Kevin Ray Ward argues agents chase commission splits at the wrong brokerage. He took 90+ listings in a year, then moved to a 100% company and lost support, tanking his business. Stay where leadership and lead generation matter more than the split.

Had a couple of questions about switching brokers. Normally this is not somebody doing an ascension workshop. I just want to have a quick conversation about it because when you are in these kind of times, everybody's looking at all their different options. So my first thing about changing brokers, changing brokers does not solve your problems. Okay? Doesn't solve problems. It can open doors of opportunity. But most real estate agents switch brokerages for the wrong reason. They switch to save money, which is a wrong reason to switch. Okay, here is the reason to switch a brokerage. Leadership. What does leadership looks like, look like? It looks like lots and lots of, and fucking lots of listings. Who gets listings? Leaders, period. That's who gets listings. Where do those leaders hang out? In a brokerage that has a leader that has their back. Okay, so where do, how do you find a leader? They have a lot of listings. That's an agent leader. Because they know how to lead people to a decision, okay? And they go to a brokerage or they stay at a brokerage and most of them stay at a brokerage. Listing agents very rarely move companies. Why? Because the few that have made those moves discovered it was the stupidest mistake they ever did. Me included. I took 90 plus listings in one year. The next year I moved to 100% company to save money. And I did not have near the support, backside support. I did not have near the support at any level. And my business went backwards. Even though I went from having a very small office that stuffed three people into it to having a four suite, an office that had a big reception area. So my receptionist had her own, my buyer's agent had her very own private office. And I had a suite that was my own that I had in it a couch, a la Z boy, a prospecting station, a separate desk. I mean it was like I was like high on the hog, but it did not make me more money. So what you look for is leadership. Leadership shows up by production. Producers are leaders and producers gather around leaders. So when you find a place that has a lot of top producing agents that have been there for a long time now, you got a good company, okay? So that's what I look for. Leadership. Leadership. And the other thing is leadership, okay? Splits, splits are negotiable, okay? They're just going to be. They're just negotiable. There's too much competition out there. And if you are and you can talk a big game and get some commission, split adjustments sometimes. But money talks. So production talks. Make them afraid to lose you. And that's when you can start. So if I go in and I get them to give me a decent commission split like you should not. I don't know of anywhere where you should go in and pay a higher than 70, 30 split. Okay, now you can, I mean you can go to places where there's still 50, 50. If I was going into a 50, 50 place, I would be expecting to get leads and training handed to me. That would be like slam dunk. And a massage. And a massage. We throw it in for 50, 50 for sure. Every deal you get it from free massage. But if I owned my own brokerage, I would very likely be 50, 50. Why? Because I would give a level of support and training that you would not get anywhere else. And I would generate seller leads and you'd have to go through training and be proficient before you got them. And if you didn't get proficient and didn't do it in 60 days, then your ass would be out the door. I love you. Fuck you very much. Go out and work with other, with amateurs. This is. I would train only pros. So this is how I'd make the game. This is how I'd play the game. But those are very few and far between that kind of brokerage. And so that's how I would look at it. Where do the top producing agents get attracted and where do they stay? Okay, so in good times, like right now, where a lot of top producing agents are in, if they're in certain brokers, I don't know if that's where they're going to stay. A year from now you'll know where they're going to stay. But I'd be looking at those kind of brokerages. So you mentioned, like you mentioned, Coldwell Banker, Jose Contreras is in Coldwell Banker. That Coldwell Banker is full of a lot of top producers. But I've been in markets where Coldwell Banker didn't have the top producers. So it's like, well, what about Coldwell Banker? Coldwell Banker is a big brand. I care about the local brokerage and leadership in the team, that office. Okay? That's what matters the most. Okay. Does that help you? Does that help you, Sally? Okay, does that help anybody else out there? And if you think, say, switching brokerage is going to solve your problems, is not doing what I say is going to solve your problems. And that's just the truth. Okay, well, just diving into the work and the training is what's going to solve almost all of your problems. But one of the reasons why we're Talking about switching brokerages is one of the primary lead generation strategies that's just a great way to pull business out of the woodworks is open house events. Not just an open house, you're just doing open houses, forget about it. But an open house event gives you a reason to go knock doors, do direct mail. It's just an additional way where you do the open house event and you're going to pull in. It sucks out the people who are actually in the mind or thought of buying and selling. So it's just a way to accelerate that production. Okay. And it's a way to accelerate finding buyers and sellers who are ready to do something sooner rather than later. But again, sorry, this is too good. I have to finish it. Again, just like expanding your ways, you make money in times like this multi dimensional or mixed method approach of lead generation. The more different types of leads you're generating for sale by owners and expireds. Cancel listings, open house events, personal circle. Direct mail marketing. If you're marketing to especially to direct distressed sellers and absentee owners, I think distressed sellers and absentee owners are a great place to be focusing on if you're doing geographic farming. Direct mail geographic farming. Beyond those two niches of absentee owners and distressed sellers would be homes. Big homes in nice neighborhoods that have been around for 10, 20 years. Because those are going to be full of downsizers. And downsizers are selling a lot of right now are not. They're like we're going to wait, but they're going to wait for a little while and go like oh shit, now we're really fucked. And then they're going to sell. Okay. And they're the nice homes and bigger commission checks.
