YES Talk 304- THE SINGLE BEST LEAD CONVERSION STRATEGY EVER

The best and simply most powerful marketing tool still in the world today is video. It's video. It's video. It's video. I've been teaching this for years. That video is the magic. I taught it long before it's popular. I had a YouTube channel back before anybody else was doing it in this, in my space. And I have known for years that video is a thing. Whether you're a real estate agent, entrepreneur, if you are selling a service where you need a direct person to person relationship, video is the best way to do it. And in this video I'm going to share with you the single best, most powerful video that you can make, that anyone can make, that will get you the most return on investment the fastest, starting today. And you can start using it right now. Hey there. My name is Kevin Ward. I'm the founder of yes Masters Real Estate Success Training and the author of the number one best selling book, the Book of Yes. And what I want to share with you in this video is the best video strategy on the planet that will get you the fastest ROI for the least expense. And the reason it's that simple is because you can shoot it on your iPhone or your smartphone. You don't need any video production equipment, you don't need video editing equipment, you don't need to do video editing, you don't need special lighting, you don't need any of that. All you need is a smart camera with a video with the video camera on it and a willingness to shoot the video. That's it. That's all you need. You don't need a website, you don't need anything, you don't need a social media account. All you need is smartphone with a video camera on it. And what is it that I'm talking about? This is called the personal intro video or personal introduction video. Now let's just say you are. Well, let me, I'm going to tell you, I'm going to tell you a couple stories. When you talk to a prospect after you get off the phone with them, you shoot a personal intro video, send it to them and it will help you get a better response. Here's what happened to her. She called an expired Listing, okay, this is, somebody had their house on the market, did not sell, and they were mad about it. Their phone was getting blown up by real estate agents calling them because the listing was now expired. And so now they got all these people calling. Deb called them right in the middle of all that firestorm. And she got unloaded on. She's like, he dropped every f bomb, every swear word in the planet on me, just like railing against me for calling him. And then click, hung up. So what does she do? Well, what the average agent does is freaks out, gets all down in the dumps and like, oh, and feels bad to the guy cussed at. And then they decide, I don't think, I don't think this is for me. But here's what Debbie did. She took her phone and she shot a personal intro video. Now, in this case, because you got a mad expired, which I don't blame him for being mad. The simply the video script is something like this. Hey, Mr. Seller, listen, I just talked to you on the phone briefly and I get how upset you are and I don't blame you at all. It's got to be frustrating. Not only your house not selling them and then have all these agents showing up, blowing up your phone. However, I just want you to know, if you are still interested in selling your house, I'm here to help you. Not here to dog yet. And I can help you get this property sold. She took that video, shot it 30 seconds on her smartphone just like this, just holding it. Just literally hold your phone up, shot it and text messaged it directly to the seller as a text message. Five minutes later, her phone rings and guess who it is. It's Mr. Seller apologizing for being an and saying, hey, I liked your video. That was, that was, you know, that was personal and I liked it. And so I will set an appointment with you. That has happened over. I've seen that happen over and over and over again. That happened with Julia in Orange County, California with a, with a. Not only a high end homeowner, but also a business owner that she's built a great relationship with because of the same thing she called it as an expired. He got all mad and she then shot him Video said, hey, I get it. I don't blame you for being mad. However, you still want to sell your house, I'm here to help. Please let me know how I can help you and literally calls back, he's apologizing. This kind of stuff happens over and over again. I got another one that happened. This all happened. This one that happened last week is they called and expired. The expired was just kind of ranting and raving. So she had a great conversation with him, sent a personal video and the wife calls back and says, hey, we want to talk to you. Set a listing. Moment. Went and got the listing. Had another guy who did that week before last. This kind of thing is happening over and over and over again. What are they doing? Very simple. A personal intro video. Okay? Five reasons why do you need to do this? And you have to start doing it with every prospect. It doesn't matter where you meet them or anything. I'm going to tell you where you can use this in just a moment. But first I want to tell you why it is so powerful. Number one, because it's simple. Personal videos are just so simple. You just pick up your phone, shoot it, text it. Number two, it's fast. I can do it immediately after I have the conversation. Okay? So whether it's, I've called a for sale by owner and expired, whether I got an appointment or didn't get an appointment, whether they were nice to me or not nice to me, whether they were a lead or they were a donor, you know, just they were like hung up on you. It's fast. And I can just get it to them. And then number three, it's very. It's personal. It's not like, hey there. You know, it's like, hey, Mr. Smith, I just talked to you on the phone. I just want to thank you for your time. It's great to talk to you. I'm looking forward to meeting you and your wife on Thursday at 4:15 to talk about selling your house. So you send the personal video whether you get an appointment or don't, when you haven't, especially when you haven't met them face to face, when you have never met them face to face. And you show, you send that video after a conversation. What happens is you just went from being a voice on the phone and they're probably talking to other realtors and they've seen other realtors and they've gotten mailers and stuff, all that. It's not personal until they get that video from you. When they get the video from you, it's you talking directly to them. They get to see you in person, even though it's digitally, but they feel like they get to know you. And that's why a lot of you, if you've watched my YouTube and