$unDay FunDay Notary Q&A: How to Get More Remote Notary Jobs

LaTonya Johnson leads a YouTube live Q&A focused on growing a notary/loan signing business and related real-estate pursuits. She promotes a new real-estate channel (Millennial Masterclass), recommends purchasing a Ron Marketing "masterclass" ($45) for marketing scripts and follow-ups, and gives actionable marketing channels (Google Business profile, local chamber, hospitals/elder-care communities, attorneys, title companies, embassies). She describes platforms and tools (Snapdocs, Notarize, DocVerify, Notary directories, Thumbtack), operational costs (ink ≈ up to $100/month, paper boxes ≈ $29.99 for 10 reams), and insurance choices (25K/50K/100K — she carries $100K). She offers mentorship/consulting: document-review onboarding $350 first month then $50/month ongoing; higher-touch real-estate mentorship priced at $5,000. She also gives typical pay and time benchmarks for signings (pay ranges: $35–55 for ~11–45 pages; $75–100 for ~100 pages; $100–150 for up to ~200 pages; typical turnaround 45–90 minutes for 200 pages).

Hello, this is latonya. I am so glad that you all joined me. Okay, so this has been an exciting week. A lot has gone on. I did like I said I was gonna do, and I set up a new.
YouTube channel specifically for real estate that I would love for you to join.
Please.
Join that channel. Please subscribe. It's specifically geared toward real estate. Hey, Sarah, how are you?
I've made up my mind. You know, like I did with the notary stuff. I want to bring everybody along with me. I'm about to go full speed. I'm about to go back crazy because that's what it took last time, and I just kind of enjoy it, you know what I'm saying? So, regarding the real estate stuff, I am going to go crazy and get rich. And so in doing that, the only way that I know how to do it is just give it all that I got. And so I'll be documenting my journey from in the morning when I wake up, doing my normal morning routine, which is looking at my to do list. That's the first thing that I do. I get my coffee, look at my to do list, say my affirmations, and get myself ready for the next day. Hey, Tamika, I'm glad that you were able to come again. On the screen, you'll see my new YouTube channel for real estate. Please, please, please go there and subscribe. It's called Millennial Masterclass Real Estate for Beginners.
And I'll be posting there quite a bit, and I don't want y' all to miss it. Hey, Sean.

I'm so glad that y' all are here. So on the screen. That's my new YouTube channel. Go there, subscribe, get free information on real estate.

Everybody is coming on in. Come on in, y'. All, Come on in the room. You know that old song, Come on in the room. Hey, Demetri and Peggy.
Milan, tjx. Hi. From the atl. I'm excited y' all are here. Hey, Miss Darkness Falls.
Glad to see you, too.
Shout out from the dmv, girl. I do my own hair, so.
That'S kind of a story, you know, Everything ends up being a story with me. So when I was in college, my second year of college, I dropped out to go to cosmetology school because I needed money and I couldn't. I was a chemical engineer major, so I really couldn't work one of those campus jobs. So I stopped for a year, went to cosmetology school, and then came back to college and finished my degree. But I needed to be able to support myself in college, y'. All. So I've been. I've been. Been trying to do stuff for myself. So I cut my own hair. I do my own hair. I'm not one of those girls that can sit in the doggone beauty shop all day, you know? Thank you, though. I appreciate it. Hey, Ms. Monica.
Y' all are good. Okay, so like I said, My new YouTube channel, that's what's on the screen. It's called the Millennial Masterclass. Real Estate for Beginners. Go there, subscribe. Like my videos. Yeah, Ty, this group is growing. All of my groups are growing. Because, man, I'm gonna give you the real information, and I'm giving it to you real raw. So one thing that I told y' all last week that I wanted to do was buy.
Kendra's the other lady who does notaries. I can't remember, for whatever reason, I can't remember her, the name of her channel, notary, signing something. Anyway, she put out this Ron Marketing video, and so I said, you know what? I'm gonna support us. She's a fellow Texan. I'm gonna support her, and I'm gonna go and buy it. It was $45, and I suggest that you buy it, too. You know, I'll leave a link in the comments.
Let me find the video.
For you, and then we'll talk about my thoughts on it.
She gave some good information. She dropped some really good jewels. She did it along with another lady.
And.
I thought that they did a really good job. They gave information that I hadn't thought of, and they called it the Ron Marketing masterclass. So let me get the link.
For you guys, ladies and gentlemen.
Okay, there's the link.
I'm gonna turn this link off, and I'll put that one on the screen.
So, yeah, let's go over it. Let's talk about that real quick. Talk about what I found. So couple of the jewels that I liked the. That she gave in the advanced. Well, let's start out with the basic marketing that she talked about.
She gave it from. She talked about marketing from the fundamentals of marketing, meaning, you know, telling your family and friends, telling people in your neighborhood. She didn't say this, but a great, great, great opportunity may be to go to your local chamber of commerce. Normally they have a publication and a website. Get some type of.
Marketing there where you can put maybe a post or what is that called? Have your card printed in that bulletin. So that could be an awesome way. She also talked about hospital work, getting work at the hospitals by contacting the HR department, the main desk, the charge nurse, et cetera. So you know, you find hospitals near you. People who are in hospitals need a notary quite often. You'd be surprised. They need either a remote notary or.
Remote online notary or a mobile notary. So yeah, contact them. I personally think so. I've thought of hospitals. Hospitals are kind of large. I would say more so elderly facilities.
