A mortgage and real estate content strategy in three steps: answer what clients actually search for, be authentic instead of salesy, and post consistently. The presenter claims this approach generates inbound leads and builds trust at scale, producing higher-quality clients over time.
So in today's video, I want to give you the three step formula to create content that actually grows your business. What's up everybody? Neal here with another video. And I really want to get into some tactical advice today because I know a lot of people are trying to create content on multiple platforms and grow their business. But so many times, you know, people are running in circles with the content that they're putting out there and it's not really leading to more business. So there's a formula that you can follow that that will actually lead to more clients reaching out to you. And that's what we're gonna talk about today. So before we get into today's strategy, I just wanna say thank you for checking out my content. And if you find these videos useful, hit that like button. Cause that's gonna help this content be shown to more people. And definitely consider subscribing because I'm gonna be putting out a ton of content this year about exact strategies that I'm using to grow my business. So there's a three step formula that you really have to follow in order to get content that's gonna get you the results you're looking for. And I feel like most of the time when people fail in their content or their content isn't generating anything for them, it's because of missing the mark on one or more of these strategies or kind of doing them half assed. And the problem is when you're not getting results, you quit doing the content and then the whole strategy fails. Right? So many times you hear about people who said, oh, you know, I tried content, I tried putting out stuff on social and it didn't really work for me. Or it's not for me, it's not for my clients, so I quit doing it. Or you come across these pages where they posted a lot, you can see the history and, and then all of a sudden there's nothing in the last six months or nothing in the last year or two. And it just shows you that they were trying and then they just gave up. And that's probably the majority of the people in our industry who are going to put out content. Now this is specific to the mortgage or the real estate industry, but in reality it would work for any industry where you're trying to grow your audience and grow the number of clients that reach out to you. So number one is relevancy. Are you posting content that's relevant to the audience? What is relevant content? That's content that answers the questions that your clients have, that's Content that addresses trending topics in your market or in the news right now, right? So just think about this. If a client were to reach out to you and ask you for your most helpful advice or you know, the best way to do X or questions that come up over and over and over when you're dealing with buyers, sellers, borrowers, whatever your industry may be, right? So when this stuff comes up, keep track of these questions, right? Or you can probably think of a few right now, list them all out and each one of those could be a piece of content, right? So I really want you to go deep and think about like if it was your family member, your brother reached out to you and said, hey, what's the best way to sell my property for the most amount of money? What's the best way to buy my first rental? You know, there's all these different things. If you're in the mortgage industry, there's tons of things that, you know, we help clients navigate this system. As far as, you know, what's the best way to take advantage of this program versus that program, right? There's all these different things that we have locked up in here, right? So you want to share those secrets with the audience through your content. So many times we're trying to sell in our content when all we really need to do is inform people and this information we give out freely when we talk to clients one to one. So, so just think of this as another way to educate a bunch of clients at scale. Another way to find relevant content is to go to google trends or answerthepublic.com you can type in keywords like real estate, real estate, investing, rental properties, mortgages. You can just list any topic that comes to mind and it will give you a ton of ideas for trending searches. Now these are real searches that people are typing in. So keyword searches on Google long tail keywords where people write out long questions like, you know, how to buy my first rental property, that's something that people really search, right? Or what are mortgage programs for first time buyers, right? There's all these different things you can list out. So there's just probably, you know, 20 or 30 topics that you could come up with for free by going to answerthepublic.com or Google Trends. The next step in the formula is relatability. Are you being yourself in the videos? Because if you're coming across as salesy, it's not going to connect with the viewer, right? What do I mean by this? How many times have you seen people post Videos where they're dropping like an infomercial, right? Or they're coming across as a used car salesman. So the problem with this is basically when they came up with the idea to post a video, all they can think about is what I'm going to get out of this video. So they're like, yo, I want to get another client, I want to get another sale. I want to get this me, me, me, right? If you're thinking that way when you're making the video, it's going to come across in the video and the video won't be relatable. So the best way to get comfortable with doing this is to just do more videos, right? So just keep going with the videos. Talk to your phone, try and do some unrehearsed videos where you just talk normally, right? Turn the camera on, start recording more, and then you'll become more comfortable. When you're