$unDay FunDay Notary Q&A

TJ walks through her Airbnb setup (break-even around $70 a night, targeting 10 reviews per unit) and her notary business, where apostille work brings $135 to $250 per document. She's selling a $249 course on apostille services and recommends new signing agents start cheap to build SnapDocs history.

Jay with Solutions by tj and thank you for joining me on Sunday. Funday. Listen, I have so much to tell you guys. Baby Doll will not be a part of the show this evening. She is in her cab. I made sure of it. There's no chasing. There's no squeaky toys. Sorry to.
Sorry to disappoint, but I want to talk about a couple of things that are going on. I want to see whether or not know you had an opportunity to. To join the credit thing, the credit event that Renee was having. I want to know how it's going in your area, and I also want to give you guys an update on my Airbnb adventures. And so, yeah, let's get into it. Hey, Ms. Miranda. How are you?
I was a little later than normal coming on tonight. I came on at 9:02. Usually I'm at 9. I had to put baby dog up because y' all know it was a struggle in a fight. She in there looking like what. What I do. But she has to go up.
For all of my people that are joining me on YouTube, sometimes it's a better experience when you get to. I mean, on Facebook, sometimes it's a better experience when you get to YouTube. All you have to do is go to Solutions by TJ in the search box on YouTube and you'll find me.
Good, good, good. I'm glad you're better. Miranda, you were down. Let's talk after this.
All right. So I was trying to wait on a few more people to get here just so that I could give y' all the real deal. The real deal on what's going on with Airbnb.
I do like it.
It's cool. It's cold running the Airbnbs, but it's scary, man. I got nine units at one time. And for those of you who are considering Airbnb. So this was my thing. The reason that I felt comfortable getting nine units was because I said, listen, I'm gonna get a mentor to walk me through it. Now, I don't know if y' all have been mentored by me. When I mentor you, I'm there. I'm. I'm accessible. I'm gonna walk you through step by step, especially when you paying me good money for my mentor. I pay eighteen hundred dollars.
A month.
And that's what, two thousand and something dollars a year? I mean, twenty thousand dollars or something a year. Hold on, let me calculate it. But my expectation is for that kind of money, I really need for you to be accessible.
So, yeah, it ends up being $21,936 a year. So, yeah, I need for you to be accessible. So one thing that I would say, whatever city or state you're in, get a mentor for your in your state that is accessible, that you can talk to, that can actually look at the computer with you. Sometimes when. When we. Meaning me too, when we get too big, we can't mentor people one on one anymore. But when you are scaling and when you take on a hundred thousand dollar project, you need somebody there with you. At least I do. So that would be my first bit of advice is if you are looking for a short term rental.
Mentor, get somebody that's local, that's been in the business, and that, that is exceptional. Accessible when you need to talk. Because I'm at a point right now where, listen, I need for me and my mentor to look at this together screen and screen and figure this out until it's done. I am booking during the week. No, I'm sorry. I'm booking on the weekends, but not booking as much during the week. So that's one of the things that I want to fix is actually, you know, booking during the week. And I can take y' all behind the scenes. Hey, Alicia, how you doing?
I can take y' all behind the scenes in my account.
Let's get it. Let's go.
So what you're gonna see is when I get to my account, people that work with me, work for me. You'll see their pictures and all of that. So the first thing I'm gonna look at. Hold on. Is the calendar.
All right, so this is the weekend that just left. That we just finished.
Gonna hide this. This is the weekend that we just finished here. Most of them have been booked out. Most of them were booked. Looks like all of them. Three, five, one. Yeah, everything got booked. Praise be the Lord. My issue here is. So I'm having. I want to book the Monday, Tuesday, Wednesday days. And my lowest price that I can go to. Let me go to my pricing spreadsheet real quick.
Here.
The lowest. So this is the way that I have eight units. The rent per month per unit is sixteen hundred dollars. This is the per unit utilities fixed expenses for 25.5 days. Right. Of out of 30 days, you know, my total expenses is $1,800 per unit.
I actually want to make sixteen hundred dollars per unit. So the total that I want to make per unit is $2,000. But if per unit on a monthly basis, I make 1800. I won. Yeah. Is that, is that understandable? So when you go down to it, and this will take a little bit of.
This will take a little bit of thought. But. So this is my total expenses, right? The sum of all of my expenses. And then here we are with my minimum break even. So if I divide that number, the 1804 divided by 25.5 days out of the month, my minimum to break even is $70.
