$unDay FunDay Notary Signing Agent Q&A

YouTube live titled "$unDay FunDay Notary Signing Agent Q&A" (creator: LaTonya Johnson/TJ; uploaded Feb 7, 2022). TJ discusses how notary signing agents can get more direct signings—emphasizing outreach to real estate brokerage firms and agents, in-person networking (BNI, local events), and online channels (Google Business Profile, Thumbtack, social media, Google Ads). She also warns about professional risks, explains fiduciary responsibilities of notaries, and recommends Notary E&O and professional liability insurance; the stream includes viewer Q&A on 1099s, marketing tactics, and community resources.

All right.
Tell that ugly Oswald that I am one minute early today. This is Sunday Funday with solutions by TJ and hello, everyone. How y' all doing today?
Well, it is Sunday again. We have Valentine's Day coming up.
On. Is it next weekend? Yep. Valentine's Day is next weekend or Valentine's Weekend, the weekend before Valentine's Day. Also the super bowl and this week on the. On the channel. I really want to go over marketing again. So what I've been doing, I've been doing a whole lot of.
Strategy calls, just free strategy calls. Getting on the phone with people who book a call with me, and we go over various topics. I personally enjoy doing it because I like helping people. Right. The only part that I don't like about it is when people don't make it and stand me up and I'm sitting there waiting, and my time is valuable. Hello, people. So then that's what made me stop doing it last time. That's why I stopped, because why did the lighting just change? That's why I stopped, because people were standing me up. But. So there was a common thread amongst all of the trainings, all of the conversations that we had, and that common thread was, people want more signings. Everybody wants more signs. Everybody wants more signing. So I want to talk to you guys and find out, how are you getting signings? I mean, I think I said this a million times last week. Just like Michelle Obama said, when they go high, we go. No. When they go low, we go high. Right? And my thing is, when they go left, I go right. Hello.
So I have my own ideas. I was gonna make a video out of it, and I probably still am. For the people I know I'm messing with this thing, y'. All. Sorry. I'm trying to get it right. But for the people who don't watch these videos, I'll probably still make a video on just what my thoughts are. Hey, hey, hey. It's way too much rattling over there. But just what my thoughts are regarding, you know, various marketing strategies. I just uploaded a video. If you. If you guys have not watched it, I had a call with Sierra. It was amazing. She's doing. She's killing it with thumbtack, and she tells us about her experiences. She just moved into the Houston market and was instantly able to get business through. Through thumbtack as well as direct business just coming into this market. So that is incredible.
Incredible, incredible, incredible. People are always tell you how saturated something is, and they get in this market and they like, oh, shoot, it's not that bad. You know, they instantly get business, and that goes with any market. Things always change, man. And I'm a big proponent on it. It's your energy, too. So I'm looking at my phone to make sure that I see this dog on lighting. Keep change on that on the computer. And I don't know why. No blue. So I'm looking at this to see what's going on.
Yeah. See, the lighting keeps going from.
From low light to highlight.
Okay.
Okay. Picture looks good. All right, so thank you for the like. If y' all want to have a better experience on this and come over, come on over and talk to me on YouTube. Just go to YouTube and type in Solutions by TJ. So here's my thought about.
This marketing thing. Number one.
Number freaking one on my channel. If everybody is going to the title companies and getting direct business through the title companies, who brings the business to the title company?
The real estate agents.
Yeah. We need to start making contacts, building alliances with real estate brokerage firms. I didn't say just agents. I said the entire firm, the entire agency. We need to be their go to mobile signing agent. And we need to teach them, educate them, help them to understand what our value is. So everybody is going to the title company. But the. But the real estate agents are the ones who take their clients to the title company they actually choose because most clients don't know about a title company. So who is it? It's the real estate agent. We need to start going to the. The agencies that are in our neighborhoods. And when you see a sign out in your yard, in your neighborhood, you need to call that sign and build a relationship with that agent, whoever that agent may be. You need to start doing that. That's number one. If you don't take nothing else from this and you can hang up right now. That is number one. Number two is just getting out and networking. I have a friend, Toni Harris, who, I mean, man, she is a master at networking, and I want to get her on here so that she can give us some pointers. She's definitely going to be on. On the membership site, just going over some stuff and giving us some pointers on networking. Because you can't sit in the house and think you just gonna get business. Just like I can't sit in this house and think, I'm gonna get a man. Hello. My sister wore me out today.
