Hey, this is TJ with solutions by TJ and yeah. Huh, huh. I made it today, baby. How's your day going? How's your day going? Beautiful. Today is Sunday Funday. Yeah. So listen, this has been kind of interesting. I'm, I'm excited today. I got a lot of rest. I think I slept from like one to day, come near five o' clock today.
But I hadn't been sleeping good all week. So that's great for me. A lot of stuff is going well. It's popping over here at the short term rentals. That's good because it didn't knock my lips off before y'. All. So I'm glad that it's going well now.
You know, I mean, how future say life is good. I can't complain.
I. Another thing that I did that's been heavy on my mind all week is figuring out the direction for this channel because I'm bored and there's just so many different sides of me. There's so much that I have to give, so much that I want to give to my audience and to grow my audience and to reach more people because I just feel like, you know.
The world needs more real people like me. Hello. People who are going to tell you the truth, who gonna give as much as they can and put their heart and soul into it. And yeah, so I'm changing the channel. So what I came up with, and this might be a lot and hey, I'm gonna be honest with you, baby. I don't know if it's gonna work. I've never done it before. I've never switched directions on a YouTube channel before. So I ain't sure if it's gonna work. But this is what I have in mind. So I'm still gonna be real estate, real estate heavy on the channel. I'm gonna talk about short term rentals, buying and flipping houses, you know, my normal notary stuff. And I'm also going to start doing luxury home tours. Tj. What? What? Why are you gonna start doing luxury home tours? Well.
When I start doing luxury home tours, it puts me in a position.
To meet more people, to correspond with more agents who have the clientele that I want to focus on. So I want to focus more so on the luxury clientele in Houston and when those homes sell and just getting to know those agents better. So I'm going to start doing luxury home tours for them for free, for exposure. And you know what I'm saying? The truth, I enjoy going into those houses and being nosy and looking at Stuff, baby, because, oh, it's just nice. So if you nosy like me, you're gonna enjoy that too. But let me know if you don't. But I'm still gonna do it. Okay, then I want to talk about.
Growing your YouTube channel. Different things that you can do with a YouTube channel. How to get started, how to, how to grow it, how to select your audience, all that type of good stuff. I want to teach you how to do that. So I'm going to have a lot of different videos on, just based on YouTube strategies for getting your channel going and growing. And one thing that I like to look at are motivational videos. So I am going to add a component on this channel for motivational videos. Now, my face probably won't be on those videos. What I plan to do is create the video using famous quotes and famous little snippets of different videos and other people that I enjoy watching and then put like compilations together for you. So when you driving or whatever, you could just be in a great, like high flying space. What's that? Yeah, I think it's good.
And then, so motivation. A lot of talk about the law of attraction, goal setting, and just motivating you from a general standpoint. Just stuff to uplift your spirit. And then last but not least.
I really want to give you more of me, more of me than anything. I want you to experience how funny I am because I am a nut behind the scenes, honey. I. I'm. I could have been. My daughter always tells me, mama, you should take this show on the road. You are a comedian, so you'll get a chance to experience my funny side. We'll talk about dating and relationships and I'll walk you through some of my little fashion choices, honey. Because, yeah, I got a little something going on. I mean, I ain't doing much today, but, you know, I have a little something. So I'm changing a lot of stuff. I may change my hair. It's just a lot of stuff that's going to change. Hopefully you are here for it. But I'm excited about it. I think it's a good direction. I think it'll help me to grow as a creator and help my audience to just get to know TJ better. Like it, love it, don't love it. I mean, in real life, I have a potty mouth, so maybe that's something that y' all are gonna have to get used to. It might be some cussing in some videos. Not sure. But, man, just let me live and let me be me. You like it. Cool. You don't. It might not be for everybody, but I truly believe. No, I.