Elderly care homes and 55 and up communities. Now that 55 and up community and you're the main notary there. Man, that could make. That could probably get you a killing. Because I'm sure that they have various documents every now and then where they need a notary. An awesome thing that she did was give you casual, casual face to face scripts on online script. And she talked about inexpensive marketing material. So I think it's worth y' all checking that out. It's 45 bucks. Like I said, I bought it. In the advanced section she talked about the online presence. And a lot of people have asked me, hey, do I need a website? Well, I have a website for elite mobile notary and that is the business where we hire other notaries. The link that's up there, guys, is the link to Kendra's video.
It's called Ron Marketing masterclass. And so one good thing that she talked about was getting Google business account and setting up your Google business profile, which is cool, you know, because if somebody that has instant online presence. So if somebody Googles remote mobile notary Georgia or in your neighborhood, whatever that neighborhood may be, then you'll be the first one to come up. And if I were you, I'd be as specific as possible. I'd. I first Google to find out. I Google my location, my.
Area to find out what other people are doing and how they're naming that and how they're coming up in the Google business listings. And then I follow that format. That's what I would do.
She also talked about contacting attorneys. You have various segments. People need power of attorneys, affidavits, waivers, just all kinds of stuff. And you have all different segments of attorneys like power, I'm sorry, like you know, family law, probate, real estate. So that's an idea. Contact attorneys who are in your area and start building those relationships for just general notary work. Now a lot of times, of course attorneys have someone, they have people in house to do it, but they don't necessarily have people who will go to their clients. So that's where you come in.
And there is a directory called the online notary directory that again, that's onlinenotary directory.com.
And you can go there. And it's strictly for online or remote notaries, Right? It's strictly for remote online notaries. And then of course you have your Snapdocs and Notary Cafe and American Notary and all that stuff. Stuff we've already talked about, you know, networking with your friends who are real estate, who are in real estate, who are real estate agents, who own title companies. Let them know what you're doing and see. You know, the major question that you should be asking them is how often do you use remote notaries? How often do you use mobile notaries, if at all? Because a lot of people just don't even know what this is, including real estate agents. So that could be something else that they can put in their package of goodies for their clients and let them know it's just 100 to $150 for them to be able to close in the comfort of their own home. Or you know, they don't have to leave work early, they don't have to get somebody to pick their kids up. It's a whole lot more convenient for them to close that way than it is to just wreck their lives trying to do it at the will of the title company.
Ex Fats.
And people who are out of the country. So the embassies. Contact various embassies and find out what their needs are.
And just really, really be creative. So what I love most about it, why I think that you should get this is because she gives a sample attorney call score script. She gives an a sample attorney email script, follow up schedules, sample follow up email slash phone call. Those are priceless. Go buy it. It's $45. It's an investment for your business and you can write it off at the end of the year. It's a business expense, guys.
So what are your thoughts? Okay, can I sign up with Elite if I'm not in Texas? You can. We have, we do notarizations through Snapdocs. So you'll see us in Snapdocs. Right now we are doing mainly tax loans.
So. Well, I guess we're getting other business as well. But we do that right now. So you can definitely sign up New Jersey and Houston. Yes, yes, yes.
Okay. I already know there aren't a whole lot of mobile notaries advertising in my area. Good. So that advertising work on Google Business. Your Google business page, Tammy, is super easy. Real quick to set up. You get a chance to set it up in your perimeter and you know what, let me share my screen.
And let's go there now and see.
Let's see. This is Kendra's Ron Marketing masterclass. And let us see. I want to type in mobile notary. Mobile signing agent, Houston, Texas.
Okay. Mobile notary and signing agent. We travel to you call now for the appointment. This is what these.
Your Google business profile will look like.
Wow. That seal kind of looks like ours. That's interesting.
Five documents notarized. So. And then they also come up in this area. Mobile notary, loan signing agent. What I would do though, I'd figure out what these people did. I'd want to look here and see they have 119 Google reviews. So every time you go to somebody, every single time you sign with somebody, ask them, hey, can you go to.
Go to my Google profile, my Google business profile, you can provide them with a link and ask them to give you a review. That does not hurt because you always want to know how you're doing. So these people have a phone number, yet there is no web, there is no website that I can see, but they have a load of reviews. Oh, wait, I'm sorry, they do have a website.
Okay. One of my dadgum lights went out. So this is their website.
And they show you that they're an NNA member.
And it's a real simple, really simple one page website, man. Can't get any simpler than that. But I would want to see like, I guess what I'm trying to see is, you know, they're saying they're open 24 hours a day.
That's their website, that's their phone number.
And then here are all of their reviews.
A lot of people said they're professional. You know, they categorize it by the words. So yeah, this is this. That's a good idea. What do y' all think?
And it seems like, I mean, I know that, you know, several others pop up but they don't pop up at the top. And these are jobs. I'm trying to figure out why more didn't pop up at the top. Because normally the Google business thing.
Remove that. Let me see. Because normally.
They'D have like three or four. Why is there. Okay, I don't know why Texas made all that big difference. But you see Rhonda's notary, public loan signing agent, mobile notary and signing agent. We travel to you. This is the same one that we just saw. Not sure why this didn't pop up. FM mobile notary. I'm not sure why that portion didn't pop up when I just said Houston, Texas. But as you can see, you know, they show where you're located on a map.
Which is super cool.
Right? You can name your business whatever you want.
American association of Notary. So I think that's pretty cool.
Okay, let me go down to the comments. Can you sign docs on an iPad and print them? If you're doing an electronic closing, you absolutely can.
One of my lights went out, y', all. So that's why I'm looking a little dark here. Let me see how I can fix that. If I can fix it.
I don't know how Y' all stick with me. I'll be doing some bootleg stuff in these backgrounds here. There you go. There you go, honey.
