nobody was doing it. And then it just gets better. And I had no one to teach me, guys. I was just doing it DIY. I wish I had a coach like myself now. I would've gone quicker. But then I started to get results, I started teaching. I would go to my real estate partners, I'd be like, "Hey, I have this great stuff, it's working. Let me show it to you guys." And they'd be like, "Neel, maybe you can go in the hallway. Like, we're not gonna have you speak to the group." So I would literally teach agents in the hallway at the Realty ONE office. There's, I think there was 4 agents in the hallway. At this particular one. But I just kept doing it. I kept teaching people and I sucked at it, but somebody came up to me after, was like, "Hey dude, I learned more from you than I have in our whole sales cycle, whatever we're learning this month." And I was like, "Bro, I'm onto something." So I stuck with it. And then this is me last year at our Forward event in Vegas. We had 1,000 people fly out to learn from me, from all around the country, even around the world. We have people from Canada and from Europe come out for our events now. And so I get to do content with— I get to run my business. I get to speak on different stages. I get to do content with my heroes in business. Why? Because I hit record. Why? Because I pushed past cringe. Did you know you got to make them cringe before they'll binge? OK? We got to do it— we got to do this the right way. And what it taught me is that great things have humble beginnings. OK? Lamborghini started off as a tractor company. IKEA used to sell pens. I used to suck shit at video, okay? I used to not be able to speak in front of people. My mouth would go dry, but it still goes dry. I have to get water all the time. And so here's the thing, November 7th is coming. For some people that come out and join this program, we're going to get a lot of shit done between now and November 7th, and it's going to literally change the trajectory of your business. It changed my life, it'll change yours too. And then for other people that don't come out, it's fine, but just do something, okay? Because if you don't implement something different, nothing's going to change. Next year is going to be just like this year. Nothing's going to change if we don't try some of this new stuff. So if you want to join, again, you can go to forwardctc.com or scan this QR code. And we can do 25 people. My phone keeps buzzing, so they're probably telling me how many people have signed up or not. And I'm so excited to connect with you guys. If you have questions about coming, I'm not sure if it's already filled or not, but I'm going to go right over here by these two balloons on the break. We're going into a little 10-minute break now. So I'll go over there. I'll answer questions if you have questions about coming out.
Thank you.
And then again, I will be in the room for lunch as well. That's all my time, guys. Thank you so much. Appreciate you. Thank you.
