But if you have no cash flow, you have no money, and you have no equity in real estate, well, you can borrow and trade with other players, which comes down to the linchpin of seller financing. You need to meet more players. Now, you can do this for free on Google Maps. You can find multifamily buildings. You can click a partial map. You can plug that into OpenCorporates. I teach a whole thing on this in my mentorship group. I also have several YouTube videos on how to do this. It's the easiest thing in the world. Find the people who own the buildings around where you want to buy. Call them. Meet them for coffee. The results— I have met hundreds of people and I've bought hundreds and hundreds of rental units without ever asking for a sale, building an acquisitions team or employees. I've met every player in my target market, and without me asking them to sell, I've explained what it is I'm trying to do. If they have something to sell, they know they can call me. I don't have to ask them to sell their buildings to me. I want the relationship. The relationship is where you get the terms.
