What's going on? I think we had a super duper duper conversation last week with the remote notary, Samantha. I have another guy who used to work with us that I got to get in touch with. His name is Machiavelli, and I want to interview him as well. And I just want to talk to y' all about your experiences so far, you know, with the remote online notary or with the notary stuff. This week, Sean got through a whole bunch of stuff that, you know, as far as signing up with notary Cam, some mosquito in my house with notary one and notarized. So those are all good.

And this has been an exciting week. Really, really, really has. I have.

I got some good news. So with the mystery shopping thing, if you have not received your information, look in your spam and promotions folders. Don't know why it's going to spam, but it's going to spam. So look in your spam and promotions folders. I sent out a new email today with some man information is gonna blow your mind. Professor Camille came on and talked about how notaries can do mystery shopping with fha. Sign up FHA to look through closing documents to make sure that the closing documents and, you know, auditing that whole process. And she said they pay anywhere from. I think she mentioned $90 in the, in the audio that we did. And it's an audio file. I sent it out around 6 o'. Clock. I've been working y', all. So I'm praying, praying, praying that y' all are getting everything.

Okay, so do you have to pay for all the notary and signing agent platforms? No, you don't look at the old video Snapdocs. You definitely don't have to pay for that in order to get on Snapdocs. You do not have to pay to get on one notary or notarize. So, yeah, those are good platforms. Something is going on with my Facebook. I don't know. I can't get in. So I'm sorry, y'. All. I know some people usually join me from Facebook, but for whatever reason, I couldn't log on. And I was trying to get to y', all, so it's always best to get me on YouTube. That's. That's the main platform.

And like I tell everybody, I believe that that is the best starter assignment that you can have because it's 30 pages. 30 to 45 pages. You get through it really, really quickly, and you go on about your life. It's. It's. It's. It's. To me, it's less complicated than having 200 pages for your first signing, so.

All right. He passed the NSA exam. And see there, you know, and that's why I come on here to share with you all, because.

This notary opportunity in conjunction with something else, like the mystery shopping thing. So when you don't have the notary jobs or if it gets slow or you miss, you know, you miss some calls on your phone, you really don't have to worry about it because you can.

You can.

Easily get a mystery shopping job. And a lot of people have been asking me, tj, is it flooded? Is there still opportunity with mystery shopping and with the notary public loan signing agent? Regarding the notary public loan signing agent, I personally do not believe it's flooded. Are a lot of people signing up? Absolutely. Are people still making a heck of a lot of money? Abso freaking lutely. If the market changes after the election, which we really don't know what's going to happen. We do know that some people are going to lose their houses. It's inevitable. Right? But regardless of how the market is, regardless of whether people are buying, selling, or losing, notaries make money in all of those seasons. We normally have a slow season between.

June and August. Sometimes it. Well, June through pretty much October. So it starts slowing down, like, real slow around August. So August through October is super slow, but it slows down starting pretty much in June, so you have to prepare for that. But, hey, you can eat really well all of those other months, which is awesome. I have so many new videos that I have planned for y'. All. I want to go through how to complete some of the common forms, like the jurat, the acknowledgment.

You know, just some of those forms. And I just have a lot planned. So stay with me because I'm trying to grow up on YouTube, y'. All. I really am. So the mystery shopping, I put a link.

Me and Nico kind of got a little sideways and discouraged just a little bit because we've gotten some. Some, I call it hate mail. Regarding the mystery shopping, a long time ago, as Professor Camille said, this industry of mystery shopping was not regulated, but now it is. There used to be a whole bunch of scams. And a long time ago, I looked at it, my family looked at it. I only remembered the five and ten dollar jobs. So when Nico approached me with this opportunity, that's all I knew. When she started talking about, you can make $100. And then Ms. Camille showed us how you can. There's a wall, a mystery shop for Auditing whole foods for 45 minutes and up to $400. I mean, come on now. Yeah. This something I need to take another look at. And what we do is so that you. Y' all are not scammed. We're testing them out first. We make sure that these are the good shops that you can actually get paid from. And for $100, it's not just a one time product. You're actually in the family, in the club. And we are constantly updating it so you don't just get that one thing and then it's like, oh, wow, okay. What else? No, we're constantly teaching, having Q&As and updating all that stuff. So.

That'S what it's about.

Yeah. You have to pay for it. That one is a hundred dollars. That's again, that's Nico's project. I am with her helping as much as I can do what I can do for it. But y', all, everything can't be absolutely free. I mean, it's a lot. A lot of work that's involved in this. So.