But I sure do appreciate it. Hey, I. I'm just trying to be real and give y' all a real raw information. I ain't trying to be a real estate. I mean, not real estate, But a. A YouTube star, man. I. I just want to give you the really, really good information so that you can make money and win like I am. Because that's what I'm doing. I'm. I'm gonna win. I am winning and I'm gonna continue. Hello, I'm just tuning in. Question. I'm a new notary.
Can you start off as a notary public loan signing agent, or do you need notary experience first? Or can you bill them both at the same time? You can bill them both at the same time. Sign up with the National Notary Association.
Call them at National. Call them. There's a number. Just Google National Notary association and they'll give you all the details. I am going to create frequently asked questions little thingy thing that I'll post because I know a lot of new people are constantly coming and joining our little community. Thank you all. I'm glad y' all are here. I'm glad y' all are getting this money because this is the season. So October is normally the time when signings start ramping up. November, it gets tired and December is all out crazy. I'm talking about you can make thousand dollars a day really, really, simply, really, really easily. So listen, coming in at the right time, I don't offer an online class. Tj.
I'm going back up to see.
Okay. Any lsas in Cali. I've decided to get on the notary bus. I want to keep in contact because I may need extra help to begin. So, Ms. ABCD123, Ms. Tudy, my cousin lived in Los Angeles, Mariama. She did a video going through the document so you can go there and look at that. But she lived in la, so she's very familiar with that area with those documents. And we do mentor there. That's another thing that I meant to tell you all. So Mariama gave me the go ahead because she's the super boss. She gave me the go ahead to say, yeah, let's go on and open this thing up. She feels comfortable with us doing mentoring people throughout the United States.
And we've. Some of you have sent your documents, you know, plain cleared documents for us to take a look at where you've removed all of the pertinent information. And they look just like ours. You know, we're also getting different documents in Houston from Ohio, California, Wisconsin, all different types of places throughout the United States. So, yeah, come on board. So wherever you are, if you want a mentor, please do not hesitate to contact me. I know that I asked for somebody in Maryland and someone sent me. I can't remember if it was you, Monica, or not, but anyway, you sent me an email. I haven't gotten back to you. I've been like, man, inundated with stuff. But I will get back to you this week. My bad. I'm sorry.
I'm so sorry. I am a new notary public loan signing agent from Georgia. What are some companies that I can sign up with to get business? So Ms. Raquel, go. We have a whole community on Facebook called Solutions by tj, Notary Networking and Knowledge. Go there. I've pinned at the top of the page some companies that you can go to and get direct business.
How do I feel about LLCs? I feel like this about LLCs. If it's going to stop you from getting started, if it's going to be used as another excuse for you not to get in the game, it ain't worth it. Do it with your Social Security number.
I personally, if this is going to be your business, go on and set it up as an LLC under your business, begin building business credit and treat it as a business. Take all the write offs because I mean, mainly that's what my LLC is for. I still have to some more paper. I have an LLC for.
Real Estate and notary separately, because I'm in the notary portion with my cousins, and I do. Well, I do everything with my cousins. It just kind of depends on exactly what we're doing. So we have different LLCs for different stuff. But talk to an attorney. Talk to your cpa. I mean, if you're using this as a business, absolutely. But do you need it before you start? Nah, I didn't have it before I start.
Miss Darkness Falls. I got. I've gotten. I've gotten a few signings for Texas Properties and was stumped on the docks. Girl, contact me. You have no reason to be stumped. Shoot me a message on Facebook. I check it on and off during the day, and I'll get back with you.
So Ms. Karen says, because New York is an attorney state, what other work can I do as a notary? You know, they have a whole bunch of suggestions on national notary, the nationalnotary.org website. I would tell you to go there.
You know, can you work at attorney's offices? Is that an option for you?
Yeah, but they have all kinds of different ideas there.
How much insurance should you get? There's a 25,000, 50,000 and $100 option. I have the $100,000 option. So I'd say between 50 and 100.
Zonia.
Contact me through Facebook, just DM me.
You know what? I'm thinking about setting up a text message thing for y' all to be able to text me.
But right now we charge $50 per month for questions just on documents. That's $50 per month to support you and pretty much be your back office and answer questions regarding your documents. So let me know if that's something that you're interested in.
How can you become a notary public loan signing agent in another state when the other state is asking you to do work in their state? Don't understand that question.
You don't have to become a notary public loan signing agent in another state to sign docs. Like, say, for instance.
You'Re in Ohio, you're moving to Texas, but the docs are created in Ohio. But your husband is already here and he needs to sign the docs. Well, as I don't have to go to Ohio and get licensed in order to sign the Ohio documents. I just sign them where I am, in the county that I am, and list my city, I mean, list my county and state on those documents.
Hey, Sal, when you receive an order from coast to coast for 35, do they pay for the FedEx? They don't pay extra for the FedEx. Oh, well, no, wait. That FedEx, they give you this slip that comes with the documents. And yeah, it's already paid for, so they already paid the shipping cost.
So. Yep.
Thank you, marion. I appreciate it.
So abc123 inbox me on facebook solutions by tj notary network and q and a. Join our facebook group.
I love y'. All. I'm so glad y' all are here.
How do we get signed up for your services? Contact me. Drill. Contact me. Contact me on Facebook. DM me. That's the best way. But let me tell you this, make sure that you know you are already.
You already have your credentials because I'm not going to take you on as a client until I can actually help you. And I can't help you if you are not already a notary public loan signing agent. What I do for you is I go through the documents with you. So.
I mean, you know, all of the other information, I've already put it on YouTube, look at all of the old videos. But until you get a set of documents, until you actually get work, I can't help you. So I'm not going to take your money until I can help you. Okay.
