Ask sellers if their mortgage is assumable. Many pre-2022 loans have interest rates far below today's, and you might take over their loan instead of getting a new one, saving thousands on monthly payments.

Do not buy a house without asking this one question. Ask the seller what type of loan they have and is it assumable? Sellers who have a loan that they got prior to 2022 have a ridiculously low interest rate. Some of these loans are assumable. So if you buy the property, you could skip the bank and take over the seller's current loan at that low rate, which will save you a ton of money every month.