But in the Airbnb listing, I add a 9% fee, so. So I can actually subtract this number by 0.09. By. Hold on.
So I can divide this number by 1.9. And this is the lowest that I can add. Lowest price that I can advertise. Lowest nightly price that I can advertise is $64.
So when you come over here and you see this $66, I'm still able to pay my bills on this $66, right? If the dadgum thing books, which I need for it to book, it's not booking. Monday, Tuesday, Wednesday, normal. Normally my bookings start on Thursday.
Everybody is in by Friday, so a lot of them are Friday to Sunday, so. So it's a whole rest of a week that I gotta cover. So that's what I'm trying to figure out.
Just FYI, I wanted y' all to look at that with me. Does that make sense?
Oh, you hear chimes? That was my ac. I'm sorry, was it. Were the chimes too loud? Miranda.
Let me text Madison to turn the AC up.
I'm sorry, did you. So did y' all understand what I was saying on the. On the screen share?
Let me know if that made sense in the background.
Was it too loud, though? Were the. Were the chimes, like, real, real loud? I have. I can't show them to you, but I have this. This light up. This. That looks like shells, and that's what that was.
Hey, Hoya. Awesome. Shy 33 shot 300.
Yeah, so, I mean, that's a part of my issue. Okay, so turn it up higher so that the AC doesn't kick in because they hear these chimes. So turn it up. If it's there, turn it up to, like, 74. But, yeah, so that's a part of my issue. And let me take y' all back there one more time.
And I mean, so there are a whole bunch of different systems that we use.
In Airbnb, and I'm gonna take you to another system. I like taking y' all with me, man. Just so that you can see. This is called Price Labs, and this is something that we use in order to to figure out our day, our nightly pricing. I don't know why this Santa didn't sync for two days. What's the problem?
Reconnect your Airbnb account.
And try syncing your listing.
That is weird. Okay, but I'll do that. So this is, this is called Price Labs.
And so if you look down here on price on Airbnb is showing that 60 something dollars here is showing my minimum price is at 97. And then my weekend prices are going up because I made is in this to try to get the prices up. But I'm con. I'm confused because in my neighborhood, from everybody that I've talked to, man, it's popping over there. So I'm trying to get to a point where I understand why my beautiful, beautiful, brand new units are not.
Are not where I need them to be.
Okay, there's the bedroom filter.
And so everybody else's prices, your current, current price, you don't even see it is down so low. The recommended price for some of these is, you know, $470. I'm nowhere near there. I'm in the 70s. Right?
The market price is 157. The 50th percentile is 110. So.
This is telling me that there are for two bedroom, two bath. There are 142 listings in my area. These are the prices that they're charging. The 50th percentile is charging about $126.
And then when we zoom in, this is my location and these are the people that are around me. So if you look at the people that are right around me, they in the 150 range. Some of them are all the way up into 350 range. Like this average price is 11. 11. You know, I'm saying a thousand dollar. Come on now.
Ain't nowhere near there. So I gotta figure out what the. What the heck. Because they making big bank, man, and I need to get there.
So that's a part of it.
Okay, let me see what questions I have. Can you put an ad for them? For them to put them on the first page? Not through Airbnb. Airbnb won't allow ads. I am a super host.
I am a super host and they do send out emails. But yeah.
Oh yeah, yeah, it is.
There's a lot of money to be made in Airbnb. I just, you know, once the stars popping, it's gonna be popping, popping. But right now for me, and so that's why I kind of want.
I want to get in touch with T.J. to Hunt, T.J. to Johnny because he's local and he's, he has Airbnb. So I've reached out to him. We'll see to see exactly what else I can do. I don't know if y' all have seen my properties, have you? Let me see. I'll show y' all one of them. Show y' all my favorite one. Number three, I think I showed them to you before.
Hold on.
Get to the pictures. But they're brand new. I mean, it's a brand new building. It's beautiful. Absolutely no reason anything goofy should be going on. Let me go to my photos. So I see they're beautiful and I have everything. Bedroom, bathroom, everything is just cool, gorgeous. It's brand freaking new.
So. Yeah.
So rule number one, you know, and I, you know what, when I got my mentor, I thought that I really wanted a local mentor. I should have went with my first mind.
Those that go off Google keywords. Nice. I'm sure it's going to work out. Probably something simple too. So. So I do have.
I have it on Google. I have done a Google business page. I'm waiting to get my whatchamacallit, my postcard in so that it can go live. But I have put it on my Google business page and I have gone off of Google keywords as well.
What are you saying? Those it go off Google keywords. What does that mean? Miranda?