So that means become a notary. Become a notary public loan signing agent and then give me a call. Okay. $50 a month. I'm doing $50 a month. Is that for. Is that for those not in Texas? I'm waiting on my. Yep, that's for those who are not in Texas. Okay, so let me be clear for us to go through the documents with you, first time notaries, you've never done this before. Our price is $350 for us to go through those documents with you. For people like Tammy who are pretty familiar with the documents, they've done closings before. They've done this, but they just have some questions on. Hey, what is this box? I've never seen this before. It's $50 for them.
So brand new notaries. It's more $350 for the first month and then $50 every month thereafter for us to be sort of like your back office.
Thank you, Raquel.
Yay, bb. I'm excited for you. Contact me when you get. When you get your background check and stuff in and so that.
So that I can help you out. And I'm excited. I love it, I love it, I love it.
I love it.
So Zonia, girl, I can't post my phone number. This is the world wide web trying to get me in trouble. Contact me via Facebook. Dme.
Ah, look at this, y'. All. Thumbtack is another great resource for leads. So, Miles, tell me about that. Do you use thumbtack? How often do you get leads? How many notary leads do you get? How much are you paying Thumbtack to send you those leads?
Let me know.
Yeah, NNA has a lot of good side gig ideas for notaries.
Who did I set my LLC up through? I set my LLC up through.
Whoa. It was a company online a while ago. Deck.
Cannot think. My cousin did it through Legal. Legal, Zoom. For our notary business. So you can just contact them. I use a different company for my real estate. I don't remember who that. I don't even remember the name of them right now. It was a long time ago. 2015.
Okay. Do you use the same ein, but different DBA for your llc? Yep. That's what I did.
That is what I did.
I'm in Florida. $50 a month. $50 per month. What would be the response time?
I respond, man. I mean, to the people who are paying me, I respond within about five to 10 minutes, to be honest with you. Response time is really good. As we get more people, Mariama and I are going to have to split that out more, I believe. Right now I have about 20 people. And I'm not getting that big, y', all, because it's just me now.
Am I right? I'm gonna react funny sometime. No, I'm just playing. So it's just me. I'm not gonna get to the point where I can't be of good service, so I'm only gonna take so many. I've told y' all that 5 million times before. But when I feel like it's too much, then I'm gonna cut it off. But the good thing about this is it's cyclical, so you won't have a question every day, but I get questions every day. You understand what I'm saying? So it all works out. I mean, it has been working out so well. We go through that first set of documents with you for 350. That's your first closing. Your next closing, you will not have as many questions. The one after that, you won't feel like a pro. And then for the months after that, for that $50 charge, it'll be just, you know, general questions that come up as you see new docs that you've never seen before. So. So I'm telling you, it all works up.
I also do wedding officiant. Officiant. How do you Say that. Oh, that's good, y'. All. The weddings. How about that?
Someone asked Sunshine asked, what's a wedding officiant?
Miles, I know you answered my question.
Hold on, Saints.
Let me get on Drill real quick. I can't even move on Drill. You have everything, but you're just nervous on the docks. Drill, jump in. I got you. Contact me. Take a job. Just push the button. You have to. It's too easy. Tamika got her first job. She goes tomorrow. I'm so glad. Tamika was having issues with snapdocs. She was having ban. And she got her first job Friday when I sent her a notification, and she got it. And the good part about it is the. The lady, the same lady who was rude to her and hurt her feelings, is the one who passed her on to the lady who divvies out the job. So that day, they needed her, and she got the. The signing. We went through the pages today. Mariama answered me back, Tamika. So I'll. I'll get back with you.
I'll text you before I call you. But I'm so excited for her. You. Hey, Drill, quit being scary. It is not rocket science. You can do this.
Yes. Right? All of the extra teachings off.
Okay. At SwearWorks, look up IRS Publication 334. It talks about what is taxed and exempt for notaries. That's really good, you all.
So, hey, go through these comments because we have a community of awesome people, and, man, Darkness Falls gives out the best information.
So how many signings do you book a day? I do that part time. I mean, I'm not the best person to ask. Mariama does 10 a day or more, so she's the person to ask. I'm doing real estate. I have a full time job. I have a daughter. I'm doing the other portions, the business development portion for our notary business. So I'm not really taking a lot of science, to be honest with you. What I plan to do and pick up on it, probably more, is in December. Because, boss, December is just such a good time to eat, child. I can't miss it. It's just too crazy. So. I mean, man, it's too easy. It's too freaking easy to make that much money doing a little bit of nothing in December. So I pick it up then, and then I just go crazy with it.
Yes. Miles said yes. I'm on a $20 a week budget to get leads, and you make about $250 a week. Is that. That's just from Thumbtack. I assume.
And ty contact me to sign up for new mentorship. DM me on Facebook @ Solutions by TJ.
Miss Vegas, Nevada. I feel like there isn't much work here because I only have one other big city and three small towns I can drive to versus other areas have a larger area to come. You're in Las Vegas.
Nah, you shouldn't move, man. Look for on Facebook. Look for groups. Notary public loan signing agent groups on Facebook. I mean, Alicia, anywhere they have houses.
Anywhere they have businesses. They need mobile notaries, they need mobile signing agents. Anywhere and everywhere. Are you signed up with snapdocs? Where are the title companies? How many title companies are in your area? You have to go after it. I mean, Las Vegas, Nevada really isn't that small because I only have one other big city in three small towns. Girl, you should be killing it. You should really, really be killing it. So now you got me curious. Now I can't rest.