you've maybe followed me on YouTube for years, if you haven't and you're brand new here, make sure you subscribe to the channel and give it a thumbs up if this video is helpful for you. And it's just way more personal when you, not only when you, and these are personalized videos, you're literally just talking to them by name, addressing them by name number four, they make you unforgettable. Now this is the key here. When for an example, with an expired or for sale beyond or you meet somebody in open house, you're not the only agent they're talking to. You're not the only agent who is hitting them up for the business. You're just one in the crowd. But when they get a personal video from you, guess what? They're not getting that from anybody else. They're just not okay, I've been shouting this from the rooftops for years and still there's so few agents out there actually doing it that there is no competition. So when you send it, you become unforgettable because now you are in their cell phone, they're watching your video and it's like, oh, this is a person. And now they, they have you. Now here's the other piece, the other piece of this. This is the fifth reason personal intro videos are the most powerful video marketing strategies on the planet right now for seller lead generation, for really any kind of lead generation in any service based business. And that is because that personal video gets you permanently into their cell phone. I think about it, when you get an email, what do you do with the email after you've read it? You delete it, right? You archive it, you put it, you get rid of it, or you never look at it all. But when you get a text message and it's personal and you look at it and it's got a video on it that you can tell is personal. And by the way, you'll also send like, hey, Tom, it's Kevin. So that they kind of know it's like there's text with it as well. The video, they click on it. You're not asking them to click a link and go somewhere else up front, just directly on their phone. They'll click on it and they're going to watch it. Now that's what makes it you unforgettable. It's what makes it personal. But this fifth piece is when somebody gets a text message, what do they do after they read the text message? Answer? Nothing. They don't delete it. We do not delete text messages. Okay, now some of you are getting enough spam text messages. Now, maybe you're deleting some of them, but for the most part, if it's a personal text message, unless it offends you or it's like spam to you, you're not going to delete. It's going to stay right there on your phone. So you now become not only unforgettable to them, because the next time you call them, the next time they see you, they're going to realize, oh yeah, I remember you. They're going to remember you. You became unforgettable. And if they ever want to call you back, they're going to find you by scrolling back through. Even if they haven't saved your name in their phone, they're going to scroll back through and they're looking for a number they don't recognize. They're like, okay, what was that? When they click on it and boom, there's your. There is this thumbnail of your personal video. And they're like, oh, that's that agent. What's their name? I don't remember the name. They click on the video, they watch the video. Oh, there's. That's their name again. So now they know your name, my friend. It is the most powerful. Now here's where you can use personal intro videos, okay? Personal intro videos work especially well with expired and for sale by owners because many, many times you are not going to get the appointment on the first conversation. Now, the good news is it doesn't matter whether the conversation goes great or it goes badly. If it goes great, they're like, hey, Jan, well, we haven't decided what we're going to do. We're going to try it for a while or whatever. So. So call me back in a month. You get off the phone, you shoot them personal video. Hey, it's great to talk to you today. It's not a sales video by the way. This is not a personal promotion video. I'm not trying to sell myself to them. All I'm doing is I am connecting with them. I'm just building credibility and trust by being a person, by letting them know they matter enough to me, they're important enough to me that I am going to take the time to shoot a personal video and send it over to them. And it's crazy how it makes people feel special. It works great with for sale bay owners. It works great with expires. It great. It works great with people who come to an open house event. When somebody comes to your open house and they register and they leave and later that day they get a personal video from you just saying. Hey, wanted to thank you. This, this Kevin Ward. Yes, Masters Realty. I want and you personalize it to them. Hey Sally and Ray, it was so great to see at the open house event today and meet you. My name is Kevin Ward and you came to this listing at the open house at 123 Beach Ave. I just wanted to send you a quick video to thank you for coming and let you know if you any questions about the property or if you would like to arrange a private viewing, please feel free to text me back. In fact, I'm also going to send you a link to the property information so you can get all the pictures and you can go back and revisit that. And then if you want to come see the property or I can help with anything, please feel free to reach out to me again. Thanks for coming and we'll talk soon. Simple video. Boom. You send it out to anybody that you meet somebody you meet at the grocery store, at Starbucks or at your kids soccer game anywhere you are. And you meet some. If you're in a networking event or a chamber of commerce or a meetup group or a real estate investors group, all the people you meet that you at the cards, you've been exchanging cards with a bunch of people. Take the time and it only takes about 60 seconds per person literally because you take 30 seconds to shoot the video, type it in the put their cell phone number in and text it to them. That's it takes about 60 seconds. So if you have 50 of them, you can do it in an hour. Okay. If you have 30 of them. You can do it. 30 minutes. Okay, maybe it may be two minutes apiece if you're bad at it, if you have to reshoot the video or whatever. But the key is it's super powerful and it makes you unforgettable. It's simple, it's fast, it's personal, it makes you unforgettable, and it gets you in their cell phone forever. And all that just builds that credibility and trust. Builds that credibility and trust more than, probably more than double your chances of getting a listing appointment and getting a listing with somebody who you are not able to set an appointment with on that first conversation.
