LaTonya Johnson walks through her notary and loan-signing trainings with her cousin Mariama, covering what trainees learned from signing packets, how the Facebook group works, and why you never draft documents, only notarize what's already there. She mentions the next session on April 28.

Hey, this is TJ with solutions by tj. And I'm so thankful that you came to see me. Happy Easter Sunday, Resurrection Sunday. You know, I got a word today from my cousin that was so phenomenal.
This morning. It was about why Jesus had to be the blood sacrifice, right? Why did God need a blood sacrifice? And it was in. My cousin explained it so well for me. And I'll just share this little part with you. He was saying that.
Because of the law.
God being a just God, had to make a way to abolish all sin because of the law, right? And the way to do that was by Jesus Christ dying on the cross to get rid of all of our sins. Or else he. Or else God would have been, you know, Satan would have constantly said, you kicked me out of heaven for this. But look at him. Look at her. Look at him. Look at her, right? So in order to get rid of that, we all by grace, have been saved through Jesus Christ, right? So there is no sin there. There are no sinners. Good evening, everyone. I was just letting everybody know this. This great sermon that my cousin gave me this morning. It was awesome. Hey, Ms. Sarah. So we had an awesome time on the training last night. I'm not going to be on here long because I am still tired. Oh, my gosh. Mariama gave the doggone signing packet from hell last night. It took so freaking long to get through that doggone package. Of course, we had questions in between, but that packet that she had presented, every single scenario that you could probably get in a closing, it's like, God dang. It felt like it was never gonna end. So we were on there with our family for three hours and 20 minutes, but it was three hours and 20 minutes of amazing content. So most of the people that I've spoken to feel really, really confident that they can go out there. They understand how to do it, and that was our goal just for the whole thing. And so I'm excited about that. If anybody in the crowd has feedback on that, then let me know. Shalisha, have you joined the Facebook group if you signed up for the training? We did it this last weekend. All information is within the Facebook group. The training that we did last night had some. We blacked out the information, but I could still see it through the blackout. So I deleted it from Facebook and I have to have it sent to India in order to get it blurred out some more because in no way am I going to put somebody's confidential information out in the public like that. So that'll be Coming. So if you miss it live, you know, Mariama and I discussed it, we can do another training. However, I didn't want that one to go out because it had people's information on it. Hey, Ms. Tammy. Sandra, Ms. Felicia. How you doing? Okay. The red circles. Thomasina. Happy Sunday.
Roslyn. Hello, everyone.
Hey, Patrice, Kim, Yvette.
Yeah. So Sandra said.
It was very good information. So thank you, Sandra. I appreciate that.
Yeah, it was. It was a lot. It was a lot. And so Friday night, we were on for about a little over two hours, and I was telling everybody that did not know about the. About the notary signing agent opportunity, how to get started, what a notary public loan signing agent does, because a lot of people just don't know. I get that question all the time. And, you know, basically how to get to the real money in this business, where to sign up, who to sign up with, and how to start making the money. And we went through all of that Friday night. Then on Saturday, my cousin went through the docs. She had a packet. We blacked out all the confidential information, and she went through those docs so thoroughly.
It was something else. So everybody that was there had an opportunity to ask questions. We had some amazing questions. And I just believe, man, it was really, really good. I've attended some trainings on docs. I have not had one that thoroughly.
We were going to use the loan source book, but the one that she actually went through was so much better than that one because it had everything. All of the scenarios that were like, oh, my God. So we went. We went ahead because we wanted to give the. You know, give everyone.
The best of the best. Right? So that's what we felt we did. And, you know, I would love Yalls feedback if you were able to attend the training. Please, please, please don't hesitate to reach out. Of course. Y' all are family, and I do this for y'. All. I ain't doing this for myself, so.
All right. Ms. Sandra said, you made me get out there and get started. You said jump, and I did. Hallelujah. I love it. I love it.
Thank you, Sarah. I appreciate it.
Ms. Thomasina said I didn't know snapdocs give out stars. I got three stars and three thumbs up. Ah, hallelujah.
Yes.
They. I didn't know they did that either, Thomasina.
Over a thousand dollars. That's awesome. That's good that they're doing that, though. That's a good little fe.
Wow.
That's a cool little feature. Okay, so does anybody have any questions? For me.
Happy Easter to you, too, Ms. Tammy. Hey, Ms. Linda.
Man, Thomasina is out here making money. Three thumbs up clicked over a thousand dollars. Hallelujah. That's awesome.
I'm excited. I love to see y' all making money. I love to see y' all going out there and getting it because it's there. And. And there's no reason for you not to change your life. There's no reason. There's no reason for you to be afraid. I mean, of course, you know, we all have that first time fear, the first time jitters. But work through it. Get out there anyway and do your thing. As long as you get the proper training, that you understand the lingo of this Happy resurrection day, sea hunter.
Ms. Kayla.
