Big goals cannot be met by small rental property. I see so many people trying this method called the stack where you buy a small property, a few years later, you pull the capital out, you buy a slightly bigger property. So you go from a house to a duplex to a fourplex. 10 years later, you have like 10 or 15 units and you're like, hey, I'm ahead of where I was. Here's the problem. If your goal is financial freedom, you're trying to retire a loved one, you're trying to get to a bigger house, you're not moving forward nearly fast enough. Instead of taking years and years to buy 15 units, why don't you just go out today and buy a 25-unit building? You'll be farther and it'll be easier to manage. You have all these units under one roof. You more top line income, which means you can get to more bottom line income. Plus you get to do it in less transactions. I buy hundreds of rentals every single year and I do it in 3 or 4 deals. Not because I'm amazing, because I'm just choosing to do a bigger deal size. If you can do it all with the same amount of money, they cost you the same, why would you not do a bigger deal that makes more? If you're stuck on small multifamily or small houses, stop. Buy bigger.
