Hello. So sometimes you just have to jump in here and do it. And I'm not showing my computer screen today because I'm looking crazy. But I'm not here to talk about me or to show myself. I am here to.
Start this challenge off with you. We are in October test, and what that means is I want to know if you're going to commit to yourself. Commit to yourself to start investing in real estate today. Not tomorrow, but today. So I'm starting to build my list. I said I wanted to build a list. I asked you to join me. We are building lists. If you have never contacted a motivated seller, today is your day. Let's get it. So I'm going to show you, as I build my list, what things that I do is and walk you through it.
So come on along with me. I'm naming this. The title of it is October test 10k challenge. The reason I called it that is because I'm testing again your commitment to you. And the challenge is to send out 10,000 text messages this month, or at least a thousand. A thousand this week. Hey, Sarah. Hey, Raquel. Thank y' all for joining me. If you are not on my new Facebook page, please, please, please get off of this page and go over there, because I'm trying to build that page up. And that page is called Millennial Masterclass. Let me put a link in here for you just to make it easy. But that'll help me out a lot, because the more that we're on there, the more Facebook sees what we're doing, and they give me credit for that on that new channel. So I need for y', all, if y' all are on this channel, migrate to that channel for me, if you will. And I'm getting the URL for that right now. For you.
Just give me a second.
Thank y' all for joining me, by the way.
I do appreciate it. Control C.
And we are getting started. Okay, so there. There's the link. Go to that channel if you aren't there already. And so I'm sharing my screen. Let's get it. Let's go. This is my screen. I'm gonna go to Propstream and log in. But before I do that, I want to show you something that we have in Houston, and It's called foreclose houston.com.
In.
In other places, they have this as well. But this is where I get foreclosure leads. And I'm going to show you my entire dashboard in Dallas, Tarrant County. It goes by County. So.
I want to show you the entire list.
Hold on, let me log in.
Come on, honey bunny, log in.
It was taking me a while to do it the other day, so I said, forget it. I ain't got time to fool with it.
But if you are in Houston, Harris County, Fort Bend county or any surrounding county, then this is definitely for you. If and it's called the Harris county pre foreclosure list, you can actually call them and see if you are in Texas. If they have other counties, this is saying they have Orange, Nature's, Victoria, Walker county as well as Tarrant. But I call them and from what they said, they, that Roddy's list. Let's go to that. For people who are in Dallas and if you are not in Texas.
Look up your county pre foreclosure list. Who puts that out?
And this is called Roddy Foreclosure list.
So it's foreclosure.com I mean foreclosure.info and a couple of my mentees have bought this list also. So I'm sure there's one for San Antonio and other places, you know, just Austin, all those places probably have it. But this is the one for Harris County.
This month we only have 444 properties in pre foreclosure. And let me explain that to you. So right now there's a moratorium on foreclosure. So that means that the people that are on this list were probably on this list in March.
A lot of times, you know, they have, if you look here, prior pros, prior post. This is this property's first post on here. But then you have some who have been posted like three times, four times. You know, I've seen people posted six or seven times like this. This one property has been posted for every month for the last seven months. So people are going into foreclosure right now even though there's a moratorium. But these houses just haven't gone to the auction because the auctions. There's a moratorium on the foreclosure auctions where most counties are not holding those auctions. So in Harris county, these are the sections northeast, northwest, southwest, southeast. And this was the auction date that just passed. October 6th is every first Tuesday of the month. And they also have listings for the November 3rd auction you purchase. This is $45 per list.
On foreclosed Houston. But like I said, these are pre foreclosure leads. So let's go through this real quick.
What you'll see here is the estimated equity, right? The estimated balance, the loan amount that they borrowed and the estimated opening bid. So when I'm looking through this, I'm looking. Actually, my first. The first thing that I look for is the estimated equity in the property. If it's negative, more than likely, I'll bypass it for now.