Rewind. I know that I'm gonna give amazing content. I know that I'm gonna tell you stuff that nobody else is talking about. Like the video for today is. Hey, Akira, how are you? Thank you, thank you, thank you. Hey, Tanya Rogers. Awesome. I'm glad you're here for it. So today I posted a video on how the housing market affects us loan signing agents. And I gave you a lot of information on, you know, just what this thing means for us and what we can do to make sure we keep making money, because that is what it's all about.
And I want to take you to Redfin.
To show you, like, what's going on.
Let me see.
Hold on. Because I'm walking through it. I'll bring you with me while I'm walking through it so you won't be bored. Let me add you to the screen. Press then. Press that. Press then get me out of the way. I don't want you. I want you. There we are. So this is.
Download housing market data from a site called Red Redfin.
Some key indicators regarding the housing market that we look at. The housing market is cyclical, right? So this is these lines, the colors represent 2019, 2020, 2021 and 2022.
So we are here. New listings in all Redfin metros.
This is showing a year over year decrease of 5.7% from what it was last year in 2021. Of course, it's higher than it was in 2020, but it's a 5% decrease. There are a lot of people that are.
Speculating. I say speculating at least that there will be a housing crash. Like this bubble that's going on in housing is about to burst. So start date, end date, year over year, new listings, 99, 5.7% decrease. That's what that's showing.
The national average median price is about $413,000.
But then you look at.
You know, Los Angeles is highest. Giraffe. You know what? Chicago. Chicago ain't bad. It's beloved man. Chicago is good. Philadelphia looks good. Chicago is like 310. Philadelphia is 365. 5. Washington.
D.C. where all that junk in Washington? Hello, Boston as high as giraffe, Gucci, Seattle. Let me see what it says about the great state of Texas. All my exes put up in the basket in the back of the Lexus. Okay, so I don't want all. I just want the national average. So not all, but what's that What's. Naomi.
Oh, you suck.
I want Texas against the national average.
Hopefully, it'll automatically populate. We gonna see. Yeah, you didn't. Wow. Come on, now. Quit tripping.
Seasonally adjusted. Come on. What's the problem? Why is it saying multiple values?
Us.
There we go.
All right, all right, all right. Okay, so now I got national.
Let me see. What? Texas. Houston, Texas. That's where I stay.
Y' all ain't gonna. Y' all just ain't gonna put us on the map, huh? We don't. We don't need. We ain't even there. I know you lie.
Okay, region. Oh, I had to click on that. Rare.
Rare, and rare. So let's look at.
Oh, this thing is persnickety and uncalled for, baby. Oh, my God. I just wanted to. Y' all giving me too much information. How do I just select all.
Let me see how this go. Oh, okay. Hit the plus sign.
Oh. Then it goes by zip codes. Oh, y' all fancy. Whoa, shoddy.
Okay.
I for that gum. Okay, there you go, y'. All.
Okay, now let's see what it does. You ain't do nothing.
Such a hater. Don't need no hateration. Why is I hate it when stuff don't go as planned? Home sales.
Okay, maybe this is taking me to.
Everything. That's not what I want to do. Let's median sales price.
Oh, you suck. I don't want national. Let me see if I just click Abilene. What you gonna do? Nothing.
Houston.
Houston, Texas. Let's say Houston, Texas.
Okay, he's just gonna hate. Okay, let me Me see if I. You know what I'm saying?
Okay. They won't put Houston on the map. Okay.
But anywho. So this is the data. I'm not gonna be on here fighting with this thing. This is interesting. Redfin monthly rental market data to rent versus own. It's currently cheaper, and I don't know if this includes. Okay, so from a mortgage standpoint, that does not include taxes, people.
This is just the mortgage from the mortgage standpoint, which. This ain't no fair fight, people, because when you think of renting, you don't have to pay taxes, so. Yeah, I don't believe this. Month over month mortgage. Yeah, the actual mortgage may be cheaper, but when you add on insurance, taxes. Yeah, that story is different. You're gonna be at about 2400. Quit playing with these people. Oh, that's a condo. Hold on. Let's see what it says. Single family residence.
Single family residence is still saying it's a little cheaper. But what is the.