I'm gonna add this back to the screen and I want to go back over here. I want to go to Facebook myself.
Talking about it ain't no work in Nevada.
Las Vegas.
Notary public loan signing agent.
Okay, so there's one person.
This is probably another person. Notary networking.
And this Lay paid what you're worth. I'm just looking through this stuff. Let me look for groups.
I'm looking for something that says.
I'm looking. Look, I'm talking about Las Vegas. Hold on. Saints, Nevada, Nevada.
Can y' all just let me in the group so I can be nosy?
That's all I want to do.
So you'll probably have to join a few of these groups because they don't look like they're public. They're like, you see, you know, back here, you see a whole bunch. I want to become a Texas notary. You know, all of these, I'm sure that they have them in Nevada.
And I search Texas all the time.
They have a remote online notary group that may be good for you all too join just to see.
What'S going. Oh, okay.
We can look in here.
Always some good information in these.
Always, always. So I'm going to look for n e v a d a.
Thank you for allowing me. I'm located in las vegas, nevada. Getting started with ron.
That was in june. This person, this was in july.
And she doesn't say Linda Wheeler down there. But as you can see, I mean, you have to go through some of these general groups just to see who's available.
You know, go through them, talk to people. I'm oh. Nevada State Professional Notary Public Loan Signing Agents. This is a group.
Control F N E V A D A.
Is there just one? Says there are six North Nevada plant people. What the what?
Go back.
North Nevada plant people don't want the plant people.
Nevada State Professional Notary Public Loan Signing Agents. This may be a really good one. Let's look at this one.
This group was created in an effort to heal all notary publics and signing agents of Nevada. A place to discuss. Here it is. And it's by this lady, the same lady who we saw.
So it looks like there are 103 members.
And if I don't know how much they post per day. But contact that lady directly and talk to her, I'll be willing to bet you she mentors. If she created a group, she probably does mentorship and all kind of stuff. Don't be afraid to reach out and talk to people. This is your business. Scared people can't make no money, honey.
Okay, back to y'. All. I'm turn that off.
Okay.
Let me go on down. I have a lot of comments.
Miles, we have some questions about that notary. I mean, that wedding officiant.
Oh, C. Hunter. She said, C. Hunter said you need to hit more zip codes. So hit more zip codes in the Vegas area. C. Hunter and see. Hunter, how many jobs do you get from a notary standpoint? How many do you get a month? How many do you get a day? Let us know what your stats are.
Sean, I don't know what you're talking about. Now, you know, you have to be more specific. What's this Fidelity thing I keep hearing about? Are you talking about signing up with the company Fidelity or Bank Serve? Those are companies that you can sign up with because I believe they take brand new notaries. They accept notaries at least once a month. Some of them say you have to have two years of experience. Some of them don't even care. What I tell my mentees is, don't worry about that, man. Let people know that you have a mentor who's been doing this since, you know, over 10 years. Mariama has done over a thousand signings. So just right off of our credibility.
Okay? Wedding officiant is a person that marries people.
Sal, what is the ratio need for remote notaries in Texas? When do a remote. When do a remote real estate doc. Signing with multiple signings? When doing. Do you have to pay separate fees for each of the signers? If we have to pay separate fees, the profit.
Okay, Sal, I think I understand your Question. What is the ratio need? I don't understand what you mean by the ratio need for remote notaries.
I don't understand that. I have not done a remote online. When you say remote, I'm assuming that you mean remote online notary. I have not done a lot of those. Well, I haven't done any of them that included multiple signers. It always just included one signer. Now in person I have. And do you get paid more? No, you don't. Normally it's no more than three people. You sit at the table, pass the documents clockwise. So the first name, the name of the, the person whose name goes first on those documents sits right next to you on your right hand side. Then the next person who's assigned, then the last person. So the documents will go in a counterclockwise order and the last person hands you back the documents and you put them in the file. Somebody asked me, talked about this weekend, I think it was Tamika. She said, well, do I have to? You know, in loan signing service they're talking about, they talk about putting the documents in a specific order before sending them back to the title company. And what I found is they want you to send them back the documents exactly like they had them within the documents with, like they had when you received the pack. They want those documents in that exact same order so you don't have to worry about going through, filtering stuff out. Make sure that, that all of your documents stay in order at the closing table. So the exact way that they're printed is the exact way that you send them back to the, to the signing agent or the signing company that hired you.
Is there an actual need for remote notaries? I believe that there's a need everywhere.
And also Sal, when you become a remote notary, you can do remote notaries, notarization work everywhere around the United States. You're just letting them know that you know, you're doing that from Texas, but you can notarize documents from around the United States. Yes, there's a need. The last time that I looked for remote notaries, there were only like out of the whole state of Texas, it wasn't even a thousand. So I think, I believe there's a need. From the mortgage standpoint, I'm seeing more mortgage closings being face to face than I am seeing remote online. But again, I have not actively gone out and sought mortgage closings from a remote perspective. It appears as though more title companies want you to be face to face. And if you are uncomfortable with being face to face and still want to make that money? What I'm telling my clients, my students, is meet somebody in a parking lot, a Starbucks or some restaurant parking lot, park next to each other, hand them the documents that way, and then call them on the phone.
And so both of y' all are breathing in Yalls own air. You don't have to wear a mask, and it's much safer.
Okay. Zania, is there a conflict of interest if you are a graduated minister who's authorized to. I have no clue, child. I don't know about the. I don't know. I don't know about that. Anybody. Can anybody answer her question? I doubt if there's a conflict of interest. If you can officiate and notarize. I don't see why there would be. Because the conflict of interest usually comes into play when it's family. When you're doing something for your own interest that affects you, then there's a conflict of interest. But don't gay. That ain't my expertise. So if somebody else can answer. Okay, See, Hunter says I live in Houston, but I have friends who work in Vegas. Refi, Cash out and reverse mortgages are hot right now. Gotcha.
