AI Live - Land Shark Mastermind

Tommy and Catherine Bell lead a Land Shark mastermind covering real-estate investing structures, the Deal Hunter platform for automated deal analysis, and AI tools like ChatGPT and Claude for underwriting. The group walks through a complex probate case, introduces a 125-question investor survey that generates a 90-day blueprint, and discusses raw-land acquisition and wholesale partnerships.

He said was like three grand a month. So to to that extent, if he's able to do that, I want to do that with the money we get from this house budget. And then what we're going to show them is Titan 23's format, like what we have inside of that, and and they can invest into one of three things. They can invest. They can sign up to invest with us in Opportunity Zones. They can sign up to invest with us straight into the Titan 23 funds, or they can sign up to invest with us in the Investment Club because Kruse doesn't care what we do with them after we get them.
Right, right.
And so if these are people that are accredited but maybe not accredited, we find out they're not and they can go Investor Club. We've got that to put them to, right? Because that website is still up.
Yeah, I think so.
Do we have guests coming in still, or should I wrap this up?
Yeah, we've got 2 guests already here.
Perfect.
We're live streaming.
Awesome. We'll wrap this up then. Uh, the last thing was the, uh, Yakov and the Family Office, um, event here in Scottsdale in November. I want to talk— I want to, like, find our strategic partners in that, right? We've got our self-directed IRA people. We've got Tax Hive, which is also self-directed IRA, I believe.
No, it's all about tax preparation and tax planning.
And planning, right? The planning. Right. Okay. So we get those 2. Let's talk. I got a meeting with Brett Siglin on the 8th next week, right? So, um, and who else? Maybe Avestor about putting together the strategic team for building these, you know, these, these, uh, micro family offices or these virtual family offices.
Yeah, I don't think that's an investor. I'll have to find somebody else.
Well, inside of a virtual family office, they would get an investor, maybe.
If they wanted to raise capital for lots of deals.
Well, maybe they— what they want to do is they want to not raise capital but have a fund structure to put their capital in. So inside of an opportunity zone, let me just give you a scenario. Inside of an opportunity zone fund, like somebody that wants— that gets large amount of capital gains, they want to have a fund, but they don't have a project to go into. Right. They're like, I have all this capital gains and I want to do a fund. I want to put it into a fund. So what they'll do is they'll go shopping on Jimmy's thing, find a fund and invest it. Right. Okay, so the flip side to that is they start a fund. They say, I have qualified funds, I'm going to start a fund, and then they go shopping for a project to buy.
Okay.
Because after they start the fund, they can go buy a project that's a QOZB. And so instead of raising capital, starting a fund to raise capital, they start a fund to put their capital in.
Okay.
And so many family offices are selling property to create the capital gains event that they need to go start an OZ fund.
Okay.
Because this is a promotion we're doing, I want to talk about this. And get, uh, get some excitement behind it. Um, so inside of that, the idea is get these, these guys to come on and sponsor us to get that event thrown in November. Are you good with that?
Yep.
Okay. So, um, do you have a deal set up, uh, yet in Deal Hunter? By the way, this is people showing up there like, what did we walk into? This is Deal Hunter by Land Shark. It's Tuesday, and we're we're getting set up to do a lot of deals here in the Arizona market. Things are changing rapidly in the Arizona market. I've seen Rachel put a comment down in there about deal to go her property next door, right? Yep.
And so.
Yeah, this— that's a good question. Yeah.
Okay, this is a situation that I've never come across. Um, they were over there mowing yesterday, so I thought, okay, this is a prime opportunity. And, uh, one for my parking issue and 2 for the house. So I found out that the son and the daughter-in-law have passed away.
Oh, goddamn.
And yeah, and get it, it even gets better. And so now it is the 2 sons that have the property, which I think those were the names that we've seen on there, Tommy, the other day that was listed.
Right.
And okay, this is where it gets a little interesting. One of them, because they're older, has Alzheimer's and then is in a nursing home, and the other one is in prison. Oh.
Oh, goddamn.
So how do we proceed with this deal? Plus, this was the uncle. Um, I've talked to him before I met him. I do have his number. But I asked him, I said, well, do you know what they're gonna do with the property? You know, are they just looking for somebody to buy it? You know, are they gonna sell it? What? Because it has— forget how many acres it— he told me that the, that the house sits on. And then the one across the street, the big field, I didn't realize that they owned that too. So I got this. So that's like 17 acres, I believe he said, across the street. So that's what I'm gonna be using for parking, uh, for my event.
Yeah, you are.
Yeah, exactly. Because you've seen the pictures of it. It's huge. I mean, it's, uh, it was offered to the— my, um, guy that, uh, I buy hay off of, uh, for my horses. Um, he does part of that land across the street. And they offered for him to do the other part too, which Bruce owned. Uh, but Pat didn't want that. He was like, I'm getting older. I just, you know, I don't want, you know, to deal with anything more. So I don't know how to move forward on this. I have his number.