Value of the house that they're looking at? $125,000.
Look at multi family.
It's cheaper to own multi family, according to this. But truthfully, it's cheaper to own multifamily, y'. All. Truthfully, I mean, because even from a tax standpoint you get money off of it. So yeah, I mean.
All right, so. But yeah, so there are predictions of a housing crisis and you can also go over here and Google Housing Market.
2022. Three economists predict when competition in the housing market will decline. The housing market of 2022 has a totally different type of buyer. It's unlikely home prices will plummet. We're not in a housing bubble, says Zillow's economist. They said something else just recently though.
Let me see. Let's look at the news.
Will US prices drop? So normally when interest rates go up, prices on homes go down because people got to be able to afford your house, honey. It's saying, but this is saying that it's unlikely that the houses will plummet. But we'll see warning signs flash on housing bubbles impeding bursts Housing Bubble 2.0 Regional housing markets are beginning to look a lot like they did in 2007. That's interesting. This is fortune. Very interesting. 2007 is when all hell broke loose. Hello.
So this is good. Okay.
Fast forward to the day where the US Housing market is once again going through historic. Going through a historic boom. Over the past two years, the prices are up 34% including a 19% jump over the past 12 months. That 12 month hike is more than four times greater than the historic normal average. Our ongoing housing boom has economists pondering the most feared word in real estate bubble.
Okay. The Dallas Fed researchers found home prices were becoming detached from economic fundamentals. Blah, blah, blah, blah, blah. Okay.
I'm trying to find something good. Oh, okay. Let's look at the data. The degree to which regional home prices are overvalued or undervalued.
Okay.
So if the X is over here, then this is overvalued. No, this is undervalued. This is overvalued. Haha. I think I got that right. Any math people in the house? You can tell me.
I know you. Houston, Texas Woodland 27.3%. So is it telling you overvalued? I don't see no yellow. I think it's. Oh, it's overvalued by that much.
This is undervalued. The yellow, the orange and the red. And then the overvalued I knew it, baby. Houston is overvalued by. Damn, that 30%. San Antonio, 30%.
Austin, 66%. Dallas, 45%.
Mm. Florida. Not that bad. Florida catches hell during storms, though. I kind of don't think I want to live in Florida.
Because that's just not fun. 27% in. Yummy, yummy.
And see, New Orleans is doing. But you know what? Let me tell y' all something about New Orleans, right? You want to do short term rentals. New Orleans is pop.
I ain't lying. I ain't lying. Yeah. New Orleans a little bit, but not much movement. New Orleans, Baton rouge, Little Rock, Arkansas.
California. Are I damn. Declass. 30%.
Riverside.
Vegas, 60%.
Bakersfield, Louisiana, 10. Oh, really? They ain't got no room to go up that 10%.
Yeah, y' all didn't have no room for not an inch. The most overpriced markets are Boise at sea. God dang. 75. Austin at 66%.
Hold on. Austin was higher than Houston?
Yes. Okay, Dang.
I'm gonna give y' all some more money. There ain't no daycares in Austin.
Oh, my cousin just texted me and said it's a red moon tonight. We gotta go out and look at the moon, y'. All. That's a rare event. It's a blood moon, probably. If it's a red moon, it's normally a blood moon, so go out and look at the moon. Yeah. Dang. Austin is overpriced by 66. Ogden, Utah, 63. Vegas, 60, and Atlanta, 60%. Man, prices have gone. Y' all know Atlanta, Them prices went up. Okay, Those. Those places have all seen an influx of new residents amid the pandemic's work from anywhere boom. That in part explains why home prices there have soared well above what local incomes can afford. It also raises the question, if a 2023 recession does come and employers finally have the economic power to force staffers back into the office, will those housing markets be at a higher risk of home price correction? Foreclosure.
That's what that means.
To find the housing markets that are most fairly priced relative to household incomes, just look for the places that saw an exodus of workers during the pandemic. Case in point, metros of New York City and San Francisco are overpriced by just 3% and 13%. But they have no room to be overpriced.