I'm new on snapdocs. I get two or three offers a week, mostly on Thursday and Friday, I'm assuming when everyone else is busy. I just feel it's more signing agents than work.
So you have all zip codes listed on your profile. And, Alicia, you cannot just.
You can't just wait on snapdocs. You have to be aggressive. The people that you work for from snapdocs, when you've gotten closings, call them back every day. There's a list that I have in Solutions by TJ of different title companies and companies that you can call, make friends. Look at last Sunday's video that I did with Mariama and Sean. We gave some jewels, Alicia. So look at that video. Because you got to get out there and you gotta. This is a business. It's not gonna come to you, especially at first. It's a momentum business. You go out there, build the momentum, and that momentum will come back to you.
Timothy. If you benefit financially, you have a conflict.
That's good.
So I guess an officiant. Officiant. I know I'm saying that wrong. It just feels like it's rolling off my mouth. So, Timothy. So would she more than likely have a conflict of interest if she is a minister.
Being the officiant for our wedding and the notary for that wedding?
Miss Solo.
Can I take the loan signing course? While I'm waiting for my notary commission contact, I know people who are doing that simultaneously, I believe.
Contact the National Notary association. And that's where you take the test. So contact them, ask them. Okay, so I need to become a notary and I need to. I want to be a notary public loan signing agent. Can I go on and start the training and just.
Purchase both of those right now so that I can have everything ready once I'm fully commissioned?
TJ you asked how many. How much do I supply. Spend on printer supplies a month? I mean, in a month's time. I mean, I'm not good to ask, but I can speak, I guess, for Mariama. She'll probably buy ink.
She always keeps extra ink and so do I. So I probably buy ink. I'd say ink is the most expensive thing for that dog on printer. And paper, you can buy paper by the ream. So you can buy a big old box of paper with like three reams of paper in it.
And you can get even bigger boxes than that. And.
I say the ink cost about. It's less than $100, but I'll round it up to 100amonth. And then the paper, I'd say maybe another.
40, $50 a month.
Not much.
Okay. As a remote notary, you have to pay a company to check the signer's credentials, right? Driver's license, etc. Yes. So as a remote notary, I'm I, Latonya Johnson, am signed up with Doc Verify. And that's who checks the credentials, that's who checks the driver's license and all that stuff.
Is there a need? I've heard, you know, so I met this guy when I went to Lake Charles. Sal. I went down there to help them out through the storm because so many people were devastated. And just so happened that I met this guy from Houston who was volunteering as well. And he said that he's doing remote notary work through.
Not notary Cam. Notarized. Notarized. And he said that you just sit on the computer, they bring clients to you and you get paid $20 per client. It's like one or two documents per notarization. So if you're just sitting there, my personal opinion for one document, $20. That's not bad. That's good money. So that's. I would check.
Hi.
So cost for my services, 350 for the first month and then $50 every month thereafter.
And.
Okay, darkness falls says 10 reams in a box.
She just purchased a box of Paper from Office Depot for $29.99 and there are 10 reams in the box.
Okay, tj, please tell me if I'm wrong. I completed the signing and hand delivered the docs and check to the title company here in San Antonio versus. They were so happy about it. They allowed me to introduce myself with the signing service.
Was pissed.
Okay, so, Sarah.
So one way.
The notary company, the notarization company that hired you, they were pissed because they feel like you went behind their back to their client. Because now that client loves you and can send you direct business and they don't have to go through that company anymore. That's why they were pissed. So they may have blocked you. Cool. Don't worry about it. There are other companies available. What I would do is build off of the relationship that you have. I've told y' all before, go to every title company that's in your area. Your particular. The benefit of working with you is that, hey, I can drop docs and the check off the same day because I live over here, so I don't have to send it via FedEx. You don't have to wait. Give me the job and I can bring it to you immediately. Now that means that that direct signing, they may have paid the signing service 150. The signing service is giving you $100 for that job. Yeah, they were pissed. They shouldn't have hung up in your face though. That's just ridiculous. But that's why they felt like that. They felt like you were taking their business and you really weren't. More than likely. But since they gonna act funny, go on back to the title company and, you know, ask them. Go make friends. Talk to somebody there and say, well, how often do y' all need remote notaries? Because I'd love to work for y' all directly and give them your information. How often do you need remote notaries? Do you ever need online remote notaries? Let me be your go to girl to get all of your business and take all the business.
That's what you should do because you were not trying to be funny.
Yeah, Tanya, they didn't want you to go direct, but I mean, that is an excellent. You know, they didn't. You weren't even thinking that way. I'm sure.
That'S crazy. You were not even thinking that way and they got pissed. You're very welcome, Sal.
Okay, so lady wisdom, do you use notarize also? And let me know, you know what, how much you get paid using notarize? How often you get Signings tell us that for Sal and everybody else for who are interested in information on the remote online notarization portions.
Tammy said the hate if you reach out to the title companies directly. They try to. Girl, don't worry about it. Listen, Sarah, keep it moving. Everybody has made a mistake. Mariama has gotten blacklisted from some people for stuff that wasn't even her fault. But the, you know, it was a notary company. The title company got pissed off at them so they had to just fire some people. And yeah, it was crazy. Don't worry about it. Go get your money. Go back to the title company.
Okay. Styling with Ms. Nessa in North Carolina. A notary is not authorized to perform a marriage ceremony unless he or she is an ordained minister or magistrate.
