Christian Osgood breaks down real estate scaling into three steps: write your cash-flow goal, calculate how many rental units you need, then pick your acquisition strategy. His portfolio hit over 100 units using seller-financing deals instead of subject-to arrangements.

What you really need to do is go back to the beginning, write out your goal, map your way to it. How much cash flow are you really after? How much real estate is going to take you to get to that cash flow number? When you've mapped that out, now it's time to decide what strategies do I want to implement to get there. For us, we're at over 100 units. Pretty soon we're going to be over 150 units. We also have a resort. We've done all of this with seller financing without touching a subject-to clause.