But sometimes that negative equity thing may be a good subject to property, especially for a loan amount that's this small. So it may really, really be a good property where they aren't that far behind and you can put some money into it and get this property subject to the existing mortgage. More about that later. But right now I'm just looking for properties to wholesale. So I'm gonna go to the next one. This has been posted prior eight times. Right. So the estimated equity in this house is $104,000. The initial bid is for 163, and the initial loan amount was $471,000.
I'm just explaining this list to y'. All. It gives you the owner here. You can look at the Harris County Appraisal District details for this property. You can find it on the map. You can see the notices that have gone out to the homeowner. You can even look at the deed of trust, as well as do a lien search right here from this program.
When I show you this, that this has been posted eight times already, what that means to me is people have already started attacking these people. And I say attack, but it's really like contacting and bothering them. And people who are already real estate investors, they've already started contacting these people. This one, you know, too, is posted last time. Yeah, people have already started contacting them, too. So I generally go for the ones that this is either their first. First time on the list or.
They'Ve never been on here before.
So I'm gonna go back to October, because we're in October. And so for me, this one, with the estimated equity of 72,000, would be a pretty decent deal for me to look at.
Let me know if y' all can hear me clearly.
Let me know.
Okay, so again, that was foreclosed. Houston, I'm just showing y' all this list. Now. What I do with this is I try to put this into an Excel spreadsheet. And child, when I tell you it's not that easy. Let me just bring up Excel so I can show y'. All. You know, it's a. It's a bunch of stuff that has to happen to that list to format it properly based on the way that it comes into Excel. So I'm not About to fool with this right now with y' all on prop stream, I mean, with y' all on live, because it just takes too much that gum effort. But I am gonna go back through these. See, this is the raw data. This is how it comes through when you copy and paste this list. So I have to physically go through here and manipulate this data so that it shows clearly. So I gotta, you know, create these lines, erase stuff that I don't feel like seeing, you know.
And do all of that, try and figure out what the amounts are, who to call. Because eventually what I'll do is I'm gonna skip trace this address. All you need in order to skip trace something is an address. So that's what I'm gonna do. I'm gonna skip to trace the addresses, and you get the original owner's name on a lot of these. I don't know why this one didn't come all the way through.
But maybe it did for some. Let me go on down.
Yeah. Okay. So this must be the original owner. It must be out of. Out of whack for the. For the sections.
That's what it looks like. But anyway, so, yeah, this is the list, and you just gotta go through it. So I have to put this in some type of format for it to be skip traceable. And this ain't it. That take too much work right now. But that's my list. One of the lists that I'm gonna work off of, my initial list that I'm gonna do is for Harris county.
And I'm gonna show you how I build the list that I'm gonna send these people to. And y', all, today is Tuesday. This actually started for me yesterday, so I'm behind. I have not sent anything out yet. So if you're like me, man, hey, commit to yourself, and by the end of the week, this needs to be out. Okay? So what I want is. I don't want anything in. My first list is owner occupied.
I want it to be vacant.
Right now, there are 16,103 properties that are vacant in Harris County.
I am going to go to mls and I want the status of that vacant property to have failed.
I'm down to.
882 properties, and I want the listing date to be between. I'm gonna say.
January 1st of this year.
To today.
Okay? This is my first list, y'. All.
This is my first list. This is 256 houses. So I just want to kind of look through this a little bit. And I mean, you can. You can Even filter this a bit more. You know, if. If you want to see just the houses that have failed within, let's say March. Because that's when all this Covid stuff started. So. 03. 01. 2020. Huh? I'm just typing. And it didn't smooth left.
03. Come on now, Saint. Okay, you're not gonna let me do it? You gonna act like that? Huh? Okay. March. So I'll say March 1st to today. It's only 180, which isn't bad. I mean, these houses were listed. They didn't sell. You can see the estimated values here. You can see. You know, you can also search for.
Whether or not the houses have equity. But real quick, I'm just going to look through this list real quick. I want to show you what I think is a good deal. Because everybody asks tj what is a good deal? A lot of the people that I mentor are struggling with this concept, bruh. I tell y' all over and over again, why fail?