I mean, but I don't know if we can do anything or what. Let's follow the money, Rachel. Who, who's paying the guy to cut the grass?
Um, it was actually his grandson. Was there, paid, and was cutting the grass, was mowing.
So the grandson is anybody? The grandson was a kid, right? The grandson to the guy in jail or the guy with the Alzheimer's?
Honestly, I don't know.
He didn't say. I didn't ask.
So that's first question, whose son is he? So the owner of the house, him and his wife died. They let— let me just backtrack through this real quick. Owner and wife died.
Yeah.
Sons inherit property.
Yeah.
2 sons inherit property. One is in a penitentiary. The other one is in, in, in an institution for Alzheimer's.
Yes.
Okay. That tells me they're at least old.
Yeah. Yeah.
They're—
yeah. 70. I think he said maybe in their 80s.
Maybe in their 80s.
Yeah. So, oh no, maybe that was Bruce. But anyhow, yeah, the one has—
anyway, right.
So we got these 2. Yeah, grandson's cutting the grass. So grandson's cutting the grass.
I didn't ask him, just assuming since he was younger. So that's why.
Okay. No, no, no, no.
But I have the uncle's phone number that they were over there cutting the grass. And another thing is there was 2 different things that were no longer there. There was like an SUV that's been sitting there.
Yeah.
And 2 jet skis. And we were talking about that first off because he was like, Um, yeah, they just like disappeared. I was like, I had no clue, man. I said, those were just there the other day. So—
Well, somebody, somebody is definitely— somebody definitely probably eyeing the place up, eyeballing it and trying to figure out what to do with it or what they are doing with it.
Yeah, I don't know, because it's a good area. I mean, Hendricks County where I live is like, um, higher end, you know, um, county. So it's a very hot county too. A lot of people want to move here and there's not enough inventory, enough houses. So, um, so yeah, it's so weird. And I was like, okay, because he doesn't know what they're gonna do with it. So I was like, okay, how do we proceed with this? Because he's the only contact that I have.
So this is— I want to, I want to try and find the— I want to try and find the right person to ask. Yeah, because that's what you need. You need to find the right person to ask, is this available?
Yeah, exactly. And he's a family member, so—
To what? But again, you got to find out to what extent, because the, the, the people on deed that need to sign this is whoever's—
who—
like, I've got it pulled up right here. This is the due diligence we did on it.
Yeah.
And so inside of this one, I'm trying to pull up the map, but let's take a look at the ownership again on it. Inside of this was that it was owned by Um, when we went to the recorder's office to look for it, which was what we ended up doing.
Yeah.
Um, where did it go? I know we went here and looked at it.
Yeah, we did.
Yeah.
Um, trying to remember how we did it because I've been trying to call Bruce's number and it was disconnected. And then when I talked to him yesterday, I was like, well, that explains that one. Guess you can't answer your phone when you're in heaven or hell, right?
So, um, let me see. I don't— I, I remember the guy. I remember seeing the page. I need to go back through the Hendricks County Recorder's Office to try and find the owner's name again, but basically the, uh Uh, it shows that there was a transfer back in 2026, February of 2026, on this property.
Yeah, and that went to the, um, to the, the boys. I'm assuming they're Bruce's sons or something like that. I'm not sure.
There was only, there was only one name on that, on that deed of title that I remember seeing.
Okay, well, I would, I would guess that it's probably the one that's in the nursing home and not the one that's sitting in prison.
That's what we need to find out, who that one is. If the— if it's the one that's in the prison, and this is the good part, if it's the one that's in the prison, you simply have to get him to, to agree to sell the property. Um, and, and, and like, we should check this. Hold on, let me see. Check to see if there's any probate information or probate paperwork on this property in Indiana. Um, and discover the name of the individual. And so we're we're moving on this one, Catherine. Do you have a property ready by chance? You do. I read your lips.
Yeah, this is a really nice property, so I would definitely like to figure out how to get.
It shows Bruce Clark was the beginning with Bruce and and Julia. Yes, and then that transfer went to. back to Brian, went back to a Brian Clark. So it shows that it was through a seller guarantor, grantor basically. So it shows here in the obituary that Bruce, 86, and his, uh, died in November, and that his, uh, wife and 2 surviving sons, Brian and Bradley—
Yes, those are the 2 that have it.
Yes.
And then, then Julia died in 2023, and the obituary identifies the same son, Brian and Bradley.
Yes.
So we got to figure out if Brian— because it's technically in Brian's name— if Brian is actually in jail or not.
Okay. Yeah, because I can't remember which one he told me, right, yesterday, which one was in prison.
So we got to find out which one's in prison because, bro— well, we got to find out which one is Brian because Bradley doesn't have access To it.
Yeah.
And it didn't go through any probate, it just went straight to Brian.
Yeah.
