If you hate making money in real estate, then this unit probably looks good enough to you. However, I'm going to point out a few things we're going to change that's going to make us over $20,000 on one unit because we'll be able to increase rent by that $100 more when we go ahead and lease this up. Uh, first of all, switches need to be updated. Those are ugly colors. The actual wall paint, I don't know how much you guys can tell, but it's like a weird cream color. We're going to switch this to a light gray. It's going to look way better. It's not going to cost that much to do. Floors are already pretty much perfect. We're going to keep those in place. Go into the kitchen, we're going swap out these with brand new plates. We're going to paint all of the cabinets black. We'll paint the fridge a new coat of white. It will look way better. And we'll go ahead and update all the light fixtures in the unit. Overall, not spending a whole lot of money, but it will look way nicer. And again, a little bit more rent makes you a lot more money in commercial real estate. Do this on 25 units, make a ton of money.
