Expanding the Resort! Short Term Rental Adventure in our new AirBnB

Cody and Christian Osgood bought a triplex next to their Robin Hood Village Resort, adding 2.5 acres of waterfront. The seller-financed property comes with a boat, sauna, hot tub, and RV hookups. They're converting it to short-term rentals to generate cash flow for their larger portfolio.

Hey YouTube, this is Cody. I've got Christian here, and today Robin Hood Recaps, we're gonna be sharing some of the stuff that we've been doing over the past week. We didn't have an episode last Saturday because the power went out. You might have seen a short about that. Our transformer blew up, caused a fire, was in the street. Got it fixed, got our power back around 2 AM. However, we are here today and excited to share some of the stuff we've been working on. Christian, where are we?
We are in a triplex that happens to be right next to the Robin Hood Village Resort and is our first expansion to the campus. We waited a full 3 weeks before we expanded.
Wow. So we just closed about a week ago on this triplex. We're starting to furnish it. We've got tables, chairs, we've got this brand new couch. It's absolutely beautiful. We actually brought this over from the Robin Hood. But the reason we bought this, it's directly next door to the campus. We're going to rebuild the bridge over the creek to come back here. And it adds 2.5 acres of waterfront water view. We're going to actually give you a little tour at the end of this video.
Yeah, I was going to say, stay tuned because we will carry this around. We'll show you this whole upper unit. This is absolutely gorgeous, and the view is insane.
It is actually pretty ridiculous. But this, this ties into the other campus very well, and history matters. We don't want to rewrite history, and we want to embrace it. There's a lot of history at the Robin Hood, and this triplex was actually built by the Woodcox family, who used to own the Robin Hood Village Resort. And so we were able to reconnect pieces of history and add this back to campus.
Now, the purpose of this video segment is to show you guys the the adventure of us running this resort, show you guys how you can do something similar, but this is us buying a business. Is it backed by real estate, which is our main thing? Yes, like this is a real estate play, but it's completely different than the multifamily that we typically buy. So we want to share the journey with you. And one of the first things that you do, and this is in multifamily, this is in any real estate play, is you want to expand. If you can create an assemblage and build your brand that's already existing larger than it is today, It's just worth more. If you want to build wealth, the Robin Hood by itself is awesome. It's fantastic campus. Now that this is part of that campus, we've expanded another 2.5 acres, more units. Again, we'll show you a little tour of this. It's just worth more than either of them would be worth individually. Because now the 2 properties are married in this assemblage. It's never been done before.
So, the Robin Hood was on the market. It was actually listed on the market. We got it from Dion McNeely's YouTube channel. He's awesome. If you want to learn how to retire over the course of 10 years regardless of where you're starting, he's the guy to check out. He's got a great channel. He sent that to us, told us it was off market, seller financed, zero money down. It was actually on market, seller financed, $1 million down. He was close.
Few more zeros.
Yeah.
And a 1.
However, people ask, "Well, how did you go get a seller financed triplex next door?" Well, this was just listed on Zillow. It was on the market, on the market for 100 days. And all I did was call him up and I said, "Hey." would you guys hold a contract on it? It is not any more complicated than that. They said, let me get back to you. Hour later, yeah, we hold the contract. And we wrote it up. We found the deal listed on the internet. It's an easy place to cherry-pick deals now. Just so happened to be next to the Robin Hood, which is why we wanted to buy it. So we found the deal, then I found the debt, and then we found the equity. We brought in a close friend as an equity partner. They're going to ride this with us. Different LLC than we have for the actual Robinhood, but we're running it as one campus. And it just came down to finding the deal, find the debt, and then find the equity. And we bought it with a signature.
So this is the triplex. I want to give you guys a whole tour of it.
Let's do it.
Yeah, let's, let's go right now. All right, we don't edit, so we're gonna do this in real time. If it's shaky, blame Cody.
You're the one holding it, so I'm gonna blame you.
All right, so We are in our Halloween costumes and just my normal Robin Hood garb.
Yeah, you know, this is our just, you know, this is what we wear every day. However, this is the kitchen and this is a 4,200 square foot building, so it's a triplex. We got 2,100 square feet up above and then we've got this huge kitchen. We got a bar with bar stools and it's got an unobstructed view of the water. So I'm going to let Christian go over there and show you that view.
