Christian Osgood suggests skipping the hunt for off-market multifamily deals. Instead, contact the brokers listing properties you want, negotiate the listed deals, and build relationships that lead to off-market opportunities later.
What are the people that are operating multifamily that have what we call offering memorandums? And I would be looking for smaller multifamily opportunities that are off market, and I would be looking at them and comparing them. Look at what they're renting out for compared to across the street neighbor. Do market analysis. And I would start looking at what other multifamily deals are trading for in your local area.
Alternate and slightly easier strategy. Instead of trying to find off market deals, call on those listed ones, the brokers that are listing those properties that you would like to buy. Are likely the ones who are going to list all of the off-market stuff anyway. So build a relationship honestly based on the pictures of the property, negotiate the deal where it works. But there are listed properties out there you can negotiate now, and if it doesn't come together, you've now built a relationship that can get you more off-market deals.