Nestle, Ms. Flores, if it failed to sell, then that means that they may be. If it's vacant and it failed to sell. So if it failed to sell, then that means that it was on the market and it did not sell for whatever reason. So that's. That's motivation. That could be motivation for that person. Right? It was listed at a list price of 310. Let's just look at this one for. For the sake of argument.
Okay. So this is this person.
Andy.
Andy dang. They live in Calvert, Texas. And the property isn't distressed, but it's been vacant and they've lived here. You know, they've owned this property for three years and five months. We don't have. Let's see, the average sale over there is 191. Let's look at the mortgage information.
These interest tran. Interest intra family transfers means that somebody passed away and that's how they got this. This house. So Anton Wynn passed away and then the property came to. Looks like mary win in 2019.
So not sure if it's still vacant. Not sure if they want to sell it. It looks like they tried to sell it and the listing date was the end. Oh, it was just on the market for one day. Two acres of land to build, no restrictions.
So near 45, 249.
So these are just lots. This isn't actually residential. So let me go back to my filter, because you know what I didn't specify.
So it gave me vacant lots. I needed to specify property type, residential, single family, residential.
So now I'm down to 146.
And that still looks like the same doggone thing. That must just mean residential lots. But it has a 1100 square foot house on it. Let me go back.
Yep, same people. Anyway, so it's listed for the lot value. They wanted quite a bit on it. It doesn't show the original mortgage.
But you can look at the documents here for the warranty deed as well as the intrastate transfer documents if you want to. I personally, I don't want to fight, so I'm not going to look through that. And they just had it listed for one. If it's lots and they had it listed for that much, I'm not really interested. So let me see what I'm interested in.
Just looking at this from the surface, the estimated value is 119. They're trying to list it for 162. Let's look at it. I'm pretty familiar with this zip code.
And this looks like somebody who has multiple properties because it's listed in an llc.
And they bought this cash. This was on the market three, three days.
It was a cash sale.
In March.
And they're already trying to sell it. Interesting. Now this one, this might be a good phone call when I reach stuff like this. Beautifully updated home with many upgrades. Three bedrooms, two bath. So this looks like a foreclosure. It looks like they bought it in March, paid cash for it, and now they're ready to flip this house. The fact that they're flipping it, yeah, that ain't a good sign because they want too much.
They just paid cash for it.
So that they probably aren't motivated.
What you need more than anything is somebody who is motivated to sell. If they're not motivated, you are wasting your time. So let's add another criteria to this just to see, you know, people with liens, people with pre foreclosures, people who have gone through divorce, all of that motivates folks. So let's see if there are any notices of default within this list.
So out of this list of vacant properties that have failed on MLS since March.
This is one of those properties at Dover Street.
It's a pre foreclosure. Let's look at the pre foreclosure. They got a notice of default and the recording date was just in September. That's good news.
They listed the house for 219,000. In June it was on the market for 61 days.
Let's see how much they bought it for. That's always good. It looks like.
They owned it for two years. So they purchased it in. In March of 2018.
For $208,000.
Not a lot of equity in this house. It was financed.
However, the average sales over here.
Are pretty high. So this is actually one that I take a look at. I want to see, you know, is this house comparable? Is this number right? Because if that. If this is. If equ. If price. If houses in the area are selling for 325 and.
We can get this one for 208 or more, then we. We might be in good standing. So let's look at the comparables and within propstream, you can look directly at the comps. Again, we're looking for people who are motivated. Don't waste your time talking to people who have a I'm moving sale and who aren't motivated. It's a waste of time. So this is 3200 square feet. I normally go up 400 square feet. I mean 200 square feet up from what's listed here. So I'm gonna say 3, 4, 6, 7.
And I want to see the last.
Six months. So that'll be.
That'll be the 6th of March.
Okay, so that's only showing me one house that sold in the last six months. And it was. It is. It was on the market for 110 days. And it says that it sold for 293,000. So let me see what about. I might have to go a little further.