Michelle, I have no clue of how to become an NSA loan signing agent in multiple states. From my understanding, you have to become a notary public loan signing agent in the state in which you reside. Somebody else can answer that.
Thank you for putting that question.
Let me go to the bottom.
When buying paper, is it best to get legal? A letter always get legal size. I print everything on legal size because I have a dual tray printer and I can print both. But they. Never mind. When I print on legal. All legal documents unless they say otherwise. I have letter size paper available, but it's easier for me to just print it on all legal unless they specifically put it in their directions. Please use legal and letter size paper.
T.T.J. are you or anyone else on here doing reverse mortgage loan signings? I know a lot of people who hate it.
I've done it before. I didn't have a problem with it. Why do they hate it?
Karen? So through snapdocs, you're paid what you're paid. There is no negotiation. If you start negotiating with them, more than likely you, you know, you just. They just won't send you jobs. They won't send you work. So they won't tell you. I'm not sending you anything. But there is no negotiation if you don't want to. If you don't like what they're paying, then don't accept the job. But there is no extra charge to. To drop it off. It's just. It is what it is. But like I said, you know, if she went direct, she probably get 150.
Hold.
Mm.
I'm looking at questions.
I just saw something fly at the corner of my eye, y'. All. So if I break this table down and run everybody, don't, don't bust out laughing because I just saw something Fly. I'm just let y'. All.
I don't know what that was. I don't like flying stuff.
Well, honestly, I don't work through them yet. I have had documents notarized through them for myself and the services. A1. Okay, awesome. Perfect. Start working for them. Anybody else work for notarized?
Okay, somebody says if I'm spending. Okay, if you are spending over a hundred dollars a month for toner, you are paying too much. Ink is expensive, but toner is not. You should be using a commercial laser printer. My generic toner is less than $15 on Amazon.
Well, Rochelle, a lot of these new printers will not accept generic ink or toner, which is crazy. Mine will, because I got it a long time ago. I have a HP 470 or something like that. So mine will. My mom's brother will. But a lot of these brand new printers, you can't even put the doggone you generic toner in there, which is crazy. So I get it.
The size of the packages are 200 plus. Yep.
Oh, is that why they don't like the reverse mortgages?
I mean, you know, I've done refis, I've done new. New sales. You know, that's kind of what I expect in a mortgage. Closing is anywhere from 100 to 100. Anywhere from 150 to 200 pages for all mortgage closings.
Yeah, the refi is less paper.
Oh, wow. Michelle, you said you pay $15 and it lasts at least two months. That's good.
Oh, wow.
Okay. So you've been doing the reverse mortgage applications, and they're paying 125 for the application alone. That's good. Hey, JJ, I did a whole video on. Stop laughing at me about this book, Sean. I'm gonna be out of here. You heard me. I'm gonna knock all of this stuff off this table trying to get out of here because.
But yeah, that 125 is good just for the applications. And. And Sarah, I think she's talking about the reverse mortgage applications.
Jj, I did a video on the best printer. Take a look back through all of my videos. And I recommended some printers down there. The links to that, to those printers that I recommended are within the description of that video.
Robin says you can become notary in multiple states that are close to each other. Check with your state to confirm.
Terry, how long does it take to get a first signing?
Terry? It depends, honey. I've had people who I'm mentoring who were getting notifications before they even got fully certified. And then I've had Clients like Cynthia and Tamika, who fought like heck to get their first one. Now Cynthia is on and popping. She's getting, you know, notifications. She's in there now. She's done more than 20 signings, so she's getting more and more notifications. And I still send her stuff. And Tamika got her first one based on me sending the notifications to her, which I'm going to continue to do. And I'm probably going to ramp it up. This week, I'm sending her everything, so all I need for her to do is click. But, I mean, that answer kind of depends on. Make sure that your profile is filled out correctly. Make sure that in the additional comment section, you put not only the area codes that you work, but the counties and the names of those areas. Mine is latonya Johnson. You can check my profile just as a reference and, you know, just as a template.
See, Hunter, there are a few states you can have dual commission, like Washington and Oregon and people who live in the dmv. Gotcha. That makes sense.
Okay, how can I control my distance when traveling? Can I choose how far to go? ATL traffic is a headache. Absolutely. I mean, through snapdocs, they give you the information. They tell you what zip code so you can look up that zip code real quick and see if it's too far. And don't take the job.
Absolutely. You can choose the time. You pick the jobs that you take. Nobody is giving you a job and saying you have to do it.
Ms. Solo wants to know what type of printers y' all have. The printers that I recommend are the ones that my mom and sister have, and those are brother printers. Like I said. I did a whole video on them.
If the docs are 200 plus pages, wouldn't that be more pay?
The pay is gonna be anywhere from 100 to 150 for up to 200 docs. So from anywhere from 75 docs to 200, it's gonna be the price that they'll pay, depending on how. Now, if they're real desperate, they'll pay that 200, but normally it's about $150.
Lady Wisdom, what did you see? You saw a book, girl.
Hey.
Y', all, don't play with me.
Lady Wisdom, did you see a bug behind me? Don't play because I'm gonna lose it.
Madison was making fun of me, talking about it was this big old white spider. Somehow she got in my Jeep Wrangler. I call her She. I don't know why, but she was. I I'm not exaggerating. She was about that big with those legs.
And she come out at night. I thought Madison was playing. She said, there's a spider, mom, behind your head. And I'm thinking, girl, quit playing. Because I was on FaceTime with her. Why am I driving? And that gum spider was really behind my freaking head. Carol, I beat em. Wrecked as a newbie versus a pro. What is the average signing duration? Depends on how many documents have there are. For 200 pages, when I was brand for my first signing, it took me about an hour and 30 minutes. For my second signing, 200 pages, it took me about an hour. Now it takes me 200 pages, about 45 minutes.
