Bridger Pennington explains single-asset funds, which raise capital for one specific investment instead of multiple future deals. They launch faster than traditional funds and let managers build a track record to eventually launch a larger fund. Investors get more protections than with typical syndications.

What are single asset funds and why are people starting to gravitate towards them in the capital raising space? Like a blind pool fund that has lots of assets, a single asset fund is for one single asset. So you're raising capital for a deal-by-deal basis. So this allows you to come in, fast-track your structure, get it set up, but you still build a track record like to prepare you one day to run a full-out blind pool fund like the the big boys and girls on Wall Street. Very nice because they're set up like a big-time fund. It can build you a track record but give you protection from investors and other wonky things that can sometimes happen in syndications and SPVs. Awesome structure if you guys want to look out for it.
