In this concise field vlog, Cody shares four core strategies for acquiring a six‑plex. He first advises investors to stay local, become known in their market, and leverage personal relationships to receive deal flow. Next, he recommends seeking owner‑financed contracts or sellers willing to provide low‑ or zero‑down financing, emphasizing the importance of asking for help and using his pitch templates. He then outlines creative funding methods, such as zero‑down purchases, partial paydowns in years two or three, and borrowing the down payment against the property, all aimed at avoiding high‑interest hard‑money loans. Finally, Cody stresses buying for cash flow rather than equity appreciation, noting that equity will grow naturally in good locations. Throughout, he encourages viewers to keep the process simple, stay persistent, and apply these tactics immediately.

Hey YouTube, it's Cody. I am out in the field today. I am outside a flip house that I'm just finishing up. I will create a video on this at some point in the future, but today's topic, which I brought up last week, is about how to get your sixplex, how to go buy a sixplex, and then you can refer to the last video on how to make $100,000 doing it. But I wanted to share a couple strategies that I've used and I've learned along the way that I am still using to pick up more and more properties. And so strategy number 1 is stick to your location. Don't look out of state right now. Look at your market, become an expert at your market. I have gotten deals specifically because I know every person in that market that I'm buying in. Everybody in the Moses Lake area in central Washington knows my name. And if they don't, if there's other players that are just jumping in now, they're buying bigger buildings and I haven't met them yet, they will. And so point being, you need to be known in your market so that everybody sends you the opportunities first. Number 2, look for owner contracts, look for loan money down. And this is where they're going to finance it for you. Typically, they're going to own it outright or they're going to have a very small mortgage on it. Find someone who wants to help you. Again, you can use my pitches that I've shared in other videos. Ask for help. This is the biggest thing, the biggest key that I've been using and playing on is I'm just asking for as much help as possible. And then the last piece, and this is probably the most important, get creative. And by that I mean you don't have to put money down in the beginning. If you do an owner contract, you can do zero down. Let's say they want some money down though, do a partial paydown in year 2 or 3. Instead of going and borrowing that down payment from someone else using hard money at 12%, If they're going to finance it for you at 4%, 5%, 6%, borrow 100% of the purchase price and do a partial paydown of, let's say, $25,000, $30,000 in year 2 or year 3. And by that time, if you're buying in good locations and you're really analyzing your deal, you're going to have some equity built up, but you're going to have some cash flow that's building up in the meantime that you can use to do that. Partial down payment, you don't need to borrow it at some high interest rate. Find ways to get creative, and whether you do zero down and partial paydowns, or you borrow the down payment, put that down payment that you're borrowing against the real estate, put the liability on the real estate, and let that investor know, hey, if I can't pay you back, you take the property. And then it really comes down to just finding the right opportunity that cash flows. Buy for cash flow, not equity growth. Equity growth will follow if you're buying in good locations. And get as creative as possible. So I hope that helps. It's a short video, but it's short because this stuff is simple. Keep it simple. It's not easy. People that say it's easy real estate, I would run. But it is simple. So if you follow the strategy, just look in good locations, stay local to where you're at, let— make everyone know that you are their guy or gal, and then get creative. Find ways to do low money down. It is possible. I've done it, and You can do it too. You just have to be creative. And whether you do the partial paydown in the future, or you actually get zero money down, or 5% down, 10% down, this thing is possible and you can do it today. Get started and let me know in the comments if you're able to make this work for you.
