Listen up if you're broke. This is how you make a lot of money in real estate very simply. This is the multifamily building, mixed use. I've shared some videos of this one before, but we have completely gutted this thing. The first thing you do if you have a smoker in a building, in an old building, you kill everything. We have sprayed that primer on literally everything as you go through this apartment. A little later you're going to see the floors, but we went through— this is a huge apartment in our mixed use buildings. Below is a property management company and a barber shop. There's 3 residential units and we own the 9-unit building across the street that we're doing the exact same project on right now. But walking through the unit, this is what it looks like. I am super excited. This is a lot closer to done than you might think. All that's really left is we do the final paint, we redo the bathroom, which takes like a day and a half, slap on the finishes. Floors are already in and this is a done project. You can make a ton of money if you do this. We call this functional flipping. Every unit has the same floors, has the same paint colors, has the same vanities in my entire multi-hundred unit portfolio. You can copy this method exactly. This is what it looks like.