My little sister wore me out, and my cousin about getting out of the house and doing something different. And I think that's what we all need to do right. We can stay in our comfort zones. We don't like to talk to people we'd rather call. We'd rather send an email and hide behind our safe comfort zones. But you have to get out, get in front of people and let yourself be known. Let them see your beautiful personality, your gorgeous smile, and know your face. Be able to put a name with the face and. And, you know, make these contacts. And just by being out casually. Listen, you don't have. This was my thing. I live in the center of everything, and I don't know why it hadn't clicked on me. Tj, you could just go down there for an hour, spend one hour, and come your little self back home.
And you already done it, right? So that's what I charge you with. If you're anywhere, you need to have some type of flyers or something in your purse, in your back pocket or whatever so that you can talk about what you do and give your card out. When you meet different people out and about, always have something on you so that you can, you know, give your card out. And one of the things that they used to do in sales was. How many people have you told today what you do? Is it five people, 10 people? How many people a day do you tell? You want to grow your business, but you're not telling anybody. All day, every day. All day, every day. Your banker, every place that you go, they should know. Oh, okay. She's a notary public loan signing agent. You should be the notary public loan signing agent that everybody knows. When you go everywhere.
And they have a flyer, they can call you or they can refer people to you. What about your.
BNI location? The business international. What is. Okay, let me look it up. Hold on. I'm gonna take y' all with me. But it's a networking group. Excuse me. I was trying to share my screen lord did too much.
But it's a networking group.
And it's called bni.
BNI.
Business Networking Company.
Here it is. And they have chapters throughout the United States. And you are a part of an exclusive network dedicated to helping individual various businesses grow. So you get into this network, and.
You'Ll be the only business owner that does what you do within that network, if that makes sense. So there won't be two realtors, but everybody in the group, when they hear about something realtor related or will refer the. The people to you.
So definitely, definitely, definitely consider that.
So BNI speak to the agents, get out and network. And that BNI is a part of the networking that I'M talking about.
Okay, y' all gotta look at that video with Tony. I mean with, with Sierra because we talk about, you know, I'm just. She was found by the Oprah network and she's doing weddings on Valentine's Day. So it's a really good video. She was really, really interesting and I enjoy talking to her on that video. So if you haven't watched it, go back and watch that video about thumbtack. Her talking about thumbtack, her experiences in the Houston market so far and what she wants to do in short term rentals. We go through that and I talk about the market here. It's incredible. So.
Yep, yep, yep.
So am I clear on yalls in. I want to make sure that the video is still clear.
Okay. Yeah, Looks like I am. Awesome sauce.
Okay. Because the video that I did. Listen. So I did that video with Sierra on zoom. I don't know why. When it uploaded to YouTube it's glitchy and I didn't catch it. So now it's up. People are watching it. Do I take the doggone video down? I don't know. Well, I tell you, this is. I don't know. Shucks. I don't know what to do. I kind of want to take it down because it's glitchy and re upload it but then it has already started getting some momentum and stuff from different places. So I don't know. So close your eyes. Don't look at the video. Just listen to it because it's some good information. So I want to hear from you guys. There are 14 people on here. Come on over or sign into Streamyard and let me know what you're doing. For advertising. I always talk about Google business and your Google business page. I get a lot of leads from my Google business page alone. And note that you can't just have the page up. You have to post every once in a while. You have to.
Intentionally get reviews. Right. My. My little sister was talking about being intentional in everything that you do. Be intentional. And I'm gonna have to sit with that for a while because you know, you go out with the intention of such and such and such. You post with the. An intention. Right.
And that really moved me. So I just gotta soak on that word for a while. But be intentional in. In leaving.
Okay, Libby, thank you. Thank you. Girl. That glitching was getting on my doggone nerves. I was so mad when I looked back and saw the glitching because the original video doesn't glitch. But yeah, be Intentional about what you post and.
