No, no, wait, wait, wait. You don't need the money. If you're focused on the money, you don't need the money to buy real estate. I used to think that. I bought 2 duplexes. I worked really hard to earn the money, and I bought my house. I had a house, 2 duplexes, out of money again. That is not a winning strategy. Saving your way towards wealth in real estate is not something that works. I learned this the hard way. What does work? Find an opportunity, and it needs to be bigger. For us, it was a 38-plex. We've done 30-unit buildings. We've done resorts. But you find something that is big, that is a business that you believe has the upside. Master the math, and you find the deal, and then line up the debt that you need to get it, and if you need more money, you find an equity partner. Make sure it cash flows, but that is the game. Build cash flow, buy real estate. Focus on earning the money, you're going to lose.