Hey, lawanda. So my furniture came from a couple of different places.
I hired a designer to design six units and she got a lot of stuff from. I can't remember the name of the place, but it's called Dallas something.
And I got stuff from all over Houston. Rooms to go Bell furniture Rooms to go. So what you want to do in the. To make an extra bed is to have a sofa bed, preferably leather because leather is sanitary. You can wipe it off. I mean, a lot of people don't like leather, but if you get like a square leather sofa, be a couch, you're good, right?
But that'll take you from having two bedrooms with two beds to being able to take six people instead. So I have two bedrooms with king size beds in both because, you know, you want to make king size beds are preferable for a lot of people, especially larger, taller men.
But yeah. So all over Houston where I found some stuff, to be honest with you, for the two units that my, my cousin and I did, she did a lot of the decorating at. She got a lot of that stuff from the at home store and from Home Goods and Marshalls and Ross and stuff like that. Hey, Shayna.
Any other questions? Thank you. Shy. So, okay, so one of my concerns right now, the pricing hadn't been right.
I feel.
Like.
I just wish that I had more help looking at the numbers and telling me what to do, since I have a mentor.
So do you have a lot of reviews for your units yet? Okay, let's go to that. I might not have a lot of reviews, but I have reviews.
So I'm saying.
Let's go down because each unit has to have a minimum of about 10 reviews.
And I don't like that overall rating. I hate it, actually. So I have 76 reviews.
I gotta find out, like, what.
What brought my reviews down. And I know you saying reviews per unit, most of them have close to 10.
But I have a lot of fives. I don't know where all of these other ones coming from. Let me see.
These are all fives.
The one thing that I'm not getting, like she said, awesome place. She didn't like the.
She didn't like the location, which is gated. It's in a. An area very nice, clean, beautiful.
Location is getting a four out of versus a five.
It's gated. And it's in a area that's going through gentrification right now. So a lot of investors are rebuilding it. TSU and the schools, you know.
Are up and coming. This person didn't give me a lot of feedback. Accuracy check in. Why her overall was a four, who knows?
Most of these are fives and it's just like a grade. You know, you can have mainly fives. Oh, this one, three.
They were butt heads.
There's a four.
The only thing is the neighborhood is not really high end.
I mean, girl.
The parking is gated. So she felt secure.
Hot in Houston. There were a few nets. Blah, blah, blah. So let me look on here. No, not there.
The last time. Because I am keeping up with that. To the reviews. Hold on here.
So that's the payout.
I know I asked. Oh, here it is.
I keep everything in spreadsheets, child. I don't know why that's tripping.
Hi.
Why does this look like this?
Okay, hold on, folks.
That's weird. So anyway, so a lot of them, you know, I'm one review away from 10. They say when you get to 10 reviews, it really starts popping. This one has seven.
I don't understand why Excel just did this goofy stuff or.
Come on now, quit playing with me.
But anyway, so as you can see, most of the units have close to 10 reviews.
And even one of them has like 11 reviews. I think a couple of them may have 11. So I'm close. Do I have a whole, whole lot of reviews now? I've started like, you know, now I'm jockeying people for reviews because I need these reviews to go up and I need for people to wish list my property. So if anybody wants to.
Help me out, I would greatly appreciate it. I'll give you a huge discount.
But yeah, So I have 11 reviews there 10 there 7 there 9. So at this point, all of them should be at 10 reviews, to be honest with you.
All right, where's my. Where's my browser? Okay, there we go.
Okay. Do you accept corporate leasing using your llc to obtain the units? I do. I do. So I'm gonna. HTTP I'm putting the.
HTTP://airbnb.com backslash p backslash.
Clutch city rentals. Okay. HTTP Airbnb clutch city Rentals. That's the link.
Okay, so let me see, Let me see what we talking about here. Hey, D. Do you have a lot of reviews? I have almost 10. Do you want me. Do I want to meet a unit for use? Airbnb, but I don't know where to start. I don't understand what you saying. Luanda.
Hey, Latonya Smith.
Hey. Dessert teas. So 16 minutes in, I get notified. Oh, man, you just got the notification. Okay, so, Latonya, did you get your rental property with your air, your llc? I did. And so how I got it was.
This guy was building a brand new apartment complex. And so I stopped by, I wanted to see it, and I called the number that was on there and asked could he meet me there. And I just talked to him and asked him, hey, I'd love to rent all of your units. And he was like, cool, long as you can pay for it every month. And I keep them impeccable.
