Hey everyone, this is Shauna from She's Got Assets. Hey, I just wanted to do a quick little, um, overview of my new Shauna's MTR Essentials course. So I'm going to go over all that's included in it just to give you guys an overview. Hopefully that helps. I know when I sign up for courses, sometimes I really love knowing like what all the downloads are. And there's a huge amount of resources in this. I think I counted like over 22 downloads that you get in the course. Right. And so this is really meant for someone that's like a self-starter. Maybe they have a property that's not getting booked or they're just setting it up and they don't need the one-on-one coaching. Like I definitely recommend the coaching program. I think people get started much quicker just having that coach and that feedback and that accountability, but this is really great option, the MTR Essentials. Program if you just want to jump in quickly on a budget and take advantage of this. So I'm going to go through all the modules and then what's included. So you guys just have a really good overview of it. And starting with market analysis, right? I go over a research overview, the ideal buy box for NTR properties, how to set your prices, which is a little bit nuanced, right? There's no one go-to place to figure out what your price should be, unlike short-term rental. So it's a little bit of art and science, but I have lots of resources and tips and tricks and really walk you through that process. Right? So you can see here, things are color-coded, like this pink is video training. And then if it's like a resource or online software or tech, you can see it's coded like that. So we really cover that in depth, how to do that. So you can watch all those trainings and then dive in yourself. I also have some ChatGPT GPT prompts I'm testing out to do pull comps and figure out pricing. And I have a really in-depth MTR calculator to help you calculate your pricing, right? What your monthly rate should be, what your nightly rate should be like for Airbnb, what your furnishing costs are, all that kind of stuff. Vacancy rate, all of that. You've got a really good pro forma of what your profit will be and your awesome cash flow. So that's all in the module 1, the market training and market analysis. Excuse me. And then module 2, week 2, can't talk. And module 2, we go over MCR setup and furnishing. So we do like an overview of how to furnish a midterm rental, kind of the nuance of midterm versus short-term. We go over the guest avatars and we break down like the definitely recommended amenities, design tips, like how to furnish. I go over some portfolio examples. Of our mid-term rental properties that I designed and what my thought process was and how I did it using a mix of online and a little bit of local. So hopefully that's some inspiration. And then I have a bunch of resources. So I have a very comprehensive furnishing checklist that's really— yeah, exactly down to the whole kitchen setup, pots and pans, can opener, wine opener, all the things, recommended quantities. That's all in the furnishing list, links to Amazon, links of my favorite stuff. Then I go through my top 10 like amenities and these are different than short-term. So it's really helpful to know what sought-after amenities are. Then I'm like a techie at heart. So we go over the top smart tech, like what smart locks to get, smart TVs, all of that stuff that just makes the guest experience better, makes your life easier and lots of tips and tricks. And then we have a must-have checklist. Hey, this is, hey, make sure you have this set up. Before you get your first guest in there is super helpful. And then module 3 is marketing, which is a really meaty one, right? We cover my pre-listing strategy where I teach students how to fully book their midterm rental before it's even fully furnished. Done multiple times, very successfully, some great bookings. So I teach you how to do that. Then I go over some of the top platforms, like how to list, listing tips. You know, from Airbnb to Zillow to Furnished Finder. Then I cover the hybrid listing strategy on Airbnb. If you're doing the short-term midterm strategy, some branding stuff, how to customize your Airbnb profile and how to set up a Google My Business profile so you can get found online. It's totally free. It's really important to do. So when people are searching your company name, you get found. And then your marketing listing setup, right? I have a sample listing copy template where you can copy that, get inspiration from that. I have examples of our interior listings. I know I always like to see examples of other listings. It's helpful for me to have a template to follow, to get ideas from. Then we go over recommended photography prep guide. That's so important. And then professional video and virtual tours is kind of a checklist too, as you're going down. And then the resources. So this is a really good media resource, the MTR Listing Platforms Checklist. There's over like 100 places in this and I have it broken down by priority of where to list. The top 20 are a mix of like Airbnb, Airbnb, Furnished Finder, VRBO, all of those that you've heard of. Some of them that you probably not have not heard of, maybe like some of them are startups, right? So make sure to check that out, work your way through it. I also include all the temp all the top temporary housing databases that you want to get yourself listed in for, for insurance leads, for displaced families with claims, right? I also have some example ChatGPT prompts, which are super helpful just to get the creative