3 ways to find properties in any market. Number 1, network with owners. The people in that market are the best people to talk to. I find them on Google Maps. The roofs that are longer than the houses are probably multifamily. Give them a call, meet with them. Whether or not you ask for a deal, probably going to find one. Number 2, network with brokers. There's a lot of bad brokers, so you're going to have to do a lot of networking. That being said, a little over half of our deals actually came to us from a broker who is fantastic, who can put together a deal. Since we use creative finance, make sure they can do it. Number 3, websites like LoopNet or CREXi. Look at the deals that have been on market for 90 to 120 days. If everyone's looking at conventional intentionally they couldn't do it, but you can knock it out creatively. Solving for X could make you a lot of money. The deals are out there.