And all of that. I wanted to take y' all somewhere too. I'm gonna add this to my stream.
Man, what in the heck is going on.
With notaries, man? I'm seeing so many, like I get alerts on my phone and if y' all don't get alerts for notary stuff, you really should consider it because it is like I'm seeing so many dog on notaries, baby, you get in trouble, that's the first thing they gonna say is she was a notary. Oh, here it is. Former notary spared Jail on appeal.
Terraina Notary arrested. I. I don't know how to pronounce that. For extorting money.
That's in Albania. I don't. Is Albania somewhere?
I don't know, I'm not sure. Asheville woman arrested. Accused of scamming poor black homeowners. I'm like, God, dog, that's all I see.
I want to see. Is this Albania? In. In.
You know how they'll have in Albania, Texas.
In another country?
Yeah, this is somewhere else.
Policia. Yep. Not here.
40 year old woman, notary by profession has been arrested Friday by police in Turania for deceiving citizens. So maybe that's not. Not the one that I was talking about. Oh, it's the same one.
Hold on. Maybe not.
Okay. Malta. Agree. Okay, okay, okay.
Pierre Falzone, 61 year old notary who voluntarily renounced his warrant in 2012. I mean, Lord have mercy, y'. All. I tell you what, let me be clear, y'. All. We. When I say we, I mean notary public loan signing agents. We have a fiduciary responsibility to be. When you, when you become a commissioned notary, what that means to the world is that you operate at a different level of integrity.
You handle people's personal. You have access to people's Social Security numbers, birthdays, very personal information. So you are a trusted source. You have a fiduciary responsibility to act in the best interest of your clients. Now let's look up the word fiduciary. Okay. F I D U C. Okay, there it is.
A fiduciary is a personal organization that acts on behalf of another person or persons putting their clients interests ahead of their own with a duty to preserve good faith and trust. Being a fiduciary thus requires being bound both legally and ethically to act on the other's best interest. Notaries have a fiduciary responsibility to act on the. In the best interest of other people as well as of Course, you know real estate agents and people in. In the real estate.
In the real estate industry. Hey, Demetria. Todd.
Miss Lisa. Thank you, thank you, thank you. So yes, I mean listen, don't do nothing as a notary. I just had to. I'm so glad that that came back up because I did not want to miss opportunity to tell y' all that I get those doggone alerts, man. And I see so much like golly, what in the world, man, what in the world. Do not intentionally do anything.
And two, let's add this part insurance. Because that little hundred thousand dollars, you get in some trouble like that where they saying that you defrauded people. Hundred thousand dollars is not gonna go far. So that's why you need what's called sign. Okay. There is a notary E O insurance. That's what is sold by the nna. They sell notary E O insurance. What that does is if you make a mistake on the document, it will protect you. There's another type of insurance called professional liability for signing agents. It's short term signing agent errors and omissions insurance. And if you can get a million dollars at by Burke, do it.
Because I don't think it's that much. Hey Kayla, how are you?
If y' all know anybody who is interested, needs something to do on Valentine's Day, send them over here. We're having something at the short term rentals on Valentine's Day. We are going to have four different meals. So they check in on Friday after 4pm, eat around 6, 7 ish. Eat dinner around 6, 7. Saturday, breakfast, lunch, dinner, couples massage, awesome games. And we have an amazing bedroom candy specialist that'll be going from door to door letting people see what she has. She has a swing that's out of this world and. And it ain't even expensive. It's a swing though. It looks like a whole bunch of fun. But yeah, we're gonna have fun. So if you and your loved one.
Want to need something to do, come and take a vacation over at my place.
Because we are gonna have fun. I'm excited about that. I'll put a link link in here. So what y' all been up to?
I want to know what are y' all up to?
It's the exclusive vacation special.
That's what, that's what I'm doing.
I've gotten 181 views so far.
Hold on, let me come back over here.
What have y' all been up to?
I just put the link for the vacation.