Yeah. So wish listed. If you could just go on, look through the. Look through the properties and wish list my property, that would be a big help to me as well.
Let me know if that link is working for y'. All. Airbnb.com clutch city rentals I'm getting text messages.
Thank you, media.
Awesome. Awesome. Boy, I tell you, the people who love you.
So, media, if you're out there looking at this, let's.
Hook up tomorrow if we can.
Let's hook up tomorrow. That'll be perfect.
So, yeah.
How are y' all doing? What's going on in Yalls world?
So probably before y' all Got on. I was telling you that baby dog was put up.
I made sure she was in her cab this time.
Thank you, Alicia. Alicia.
I do appreciate it. So. But I mean, it's been a good experience. I have really good people who are renting from me. I haven't, you know, the major problem and it's not really a problem because I charge people for it. There's a penalty, but is people smoking weed in my beautiful units, right.
And I just charge them. It's a 500 penalty because it's hard to get. Like when somebody is just smoking all weekend and they have the window up and it's just all in your furniture and your curtains and carpet, it's hard to get it out. And even if you use, I have an ozone machine still kind of difficult to get it out. So I said I'm gonna hit you with that woo woo. That 500 fee and hey, the ballers pay it with no problem. So go on and smoke. Do what you do. Just give me my $500 to. To get this smoke out of here and we'll keep it moving.
Hi Sonu.
How are you?
So, yes. Anybody have any questions?
Hold on, let me see. So let me take that. Okay, so HTT it should have taken me direct.
Should have taken you directly to mine.
There's a P backslash clutch and it's not my picture on there, y', all.
So don't be confused. Somebody that works with me.
These are mine. So I'll give you control. C. I want to make sure.
I want to make sure y'. All. So when you see it, this is how it's going to look. So this is somebody that works with me.
And these are all of my units.
Oh, okay. So y' all were asking for reviews. So this one has a 10 reviews. I just put this one. This is a new one that my cousin just decorated. That's why it has so few reviews. One has 12 reviews.
Seven reviews. This one is. This one is new as well. But that's good that it's already getting that many reviews. 10 reviews. This one should have a whole lot of reviews, but hopefully I can get more. So this one has 12, 11. So yeah, I'm up in the reviews now.
I'm up in the reviews. So let me put this link.
Over yonder.
Hey, lawanda. So I don't, I don't teach just yet. When I get this down, trust me, I'm gonna show you how to do.
When I get it down, baby, I'm gonna show you exactly how to do It.
And you know.
Look d. Look at you.
Okay. You gonna be walking around that squawking, eating them edibles, baby. They. Oh, they go. They process in the liver. They do something different. I just seen some crazy stuff with people eating the metals.
But that's cool. Eat your edibles. Okay.
And they can do whatever they want to outside.
But yeah, as soon as I get everything solid and I'm good, of course I'm gonna show y'. All. Hey, Latasha. So Miranda said zoom.
Got so. And now they're sending out offers for $75 and less. So do you call them Rhonda, and tell them that you're a preferred notary and ask for more?
Of course they gonna try it.
That's all a part of business to see you know, what your pricing is. They got to try to least in order to know how low they. They can go and what people will accept.
What else is going on in the notary world, Y'. All. How y' all doing?
Oh, okay. So, lawanda, I meant to say I want to get an Airbnb unit, but I don't know how to start as far as the verbiage in the unit. So. You know what? L. It's as easy as just going to talk to somebody. To be honest with you, super duper easy. Go talk to somebody. As far as the lease is concerned, you'll just sign what I did. I signed a corporate. I mean, a residential lease. Each unit I've leased separately. I didn't. You. I didn't group all of my leases together.
So Tanya is correct. Like I said, Alicia, that is still my listing. That is it. She's somebody that works with me. She does what we call the customer experience. She's a customer experience manager. So, yeah, Tanya's gonna be on.
You are welcome. So, Miranda, did you call them back and ask them for more, Let them know I'm a preferred. I've been with them for so long, I've done this many. Can. Can y' all up their price of 75?
And I think on the last one, we did one of these Sunday fundays where everybody was telling, you know, which. Which companies pay shorter than 30 days. So what are those companies looking like? Bank serve and all of them.
Mariama was telling me that some people that are just really doing bad, you know, some companies that are really, like, about to go out of business. I've heard that about other places, too, because they're just messing up so badly. So.
One man's bad is another person's good. So hey, let's roll with it.