comfortable being yourself in the video, that means you're the most relatable. Because if you think about it, when you sit down with clients, if you've had any level of success in this business, you probably are being really relatable with the clients, right? They like you, they learn to trust you, and they do business with you. They even refer you after the clients, after the deals have closed, right? So you just have to think about, like, how you're acting just in your normal interactions, and then figure out a way to be just like that on camera. And the last step of this formula is frequency. So many times people start creating content, they go hard for a period of time, and then they quit or they show up and then they go away. And I'm guilty of this myself, right? I post videos on YouTube, I post videos for Instagram, Facebook. I send videos to my database. I do all this stuff, right? But I'm not as consistent as I should be. Now, that's my biggest goal for this year, is to be more consistent, to ramp up the level of content. Because I've seen results, but with being sort of inconsistent, you know, I've been consistent for periods of time and then inconsistent because I get bogged down with work stuff and I haven't had enough time to do the videos, right? So I'm going to work on that. But what I really found out is during the periods where I was most consistent, at the end of those periods, you start to see a ton of people reach out to you, and you can really see the fruits of your labor if you stick with it. So you have to post enough to remain top of mind People only need a our services once every X number of years. Depending on the dynamics of your market, the stats could be once every five years, once every seven years, once every four years. So when you think about that, how can you remain top of mind with these people that may not need you for another couple years? Well, the only way is to consistently post because every time you post, not everybody in the audience is gonna see the video. So how do you get over that? You just have to keep posting, keep posting, and then randomly each time you post, people will see it. The other strategy that I really advise all of you guys to use is to make sure you're not just posting your videos, but you're actually emailing them out to your database. So I create these videos, I post them on YouTube, I post them on Facebook, I take little snippets of them and post them on Instagram. And then the last step of that process is I take the thumbnail from the long form video on YouTube and I email it out to my entire database so that way people can click on it and go through. And every time I send one of these emails out to a couple thousand people, about 25% of them actually go to the video. And then, you know, a certain number of those people will finish watching the video. So each time I'm doing this, I'm taking that piece of content and I'm squeezing it to get the most amount of juice from these videos. So if you hit this three step formula, which is relevant content, relatable content, and you post enough of it to remain top of mind, then you hit the jackpot, which is trust at scale. So what happens is so many people in your market, so many people in your area or in your region, or wherever your content is being seen, so many of these people are going to know you, they're going to like your content and they're going to trust you. So because you chose to share your knowledge, now all of a sudden all these people trust you. And what happens is whenever they have a question, whenever they're thinking about doing the next transaction, you're the first person they're going to think of because they really trust you. And in a sea of salespeople, the guy that was being really helpful and trustworthy is the guy I would want to reach out to, because that guy is approachable. I may be six months out from buying. I feel comfortable reaching out to this guy because he's where I have some rapport. You'd be surprised at how well the conversations go when you have Somebody who reached out to you from your content. So the most common thing I hear when somebody reaches out is, hey Neil, I've been watching your stuff for a while and, and great job. I have a question for you or I've been following you for a while now and blah blah, blah, right? So the key point is everybody's watching, they're consuming. They may not comment every time, they may not even see the full video every time, they may only see a few seconds. But as time goes on, they're going to have more and more of an opportunity to watch your videos. And then eventually when they have a question or they have a transaction coming up, you will be the person that they reach out to. And I've seen this happen time and time again. I know it seems far fetched for some of you guys out there, but you can really build a strong business from all inbound marketing. And when I saw the power of inbound, I was like all in on the strategy. Because those are the best type of clients. Those are the people that really value your time, that respect you because they've already consumed your content, they know about you, they have some rapport before, before you've even spoken to them. I mean, your content is doing the sales for you and all you have to do is wait for people to reach out to you. Now I get it, you may not be able to just go all in on content to begin with. You probably are doing some short term sales activities, which is fine. Do what you have to do to continue growing your business and to continue growing your database. But in the meantime, put out content on a consistent basis. Think of what you could commit to, whether that's once a month, once every two weeks, once a week, or whatever you can do and just be consistent. And then slowly, as time goes on, ramp that up. And then you get to the point where maybe you can do it daily or every other day or multiple times a week. And if you can get to that point, that's where you're really going to see the results.