Analytics doesn't foresee housing busts coming over the next year. However, he says overvalued housing markets could see some home prices fall 5 to 10% over the next 12 months while national home price growth flatlines to zero. Why? The economic shock caused by spiking mortgage rates this year, he said, should finally rein in the rate of home price growth. We're already seeing signs of cooling in the housing market. Okay. The degree to which regional home prices are over or undervalued.
Yeah. So trying to see.
Oh, this is. So this is just showing over the years. Okay. But. So, yeah, that's what it is. So, you know, in the video that I did today, I was just showing how this all affects us as loan signing agents.
One of, you know, the most important way that it affects us is that, okay, people are not buying as many houses because the market is going, the interest rates have risen, but we fare well in good and bad markets. To be honest with you, it depends on your networking. This is not corporate America. This is not a job. Nothing is going to fall in your lap. So have you been networking with realtors.
Investors, title companies?
Yeah. Hey, Angela, how are you?
Okay. Ikea. You had to go. Can't stay, but wanted to let you know I emailed you my number to get the details from. Okay. Hope to hear back. Awesome. You will. Okay. Frank from the Mobile notary. Hello from the Mobile Notary, Lower Alabama. I'm here. How y' all doing? Hey, Frank. Geeks and guns. Newly commissioned notary here in Ohio. Awesome. Well, thank y' all for joining us, all the new people that are out there. I greatly appreciate it. It is very important to look at what you should do. I want y' all to go and look at that video. I'm not going to tell y' all everything that was in that video, but it's some real powerful stuff. I don't know why more content creators don't talk about this like they talk about. It's like everybody makes the same doggone content.
I don't know. I ain't gonna get on my soapbox. But this is the type of stuff that you need to understand because this tells you, is it a good time to become a notary public loan signing agent? How do changes in. If you're looking to take this on and make this 10 to $20,000 a month, how does this affect you? Can you actually use this as just a side hustle or can it change your life? And from my standpoint of view, what I personally think, we do good in good time, in good times, in bad times, I'll be by your side forevermore. Yeah, we do good all the time year round.
I can't Sing, y'. All. I'm just, you know. Oh, you can tell I know, right? I just. Just be breaking out in song for no reason. Yeah, but we do good. I mean, but it takes you getting out there, knowing your business, making those connections, building relationships, and continuing to grow your business.
Anybody have any questions for me? Geeking guns. You have any questions for me, Angela?
Ms. Tanya.
Any questions? I want some. I want them all. It doesn't. No question is dumb if you're new. If you're old, I want questions.
Thank you for the. The like on this video. If you have gotten anything so far out of this video, please click that like button on YouTube. That's important. It helps other people find my video. So please let the world know y' all love me, man. Dang.
See, that's why I'm changing my channel, too, because I don't know, after doing so much, like, so many videos on notary public, loan, signing agent, there are always new people coming into the market. But as a creator, you just get tired of saying the same thing. Like, I feel like I have raised my crew, and I do want to help other people who are coming in. I want to s. Rep. Why you laughing at me? Because I done broke out in song.
Oh, Angela, you talking about. Okay, so I created a video today. Let me give y' all a link to it.
Hold up.
Hold up. My channel.
I'm gonna give you the link. Give me a minute. How do I get these people to link?
Give me the loop. Give me the loop. Hold on. I'm figuring it out.
And, man, you know what? Life is about figuring this stuff out. Bro, you constantly figuring stuff out. It gets, like, exhausting sometimes. So, like, always have to figure it out. But, you know, unless you're gonna say stagnant, you have to continue to figure it out.
If you don't figure it out, the world will leave you behind. So, you know, I mean, you have to figure it out. Okay, so s. Rep. Okay, there's the video. Today's video that I posted.
Good, y'. All. It's good. I'm telling you.
So what I just showed y' all were the statistics behind that. I know. Copy and paste it, Angela. I couldn't find the link.