That's what I'm calling it Kayla. How do you. Do you have any. You know, at the beginning of this live, I was talking about marketing and various marketing avenues that we can take. What do you do? Do you do anything different from everybody else as far as marketing is concerned? I want to know what different things people are doing. Like the Tic Tac video. I mean, the. The thumbtack. I'm talking about Tic tac. The thumbtack video. Really, really on point.
But what else. What else are we doing?
Anybody have anything creative that they're.
I have a plethora of ideas.
Oh, Google Ads. Google Ads. I'm. I'm running ads, actually, and my ads are doing really well, man. I have a Burris running the ads for me.
And so they're doing well. Of course. You know how I do when I figure something out? I'm gonna teach y'. All. I gotta test it out first, though, and then I will.
Oh, you have an online boutique. What's the name of it? Libby.
Put a link in here so we can go to it.
That's fun. I like boutiques. I'm a boutique girl. See, I need some sponsorship from Adidas and Tommy Hilfiger.
Working on business credit. Cool beans.
I uploaded. I think I did.
I thought I did. Uploaded Asia's last video.
Social media. Okay, so Kayla says she does social media marketing. She goes to real estate networking events.
And had a couple of.
Had a couple of notary marketing videos made that I send out and use. Cool beans.
Oh, man. They wanted you to do the do it apostille on a birth certificate. Demetria.
A notary from Clubhouse contacted you about a birth certificate. Whoa, girl. I ain't looked at Clubhouse in so long. Somebody then probably contacted me too. Look, you gotta be dad coming. I'm probably over there missing money, too.
No, I ain't miss no money, bro.
No, I don't have any messages. See you. You got money on Clubhouse?
Okay.
Well, cool.
All right. You working on the website Square Facebook. Okay. Cool beans. Well, let us know when it's up and going.
You've been working a lot. I get it. I get it. Yeah.
Trucking company from. Hello, houston. J rich. J rich trucking. J a y r I c h.
I think that's who you mean.
I think that's who you're looking for. There are. You know, Ben, it was a lot of people from.
Over there who were in trucking, so I'm thinking that's the one that you're talking about.
But I do like that Kayla. I Like.
You know, social media marketing? What do you do as far as social media marketing? Is it adding a flyer? Do you do reels? Do you. Do you do tick tock? What do you mean by social media marketing?
I like the videos, too.
Oh, I have a digital card. Let me show y' all my card.
It ain't that great, but it's called B I Z Biz Cardi. I like my dadgum card. Let me quit hating on my little card. So this is my card, y', all.
And so I can just pull this up on my phone.
And it gives you my mobile number. WhatsApp, email, website, Skype, Facebook, LinkedIn, all of that. My YouTube channel.
That's pretty cool, huh? I don't. I. I was doing the mobile app as well.
But I kind of like this better. I like the way this thing looks when you bring it up on your phone. I don't know if y' all can see it well here, but it looks really good on my phone.
And that was called biz carding. I'll give you.
Let me share it. I'll share my digital business card.
I'll put a link.
So y' all can see it.
J Rich flyers, reels, inbox, and I post in my story daily. Gotcha. Okay.
And so what type of clients are you inboxing? Are you inboxing real estate agents? Who are you inboxing when you inbox? People? Who's your ideal client for social media?
These doggone bots are crazy.
There were some shoes I like. What else did I see? Them dog shoes.
But yes, yes, yes, yes, yes, yes.
So who do you. Who's your ideal client on social media?
Libby, I'm proud of you in your store. That's really good.
I love those stores. I saw a really cool store today on Instagram.
Blue over there. Leaving me alone isn't that good.
Okay. Car dealerships, realtors, investors brokers, hedge funds, lawyers and accountants. Thank you. Okay. Got it.
Okay.
That'S good. I mean, you know, man, I tell you. And even on Facebook, there's just a lot that you can do and a lot of people that you can get in touch with, right? To be able to, you know, do notarial work, general notary work, to do, just all kinds of stuff. So it's really, really important.
Really, really important. And I use societap, so I'm gonna show y' all this real quick.
I'm gonna go to my Instagram.
And so if you click on my portfolio, my profile portfolio, I use socia Tap a lot of people use link tree. But I like societap. Look how this comes up.