To go through all those documents. And I really don't mind. 200 pages. It's really not that bad.
Y' all are welcome.
Yeah, Karen, check that printer. Check that, that paper.
Yeah, I love our platform too.
One hour to one and a half hours. Yeah. For 200 pages. That's. That's absolutely right. But I'm telling you, I mean, even my mother, my. I say that all the time. She has a shirt that says, when she was 69, she wore the shirt that says, what? I'm down there 70. Like that was her answer to everything. What? I'm down there 70. So I always say my 70 year old mama, she's 72 now, but it takes her about 45 minutes. 200 pages, 45 minutes. If you're interested in marketing, if you're interested in mentorship, please DM me direct message me.
On Facebook at Solutions by tj.
There it is. I will post it.
Do you need a professional headshot? You don't need a professional headshot, but you need a nice one. I would recommend a nice picture. Even if you took a nice picture with your phone and you can look actually.
Where did I go?
Hold on, y'. All. I'm gonna. We're gonna take another trip on our favorite rocket ship. So. Houston signing.
Agent.
Okay, so what I'm looking for here is snapdocs because I want to show you.
Okay. Notary.snapdocs.com and I want to show you some of the headshots. So, I mean, look at Ms. Kim. Now, I don't know if this is a. It looks like it may be her house, but that is a pretty picture. She might have just took that on her good, you know, in her good chair. That is a really pretty picture. So a picture like that, if you can take it with your phone, these people look like they took it with their phone. This is a pretty picture. She looks pretty in this picture to me. It looks like it could be a casual, you know, just pretty picture. I'd say I can't see her face. And I do like to see faces. I like Michelle's picture. I like this picture. I like. Okay, I'm saying I like too much, but you get the drift.
And this is Mariama's best friend. This is Asia's picture.
Where's my picture? We're like on the first two or three pages. I took my picture sitting at my desk at work. Let me see. Look at Mariama's picture. Oh, she looks young.
Now. I'm feeling stuff crawling on me, y'. All.
Oh, I got paranoid. I'm gonna have to let y' all go.
Dang, I was on the first page. They done knocked your girl down.
I'm looking for my picture.
There I am. See, I was at my desk.
That's my picture.
So, yep, that's how I come up. So long story longer. You don't have to pay money to take a picture, child. Just get in the game.
Snapdocs have a special section for Ron. Job notifications are all put under the same bucket. All put under the same bucket. If there's a job that goes out, then they send it out. I have not gotten one notification for a remote online notary from Snapdocs. I'll ask Mariama. Has she. But I personally haven't.
Oh yeah, so I have Darkness Falls. I have the HP LaserJet Pro. I think mine is a M478 Dwell.
Genuine Toner. So can you put the. The generic toner in yours? Because I have a laser. I have an older version and I can put it in mine, but you can tell the difference too.
Hey, Ms. Beautiful Chaos. I'm a new notary public loan signing agent. No signings yet. Willing to take the low paying jobs for now just to get the experience. How do I later negotiate more money?
The only way that you can go negotiate money is to go direct and you have to stay within the pricing of your market or you won't get any jobs. So I mean, that's just the honest to God truth. A lot of people who negotiate on Snapdocs, there really isn't any negotiation. If you want the job, click, I'm available. If it's paying too little for you, then just ignore the notification. But negotiating money.
There are some rules of thumb that you can use. For instance, anywhere from 11 to 45 pages being paid between $35 to.
35 to $55 is pretty good.
A hundred pages.
And up. Anywhere from $75. Well, 100 pages to 150.
I'll take anywhere from $75. Normally I don't, but I've seen people do. It takes $75 to up to like 100 bucks. And then for more pages, 200 or so pages, I'll take 100 to 150 bucks.
Oh, lady.
Ah, lady wisdom, girl.
I love it. Y' all are talking about the printers.
Okay, I'm trying to see.
And darkness fought. That's what a lot of us do. Like, I got a lot of signings from Viola. I was Viola's girl. So they sent me and my family a whole, whole, whole, whole lot of.
Whole lot of.
Signings. And yeah, I knew their docs. I had them memorized. All of them.
Okay, honey bunnies, so this is coming to an end. I love y'. All. Have a great week. Also, do not forget to go to my YouTube channel. My brand new YouTube channel.
It is called the Millennial Masterclass, and it's awesome. It's for real estate. Let me take you there. Now.
Let me go to my channel. This is the video that I did earlier today.
It's called the Millennial Masterclass. Real estate Invest real estate for beginners. And in this, I'm going to be showing everybody, you know, my routine, what I do on a daily basis.

There are no exceptions to that. So because I hold hands and I go out of town, I do whatever I need to do to get get yalls deals closed. And plus, I bumped my head enough in enough areas where y' all don't have to. So me holding hands, I'm by. Thank y' all so much for subscribing. I appreciate it. But, yeah, I'm gonna walk y' all through my routine, and a lot of it is mindset, so I'll be teaching you about the mindset. How I wake up in the morning. Now, that's the biggest thing that there is to talk about. And I, you know, I'm gonna be crazy, y'. All. I'm gonna do it in my road because that's how I wake up. So, you know, going to be shooting a video in my robe from my phone and sharing my screen with y' all early in the morning so that you can see what happens and what goes on and how I get my mind prepared for the day ahead. Not just the day, but for the week. All right, thank y'. All. I love y' all so much. I appreciate y'. All. We are getting rich, y'. All.
