These are the 3 Ds of a good real estate deal. Death, disability, and divorce. If you can find a seller that's recently gone through a death in the family, a divorce, or a disability, oftentimes they are motivated sellers. Sometimes they need to close quickly, and you can either grab those deals or wholesale them to other end buyers and make a wholesale assignment fee along the way. Now, I know that sounds brash to go after people during their worst time periods, but oftentimes you're actually saving them out of a terrible situation and helping them get liquidity or cash before the bank or some other debt collector comes and gets them. So always remember the 3 Ds.