I need. When an appraiser is looking for stuff, they need more than just one comp. They would like as many comps as possible to get a clear view of what. What's happening.
And this might be a better view. So this house was built in 1959. It's a pretty decent sized lot. But when you go to year built, I normally go to. That's 1959. So I'll go to 1961.
Nothing over there. So I want to look at these comps a little more. And I'm just going through, showing you how I look at this because I want to see. So this was built in 1959. It's a huge lot, but all of these are pretty big lots. There are no comparables to this because this house is so much older, like a house built in 1965 or 1962. 1962 might be the closest cop, but 1965 and 1978 are not cops. Why? Because they are newer houses than this one. So in this case.
Let me see if I can go out a bit more.
Yep. There are no comps. So what an appraiser will do, they'll look at this and take the comps. You know, the properties that are here. This one right here could be a comp.
And it sold. It was built in 1953. It sold for $335,000.
And there are no pictures. If there were pictures, then we'd be able to see them. But this one is a comp.
And it would be listed here.
So. But that's just one comp. We actually need more than that. But either way, we can see that something sold in the 300. So if one thing sold in the 300s and that was in March, then it's a pretty good possibility that we'd be at the high twos. So it might not be a bad property if it doesn't need a whole, whole bunch of work. Right. At this point, you don't necessarily know what you have. So would I put it on the list? Maybe, maybe, maybe not. It's decent, but it can probably be sold for a lot more than this, depending on the work. And if I'm just being nosy and I want to see. Now every time I do this and start building my list, you know, I'm building a list of a thousand properties. Am I about to sit up and look at a thousand properties? Probably not.
Not immediately. I'm just going to build a list of people that I think are motivated and then send that list out. But I'm being nosy right now. I want to see, like, what this house looks like.
So.
This is the house. So I went to just Google.
And I want a street view.
Real nice bread and butter house, y'. All.
Really nice bread and butter house. It's wool. It's. I'm sorry, I'm talking about wood. It's brick. The houses in the neighborhood are brick.
I don't see, you know, anything. It looks like the houses down the street will be comparable to this one. I don't see why it's, you know, it would be so much better. Let me look at the comps again.
And find the one that I saw. It was on the market for 40 days.
I'm trying to give y' all a lot of bang for yalls, Buck. Now this, this property that we're looking at on Dover street is a four bedroom, two and a half bath. This property that's a comp was a three bedroom, three, three bath. But it was, it was smaller. However, it had a larger lot.
So, you know, all of that stuff is normally taken into consideration.
It looks like it's in the same.
Same subdivision. Just another section of the same subdivision. And guess what? Our house has a pool. This is a good house to put on a list. So what I'm gonna do, I'm gonna add it to a list, and right now, I don't have a list. So I'm gonna create a list for.
I'm gonna say, T.J.
October test.
So these will be houses for November and October. All right? So that's the name of my list. So bam, I'm close this out. And this property, Dover, has been added to my list. So let me make sure.
I'm at the bottom down here. I'm gonna say save.
I got four properties on already. Oh, dang it. I put all of them on there. So now my list messed up. But I know it's Dover, so I'll go back. So if I want to see my list, then all I have to do is go over here to my properties.
And then look for my list down here.
And why do I see everything buttoned over? So I'm going to remove all of these.
I need to get that one. Go to Actions and delete those records.
And go back to my search. And I cleared it out however.
I can.
It normally gives you your recent.
Recent filters.
I don't see it. And I ain't gonna wait. Make y' all go through it. But it was in Dover, so I know how to get back there to that one. But. So that was one list, right? And this is just starting out with your first list. You may not. You know, you're gonna be looking around this thing. It's a lot of going through and. And a lot of touch and go. A lot of. What is it called? What is that called?
Okay, what about now?
What about now?
I think you can hear me now. All good. See, I don't know what I'm doing. This. This. Oh, I don't know how y' all stick with me. These lives be so ghetto because I don't know half what I'm doing. But I'm trying my best to give y' all good information. So please, please, please bear with me. Thank you so much for sticking with me, because I'm really trying. Do y' all have any questions so far, by the way?