So it says next actions would be to search for this right here. So I will— what I like to do is teach people to do this right here, copy and paste it. Make, make ChatGPT do the work. Don't— like, it makes suggestions, but you're the delegator. Right? Like, and so I like to tell people, when like I was a nurse, somebody'd be like, oh, the patient in, in room 2017B, uh, pooped the bed. Well, okay, here's where you go get the, the wipes and some buckets and soap, and there's towels over there. And thanks for telling me, I'll document it.
Yeah, there's a great AI that came out with too that's for real estate. that Uncle Charles did, and it's called AIRE. And so it's a really— this real estate AI I would like to share with you guys and see if— I mean, because I'm sure we could incorporate that into all this and have another means of information.
What is it again?
It's a real estate AI that was built Um, last year, or I should say it was released last year when I went to San Antonio for a real estate event.
Got it. Is it free?
Um, no, I don't think it's free, but it's not expensive.
Yeah, I don't—
I would just use— it just does real estate. I can share it with you and you can take a look at it.
No, actually, I mean, honestly, I'm, you know, if it's not free, it's not for me.
No, I get you totally.
Yeah. Yeah. Cause that's why I go Deal Hunter.
So I just use that.
Deal Hunter is free. I mean, I can actually make Deal Hunter go talk to the paid ones and get me the information without paying for it.
That's what I was reading. Yeah. That's what I was saying. I was suggesting that that would be another way to pull source, you know, it might be.
Yeah. Let's talk about it offline. Let's, let's make a meeting and talk about it offline. Catherine, you want to pull yours up? I'm going to stop sharing this one.
So Brian Clark.
Okay, let's find out who Brian Clark is. Yeah, that one definitely we got to find out. Brian Clark.
Yep, because that is nice property, and the fact that the land across there is, is too, um, that's hot.
And so I might be able to find out, I might be able to find out who Brian Clark is right now. What you got, Catherine?
So it's a wholesale deal that came through, uh, in Glendale 4-bed, 1.5-bath. They had pictures, so I grabbed the pictures. Uh, so it says renegotiate. The ARV looks defensible, but at $237,000 asking, the flip margin is way too thin. Um, so it needs to be between $215,000 and $220,000. The estimated walkaway, $225,000. So Okay. Bed, bath, built in 1960. ARV $360,000. Preliminary rehab is $40,000 to $55,000. Base rehab, they're writing as $45,000.
Right.
Acquisition. Maximum sale.
And it's showing you sources there of this thing too, right?
Yeah, truly.
Those are your those are your comps right there. What does the building look like? Do you have? Can you go up and show us on the Redfin one right there? When the when these things produce information, you can go and verify it right there on that's where it's getting the information from. So and that is the correct address.
I can show you the pictures. Yeah.
Yeah. Go DNA. No, that's all right. But it says right there off market for $171,000. What are they wanting for it?
That's hilarious. Well, it says Redfin estimate $170,000.
Yeah, again, like it's the estimate, but also like they're what, $237,000? Yeah, no, I'd be like, I want to pay $180,000.
Well, yeah, okay, so let's get— because I want to know what it was sold for previously and when.
Yeah, we can do that. So I mean, again, you can use this information or you can just I oftentimes make it run a report that I don't read. I check a couple of things to make sure that it's legit, and then I use that report to run more, you know, run more info if I need more info. Go ahead.
So what I want is I want you to run a report. I want to know the last time this house was actually sold, when it was sold, how much it was sold for.
I pulled the sale history specifically for 5818 North 63rd Avenue, Glendale, Arizona.
Okay, so 2008 for $50,000. Okay, so now that we know that, um, so it was listed in 2007, 2003, okay, so it's been with the same owner since 2008. For 50 grand. And what you pointed out, Redfin's always saying it's worth 171, which I'm sure Zillow will say something similar. So that— and Trulia is probably—
where is it?
I just had some added drama real quick to this deal. Rachel, you still here?
Yes, I'm still here.
Okay, so apparently Brian and Joanne got married and then Joanne died. Oh, and Brian was not Joanne's son. Guardianship of Brian. There's a lot of weird stuff happening in Indiana with Brian Matthew Clark, let me tell you that right now.
Oh my gosh.
Is he the one that's incarcerated?
He's the one for sure, yeah. But he's in jail for pro— uh, he had his probation revoked, he had a couple DUIs, and apparently married his dad's wife 5 days before she died. Oh God, that's all I'm—
oh my God, that's a mess I don't want to be a part of.
Literally, dad died. It says dad died, and then when did Joanna—
she died like 5 days later. I believe, right? That's what he told me yesterday. Yeah, that she died like 5 days later.
Yeah, but that's how he ended up getting the house, because if Dad died and, and that was not his mom, she got the property. And so it's whoever Joanne's next of kin would be, right, Gibson? Right, Garth? Like the, the soap opera, right? Whoever.
