A $625,000 property was bought with a private promissory note instead of a bank loan, with interest deferred during rehab. It's currently generating $3,000 monthly in cash flow, expected to reach $5,000 once stabilized. These deals require targeted marketing to find sellers willing to finance.

seller I purchased a property from before. It was actually a private note, but there was a first position with the note holder, the second position that was the seller, and everyone's like, why would the seller go into second? It just made sense at the time because there was a private note. And we were able to defer interest accrual because there was some rehab that came up in the inspection. So long story short, it was the purchase price was $625,000, like conventionally, right? We were thinking 20% down would've been $125,000. It's fully leased and cash flowing about $3K a month. And once it's stabilized, we think it'll be about $5K a month. So this is the kind of deals you get when you do this, a certain type of very specific thoughtful marketing.
