3 steps to buy small multifamily. You're looking to buy a duplex this year? Here's how you do it. Get around people who are doing real estate. My first duplex was brought up to me by a property management company I was helping with. Just be around people. You don't have to hunt for deals. You don't have to be a phone warrior. Get around other people playing the game and I promise you, you'll find every opportunity you need. Step number 2, long-term cash flowing fixed rate debt. That's how you're going to buy it. Don't violate it. Step 3, actually close the deal. I see so many people pull out of transactions or they get nervous or a little tiny thing on an inspection report causes them to either back out or wholesale it to the next person. Close the transaction, become an investor.