You know what, so then it makes me wonder how, how was there a fire, a house fire in that if he's incarcerated and the other one has Alzheimer's? I don't— I know that he said that both of them, I guess, were living there at one point, but that fire just happened like, like somebody—
Again, somebody, somebody probably wanted to just burn it down goofing around. Kids. I, I, I Like, I've got statute of limitation on my side, but I may or may not have known about a kid around my age that looked a lot like me that started a car on fire with a smoke bomb, not knowing that it would actually turn into an inferno. And so just saying, like, people do dumb shit.
Yeah, right. But like, that stuff doesn't like happen around here, you know?
I was like, I was, I literally lived, that was, that was when I lived in Illinois. So it was—
I'm not gonna say that's not possible.
You know, I was a, I was definitely a bored farm kid, like Cow tipping became a big thing back in the day.
Yeah.
Um, so disrupting farm animals is something us, we, us kids doing there. So yeah, back in March. So this makes sense. Back in March of 2026, he went back to jail. Brian Matthew Clark.
Okay.
Find Brian Matthew Clark. Tell him to sell us the house. Tell him we'll add to his commissary. I don't know how long he's gonna be in jail. We can find that out.
No, he's getting transferred. His uncle said he was getting transferred to another prison coming up.
Probably a lower—
He mentioned it, I believe so. But we were talking about, you know, several things as well.
I can try to find where he's at. We can, we can dig around to try and find where he's at.
So we would have to, Brian, we would have to get him to sign off.
He's got to sell the property to us. We got to offer him.
Yeah.
Uh, we got to make him an offer to buy the property.
So, uh, yeah, so then I have to figure out, okay, is there a family member? Can he, you know, get in contact with him and actually talk to him there at the prison? Because I know it's a big ordeal just to be able to get into a prison to see somebody.
There's 2 ways to do it. One, one is to hire an attorney, tell them you want to buy the property, and pay the attorney to go through it all and get it done. 2 is to hire somebody else who's not an To do the same thing, and you do the work yourself.
Yeah, I probably feel a lot better having an attorney because that's something I have not come across yet.
So anyway, go ahead, Catherine. Sorry for that brief interruption to the soap opera.
Okay, so where are we at?
Almost, baby.
Oops, sometimes that's—
So there's a bath count discrepancy. Okay, so mini SWOT. Strengths: 4-bedroom. Weakness: dated interior, 1.5-bath configuration, thin spread, 1960s system. This is where it gets close to just like knocking it down and rebuilding threats.
Kind of, right? Unfortunately, the ARVs over there are just barely over 360, right?
Yeah. Renegotiate. So saying to renegotiate, maximum would be 225 primary funding. Okay, so Okay, so let's run the deal with purchasing at $215,000.
There you go. And so while that's cooking, Catherine, I wanted to kind of just get everybody up to speed on, on how this all works around here with running deals. If you've got a deal, Tina just walked in. Tina might have a deal. I just ran Rachel's deal. Rachel, if you have another deal you want to pull forward, you can do that by going to dealhunter, uh, uh, hyphen landshark. Is it dealhunter? Right, no, it's landshark-dealhunter.com. And get— go there and, and, and click on run deal. Catherine, can you see if that's the, the website?
Land Shark.
Right there it says Land Shark-Deal Hunter, and you'll go there and you're going to click, uh, after it pops up, you're going to click on Run a Deal right there at the top.
Yeah, I did that with, um, that mobile home park.
There you go. And hit that, you hit that right there. As soon as that pops up, you go down in that Ask ChatGPT. You, all you need is an address and, and tell it, here's the address, run this deal. Those 3 little words. Um, we'll bring back an extensive detail about it. Now, the other thing is when we run these deals on here, and Catherine, I'm gonna, I'm gonna share quickly on my screen our, uh, our deal audit where we go every, every week and we take a look at the deals that we got going on. Um, and we've created this deal audit that allows us to, to keep track of all the deals we've got coming in, what we're doing with them. How we need to position them, who's running them, who's got them, etc. The other thing we have is on this dashboard is like who else actually comes in and runs deals. And so we actually are looking to start giving away prizes, if you will, for the people that come in and who our frequent flyers are, if you will. So, uh, we've had, um, quite a few new people come by. We've had a, um, I know Tina, like Tina's got a 20, almost 30x in here above and beyond everybody else. So she does that from like Guatemala or wherever you're at sometimes.
Like, she's back in the US, right?
So, but, um, yeah, inside of that, like we, we are Building out teams, looking for people to come on. And like we've got Katya, she's our our team lead in deal sourcing. You know, Laura's our ops. She's our in in in Ireland, but she'll be back. She's our big time transaction coordinator. We've got Karen Boyd. We'd like to have her back on from Ortho. Financial, Roman Rubio, like all these people have come out. So again, like we keep track of this stuff by, by, you know, running, running these calls through Zoom. We're able to keep track of all of this through Claude. And this is a tool that we built out. So does anybody else have a deal to run? Anybody want to throw something on the table this morning?