Those are. Those are the type of opportunities where you say, listen, they are really screwing up. What companies are they working with? Because whoever that company is, they're going to be looking for something, somebody else. That's just how it goes. I can't pay you, and you screw up and then I got to keep paying you. I gotta find somebody else because it's a job and the job has to get done, and I want it done correctly.
What free range do you recommend for a new notary public loan signing agent? What do you mean, free range? Oh, fee range.
So from a. Oh. So listen, I'm gonna have an event and my guys in India are putting, you know, getting all of the signing up stuff together. Hey, Tammy, how are you?
But my guys in India are getting all of the stuff together for me right now. But I'm gonna have an event, and it's going to be called Seize your city. How to dominate in your area as a notary, not a notary, public loan signing agent, just as a notary. Right. So we're going to be going over all kinds of stuff. I'm excited about it. I'll give y' all a link. I'll come back on here maybe pretty soon.
And I'll get back on here and give y' all that link. But just to let you know, that'll be one of the things that we'll talk about. What fee range do you recommend? Listen, as far as a fee range, when we first started, I would. I personally would take every job that they gave me. Any job, there was no fee range. A lot of people stay away from the $30, but a lot of people don't make $30 an hour on their real job. So $30 ain't bad for somebody in that case, especially if it's. It's, you know, not. Not an hour away from your house, it's 15 minutes they are in back. Not a whole bunch of gas. $30 and you get the experience. So what I always tell people is to get the experience with any job they give you. Put those jobs into SnapDocs. As you begin putting those jobs in the SnapDocs. When you get to 25 jobs in SnapDocs, they automatically start sending you more notifications.
Miranda says something critical. She said, Amra has a lot of signings. Y' all solidify pays weekly.
If you're signed up directly through them, they cut back on posting jobs on snapdocs. Gotcha.
And she said that zone is they're taking less money and Miranda said they will not up the price. So I'll just. Hey, don't take it. Go to the other companies. You gonna mind. The market is gonna make you mine.
D. Which course did you pay for and still haven't watched it?
And why, honey.
Why? I'm here for you, though? I mean, listen, when you ready to watch it.
And you have questions, you need to. You sitting on money. How you gonna pay for something and not you sitting on money? Because I'm telling y' all some good stuff.
And let me tell you something. This Apostille. Oh, baby, this Apostille money is unbelievable. Sheesh. Yes, the Apostille money is unbelievable. For real. A lot of money to be made. Anybody else in the house doing Apostilles? Put a one in the comments.
All right. Latonya looking at working on her Sam contract.
How are Apostilles treating everybody?
Look at Crystal Davis talking about, oh, yes, big bag. Big bag, baby. They don't know. But Crystal, you know the funny part about the Apostille stuff is people still sleeping on it. Oh.
People are still sleeping on it. Hey, Tammy. I do every now and then. I don't do them half as much. Not half as much as I used to. I need to start back. I just have not had time. I've been keeping my head down.
Okay. Okay. Well, hey, let me know if you need any help. Dee, I'm here for you. The best way to contact me is through at Support Solutions by TJ.com or.
Yeah, that's probably the best way.
Yeah. Crystal Davis said, oh, yeah, big bag, baby. They sleeping on it. Sleeping. Sleeping on a thousand dollar job. And people worried about a hundred dollar job. Hello. Can't be scared, man. You gotta learn it. And the way to learn it is to do it.
Is to do it.
Crystal said, yes, they are. They all have FBI pastel for fingerprinting. Yes.
Absolutely. The way to. To figure it out, though, is to do it. And that's part of it. So, you know, when we had the Apostille course, we had four different Q& A's. And then people are accessible to you in order to get it done right. So if you have questions, you have people to call and talk to and work it out. And even Sean, man. Sean with death row. Death row notaries with his silly self.
Crystal said, $400 for one card. Crystal, is that $400 for one fingerprinting card for the FBI. FBI fingerprinting card.
All right, Don, you should.
You should. Yes.
That's awesome. It's a lot of Money, y'. All get on it, get on it, get on it, get on it. And if you need. If you are interested in that course, we're gonna have soon.
A part two coming out. But you need to know part one because part one is critical in order to get to part two. So you have to go to part two and the link is scrolling at the bottom of the screen. If you haven't taken part one yet. If you know people who need one on one mentorship, we're also doing that still. We have the group mentorship. Whatever you need, we have it. So let me know exactly what you need. What are you having issues with? Because I'm gonna say this until I'm blue in the face.