That you get out here and you understand the documents and you understand what you're doing regarding this industry, you'll be fine. And you'll do well. See, Hunter, how was the training for you? What do you think?
And I'm open. I mean, hey, listen, I'm. I'm a realist about it. You cannot hurt my feelings. I want to know what is good, what is whatever, so.
And I know it was long, but it was filled with stuff, man.
That was a real job to. That was a real freaking job.
Yeah. Tammy. So, tj, you got a mystery shopping Facebook group. Is it getting started? Hey, Fame, how are you? So, yes, that's my friend, y'. All. So, yes, Tammy says TJ got a mystery shopping Facebook group. Is it getting started? Absolutely.
Somehow it became public. I wasn't trying to make that group public. I wanted it to be private. And then for everybody who is paid for the training, we got so much more stuff, and I wanted to share it in the group. So we got to do some slicing and dicing in there to make sure that, you know, everybody has skin in the game. But we got some good stuff coming, y'. All. I mean, amazing stuff, for real. I'm excited about it.
Ms. Brenda said Friday and Saturday were the best. The material Cousin covered was complete. Phew. It was a lot. Thank you. Ms. Sandra said, well worth the time.
Oh, Rosalind, baby. Me and Rosalyn, we got on the phone and.
Such a kindred spirit. I'm glad that we had an opportunity to talk and pray with each other. And we just had such a good time. Okay, so Santia said, I have a notary question. I had someone contact me in need of notarization for a bill of sale. They had a detailed piece of notebook paper. They signed for one another, but nothing official. Long story. Short. I ended up not doing the notarization, but I went online to find an official bill of sale document. Was that the right thing to do? No. They need to bring you the document that they want notarized, and they need to tell you what type of notarization they want. Do they want a jurat? Do they want an acknowledgment? What do they want? So, no, you cannot tell them. You can't even steer them. That's practicing law.
So they have to bring it to you. Now, if they say, you know, I want you to notarize this. This napkin and attach an acknowledgment to it, and I'll pay you to do that, all that you are doing is saying, let me see your I.D. let me see your I.D. you are the person that is signing this. You are the person that is signing this, and you notarize it. That is the extent of your job as a notary.
Matter. What kind of paper is on it could be on a napkin. You give them that loose leaf because you should have those in your supply bag, and. Yeah, that's it.
See, Hunter, I love the training. It was so informative. I just wish we had the exact docs to follow. It was a shift, honey, jammed with. Packed with info. I know.
I know. I'm. I'm trying to figure that out for next time, and I will have a packet to follow. I just. It's. It's difficult because I can't give out nobody's information, honey. That's. That's just the major thing. So we're trying to figure out how to do that, and Lashawn told me how to redact it, so I have to play around with it, and I'm super busy, so I got to play around with it.
Absolutely. Yeah. Ms. Tamia, an email will come. We'll be following.
Yep, yep, yep. Santiago, did that answer your question?
Let me know.
Anybody else have any questions, notary related.
Or otherwise? Happy resurrection Day, Kayla.
Hey, patrice.
Okay, y'. All. I didn't come to stay long. I just came to say hello. Happy resurrection Sunday.
I feel great. I'm still tired. Boy, it takes a lot out of you when you do those trainings. Okay, so Ms. Sonya says, I notarized a quitclaim deed. Hold on.
I notarized a quitclaim deed. And my question is, should we use an emblem for the documents in between the signature documents? I feel it can be altered if we don't use the emblem.
What state are you in?
Should we use an emblem for the documents in between the signature docs.
Hey, Miranda. Yeah. What state are you in? Because emblem. We don't use an emblem in Texas. I'm not very. Oh, you're in Florida.
So on our training last night, Mariama spoke about putting periods.
Anywhere after you have written information on your certificate. Right. Where you have a name. Right after that name, you put a period as close to that last letter as you can, because that is your way of telling other people, this is the last thing that I wrote. When you write in a date, the third day of January, 2021. Period. Right. That is how you state that, you know.
Your portion has ended. And if somebody else comes and writes anything else after that, then it'll be kind of apparent. Well, why did they write after the. Right after the period? So we use a period. And you said, Sonia, the emblem is not required here.
I'm trying to figure out what the emblem is. Is it like the stamp? The embossed stamp? Is that what you mean?
I notarized a quitclaim deed. And my question is, should we use an emblem for the docs in between the signature docs?
Where did you normally. To be honest with you, we notarize the documents that people give us. I think the question that you're asking is the information is on one page, and then the notarization portion and the signatures are on another page. And if that's correct, that happens with title documents all the time.
We let them handle it. We put our periods in there and keep it moving, but that's what we do.
And. Okay, so you said there are pages in between where no signatures are required.
Hmm. I'd have to see it to fully get an understanding of what you mean. Did I answer your question, though, or no? I'd really have to see what you were talking about to make sure that I'm answering it correctly.
Anybody else have a question? Ms. Sonia, I love your. Your icon. It's too cute.