Yeah. So I was out on a bike ride this morning and passed a little property. Um, there's a ton of development, uh, around the Moine area. And so it wasn't an abandoned house, but the lawn was all mowed. So I pulled it up this morning because I thought, oh, this would be really nice to see if we could, just to see what it was listed for, uh, who owned it, kind of what the status of it was because they're starting to develop all around it.
Right.
Really very expensive homes. And so, uh, anyway, I'm gonna, I was trying to throw that in Deal Hunter right now. Off that website that you guys gave me. I'll paste the address in here on, uh, that I saw on, um, Zillow.
A chance here to get it in here. Awesome. Are you running this off your computer or are you running it off your phone?
Uh, no, I'm on the computer.
Okay, perfect.
Okay, so this is the location.
Okay, it's a great—
you want to share your screen? Do you want to share your screen?
Oh, sure.
Yeah.
Yeah.
Yeah.
Okay.
So let me go back to Zoom here.
Close that down.
They're telling me the security is hard to borrow. You've got to sign early on the short call.
That's down.
Okay. Um, somebody said, does this work for multifamily? Abso-freaking-lutely. Um, it, it does a great job of, of finding property. Like, we can, we can use it to go find bank-owned property. Who likes bank-owned property? Raise your hand.
I do.
Why do you like bank-owned property? Does anybody know why?
Uh, usually you can get them at a deal.
Yeah, right there down underneath it says Open Deal Hunter in ChatGPT.
Okay.
Did you find it?
Yep.
Okay, perfect. So right there, go ahead and paste your, your thing. And here all you need is just— yeah, yeah, you can do that right there. And then before it stops thinking, click Run This Deal. Type in Run This Deal. Oh, because it again, it goes off of this very simple prompt because—
I stop it?
Yep, stop it.
Okay.
And then hit it again because it's doing, it's doing it, it's doing just a little bit of like hallucinating a little bit. It's like, oh, What does she want me to do? I'm going to do this, right? So now you told it run this deal. It's going to produce a full deal assessment. And so let it sit there and think for a while. Now it's going to run the— scroll down.
Oh.
Right there. So see here, it says Deal Hunter Report. Deal Owner Report is a 27, uh, 27, uh, part assessment that it performs on the address. And so when you say run this deal, it's kind of like saying abracadabra, you know, you get magic, or open sesame opens the door. Run this deal provides you with a, a deal report that's over 27, you know, test 27 Different things. So here it says the opportunity is a 40-acre piece, not the 1920s house, right? And the property offered—
yeah, $4.5 million for 40 acres in October of '22 is what they were wanting for that.
But it was removed because that's dumb right now.
Yeah, right.
They thought— well, they thought that there was going to be something coming. Right.
So it will, trust me, it will.
Yeah.
Well, if it doesn't have—
it will, and it's going to come pretty fast.
But here's the thing. If it doesn't have the entitlements, it doesn't matter. I can take you right now to vacant lots in the middle of massive construction that still have agricultural status because they never got the entitlement. And so until the entitlement comes, it's still worth nothing.
Yeah. I wonder, so how do I find out what kind of Uh, zoning it is right now. I'd have to go out to the assessor's page, probably, right?
You can probably scroll down and it's going to describe what is the land worth today. So there's 7.2 acres of property on Warren Avenue specifically reported as unimproved and sold for $500K. You got another 10-acre lot down the road that sold for $721,000. So, Uh, but it's a house that was extensively rebuilt, making the acreage money thing different. But the 191-acre woodland tract that closed for $3.6 million was reported as ag-zoned land. So, um, this is just doing some homework. So scroll down. Land's my thing. So I love, I love that it did all this.
So this price, I'm just letting you know, this price is not at all Unusual or high for around here?
It is if it's untitled. If it's not untitled— Yeah.
Okay.
Yeah. Because again, it's not worth anything until it has the right to be something. And I tell people this kind of like in Monopoly, how much is rent on Boardwalk when you land on it?
Hmm.
It's $50, right? But when you own Park Place and Boardwalk, that's called an entitlement because what happens is the rent doubles. Goes right up to 100. And so that's what you're trying to discover here is, first of all, don't justify the price until you know what work's been done. Because here's 2 things that can happen. One, it has no entitlement. You got to do the entitlement work. And in order to do the entitlement work, you're going to need the time to do that. It's anywhere between 6 and 18 months.
Oh, here it's talking about the entitlement.
Well, that's the entitlement side, right? So, uh, that's, that's what you need to discover is can you turn it into 30 lots, 60 lots, 90 lots? This is the metrics that you use to, to discover if it's actually worth— because at the, at the 4.5, it's worth $114,000 an acre, and that's expensive dirt with no entitlements.
Yes.
So the entitlement—
what does it cost per acre?
