LaTonya Johnson teaches notary signing agents how to price services and land title company work. Research local rates by calling peers and checking title company sites, then follow up same-day with your commission, insurance, and pricing sheet. Protect your margins: avoid $30-$40 jobs unless they fit, and know that typical per-appointment rates run $75-$200.

Hey, family. This is TJ with solutions by tj. And we're back talking about pricing. In the last video, we discussed pricing for general notary services. This time let's talk about how you should price your services to title companies. Now, like I said in the last video, I've seen so much since 2013, 2016 when I started. Regarding pricing, the prices used to be at a minimum $100. But because of the competition, it's going down to where people are charging 40, $50 because other people are bringing the market pricing down. Not a good look. If we are trying to make a living out of this business, let the value remain in this business and they cannot change the pricing if we don't take $40 jobs. Now, don't get me wrong, some of those $40 jobs, people don't make $40 on their own jobs an hour. So if that $40 or $30 makes sense for you, take the doggone job. If you're starting out new, take the doggone job. But let me tell you this. Make sure that it's worth your while. Make sure that it is close to you so that your travel time is short. Make sure that you are not printing out 400 pages, which is a document size of 200 pages, and then you have to print a copy that's 400 pages. Make sure that the count is low and you can take those type of jobs. Make sure that it is worth your while. It has to be a win win situation in pricing, right? I want to feel good when I go and do something. I don't want to do it for free. I deserve not to do it for free, right? So I'm going to show y' all a few things that we do behind the scenes. Now, when you're approaching title company.
This is the regimen that I teach my.
Clients that are in my membership program and who come to me for individual coaching. The first thing that I would do is sit in my car, see who all is around me in my area by going to my map and typing in title company nearby. And then I start making phone calls. I have a list of the name of the title company, the location and the name of the person that I spoke to. I'd write it down, you know, maybe take notes on my phone, something. And so when I call, I'd say, hi, my name is Latonya Johnson. Can I speak to the person who hires notaries for your organization? It's normally the receptionist or the secretary that answers the phone and she'll say, sure, one moment. I'LL say, Wait, wait, wait, wait. Can you tell me her name, please? Oh, yeah, that's Joanne. Thank you so much. She gives the phone to Joanne. Hey, Joanne, how you doing? Awesome. My name is Latonya Johnson, and I am a notary public loan signing agent in your area. And I just wanted to call and start building a relationship with you, let you know I'm here and available. And the good thing about me is that I'm right around the corner so that I can drop docs the exact same day when you hire me. Oh, good, Latonya. Okay.
Do me a favor. Send me your information and I'll get back with you. Okay, Joanne. Perfect. Thank you so much. Are you guys working with any, any remote. Any remote notaries right now?
Yeah. Am I saying that right? Did I go remote? See, when you get on that phone, you might say something stupid, but that's okay. Keep going, Keep going. Fix it and keep going. I didn't mean remote notaries. I meant are you guys working with any notary public loan signing agents at the Mom. Yeah, we have one lady that we're working with, but we're looking for some others. Awesome. How often do you hire signing agents? On a monthly basis, we probably have about 30, 40 jobs. Perfect. Okay, well, I'll send you over my information and it was so nice speaking with you, Joann. You have a great day. All right, Latonya, you do the same. Click, click them, go to the next company. Got that? All right, now here's the follow up that I want you to send. I'm going to take, let you see what my follow up looks like. Okay. I send this to her the same day, if not the very next day. Don't wait four days to follow up. The money is in the follow up. Follow up quickly. All right. Good morning, Joanne. Always use their name. Good morning. Thank you for speaking to me, Joanne. Last Wednesday. Okay, now this was last Wednesday, so Wednesday might have been a day or two, but do it. The sooner you follow up with them, the better. Don't make them have to think about who you are and what you're talking about. Okay? So we'd love to work with you. And this is because I have a company. We'd love to work with you. In closing, your clients. We have a network of loan signing agents. And of course, you know, this is a document that I give to people who are in my organization. When I say my organization, I mean my family. The people that have gone through the Get Money challenge have gotten this. The people who pay me on A monthly basis in our membership area have access to this. So when you join my family, you get stuff like this because I'm trying to make sure that you win. And all you have to do to this document is make it you. So instead of saying we, you'd say, I have a network of notary public loan signing agents throughout the United States and this is my pricing. And you talk more so about you and change this document up. I don't just take this exact same document, send it to everybody, they're gonna know, change it up. So then on this document I have our pricing because what else? She don't give a dad gum about who you are. She wants to know what your pricing is. All right, so in this yellow portion, I have my pricing. But look at this note. We will beat all written offers. Standard pricing is subject to change depending on location and time of year. Very important.