Any questions? Thank you. My cousin is awesome. I'm so glad she called me, because I would not have known there can't nobody hear my butt.
Okay, awesome.
So on Facebook, on yes, you can hear me.
Eileen's Hair Studio, Urban Fahim. Can you not hear Me still. Let me know if you can't hear me.
Hello? Hello?
I'm gonna have to erase half of this stuff. Let me know if y' all can hear me.
I think some people can and other people can't.
So I'm just gonna move forward. Let me know if you have questions.
Any questions. Let me know if you have questions. I'm still building my list.
I showed y' all how to save a list in prop stream.
But let me know if y' all have any questions so far.
Justell let me know if you can still hear me. I just text you any questions. But I just came so I don't know what I missed. Girl. Miss Tammy. You miss my dog on sound going out, girl, I don't know what the heck I be doing on this, on this chat, on this stream. I'm gonna have to remove half of that stuff. That's okay. We're here. See, the devil be trying to stop before I tell you the truth. Okay, so this is another list. We're on prop stream right now in Harris County. The list that I'm building is. It says is it owner occupied? I said any. However, if they're. I also said I wanted a vacant property. So. And out. One of the things that I said is that I want an absentee owner. So I know that it's not owner occupied. So that's just by default. Right.
And the valuation, I said the amount of equity that I want is a minimum of 65,000. And right now it brought me 742 properties that are currently listed. Now what makes this a motivated seller? This is a motivated seller potentially because the property is vacant. How does Propstream determine whether or not a property is vacant? That is determined solely by the. The, the mail not being able to be delivered at that house. So that's how they, that's how they figure that out.
So that house isn't getting any mail. That's why they say that. So you know what I want to look at? I'm greedy a little bit. So I want to see in my filters if I can get to 100k.
I want to see how many houses have $100,000 estimated equity.
Still not bad, man. That's still a whole, whole bunch of houses. So there are other things that I can do here. Say for instance, ownership info. I can look at owner type and just do individuals versus trust or corporate owned properties.
If I don't want to do individuals, I can do corporate properties. And when it's a corporate property, that means a lot of Times that it's an investor, possibly somebody who's renting the property out, but the doggone property is vacant. So guess who's paying that mortgage? Nobody, Right?
So that could be another. Another field. Now, for ownership information, years of ownership. I want them to have owned that property a minimum of, I'll say five years.
I'm gonna take this off of corporate, y', all, because I don't care if it's a trust. I really don't care who owns it. I'll call you. I actually like 10 years a little better, but five years is good. Somebody else right now who is really, really. People are trying to get out of houses because they are not working people who have owned a house for less than a year. So if they've owned a house for less than one year and they're not working, they cannot afford that mortgage. So more than likely they are wanting to get out of that property.
And then I'm going to see if I can stack this a little better.
I want to see if there are liens.
So I want to know if there's a tax lien, because a tax. A property tax lien will make you lose your house. There's one property with a tax lien looks like it's in Baytown on North Pruitt Street. Pretty big house. Last sale date in 2014. This is more than likely a good lead. I'll come back to it in a second. Hoa. I hate it with a passion. But in Texas, you can smooth lose your house for an HOA lien, and there are normally plenty of them on these lists. So let's look at that tax lien one. Once again, just to point this out, you can't lose your house for a mechanics lien, utility lien, solar lien, or child support. But you can get a lien on the property where you can't sell it until those liens are paid off. But the ones that you can lose your house for are the tax liens and the hoa. But let's look at this Pruitt, and let's see if this is a good deal. So the first thing that I'm looking at, these people live in California is Deborah U. So she's really far from this property. She's owned it for six years. She lives in California. Looks like she purchased this property cash in 2014. Why does it say there's a mortgage on it?
Looks like she refinanced it.
No, it looks like the previous person.
Huh.
This mortgage amount.
Looks like it was for the person that owned it prior to her.