My New Year's resolution in January was that you make 10 to $20,000 a month. I ain't changed from that. So let me ask you, are you making 10 to $20,000 a month? If you are not, you need to stick with me. You need to come back to home base with me and let me help you get there. I can't help you get there, though, if I don't know where you at and what's. What's tripping you up, right? Because I'm telling you, I'm giving you the entire game plan.
So for real, I need y' all to tell me what exactly you need. There's no reason you ain't at 10 to $20,000 a month. No reason.
Especially if you're doing a pastel jobs.
What do you need? Crystal, when you say I need that, what do you need? The 10 to 20? Oh, girl, it's doable. You know what.
The $10,000 is like, really? Baseline.
Spaceline.
It's baseline doable. It ain't like real hard hustling, going crazy to do it. It's baseline doable. The 20 you gonna hustle to do that? Yeah, you go. You're gonna shake one. Yeah, you're gonna have to do some stuff. But the 10.
Everybody needs to be there.
So y' all gonna buy the course or do y' all know anybody? What's. What's going on? Y' all talk back to me. I'm trying to figure out what exactly is going on in the industry. What's going on with y'?
All?
Hey, D.
Yeah. Georgia is one of those states with like, you know, like, like our, like Texas with a whole bunch of people just coming in and out. So.
So, yeah.
You have a huge opportunity even with people, you know, Apostille jobs are when a document needs to go to another country. And it needs to be notarized or authenticated. And so it goes through this process called the apostille process.
Toying. You don't have any Hispanic friends. I know you lying.
You don't have one Hispanic friend that every single time she get on the phone and just translate for you.
The basic stuff because. Okay, so here's the deal. When they want a document translated, you have to have a certified translator. All you got to do is Google type in the Google certified translator. Certified Spanish translator, Houston, Texas, or wherever you are. But if you just want somebody on the phone and they actually want to speak to somebody in Spanish and go back and forth, man, get a friend, pay them 25, however much every time they do it and keep it moving.
Okay, so you don't have any friends, any Hispanic friends, any Hispanic neighbors, any Hispanic co workers.
Do you. Can you meet somebody on the street and say, hey, I need a Spanish translator and I'll pay you 25 every time you do it?
Or come on, let's. Girl, listen, we're gonna have to make this work. Come on, come on with me. Going on a trip on our favorite rocket ship. Where are you located? Toyan.
Because I'm just gonna look up Houston. Houston. Oh, I spelled that, baby. H O U S.
Spanish.
Yes.
Houston Spanish translation service.
Same day translators, certified translators. This is for pages.
This is for them translating documents.
But I'm sure that you can get on upwork.
I'm going to say translator on upwork in different places.
Spanish group certified.
Translations.
These are translated jobs.
I'm certain you can find it, though.
But if push comes to shove.
13 best freelance English to Spanish translators on upwork. Remember, I said upwork.
And this is $19 an hour. You probably ain't gonna need this person for no hour.
$30 an hour. So I wonder if it can be prorated.
So I just go here.
$15 an hour. They. That's all they doing is telling you. You know what these people are saying? That's what I would do. Go on upwork.com.
And type in your city or state. It doesn't even have to be your city and state. I'll put this in the. In the chat for you.
Okay? Most welcome.
Now. I'm reading the comments, y'. All.
Oh, you in southwest Houston, Alien. Oh, okay. You're here with me.
Girl. Go on upward. Because those people pay enough for you to pay. Not somebody 19 just to talk for you. That's exactly what I would do in that apostille job, bro. I mean, bottom line price, one page, one document is $135.
And it don't take long to do.
You missing out on money.
So, Crystal, do you have a fingerprinting machine or what do you do your fingerprinting with?
Toy and said that the demand is high because they want to travel toy. And do you have your Google business page up? How are they contacting you?
You missing out on money. I'm talking about major money.
Southwest houston. A leaf, highway 6, richmond. Gotcha.
Yeah.
You gotta. You missing out on too much money, bro. You have to make that happen.
And get in touch with me. Let's talk on the phone. If you need to brainstorm, if you need to do something, let's talk on the phone and we can figure something out.
But I told you what I do. I go on upward.
You did four at 250 each. How many pages were they.
For them to be? 250 each. See, that ain't talking. That is. That is good freaking.
Yes.
Gotcha. Okay. Yeah. So.
Lashawn had a. Had a.
What you call it? Had a yacht. That's my dog right there.
Okay. This last Friday. Perfect.
Okay.
Toy. And that's good money. You made a thousand dollars real quick. 250 each. I'm interested in knowing how many documents it took for you to make how many pages it took for you to make that 250 each. Because normally it's not like regular signing jobs and it ain't 1,000 pages.