It's about $50,000 to $100,000 per acre. Now do you see why it ain't worth the dirt it's— it's— it says it is? Because what am I— I can't sell it for $200,000. Like, you're right, $115,000 is a good price if it's fully entitled. Yeah, because if it's not, it's worth $200,000. It's going to cost $230,000. Ain't worth shit. Right, because you can't sell it.
Really interesting. Okay, because I've always wondered, looking at some of these, I'll need to read up on the entitlement side of things because I know that farmland is getting purchased up around here like insane. And then they'll turn around and then they sell off these little like quarter-acre lots, right?
For most of it's no, most of it's to control the spread or the cost of land. Like, land bankers will buy land and sit on it intentionally because they can depreciate it for 7 years, right? And they'll just sit on it and park on it and not do nothing with it, take a loss, loss after loss after loss. So these are the ways you can look at— Say again?
How can we find out who owns this?
We'll dig into it here. So it shows here it's got public record. Um, and so, uh, it's in Madison County. You can dig into, uh, we can dig into who owns this. Go keep going down. Red flags, negotiation leverage. Do you have, um, understand, like, so if it was listed on Zillow, that typically means if it was listed, it went to a listing agent. You can typically reach back out to that guy. And get, get, get information there.
So, well, and it's been off market since 2023. I think the, the 2022 price was $4.5 million. I think they pulled it off on 20— in 2023 at like $800,000 and some. So, and I could go out to the assessor's page in Madison County too. Can this do that if I tell it to do that?
Yeah. If you get, if you get down to the bottom, we'll go on to the next thing.
Okay.
I'll prompt it for you so you know what you're getting. It says go with conditions. But target acquisition is more at 750,000, not 4.5. So, um, go ahead and click right there on the, um—
okay.
And then let me chat to it. Hit the dictate. Let's see if it'll hear me.
Okay.
Allow your microphone. Okay, I want to find out a couple of things. We're going to deep dive this. I need to know when the last transaction on this property was, like when was the last time it was bought and sold or any history of it. I need to know who the current owner is and how I might be able to get a hold of them. And I need to know what is the current zoning and land use of this property as it is on public record. See if you can find that now. And so, while that's cooking, let me pull up and share my screen real quick.
Okay.
I'll stop sharing. Because Odilla, am I saying your name right? Odile?
No, it's Odilia.
Odilia. I'll mess it up. I know how to butcher a name. I know how to butcher a name unless it's simple like Catherine with a C. So inside of inside a deal hunter, yes, it will do and run multifamily deals. As a matter of fact, I don't know if Jude is in here, but this is the deal we ran for Jude yesterday. Was it yesterday or day before? This is a multifamily deal where in I want to say Sunrise, Florida. My memories are a pretty good source. Um, so anyway, in Sunrise, Florida, it's a 128-unit property from 51 years ago. And, uh, uh, looks at, uh, it was current ownership group acquired it, uh, for $33 million back in September of 2022. Um, they're currently trying to sell this property And I believe it was something that Jude was looking at as an opportunity. But yes, basically we put the address in, said run this deal, and it provides— it goes and does a 27-section assessment and provides information on what is the best understanding of what to do with this property. It always has like SWOT analysis, a preliminary hold plan, Backup plan, acquisition, like what? And then the, the key to it is the final deal verdict, whether it's a go or no-go, right? So, um, say again.
So basically my only prompt is run this deal. Basically that's all I have to say. Put an address and run.
Address. You're going to put an address and run this deal. If you've got a, if you've got a full like operating, you know, like you can, the, the goal is to put information in it that it can consume. So I like to just start with an address and then go from there. If I have an offering memo or a flyer, I'll add that after I do the deal report and say, add this to your info or compare this to the info you found, right?
Right.
So inside of that, that's, that's what that's for. Have you seen the, uh, the Land Shark Investor Survey? Have you done one of these yet, O'Neilia?
No, no.
So this is called the Land Shark Investor Survey, um, and basically it, it, it, uh, breaks down what kind of heart, soul, uh, heart, mind, and soul that you have inside of, um, inside of investing. And so I'm going to paste this into the chat if I can find it again. Catherine, can you explain to this a little bit?
Like, yeah, so this—
how you're the inspiration to it?
Yeah, um, it— I've been investing for well over 20-some-odd years, and I went through and Started out doing wholesaling, buy and hold. I ran a program. We did 500 fix and flips here in Phoenix Valley. Then I did— I had my first hedge fund was vacation rentals, and then went on and did residential ground-up developments, commercial ground-up developments. And fast forward into RV parks, mobile home parks, private money, both residential and commercial notes. And then started looking into data centers, just all the things. The point being is that it took me 20 years of doing all the things to discover what type of investor I am. And at the end of the day, I like to be the bank and rent dirt.
It's just the type of thing.
And, but it took me 20 years of doing all the different asset classes to figure it out. Now, I loved it. I loved, you know, like all the learning and all of it.
