If the plan is to cash out a partner, whichever one is easiest to get more than a full BRRRR on would typically be the one I go to. Less down, even at a little higher interest, statistically is going to be the superior product. However, run both through the calculator. That will tell you which one you need to do. But those are the only inputs that matter. How much are you multiplying the money? Oh, wow. How much cash flow do you have throughout the deal? Those are the only things that matter for choosing a debt product. It should be very clear when you put it in the calculator. There should be a very clear winner.