I couldn't find a link to that video. Girl, I had to go all the way over yonder. I'm going up beyond.
Yeah. And see so, so. So this tonight, what you see. What you see is what you get. Yeah. This is really me. Like, I'm like this all the time. I just bust out Rapping in the car with my daughter she thinks I am so embarrassing and so goofy But I, Baby, hey, baby. I, I, yeah, I mean, you gotta keep it spicy, keep it interesting.
Or else you'll get bored. And I don't feel like getting bored with me.
And I don't feel like y' all getting bored with me either because I got so much, so much to give.
Yeah, this video is doing pretty good, so. Yeah, y' all go check out that video.
Okay. Somebody on Airbnb just Booked by Place.
17 to the 20th. What is. Ms. Solo. Hey, TJ. Hey, girl. Hey. How do you recommend approaching a property owner to rent for short term rentals? How's that going for you?
Sorry. Everybody talking to you, girl. It's going well for me. I love it and it really. Do they have their house for lease now? There's a lot of questions that popped up in my head when you said that. Are they looking to lease their house now? It's the first question.
Can you just go talk to the people? It ain't no special formula. I'm ignorant a little bit. So I'm just gonna go up, walk up and talk to you. Hey, I mean, how. I got nine units at one time. I just went up and talked to him, Hey, I love your property. I wanna rent it out. Oh, how? Okay. You wanna rent it? Yeah, all of them. It just went just like that. I promise it wasn't no secret sauce. It was just a conversation. Just talking to him.
You know, you have to. So there's a difference from between short term rental and long term rental. Short term rental is under 29 days.
Long term rental is over 29 days. But that 29 days, that long term renter doesn't have to be a one year or six year lease. You know what I'm saying? It could be two months, three months. So you, they may ask you, well, you know.
You. How many will it be short term rental? If they don't allow short term rentals, then all you have to do is switch it to a long term rental situation and allow people who are interested in monthly stays to stay at your listing. Pricing is real important when you're thinking about getting a red house.
It depends on how many bedrooms and how many bathrooms there are. But if you spending anything over sixteen hundred dollars, baby, run, run, run. Don't do it. The less the better because all of that stuff cuts into your bottom line.
I need you to talk back, Ms. Solo. Tell me, is the house, what's going on?
Is the house up for rent? That's the first question.
I need to know. Are the. Do they plan on renting it out anyway? Another thing to think about. Maybe these homeowners associations get on my nerves. Hello. They got too much power and I can't stand it. I just. Oh, it gets on my nerves.
Homeowners associations suck. With a cast iron sucker.
Oh, in the mountains. That's fun. So that's like a vacation rental for real? Is it a cabin?
Oh, is it near water? Oh, see, North Carolina has so much just. I mean, you get beaches, you get mountains, baby, you get.
It's everything.
What I have, what I would say. I don't know if you've seen me do a video on Air DNA.
Let me show it to you.
This is where you do the.
Airdna co. Let me copy this for you. Hold on, hold on. Say, hold on, hold on, hold on. I know you lying. There we go.
I'mma copy the link. Even if you sign up for just one month.
It'S worth it.
Hold on. Real quick. Let me see.
I'm gonna put the link down here. Air DNA co.
Just so you have it. So this is the Houston market. This is what you see right here. Move out of the way, Satan. Okay, this is what you see right here.
This is the Houston market. Whole Houston. It tells you on air DNA, there are 10,000 active listings, most of them 9,387% offer the entire home, 12% offer.
Private room.
And then a very small 1% offer a shared room. This gives you the average daily rate, occupancy rates, blah, blah, blah, blah, blah.
And what I'm looking for. Why'd you do that? What is this? What's that?
Okay, I took the shared rooms off. I think, Yeah, I took the shared rooms off because I don't care about no shared rooms, honey. So how you do this? Let me try to remember what this man said. Okay, so first of all, you look at what zip code you're thinking about renting in. I'm right here. 77004.