Yeah.
But if I had known, like, that was my sweet spot of my active investing, then I could have just continued to passively invest in all the other asset classes while I just actively pursued, you know, being the bank and renting dirt, which is like mobile home parks, triple net lease commercial medical office space, industrial flex space. There's lots of different ways to rent dirt. And to be the bank. So anyway, so Tommy came up with this survey. It's 125 questions, and it literally drills down to exactly what type of investor you are to actively invest, and then make sure that you're passively investing into the other asset classes. And then it comes up with a 90-day blueprint as well as a 12-month business plan, which— so it's really freaking cool. So yeah, it's definitely well worth your time to go through and, and do it. So, and I really had a call this morning with somebody, and, you know, again, it's just the— it's— it wasn't like it shows you anything new about yourself you didn't know. It just, uh, basically validates and confirms, yep, this is exactly who you are, and this is the trajectory Like, if you really want to grow this, this is the fastest way to get there instead of being like, well, you know.
Yeah.
And as a matter of fact, I'm pulling up an example of it right now. This is— this was Jason's survey. And just to kind of give, give you an example of understanding what it does, the questions are, are quick to answer. My mouse hasn't shown up from Amazon yet, so I'm gonna manipulate it. But you go— when you go in, you're ready to take the survey, you're going to tell it ready, set, go, and you're going to start taking the exam. And it's literally just like answering it with, with numbers and letters. There's a couple of spots where you got to like put, put words and type, you know, type Type something into it, like what is your ideal financial lifestyle in one sentence? Answer the sentence. Like don't you don't have to write a book, but by the time you're done taking the assessment and and you get to the bottom, what what it does is it takes all the information and basically builds like a Briggs Myers personality test for you and tells you your type of the type of investor you are. Then if you go through this and read it and it relates and you can understand it, we want you to— and there's instructions at the bottom— to send over to me the results of this. And the way to do it is you click on the share button. That share button copies a link that can be shared with the public. And then you're just going to click right there and whatever your email is, like it just opened my email over on my other window. I can copy and paste that link right in there. I'm going to paste it, boom, and send it. And you send it to me, and then I take this into my executive board. We analyze your answers and your results, and we put together a 90-day blueprint and a 12-month business plan and give you an opportunity to kind of see your plan come to life. So Tina's got one, Rachel's gotten one. Um, there's quite a few, like everybody that has been— I think, I don't know if there's actually any people that have done this and haven't gotten one. So, um, we invite you to do it. Click the link and, and, and, and pull, pull yourself a, an investor profile. So awesome.
I will try that. Thank you.
For sure. Do you have an address or a deal you want to run as an example?
Um, yeah, I could give you one.
Um, perfect. Let's take a look.
Yeah, uh, let me just get it. It's 1600.
Bear with me a second. My, uh, my, my GPT is being crazy. I'm gonna switch over to, uh, come on.
I'll put it in the chat for you.
I gotta switch over to my business account. So yes, please put the address down in the chat. That'd be perfect. And so we've, uh, we've adopted the new, um, we've adopted the new, uh, business plan for, um, ChatGPT, for ChatGPT. And so Way more powerful. Like, way— there's a huge difference in how even the $20, from the $20 version to this one, it's, it's a massive difference. We like Texas property. So again, yeah, just as a demo example, like you, you sent, sent me this address, I copied and pasted in there, and then I say run this deal to trigger— that's the magic words to trigger the 27-page, you know, 27-point, uh, due diligence, you know, underwriting, uh, prompt. And so—
Before that works it, can I ask you a question? Yeah.
What exactly—
you seem to be looking for stuff mainly in Arizona, but is— are you really open to all kinds of things? And how do you, um— because I, I put deals together as well, and I'm always looking for partners, and I just didn't really know how you guys work and what it is that you're Looking for?
We work in a lot of different ways. Like, one of the things, while this is cooking, I'm going to jump over. Catherine, do you want to talk about, um, uh, deal, uh, uh, Dispo Buddy? I can pull that up.
Yeah, so we, um, we, us personally, what we're looking to partner with is we're looking for raw land. Um, we love to, um, Tommy is an expert in taking several acres and doing all the work to be able to subdivide it and then sell it off to builders or whatever to be able to build property. So we love raw dirt.
Okay.
That's a big thing we're looking for. The dispo buddy that he's talking about happens to be a local investing group here with Eddie Marin. But what Eddie does is, if you get a property under contract or whatever, you can actually put it onto his platform and he'll help you find an investor to sell it to, which is really interesting. We are also very much looking for, again, in the side of renting dirt, is land that we can basically slap a fence up onto and park commercial vehicles on. Again, renting dirt. So those are the type of land deals that we're looking for that we like to partner on. We also are in the middle of some luxury commercial builds that happen to be here in Scottsdale in the Cactus Corridor. But we also have the ability to, like, I'm thinking, depending on how big the deal is. So we like mobile home parks. Tommy, the people are here to pick up the stuff. I need to go help them. Sorry, you guys, I have somebody here.