Yeah.
So the link to my apostille course is right at the bottom, scrolling at the bottom of the screen.
And let me go. There it is.
Gonna take y' all with me. Yeah, yeah, yeah. HTTP Backslash.
So it's HTTP colon backslash. Backslash solutions by tj.com backslash launch. L, a U N C H. And there it is. So the course is 249. It's going up to 350. But if you can't pay for the full thing, you can pay with PayPal credit and you won't pay anything today. You'll pay it over time.
And that's a steal, y', all, because we give so much juice.
Whoa. See, now listen. That girl made $250 for one notary seal and one pasta pastille. Come on, y'. All. That's ridiculous. That's crazy. People just don't know. But I'm. I'm gonna get the word out. I'm working right now to get the word out.
I'm working right now to get the word out because you working Too hard, man. It's an easier way that people just don't know about. And I'm screaming and screaming it and everybody's scared. And you got to get out of that scad because you don't even really need for the apostille stuff. You don't need to have all of the setup stuff. You, I mean, yeah, they bring the documents to you so you can have a printer, right? But you may not need the, the printer that you need to process the mortgage documents. Everybody is going to say.
Go this way. That's all TJ Saying. Everybody going that way. You go that way. No, you go right here. You're going that way a little bit and you're going this way. $10,000. 25. You see what I'm saying? Yes.
There is. Rj where are you located?
Rj Let me tell you like this. So I'm in Houston. There are plenty of people coming from all over the world into Houston.
Year round. People have documents that need to go. If you have birth certificates, sometimes that gets a little choppy because you can't apostille some birth certificates, but you have marriage licenses, death certificates, divorce certificate, adoption paperwork, all different types of paperwork that these people figure out that they need to have apostilled and they contact, you know, once they go to an attorney and then the attorney is looking for somebody to process those documents. So, yeah, there's a lot of work and like toy and said people are wanting to travel. You're in Austin, so you could, you could double do it because you're in Austin. Because all of the documents have to go to the secretary of state to get the apostille stamp. So you could run a courier service where you can hand walk those documents over to the, to the Secretary of state and you could charge people for that. It's a lot of money in these streets, rj.
Yeah, it's a lot of money in these streets.
And you asked me. Price going up. So we're in the process of. On the last weekend of this month, I'm gonna have an event. It's gonna be a free event. The name of the event is going to be called seize your city. How to dominate as a notary in your area.
Seize your city. Right? Free event. So tell all your friends. I'll get a link together soon, and as soon as I have the link out, I'll give it to you. All.
Right. After that event, the price is going to go up to 350 and then it'll probably go up again. But I want you to know it's people right now who are charging 600 to 1500 dollars for what I'm charging 247 dollars for. I try to get y' all in at the best, you know, at the best, the best way that I can.
But you go to Andre and you go to some other people, baby, you're gonna get hit over the head. Because nobody wants this. This part is such good money. Nobody wants it to get saturated, Right? And it's not because people are scared to do it. They're more scared of the apostille stuff, which is so much simpler and easier once you get it down. You have it. Yes, baby. Wow. I'm just saying.
Toy. And Alicia says.
Hello. Why do did they need apostille paperwork to travel?
Thank you, Don. I appreciate it.
Thank you. Thank you.
Toyin, you still in the building?
That's cool. RJ is in Austin. Okay.
You are very welcome. Very, very welcome. Anybody else have any questions? We have 55 minutes right now.
I'm excited, y'. All. Oh, I love y'. All. Boy, I tell you, man, I could be tired. I promise you. Y' all just pump me up and give me so much energy.
So is everybody on Clubhouse now?
Because I'm gonna be on Clubhouse probably this week. I'll be talking to a lot of different people. Question. Did anybody go to.
Mark Will's conferences? Was anybody in Vegas this weekend?
I want to know how that was. I heard it was awesome. People got a chance to see a whole lot of folks. My friends were there.
I heard it was beautiful seeing people in person.
Okay, Crystal. Yeah. She was saying, why did they need documents?
Oh, wait. Yes, I am. What you talking about? Yes, I am, Crystal.
Awesome, Don. I'm excited about it.
Okay, Miranda. So I'll set up. I'm thinking, you know what? I'm gonna set up Quad Pay and Sezzle as well. S E, Z, Z, L E.
So I'll set those up before the event. Also, just to give people some more options.
Did anybody go to Mark Will's conference?
Hey, Thomasina.