Miss Brandy. Hey.
Awesome. Perfect, perfect, perfect. You are welcome. Okay. Hey, Cherelle. Yeah, I stand. I'm not staying on long tonight. I just came in and say hello. Tell y' all I love y'. All. Tell y' all that the training went amazing. I was excited. We had a week long of training, and it really went well. Have a lot going on and a lot of stuff to do this week. And unfortunately, I'm tired, man. I don't want to be tired, but I'm. I'm exhausted.
Yay. Add me. Okay, so make sure if you sign up for the training, this will be the training replay. So make sure that you.
Ask to join the Facebook group. And the funny part is, when you sign up, the very next screen says, join the Facebook group.
Y' all. Join the Facebook group. Because that's where all of the information is. I don't know why people don't want to join it, but that's where. That's our central base. We also have a website with where all of the information will be kept as well. But our base is going to be the Facebook group, and that's how I'm going to get information to you all faster. Okay.
So add me. Look in your email, because it should be there as well.
Hey, Kenya.
Thank you. Thank you. Thank you.
Oh, gotcha.
Okay, Email me at Support Solutions by TJ.com if you did not get information on the Facebook group, and I'll send it to you shortly. It might not be tonight because I'm t. Y D. Tied with bleach. You heard me? Tied with bleach. Yeah. Okay. Also. Yeah. Email me at Support Solutions by TJ.com and I'll forward it to you. Thank you, Kenya. And add me. I appreciate it. Listen, we're gonna do it again, most definitely. I know for a fact that we have another one coming up April 28th.
That evening. We have one coming up. But if you want to go through the documents, I'll let you know what other day my cousin is available, because that one was really, really good.
Really, really good.
And I always learn something when people say, I already knew all of that. I'd be like, really? Because even on this one, I learned something.
Every single time. Oh, thank you, Kenya. I appreciate it. I enjoy y', all, too, man. I'm telling you. Oh, my God. My whole family was there last night. It was too funny. That old silly Mariama. She is hilarious. When you see this dog on video, you are gonna be laughing because we. We're serious about it. We go through the. The material. But, man, we have fun, too.
Thank you, June.
I love your icon, too. Hey, Ms. Nico. Nico. Me and Nico just left. She just left. She went to my sister's house for Easter with me. Yeah, I know. She's from Wisconsin. Wisconsin.
I'm from Wisconsin. Why do they have to say that?
I know. She's laughing at me.
And then she's saying, why do y' all have to say that? You know, she's making fun of my accent, too. I can hear her on my head already.
Yeah. So Sarah said.
Sarah said. Yes. I learned new techniques, especially adding the period. I absolutely loved it. Thank you. And I Mean, so I think me and Mariama play off of each other very well because she taught me right? So as she's going, when you've done this so much and so often, you can get on and you forget certain things, even though you have them written down. But so when I realized, okay, yeah, tell them this. And it just. It went well. It went well.
Yeah. June, we were talking about when you write something on the certificate portion of your documents, you put a period after it. So if you write in somebody's name before me, Latonya Johnson.
This third day of January, 2021, period, you know, after you write something, then you put a period so that nobody can come behind you and say, oh, okay. You know, they're adding information.
Samantha, she's a great teacher. Thank you. She is. She really is. She can do this stuff in her sleep. I mean, really, it's, like, amazing.
So I love it. That's why I still. I'm telling you, I still call on her.
All the time.
I'm excited, y'. All.
Yeah.
Yeah. And you do. I mean, you make friends. I can. I can say that and repeat that until the cows come home. You make friends with people because the relationships that you ford in this business are your true wealth, right? Because if you make a mistake, your friend is going to say, hey, dog, this is what you did. Send it back out. Fix this. You know, you have somebody there that's really looking out for your best interest.
That's important. You make friends. Keep contacting them. Don't give up. Stalk them.
Thank you, June.
Yeah, we. We're stalkers. For real?
We're stalkers. We're pretty aggressive. You tell us. No, you. You know how dogs be trying to check a trap. We'll call in the morning. You say, no, no problem. We'll call at lunch. We trying to get you off the phone until we get to somebody who says, yes.
Absolutely.
Okay, y', all, I'mma get off of here and take my shower and go to bed. I am tired. But I love y'. All. I want you to have an awesome and amazing week. I plan to do the same. And until next weekend, man, y' all be great. Be awesome. Be motivated. Be motivated, right? And get out here and get this money. It's a lot of it. I don't know what's going on from the carryover of March, but, man, my phone is blowing up. So get out here and get this money.
Oh, look at. See, she said we couldn't have lucked up and got any better trainers. You two are amazing. Mariama is a doctor. A man. For real. For real. She is.
All right.
What is Nico saying? Just go to the company and put them on glass. I bet they won't say no then. I know, right?
All right, y'. All. I love y'. All. Good night. Have a good week. Bye.