Oh, wait a minute. Hold on. I. Aha. That's what I was looking for. So there's a map right here. See that? You get a map view, then you get this view. You want this view.
In North Carolina? Just get all of North Carolina is probably 99amonth. Let me show you this spreadsheet that.
Let me show you the spreadsheet that I did. Oh, my God.
Just do better.
But I did a spreadsheet of all of the zip codes in Houston to figure out what the most Valuable short term rental zip codes were. And it's called air DNA location. I started doing it April 18, 2022. I hate it when that happens. Hold on. Because that. I know I'm anal. Sorry. Just give me a minute. Give me a minute. Reset that. But I don't like it when it go all the way across. Like the, that be bothering me. Okay, so these are the zip codes. Here's the average occupancy. You can look at it this way, or a percentage the days occupied.
Don't worry about that. Total occupancy.
The reason that this is like this is because there's an equation. So average occupancy right.
Times.
Days occupied is the total occupancy. So when you multiply 30 days times 52%, that'll give you the actual number of days, actual number of days that are occupied.
The average daily rate. The average daily rate came from Air DNA. And all I did here to figure out what type of profit you can make is I multiplied the total occupancy times the average daily rate. And then I'm looking at all of these places that have a good occupancy. So look at this one. It's damp. This zip code, 77010 is occupied almost all month, 27 days at an average daily rate of 120. That's not bad, man. So that tells me excellent place for a short term rental. So then I go over here to say 77010.
I want to see where you at.
So then I come over here. Oh.
It'S right over here. Downtown.
But yeah, I mean it's in the middle of everything. I see why this should be a great freaking place for a short term rental. So if you got a short term rental at some apartment, because they have apartments over here.
They have hotels. You can't even see the apartments. But they're over here. But yeah, so that's air DNA. But when you get on air DNA, the way that I created this was taking this data from right here. Here's a zip code.
Here. You, this is the number of listings in that zip code. All you need are these two things. The average daily rate and the occupancy. So let's look at, let me look at, let me look at. Hold on.
Let me look at that zip code. One more again over here. Just to make sure I'm right. But it tells you what, what it actually tells you. Even if you don't want to do your own spreadsheet, they already calculated for you the revenue that you can get 77007.
They making less than over. I'm making over here. This is near the astrodome area. Medical center. Medical center ain't doing too good. Y' all.
Hold on. Keep going down 77003. Doing better than we're doing. 54%.
Occupancy. Let me see. Well, we got 55%. 77021. Interesting. I'm just looking at the 2000s.
Now, this is occupied 15 days out of the month at doggone near 200 daily rate. That ain't bad. Especially if you rent out, you know.
Place in the back of your house. This isn't bad either. Look how high this rent is.
A little over 15 days. 2700. 77020.
I'm just showing y' all how I go through this thing.
That is east side.
Why don't I say it? Oh, where you at?
Greater Fifth Ward area.
It ain't like. Oh, okay, I see the little border right there.
That's surprising.
They killing the game in Fifth Ward. Oh, what killing the game? I mean, highest giraffe coochie killing the game. Okay, keep going. Yes, keep going.
Just want you to just do what the hell I asked you to do. I don't want my finger to have to keep doing this. Oh, 77047.
They have a high rate.
Only. What.
77 listings in that area. Daily rate 249. Killing the game. Where you at? Oh, where you at? What you for, sir? Oh, you got plans. Don't say that.
South Acres.
This is in the.
Talking about the G. Oh, wait, maybe not south. A forsmont might be. But then it goes on down almost to Pearland. It include. Oh, yeah. This is a pretty decent area.
Surprised, though. I'm surprised that the airb Air. You know, that the numbers are so wonderful in that area and they don't have a lot of like you go up here where I am. Hell, I mean, look at this. Everybody over here.
So it's bringing my money down.
But then you go to these little places as you go down that you know. Of course, if there are only 77 houses in that area, you can charge 250 a night because all these dummies in the same area. But don't worry about it, sweetheart, because everybody can't last. Man. That's. Only the strong can survive. It's called survival. Survival. Yeah. So a lot of people are going to get out.