Here's through the window. I actually have a much, much better view here from the balcony that I can show you guys in just second.
We've also got a sauna. So if you want to come check out this triplex or you want to stay at the Robin Hood Village Resort, not only does this have a hot tub, it's also got a sauna. And the view is hard to beat.
If you're wondering why we bought this, this is why.
Location, location, location. You never compromise on that.
Now that across the way is the Robin Hood. We own everything over there. That dock right there, part of the Robin Hood. And if you see that sunken boat, I don't know what it's for, but that's also ours. That came with the triplex.
We got a free boat. We just—
or a really expensive boat and a free triplex, depending on how you want to, uh—
I will take that over the boat any day. Expensive boat, free real estate. All right, so 2.5 acres. We've got RV hookups. We've got a huge shop right over there. I love all the landscaping here. We are going to clean this thing up. But hard to beat. The salmon actually run through the creek that's just in between the two properties that we've reconnected. So next up, we're going to show you actually some of the living spaces. If you ever want to come book this, you want to do an event, we're going to do real estate events here.
And it's got a lot of, uh, now while we, while we show some of the living spaces here, Cody, why, why short-term rentals? That's not something that's been part of our model up till now.
Short-term is a business that cranks cash. We built stability, and now the goal is let's crank out as much cash as possible by providing cool experiences for people so we can pay off the portfolio.
There's a lot of people who actually will start with short-term rentals, and they will use that to buy the long-term rentals. We recommend doing it the other way around like we did, because if you start with stability, it's a lot easier to answer the two questions: how do we own it, how do we never lose it?
Dad's place. Daddy's home.
All right, one of the things that we're going to be doing, if you guys notice, every single wall is a different color. That will change.
So we're also going to change the fact that this room, Grant's got an amazing view, the colors are atrocious. It doesn't do it justice on the, on the phone how bad it actually is.
However, with all the green, it is Robin Hood themed. And our least favorite, favorite—
we've got a carpeted bathroom. But the shower is pretty cool, so we're gonna get this thing repainted. Yeah, walk-in shower, walk-in closet, purple walls, and very dirty bathroom carpet. That's just how we roll, I guess.
Now, it's important to remember, carpet remembers, and you do not want carpet in a bathroom for any reason ever.
Nope. But that's the inside of this unit. We've also got downstairs— you show them the bedroom?
Yeah, we got a little one here. Again, remove the wallpapers, paint, but a lot of it's just basic aesthetic. Last thing I want to be able to show is the hot tub sauna setup.
Oh, we can do that.
Oh, and the gazebo.
Yeah, there's a gazebo. Fish cleaning station. 2.5 acres, there's a lot to do for landscaping, so we're gonna have some fun with that. But this is the sauna. I use the sauna every single day. Little wet sauna. We've yet to clean it, so there's some stuff on the floor, but you take your little old bucket, you pour it on the coals, and you're set to go. This thing gets ridiculously hot. I'm gonna actually turn that off. I hear fires are a thing. Yeah, don't just leave things on if you're not using it.
Yeah, we'll cover insurance on a different episode.
And then we're gonna turn this into a little office area. Put in new flooring. This has got complete surround sound, which is pretty fun. But we're gonna heat this. This was just an extra space. They used to have a bed in it. And I'm just gonna guess this many outlets, I mean, it may be a little excessive.
May not be to code.
Ah, we'll figure it out. Possibly everything goes on the internet, so everybody knows now. Yeah, we're going to tie this into the campus, and this is going to be the Robin Hood Lodge. We've got 2 units downstairs which we won't show today. If you want to go see that, you should come visit.
Yeah, those are under renovation right now.
Robinhoodvillageresort.com, come check it out. And that's really it for Robin Hood Recaps. We are going to be doing a real estate event here It's going to use the whole campus. We actually booked it out. You can't book it on the website anymore, but if you want to join that, shoot me a text, 253-389-3005. You can just shoot us a message, and that's going to be December 9th, 10th, and 11th. We'd love to see you here. Just a real estate event. The event is free. We're gonna have some speakers. We'll have some great dinners, but come hang out. Just book the cabins for the weekend. And if you want to actually come to that, again, we booked it out on the website. Just shoot us a text.
We'll see you there. Like and subscribe, and we'll see you guys next week for more on our resort.
