What's the secret to creative finance? There's a 144-unit building behind me that I'm purchasing. $0 out of pocket. How do we do this again and again and again? This will be over 600 rental units. How do you do this repeatedly? Well, you find the least creative way to buy a deal with the pieces you have. So in this case, just bought another building. So I'm lacking cash again. We found an amazing opportunity in Abilene, Texas, 144 units and the 80 units next door, which we're going to be going under contract for in just a few days. As we were putting these together, the answer was we can get cheap debt with banks for 75 to 80% of the money. Magically, most of my money for the whole acquisition is found. Now we just need to find a few partners who wanna work with us to take out this deal. Everyone makes a bunch of money. I get a lot of equity in this deal. And between the bank and the partners, all the money's solved. You find the opportunity, you find the debt product, you find the equity if you don't have all the money yourself, that's it. But the simplest answer is always the right one. The creativity here is structuring the right return for the investors and using conventional debt, which this deal qualifies for in spades.
