In this short video, Christian Osgood explains how he acquired an RV park and a mobile home park using a 200% loan‑to‑value hard‑money loan at 13.5% interest, turning a $300,000 purchase into a $1.6 million appraised property. He details the renovations funded by the loan—new septic system, clubhouse, laundry machines, landscaping—that increased the asset’s value and cash flow. After refinancing, the property generates $8,500 per month in cash flow with no personal capital invested. Osgood emphasizes that the real profit comes from tenant‑owned income rather than park ownership and invites viewers to DM the word “zero” for a video on buying real‑estate with zero personal money.

RV parks are freaking awesome. I'm over here at our RV park. This is priced for $1.6 million. This thing absolutely prints cash. Traditionally, when you're buying these, you're looking for higher cash flow. They do not appreciate like a piece of real estate. However, when you buy these and you renovate them, they can be worth a ton of money. We bought this for $300,000. It's now worth $1.6 million. So we didn't do half bad here. But from there, now that it's stabilized, we won't get a whole bunch of organic appreciation. We just get paid a whole lot of money to own and operate it well. If you're looking to increase your cash flow, you should not sleep on RVs, mobile home parks. Just know that the real money is made when it's tenant-owned, not park-owned. It's all about the little things. I'm in the laundry room of our mobile home parks. We did not do any creative financing here. We bought this with a 200% loan-to-value hard money loan at 13.5% interest. If you're like, holy crap, that sounds expensive, this cash flowed from day one. When we refinanced, our cash flow jumped up to $8,500. I have $0 in it, and the loan paid for a new septic system, this new clubhouse here, got the laundry machines installed, and they're up and running. We got landscaping done. We now have a beautiful campus that just appraised for $1.6 million. We bought it for $3 million. We put an additional $3 million into it. None of the money came out of our pocket. If you want to know how to do projects like this, multifamily or RV parks, you want to buy real estate, you want financial freedom, and you don't want to spend all of your own money on it, creative or conventional, check it out. DM me the word zero and I'll shoot you a video on how you can buy zero money out of your own pocket.