juices flowing and getting your listing right and optimized. I have a list of keywords that you want to include in your listing, and then some templates on how to do outreach to local hospitals and HR. Email scripts, and I also have some Canva templates that are super helpful for your MTR listings that you can include like in an email or for outreach, right? If you talk to someone, they're super easy to use. You get to make your own copy. And then I really dive into insurance claims for displaced families. I think it's a confusing thing if you haven't done it. So I do a real big deep dive on how that process works from once you get an inquiry, what the process is like working with the temporary housing companies like ALE and the adjusters and the families. So it's a little bit confusing at first. It's more complicated than a direct booking that we would typically see, right? There's just more parties involved. And so I really cover that in depth and I have a really handy proposal for insurance claims that you can download. And it's all the typical questions they're going to ask you, right? So you just say, no problem. Here's my proposal. And you send it over and I include stuff. What are your pet fees? What are your admin fees? All of that stuff. Then I have a handy direct booking script, right? If you do get a lead on Airbnb and you want to take them off platform, there's ways to do that strategically, right? You want to be careful. And also with insurance claims, families are going to want to see your property in person. So we want to let them know, hey, we can do that. See, because otherwise in Airbnb, you can't communicate unless they have a booking, right? And then again, we cover how to optimize your listings to attract insurance leads for displaced families. There's a lot of nuance to that. So we cover that. So that's the marketing bit. And then we go into like modern MTR management, right? We cover an overview. We cover how to get your leases, what insurance you need, how to build your team, who you need on your team. Then we go over your management software tech stack, right? What you need, what you don't need. This depends on your strategy. If you're purely MTR or if you're doing the hybrid strategy, to fill in the gaps. We kind of COVID top screening tips. And then as far as resources go, we have a really comprehensive rental property tracker. I love tools and software, but there's something about just a good old Google Sheet, which is what this is. And all of these are editable and you can download them and you're, they're your resource forever. So we have a property tracker. You can track move-ins, move-outs, keep track of your appliances, what's been maintained, right? And then I have a cleaning/turnover I guess move-in, move-out checklist, move-out accounting, which is returning someone's deposit, right? We want to make sure that's all buttoned up. Furnished addendum, right? I include that. I have a list of all the furnishings in the unit. Things don't ever really disappear, but I just like to document it in the lease. And then we cover online property management tools, everything from TenantTech, Buildium, Avail, et cetera. Those are some online options. And then some just team appreciation tips, right? We want to make sure that our teams are happy and we're treating them well, like our plumber, electrician, handyman, all that stuff. And then as far as resources go, from the hospitality guest perspective, like I firmly believe we are in the hospitality business, good communication is so important. It goes so such a long way. So we have a sample house notes, super detailed, everything from what's the Wi-Fi, how to do a maintenance ticket, when the garbage goes out, local recommendations, right? We're, this is, we're putting the host hat on and being really welcoming. But that can be daunting if you haven't done that before. So I have a really thorough checklist. And then I have a sample guest welcome message. I have guest appreciation welcome gift ideas. I really love doing that. I think it sets the tone for when guests come in. Oftentimes they've been on the road, they come into a nice little welcome gift. I love doing that. I also have a starter list of all your disposables because for short-term, I think we're used to constantly restocking. Midterm is very different. We like have a starter set and then guests restock on their own, but knowing like how much and what we need to stock, I have a full list. And then as it comes to moving out, I have a sample guest move-out message and move-out checklist, and then a template to kind of get our online reviews. So that is That's the overview. I just, and again, this is all in the online portal, but this, you also get this really comprehensive like file vault of all of the lists that, that I know in courses, sorry, my alarm's going off. All of the courses that I've had, sometimes it's hard to find the downloads. And so this is still accessible in the course. And again, if you sign up, if you're watching this, December 6th, I guess I'm doing like a one-time workshop on the 14th. I'm gonna go over how to get your midterm set up, do lots of Q&A and a deep dive, go over everyone's questions. After that, it'll be really self-serve. I do have the MTR Playbook, which is a lot more comprehensive. It's one-on-one coaching, group coaching, a private community. So if that's a good fit for you, check that out. If you're looking for just like a cost-effective approach, you wanna get going quickly, this is a great resource. So reach out with any questions, and I hope to see you guys in the course.
