Christian Osgood bought a 12-unit building next to a 5-plex and 9-plex he already owned, all seller-financed in the same market. He's planning renovations across all three properties worth roughly $1.5 million in value-add, arguing that flying in to oversee the work beats buying sight-unseen.

I see investors talking about buying property sight unseen. Guys, if you are not physically at your properties, you're going to miss stuff. I'm here on site today at the 12-plex. This is a deal worth traveling to. I flew from Texas. I bought a 12, a 5, and a 9-plex, all seller financed, all in the same area. So these are virtually side-by-side buildings. We're going to be renovating every single one of them. There's enough money to be made here. In fact, about $1.5 million to be made here where it's worth the travel up from Texas. If you're buying these crappy houses in the middle of nowhere, these projects are never worth it. But this is the type of stuff you need to be working on if you want to make real money. Take something like this. It's a tired property with great tenants in a great area. We're going to make it absolutely beautiful. We're renovating every single one of them. We're going to be painting the exteriors, redoing the porches, a bunch of the interior renos, new floors, new cabinets, new appliances. This will be a whole new building. We're getting started today.