On your phone. It comes up. So this is all of my links. This is the Valentine's weekend vacation. The building business credit with Asiana. I mean a pot. Still domination. 1.0, 2.0 TJ short term rentals. It's just everything. Text me, email me, mystery shopping.
Everything that you can think of, I like. And I like the way it looks. And they have different ones that you can.
That you can have in your. In there. Also. It looks better than link tree to me some more. Some other people told me about another one that I can't remember right now.
But yeah.
Oh, I didn't know that.
Did you. So do you do personal credit, repair or business.
Building? Business credit.
That's pretty cool.
Baby. Miss. Miss Hunter.
You be hustling, honey. There you go. Hey, Oswald. You see? Look, Oswald. I was on one minute early today and you missed it.
I was on early. You missed it.
Where have you been?
I'm wonderful. How are you?
I'm good. I can't complain.
I feel a lot better since I got out today. I needed to get out of the house. I needed to. I mean, you know what I'm saying? It wasn't much. I just needed some fresh air, some. Some music and being around people, not being in the house.
I get it.
What is uwe? And I work with uwe. Referral signups. Appreciate what is uwe? Kayla.
How are you? Oswald, you doing good today?

You are blessed and highly favored. Amen. Oh, so my celebrity crush is going to be in Dallas on the 12th, which is Valentine's weekend. Hello. His name is Christian Keys.
I was thinking about going. He's going to be. Have y' all heard of the podcast.
Dear Future Wifey? They're having an event.
It. You know what it is?
I don't know why we must be adjusting to something because today it was like 54 and I was outside and all I had on was this little thing. Baby, normally in Houston you need a whole snow suit when it's 50 degrees.
But it was in the 50s, 60s and I just had this little jacket on. But when it was in the twenties. Now that was cold. Cold, cold. Yes indeed, Mr. Keys. Yes, yes.
Yeah. So.
He just seems so down to earth though. He. He really.
Seem like a regular person, you know what I'm saying? He's Hollywood, but he's not real Hollywood. I mean he lives in freaking Los Angeles. But yeah, he does a lot of Tyler Prairie plays. It was cold.
It was cold.
And I got in the car screaming and shivering. It was cold.
United Wealth Educators. I've never heard of that. Caleb.
So question Oswald. When are you on Clubhouse? Because I do. Come on Clubhouse. Who is that?
Oh my goodness.
I go to bots.
I do go on Clubhouse on Wednesdays to join Renee Denman's room sometimes. So.
You can definitely.
You can definitely come over there.
But when are you on Clubhouse? I'll get on Clubhouse. Invite me, let me know. Oh, you on Clubhouse all the time. But like when.
Like what times? Like what rooms are you. You're in the notary rooms. Oswald, when you get on Clubhouse.
Are you just over there and do you follow me, Oswald on Clubhouse. So you can ping me or something?
I think I'm pingable.
Warning from a wife to a single woman. Dear future husband die.
Here they go.
Yes, a lot going on on Clubhouse.
But yeah, I have no problem being on Clubhouse. And one time I. I actually.
Yes, yes at 7. I do the notary room on Thursday. Yes at 7pm Let me do that now.
Let you do what now, Oswald? Oh, there you go. Okay, let me follow you back.
Okay, I just followed you back.
The notary Giant.
Okay, Giant. I'm following you on.
Instagram too.
I just did that.
All right.
So I just followed you on all social media platforms. At least those.
Hey Yvette. Okay, Yvette. My name is Yvette and I'm fairly new notary six months go. Yvette here in Ohio. I love your pocket. Oh, thank you.
I don't even know Libby. I don't know which one I'm on. I thought I was on a free one. I don't think I paid for societal. If I did it was just a one time payment.
You're six, eight. Oswald. God dog.
Yeah. You are a giant.
Thank you Ms. Yvette. I appreciate it. Do you have any questions for me? Anything we can help you answer? Since you're a new notary, y', all, let's help Yvette out.
If you have any. Any. Any questions at all, feel free to ask. I need to open my calendar more for strategy calls. If y' all want strategy calls. I gotta. I'm gonna open calendly up a bit more and see what's going on.
