Today in the Deal Room. In this feasibility study, within this 2 to 3 minute loop around the I-85 business loop, some of the things that it says, like right here, that contractor yard seems to be the, the strongest play that it likes. It shows an ROI about 16 to 35%, and then if you leverage it, you might get to 40. You got co-living or workforce housing, 4 to 8 doors. ROI is not going to meet 40 to 60%. Keep going down. Group home and assisted living, it can exceed 40% ROI if an operator is in place. So we'd have to get an operator turned in, tuned into that. 6 to 10 bed, you got the flex bay ROI, doesn't even get close. Hybrid barndominium yard, hard to quantify, but you know, the equity and tax advantages might happen if you have an owner-operator at play.