I still don't see.
I'm looking for 77010. Just. I'm just trying to make My point. And I got all off track. ADD is something else do better.
Hold up. Oh, dang. That's where my grandmother now live over there. Oh.
That'S almost a three thousand dollar market. And they had a cute little old duplex over available over there. This can't be right. I got to check. Okay, so hold on. 77016. Okay, so then there's another.
Tool that I use called Price Labs.
I know, girl, I got all kind of tools. Don't judge me. Don't judge me. Charge your mama. Okay.
Because I just be needing to know what it is.
And I am telling you.
Come on now.
This is a whole lot of data too. What I'm actually looking for is a map.
I don't see the map.
Why don't I see the map? Oh, here it is.
Okay, so.
I need to zoom in.
Hugest.
I'm just trying to zoom in right there.
I want this bigger. Oh, there you go. There you go, there you go.
Oh, that ain't what I meant to do. Exit. Oh, that gone. But I mean.
When you do that, going to tell you. So I'm gonna pan.
77016. I'm trying to find. I mean 77.
I'm trying to find my grandma, the neighborhood, y'. All. Lockwood.
Because that's a lot of money over there. It's a whole lot of money in this mug.
Okay, you gonna show me some street names or what?
Okay, okay. We getting there. Golf Chris.
South Lawn.
I keep doing that. Sorry. So sorry. So sorry.
Let me see what y' all talking about. Why this system is doing this foolishness. Can you check 77057? Sure can.
The astronaut. Wow. They still don't know what to do. Still don't know what to do.
Why in the hell did they get rid of AstroWorld? Why did they get rid of AstroWorld and turned it into a parking lot?
That was just plumb dumb.
Hold on. I go to 77057. So that's the medical center. This is north. I need to go in. I'm going in. Go. Freeway. Oh, there's Lockwood. South. Lockwood North. Lockwood, Waco, Trinity Gardens. Trinity Gardens.
Getting out. Where did Lockwood go? Baby, Lockwood don't end like that.
Cross Timbers. Hersh Road. Come on now, quit playing.
East tex freeway. North freeway. Lounge. That's fifth ward. We still not.
East loop.
Okay, yeah. Lockwood. There we go.
Lockwood and Waco.
Crane. That's still Fifth Ward.
Hirsch, Weaver.
Tidwell.
Huh? Little York, you out of my range. You're out of my range. You out of my range. I'm not in cross temples. I'm in a loop, baby. Baby, CDs in a loop. Okay, let me put my lasso around here.
Yeah.
This one is saying it's $350. God dog.
$725.
Calva K, $82.
Average price next year. Wait, how many bedrooms is this? It's two bedrooms.
This is two bedrooms.
Occupancy passed 338%. 34%. Average price, 135.
Some of these have never been occupied. This is occupied. 80% review count. 33.
When it has a low review count, that means that it's fairly new. One thing, when you get into this business, man, you call everybody and big borrow and steal for a review because that's your money. Average price.
Is average occupancy, 54. Average price, 162 bedroom. I mean, these ain't bad. I'm shocked.
I'm really shocked.
Okay, so I'm sorry. I got off. You asked me one question, baby, and I don't went. Hold on. What? You said 770. Let me go back over here. 77057.
Okay. If the up sign would work.
6 7.
Eight, 77744. That's a task of cedar. They're.
4. 747 is doing good. You said 5 7, didn't you? Yep. You did.
55 ain't even doing that great. But it does have a high occupancy. But the prices must be pretty. Well, it's saying the daily rate is 147. That's not bad. Why is the revenue so low?
Spring Branch, here's five seven. So there are 272 listings in that area. Average daily rate of 138. $138. It's occupied. 56%. And the revenue is.
1600. Go over here.
And that's this little area. This is west park and Bering. You would think that they would be better than that. That covers a portion of Memorial. So between Chimney Rock and South v.