And I need to. I got a lot of stuff to do. Donna.
Get there one step at a time.
But thank you, Yvette. I appreciate you telling me that. I work hard to do it. I really do.
And I really enjoyed that dog on video with Sierra. I hope she sees it.
Hopefully she sees it.
Absolutely. Congratulations.
Yvette. If you haven't joined my Facebook group at the very top of that group.
Know where to start getting into getting direct work. Oh, you want direct work? Okay, so we were talking about that. I was talking about that at the beginning of this. This.
Segment regarding direct work. One, have your Google business page up.
Look back at my videos for how to set that page up. Because it's not common sense. The name needs to be where you. Your location as well as what you do. So. Houston mobile notary public loan signing agent and apostille number two. I just did a video. If you can look back at the videos at Thumbtack Video. She's getting direct work from thumbtack and through. A lot of people go to title companies, but I am of the mindset that, you know, who takes people to the title company. It's normally. Normally the real estate agents who introduce their clients to various title companies. So.
Yeah, when you see a sign in the yard, reach out to those realtors. Real estate agents.
Okay, Ms. Dukes.
Oh, gotcha. Hate to hear about your husband, y'. All. Keep y' all in my prayers. What can I help you with, Ms. Patrice? Ms. Patrice.
How can I be of service?
And boy, you say your last signing was bad.
Well, let me know what I can do to be of service to you, and I will definitely do what I can.
And y' all let me know if this video ever gets fuzzy or anything. They've upped my Internet speed over here, so we should be good. But who knows? You know this stuff.
Oh, it looks pretty.
Miss Patrice, let me know how I can help you. If you don't get an opportunity to on here, just email me@supportolutionsbytj.com I will put up a banner with my email address.
If I can find it.
There it is.
There it is. Support Solutions by TJ.com that's my email address.
But I get it, baby. Life will throw you off. I need assistance in getting into mystery shopping as well. As Asia's info. I know you recently.
Had a jean, but I couldn't swing it. Okay. Sorry, it took some. No worries at all.
So 1099 question.
Ms. Patrice. Email me at support solutions by tj.com so I can get that information to you.
Directly.
Okay. Ms. Yvette said. I also have a question. On 1099s, are the signing services supposed to issue a 1099 to you for tax purposes?
Normally they do.
Normally they do.
Normally they do. I know Snapdocs definitely does. They issued one.
But, yeah, normally they do.
Yeah. Ms. Dukes, I'll do anything I can to help you. Just let me know what you need.
I'll do my best.
Yvette, have you not gotten your 1099? If not, you might need to call them.
Call.
Call the signing.
Okay, good people, I am gonna get out of here. Hope y' all enjoyed it tonight. I haven't even gotten one from Snapdocs. I've had several signings with them in 2021. Huh. I got mine from Snapdocs.
Yeah, you may need to contact them, email them.
Brian P. I don't plan on recording any of my 1099s.
Okay.
Brian, some people, this is all they do, and they make a whole lot of money doing it. So you can't just. I mean, you making $10,000 a month and somebody else is reporting it on their end. You have to report it on your end. You don't have to, but you can get enough. It's best that you.
All right, good people. So I am going to go on and head out now. I love y' all to life. If you need me, please don't hesitate to reach out to me at Support Solutions by TJ.com I just got your message, Ms. Vivian.
And I'm emailing you back now.
Just text me in the morning.
And I'm giving you my number.
All right. I just emailed you back.
Nah, you missed your five minutes. I was on early already. I was. While I was trying. That's what I was trying to do, give you your time back. But, you know, you was late today, so I don't know what to tell you.
Awesome, Vivian. Thank you, thank you, thank you. I'm looking forward to talking to you. Yep. Y' all have a good night. Have a great week. Enjoy your week. And if y' all have anything, you know, you come up with anything special regarding marketing, please don't hesitate to reach out. If you're looking at this video and you have an idea that's really, like, out of the box. Please do share it with us.
And I'll share it with the family. All right, y'. All. God bless y', all, and y' all have an amazing week. God bless. Bye.