So I know I'm gonna have to do something. And people got nerdy whine and complain about doggone need a hundred dollars. I know. Okay, so in your Snapdocs, go to credentials. Oops, no, don't go to credentials. Go to companies.

And add a signing. So add a signing. Or better yet, invite a company. You can choose the company.

You put the company's name, their email address, and greetings to, you know, mobile clothes is simpler. You consider trying using snapdots. I. I'd write something else here, but I would say, you know, the company name, email to. It could be companies that you've worked for already, or it could be somebody else, you know, some other company, the companies that I have within the group. And see, that's. That's another thing. I have a whole spreadsheet that I need to get to the group, that I can't get to the group because I'm too busy. So, hey, anybody who want to raise their hand and say, listen, tj, send it to me. I'll help. I'm accepting all offers.

Just putting that out there. So you email it to them and you can say, hi, my name is Latonya Johnson. I am a mobile notary and I was wondering if you're on Snapdocs. If so, I'd love to share my credentials with you. And bam, you send that email to them. Or you can add a signing company here.

Start managing this signing at the signer's last name. Snapdocs.

A message if you have a contact person. Let me just try this. Good news, since you've worked with this company, they already can view your credentials. You can view the companies that have access to you. Okay, so then choose a different company. But you want to fill all of this out and then they already have your credentials. That's my point. So you send this information to them so that they have your credentials, so that when you see sunshine come across or.

A steward title, they'll already have your credentials. So when you call them and say, hey, can you help me with this signing? Can you assign this assignment to me? They already have your information. Right? So that's good.

Okay, so this is a great question. Janice said I need to find out the safest way to do an in person basic refi. So let's talk about that.

So here's what I say, Janice.

Here's what I say. You got two things that you can do. One, wear a mask, stay six feet away. Have all of your sanitation supplies with you. Have your glove on and your hand sanitizer sitting next to you. Set up your space every time you get the pen from them. You sanitize the pen every time. You know, have an extra pin where they only use that pen and you sanitize it when you get it back from them. And keep a good N95 mask on. That's one way. The other way. When Covid first came out, when we were doing sign ins, I was telling my mentees to tell your client, listen, I'm in and out of houses all the time, coming in contact with all types of people. I want to keep you safe, and I want to be safe as well. Do you Mind if we both meet in a parking lot in our cars to do the signing? You sit in your car, I pass you the paperwork, you show me your id, I verify your id, take a picture of it, and I get back in my car, call you, and we walk through the documents. Once you're done signing, I get the documents from you. Go through those documents. That's still a face to face transaction.

They offer memberships and their court. They have this quarterly magazine. They just have all kinds of great information. You just sit on and go through their website. It's everything, really, you need. I mean, they answer so much information. So, yeah, don't hesitate to do that.

Okay. Karen is saying that she lives in South Florida and she's been on Snapdoc since September. Hadn't received. Hadn't received any notifications. And so, Karen, that's why I was saying, send your credentials to various companies, also reach out to them directly.

What I do for the people that I mentor who are in Houston, I filter them jobs. So say, for instance, I get a job on my phone, a notification. I copy that notification and send it to them so that they can call the company and say, hey.

Saw that you sent out a job request for a closing, and I was wondering if you could assign me that job. So that's what I do as a mentor.

Now. You might be able to find somebody in South Florida who will do that. I don't know. I'm not. I don't know. I don't know of anybody else who's doing that, really, but me. And again, that takes some time. You know, when I'm all day, they send me a text, I send it out to different people. All of this stuff take some time, y'. All. Oh, my email address. My email address. I believe, man, I mean, you know, you can pretty much everywhere that there are houses because the interest rates are so low. They've been having really good business for NSAs and closings.

I personally did not take Mark Wills training, and I'm a notary public loan signing agent. Today. A lot of people that come to me for mentorship, one on one mentorship, have taken Mark Will's course. Now why do they take Mark Will's course and still want me to? Because they want that one on one, you look at my particular documents. From my understanding, Mark Will's program takes you through mock documents. And those mock documents are based out of California. I haven't taken this course, so I'm just saying what I've been told. But they want one on one mentorship. So it depends on how you learn. If you can look at those mock documents and transfer that information into your own documents, then I'd say go for it. But just know, even when you take Mark Wills course, you're still going to have to take the NNA certification exam. To be certified, Mark Wills does not certify you. From my understanding, to be a notary public loan signing agent.

You have to go through the official associations.