Off of i10.
It's not far from where we used to live.
Oh, but see, if it's in that Prospect park range. Camp Houston, that Westheimer range, maybe not so much.
But then you on the edge of Tanglewood, west side. Depends on where you are in this area. What do I keep? Oh, this is camp. I've never been there.
It looks cute. I wonder, do they have food?
Okay, I'm off something. Okay, back over here with y'. All. Hey, shot 300.
All right. You have any other questions for me, Ms. Solo?
That's a little short term rental stuff.
So, yeah, if you need to call me and we'll talk about it further, I think you have my number. I can't remember if I've talked to you on the phone before or not, but.
I'm here for you.
I am here for you.
Hey, Naomi, you made it. I figured out some stuff to talk about. I was texting.
Naomi early. I know what to talk about, y'. All.
So I'm gonna go out. Like I said earlier, my cousin said that we have a red moon tonight. You know what I hate about this? I still got to figure out how to not let my dog on glasses glare in these cameras. Man, that is irritating when you wear glasses. And then my nephew always make fun of me, talking about, I do that a lot. The boy. Don't do me.
Don'T do me. You don't know me like that. But anyway, yay. All right, y', all, so y' all have a blessed week. If you have any questions for me, anything at all that you want to talk about that you want to go over. Like I said, the. The. The channel is changing. I was telling everybody, y', all.
That the channel is changing. Changing the channel. We are going to be still focusing on real estate. I'm going to start doing luxury home tours, talk more about short term rentals flipping as well. As you know, I'm keep talking about my notary public loan signing agent stuff. I'm also going to talk about YouTube growth and how to. How to create and grow a channel on YouTube. We're gonna sprinkle in quite a bit of motivation, law of attraction type stuff. And then it's just gonna sort of be about me, like, so that my family can get to know little old goofy me a little better. Right? So we'll be talking about fashion, and I'm gonna be funny because I'm just goofy and dating relationship stuff. So, yeah, single over 40.
Yeah. But yeah, I'm gonna go look at the moon. Where's my child? It's 10 o'. Clock. See that? You see, people don't know how to bring Madison home. Where are you, looker? You gotta go to school in the morning and I'm not fighting with you. Okay? So, yeah, it's gonna be amazing. If anybody has any other ideas or topics that you want to talk about within those genres that I mentioned, please put them in the comments below. I'm going. Oh, I'm gonna go stupid this year. I just gotta plan out my strategy for. I'm really excited about the luxury home tours, short term rental stuff. I mean, that's on a daily basis. I just need to. You know, what I need to start doing is just following myself around with the freaking camera. And that's what I'm trying to figure out how to do. How to just walk around with the dog on camera just so that, you know, I need to be in the shot.
It's just, oh, how do you do? How do you do that? Like, how do you. Unless you have a videographer that's with you all the time and walking around with you, I gotta figure it out. So I'm doing YouTubes and all kind of stuff, and, well, from what I've seen so far, man, they just set up a. I mean, it has to be kind of scripted because you can't just set up a tripod and just go like that. Unless I'm like, at my mama house, I'm gonna tell y' all this joke, and then I'm gone. So me and Madison was at my mama house. It was. Okay. So it was 99 outside.
And it was 199 in her house.
And I just sat in there, and I started feeling woozy. I was seeing lines on her tile. I was like, oh, my God. And then you got this church music on. It's hell in here. You just trying to make the devil uncomfortable with this church music. And me and Madison just fell on the floor laughing. She just trying to make the devil uncomfortable because why is it so hot in here? Jesus, I got to go. I'm going to my own house. If you can't leave.
It'S cooler.
Lord have mercy. Okay, y'. All. I love y' all life. Y' all have a great week. Take care. This is TJ with solutions by tj. Hey, man, like this video, please. It helps me. Like the video, like the channel. Listen, we moving. We doing other stuff this year, so put in some comments. Let's see what you got. All right, God bless. Love you to life. Bye.
