Fed has officially dropped the rates. We thought it was coming. We've been talking about this coming. It is official, quarter point drop and should be the first of many through 2025 and 2026. We're expecting rates to start gradually going down as long as we can keep inflation in check. So what does this mean for real estate investors? Well, deals that were close to working that didn't quite work in the existing debt market will come back online. So we should see a lot of deals and likely very well priced deals going through in the next 90 to 180 days. This should be the sweet spot for buying those deals that have been around for a while that haven't quite worked. Now that the cost of capital comes down, we'll probably see them selling. After that, if rates continue to go down, we'll start to see prices gradually go up. So if you want to buy in the sweet spot, right now is a great time to get in the game. I'll be loading up here the next 90, 180 days. You should be doing the same if you believe we're gonna keep slashing rates over the next couple years.