Oh, yes, baby. She was updating her morning. I love it. Thomasina, did you go to Mark Will's conference? I heard it was super nice.
Oh, yes, yes, yes, yes. Come to my event. It's free. We're gonna chat it up for about an hour or so. I'm gonna answer any questions y' all have, and we gonna get to the money.
Yes, yes, yes. Be sure y' all to like this video. Subscribe to this channel if you are not currently a subscriber.
And let's make sure we get the word out.
I know I was looking for Thomasina too, but she was updating her money in the system, so. Girl, update your money.
All right, y', all, we are at an hour. Now, what's the difference between Mark Wheels and John Snish?
They're different people. They have two different programs.
Yeah, they have two different programs.
I've heard of Mark Wills quite a bit. Never of John Snedeker.
I think I've seen his commercials, though.
But both of them have different programs. My personal opinion, man. I mean, hey, I treat. I teach you. I have a mentorship program as well. And I teach you box of rocks, how to get through those documents and how to get to the money of everything. So if you are interested in mentorship, I am available.
Email me at Support Solutions by TJ.com or you can go straight to the.
Or you can go straight to. Let me see if I could find a banner.
Bidley Notary mentorship. Bit. Ly Notary mentorship.
Okay. See, that's why I love Thomasina, baby. All on the apostille now. No tv, no radio, no going out until I Finish it out 20, 20k monthly. I am so not playing. And oh.
Girl, you go make me come to PA so I can dance, dance, dance, dance, dance with you when you do it, because I know you will.
Okay. Yeah, I can put it in the chat. HTTP:// backslash back.
Oh, I'm typing bad.
Let me make sure this is the right link, y'. All.
Yep, that's it.
All right. I just put it in the chat.
So Alicia Toyin said most are powers of attorney to take care of their stuff in their home country.
So people have property, real estate, property, all kinds of stuff where they need a power of attorney is the most common one that I've seen as well. $250. One notarization. One freaking page, bro. She did four. That's a thousand dollars. Come on, man.
Absolutely.
So, hey, y', all, we've been on here for an hour. Oh, yeah. So I thank you, Miranda. So don't forget, another thing that we have is the mystery shopping.
And now you can go straight to that. Let's go on our rocket ship. I'm gonna take you there. Solutionsbytj Club.
I don't know why it says that you can proceed. They have to put the HTTPs that's why it.
But you can go on down for mystery shopping. And here's the link right here.
And for actual. All of my. All of my classes, if you go on Solutions by TJ Club. They are all here and it'll be under solutions by TJ.com really soon. So this is the Apostille training, notary public loan signing agent weekly, the group mentorship. All of it is here.
Yup, yup, yup. Let me see if they put it on my main site because I want it on solutions by tj.com but they haven't moved it over. Nope, they haven't. Still the quiz coming up. So it's on the dot. Club. Solutions by TJ Club.
And I'll put that.
In there as well.
Solutions by TJ Club.
And if you get that warning, it's just because my guys haven't put it over to the main site yet. It's secure, though.
I don't know why I didn't go over to Facebook for whatever reason, but I put it in. I put the links there. I know. Let's get to the 20k. Listen, I love it, Thomasina. Thank you, thank you, thank you. Oh, hey, look, I'm rooting for you. I'm praying for you. I'm on your side. If you need me, call me, girl, you know to call me because we can do it.
Absolutely. Put your head down and let's get it.
All right, y'. All, I love you. To life. I am about to go and take my shower, get ready for tomorrow and hit everything up. I'm about to figure out why this thing has not.
Synced too rich Rash now so my prices can be right. But God bless y'. All. I love y'. All. To life. I'm so glad that y' all are in my life, man. And I just praise God to have y' all for real. That is sincere from my heart. Y' all give me energy that you just don't even know you give me. So thank you, thank you, thank you. If y' all need me, I'm here.
I'm always going to be transparent. I'm always going to be tj. I'm a chemical engineer by education, so I'm super duper smart, but I just don't be. I don't feel like I'm from Trinity Gardens. And I just. I don't feel like being fake. I mean, this ain't the channel for that. I'm just going to be me. That's all I can be. That's a little part goofy, little part funny, little part, you know, real.
And a lot loving and giving out information. That's what you get here. Okay? So, yep, yep, yep. I appreciate it. Thank you Thomasina. Thank you, Miranda and John and Dawn. So y' all have a good week. If you need me, do not hesitate to come home and call me. Give me a holler, whatever. I'm here for y'. All. Y' all know that. So God bless y'. All. Y' all have a great week. Goodbye.
