Bridger Pennington explains how to build a real estate investment thesis that creates asymmetrical risk. An experienced flipper like Bridger faces far lower risk than a novice because he knows costs, permitting, and execution inside out, turning what looks risky into a high-reward, low-risk play.

Now let's talk about building a real estate investment thesis. This is the core of your fund. So when you're going out and building your fund, your thesis is a main argument or idea showing that you have asymmetrical risk. Now, again, we've talked about some previous videos, but what this means is relatively low risk for relatively high reward. OK, so if I went and flipped a house, a lot of risk, you know, but if someone else came and I have a buddy, he's flipped 300 houses. If he comes and flips a house, I mean, the risk level is way smaller than Bridger's risk level. He knows the reward, the outcome, the miscellaneous expenses, how to work with the city and permitting, all the stuff that I don't know. Just ignorance makes me have higher risk than him.