I give her my number and I tell her I've attached some stuff to this email. Call me so that I can share some interesting facts with you about mobile notaries. And so what I send her along with this are a copy of my commission, a copy of my insurance. Right, my, you know, insurance. Those are things that I send along with, with, along with this follow up. Now when she becomes a client, I send another document just saying welcome to working with us and a questionnaire, you know, what type of loans do you typically process?
What are the primary locations? How are your documents normally delivered? What are the primary methods for returning docs to you? How far in advance are your signings typically ordered before the date. Very important information. Get all of the contact information for the people that I'll be working with. Give them all of our contact information and some notes about how we normally work, what our capabilities are, what our portal is, and ba ba, ba da bing, bada boom, that's it, we're gone. Okay.
So when you are looking at pricing in your area now this is a good how I'm how when you look at this document, the price is here. Pretty decent prices. But I'm going to tell you, do the same thing every single time. Go to Google. Let's do it. Now.
Let us go to Google and type in.
Pricing.
And I, you know, I just be making this stuff up off of my head. Y' all ain't no genius. Pricing for closing.
Real estate. Real estate.
Closings.
In Houston.
Texas. Now let's see.
Closing cost calculators. Nope, that's general.
Closing costs for Houston, Texas, Texas buyer closing costs. How much will you pay? That's not what I'm looking for. That's not what I'm looking for. That's not what I'm looking for. What I'm looking for is a title company.
So I will do.
Title company. I said tile T I T L E title companies near me.
Okay. And sometimes they have the prices listed on the website. Let's see if Stuart has their prices listed on the website. I don't know. So we gotta see.
They have services.
And I thought we hit steward and this is saying CASA title, but okay, Residential services. Can I click on anything here? No, it just tells you what their services are.
And then you have to call them Castle title. Now let me tell y' all something. I like these no name title companies, baby. Those are my favorite. Go to Casa Title and get you some money. That's where your money comes in. It used to be Stewart. Now it's Casa Title. So it's independent, right? Chris Title Services. Let's see what Kris Title services is no name title company. I like it already because they are more likely to hire.
Oh, these are titles for cars. Okay. That's not what we're looking for.
But he may need a notary. So talk to Chris too. Okay. I am looking. Oh, traditional tradition title company. But I want to click on this one to see if this. Because I'm trying to figure out what's happening with Stewart. Honey.
I got nosy. But anyway, they.
Order services. Let's see. I'm looking for a price list.
So let's see.
Contract for sale. I just. I'm making some stuff up. Are they gonna give me a price?
No, they're gonna tell me to contact them. They're not gonna give me a price. So I call them, let them know, you know what I have. I'd make up something like, I'm closing on my house.
It's a seller closing. My buyer is in Houston as well. What are your prices? Do you have a price list that you can send me? Tradition title. Mm, I like Tradition Title already.
I love them. They not a big name. I don't know who they're with, but they're off brand. So guess what? TJ loves them. But then you go through these. You go through as many as you can and figure out what their fee structures are.
And do they hire notaries and how much do they pay their notaries. Right.
That's the main thing. How much do y' all pay notaries?
So these are the title companies.
I'm trying to think of.
Notary for.
Real estate closings near me.
Okay. So then notary for real estate closings near me. Another way versus calling the title company to find out how much they pay their notaries is to contact other notaries, find out how much they charge their customers that are title companies.
That's a good way. Some of these may have it on their website, others don't. But it never hurts to call.
But again I've given you a generalization of what a lot of these companies pay. So how much do title companies pay notaries? That's another thing. How much do title companies.
Pay Notary.
Public loan signing agents. You just never know what you're gonna find on the deck worldwide web. So why not look for it? Hold on, I gotta go up here. X.
Okay. Notary signing agent salaries in Texas.
People are hiring notary public loan signing agents. That's cool.
Loan signing systems say 75 to $200 per appointment. That's about.
But you want to see if anybody has a list.
And then so you just keep on looking for that list. So if they don't have a list though, the quickest thing to save yourself all of this foolishness is to call around.
That's the quickest way. So this is TJ with solutions by TJ and I hope this video has been helpful. The next thing that I'm going to talk to you about is.