And they sold it for 81,000. And then Ms. Deborah bought it. So we don't necessarily know what she bought it for. MLS may tell us though.
She put it on the market for.
Eight days in 2018 and she was trying to sell it for 120.
Big house.
Yeah. It doesn't give a whole, whole bunch of information.
Let's look at the comps.
So here, of course, you can look at mls, public record, or both. In Texas, we are not required to list how much our house is sold for. So if you can look here, this gives you the estimated amount that it's sold for. MLS does a better job of telling you the exact amount that it's sold for. So we'll look at MLS. I'm gonna go back up. This is a 2,400 square foot house. So 2,900 square feet. To me, that's not a comp. I'm gonna erase that and put 26, 68. I go up about 200 square feet. It was built in 19. It was built in 1947.
Another thing, I'm interested in seeing this real quick again, these old houses. Okay, so there are some cops. So 1947, 1950 will be a comp. 1951 will be a comp.
But these others, 59, 58, those won't be comps. I'm just looking to see our house. Looks like it's the biggest. No, this one with 1950 is.
Bigger by 100 something square feet. It was on the market. They don't stay on the market long. But it sold for in our value, it sold for.
$153,000.
So the other one that was a comp for us was this one right here, 1951. And that one looks like it sold for 172,000. And then we have some down here. So the range of this that this house would probably sell if it's fixed up properly, will be between 150 to 172. She wanted to sell it for 120.
But let's see what this house looks like. And it's a five bedroom house.
As you can see. This can take a good amount of time, man. I mean, just sifting through stuff, finding one property here, one property there.
Let's look at this house on North Pruitt.
I can't. It's probably this one on the corner. This was updated in 20 image capture 2013.
So I cannot tell if.
Which one it is.
Is the.
Why they don't have addresses anywhere. They don't have no mailbox.
Okay. So another thing that we're gonna do is look for the.
Hold on, y'. All.
Okay.
Let'S see.
Okay, so it was that one on the corner. It looks like it's an all stucco house. Some type of stucco. Looks like they tried to. It's not real updated, but it's not horrible either. I've seen worse. And it just has six pictures.
With that little raggedy fence around it. Interesting.
So you would have to. According to the comps, this house will go for 161. You know, these are current valuations from other little site. And it's pretty much in the range that I said I stayed between 150. But even if you did buy this house for, let's say, one, okay, say for instance, you got it for 120,000.
It doesn't look like it needs a whole. Whole, whole bunch of work. Let's say you put.
I wouldn't take me 20,000 to get this house. Right? But a lot of people don't have the contractors and stuff that I have or the family.
So it could be a lot more for other people. So I hate to give a price for that.
It looks like the value in the neighborhood is steadily going up.
And it's a five bits a pretty big house.
This is giving you all of the information as far as.
This is when she bought it. Okay, now we know she bought this house for a hundred thousand dollars. And she trying to sell. She wants to sell this house. She bought it for a hundred thousand and she's selling it for 120. Because.
Her, you know, she wanted some room to negotiate and she wanted to be able to cover her. Her closing cost in the sale. So that's why she's ready to sell this house. This could be a really good house. This could be a good one. So what would I do with it? I would.
Go to.
Actions. Nope.
Don't go to actions. Y' all go up here to save.
And you save in a group.

Okay, so TJ October test is what I'm saying I'm doing. Madison must be out of the game, y'. All.
But. So that's the. That's the gist of it. Let me see if I have any questions. I know. I hate hoas. Okay, so that's the gist of how I'm gonna build my list. I gotta get to Ms. Hall, y', all.
So I hope y' all got something out of that. I'm gonna continue doing this, and I may come back on live just to go through it with you guys as I do it. Is this helpful to anybody?
Okay, Adriana, don't worry. I'm walking you through every step that I do, so I'm in it with you. But I gotta get Madison now, so I'll have to be back. Y', all, I love y'. All. I'm rooting for you. Get into it. I know you terrified, man. This is cool. We're doing it. All right, I'mma end this now. Love y'. All. Bye.
