Christian's neighbor Cody, who owned 30 units through creative deals, showed him that buying one 38-plex beats buying many smaller properties. Operating a large complex isn't harder than a small one, just better math for scaling fast.

The concept came when Cody across the street— he owned the 6-plex across the street from the duplex I renovated. He was 21, had 30 units, and it was all creatively financed. So the 38-plex— Cody actually came to me, he's like, I can't help you with 30, but I can help you with 42 because I'm looking at taking out this 38-plex. And so yeah, to Cody's point, uh, the fastest way to do it is just to buy bigger. It's not a whole lot different running 38 units than it is any of the 12-plexes that we run. Yeah, quickest way to own 30 units is to buy a 30-plex. Yep. Mm-hmm. Right. Simple math, but people need to hear that.