No, that's fine. I'll jump over here real quick. I'm sharing the screen showing you, like, Inside of the Deal Hunter Land Shark Mastermind, we have the deal room every day, 9 to 10 AM, to kind of help us get deals brought in. But we're running deals all day, and I'm running them through Deal Hunter all day. And so we have members that we do joint venture with and partner up with. We, we, if we, for example, partnered with somebody that doesn't do our buy box, we might partner in a way that we bring capital, or we bring investors, or we bring knowledge or something. We find a way to get into that. That club sandwich, if you will. But the Land Shark Mastermind itself, if you're in here and running deals with us, there's two ways to be a part of it from the mastermind standpoint. Because we've got a lot of professionals inside of this. We've got like our CPAs, our lawyers, our brokers, our agents, our capital raisers, our fund managers. All of that is valuable to people trying to build a team. And so inside of building that team, there's two ways to do it. One. Is that you can do it through the earn-it method where you apply to be a part of this as a like a student, if you will, or you can do the immediate pay-to-play where you're in here and you're running deals on a regular basis. Like Tina's invested in several things Titan 23 because of the fact that you know she's been in here doing this with us. She's got that membership pay-to-play like any deals we get. We're like here you go and. She's bringing deals on a regular basis too. So finding the owner of the vacant land she's got out there is going to be, you know, important because we can do a deal with her on that. She can invest, we can invest, we can bring investors into it and get things done. So one is again like an educational path. The other one is a pay-to-play. The educational path is also a 50/50 joint venture. The pay-to-play is you're just paying for the fees. Like what it costs us to do the work, and that's you know again you would do no different when you have a team. You pay your team, you know. So but when we get deals, if it's something that we don't particularly buy or operate or do, then we lock that deal up. We get it put together, and we submit it to Dispo Buddy. This is something that we just learned about. We're partnering up with this guy. His name is Eddie Marin. He's here in Scottsdale. Scottsdale, and it's— we're in Scottsdale. So again, that's why, um, that's why we're always looking at Arizona deals. But we also will look at Florida deals, we'll look at Texas deals, we'll look at Iowa deals, um, you know, we'll look at deals all over the place. So, um, and, and again, like Rachel, she's in Indiana. We got stuff, uh, looking over there as well. She got to go find a convict, um, so Uh, we don't care where you're at, we'll find it and we'll get deals done. Um, the type of deals that they, they work on are cash deals, subject-to, seller financing. The idea is this: Dispo Buddy means that if you get a— if you can find a good deal and get good terms to it, you put it here. Because what they do— and you submit the deal here— because what they do is they find the active buyers, and they're finding those active buyers right here on what's called terms for sale. Okay. And people are, people are looking for terms to buy more than they're looking for the actual, like, property. And so if you want to go shopping, you can do this too. This is in Phoenix. This is a $20,000 entry. It's got a $3,000 a month cost to run it. The locked-in rate is at 6.62%. So it means it's basically like a A, uh, uh, a subject-to deal. You're buying the mortgage on this one.
Mm-hmm.
One in Ohio. It says cash deal, purchase price, done and done, $44K. I kind of like that. I like— because that reminds me, it says, oh, I gotta go up here and set up. We'll get to that point where I'm setting up, but these are the live deals for today. Um, again, Miami, Florida.
Is that part of, um, Is that in Deal Shark as well, the Dispo Buddy?
No, Dispo Buddy and Terms for Sale are separate, but we're working with this guy because again, the idea is to invest in property and then sell it, right? And so if I find something that's a good deal and I just, I can lock it up and get good terms, it's called wholesaling, right?
Right.
Yeah.
Right. And so inside of this, this is ethical way of wholesaling because if it's not an ethical deal, he won't accept it.
Yeah, right.
And so we're super excited to partner with the guy. His name is Eddie Marin, uh, and like I said, he's in Scottsdale, but he's got, he's got, uh, awesome ways to put stuff together. Like the, the sellers, you know, keep the seller's loan, um, do it where the seller's the bank. He teaches all this stuff. He works you— he doesn't, uh, he doesn't teach you this stuff. He worked— or worked through this stuff with you. He just tells you what to do here. And how to get this set up, that's what our community is for. That's what the Land Shark Mastermind is for, is to help you understand through Deal Hunter how to do these things, like how to do a stack, you know, stack method, or how to do an equity discount, and how to do how to do fast money. You know, so fast money doesn't get you rich; it's expensive, right?
Yeah.
So inside of this, you can build this out so you can find good deals. Um, and, and, or make this your marketplace while you sell deals, right?
Yeah.
So that's why we're partnering with Eddie. I don't, I don't need to build— like, I don't need to, to build this out, but, uh, uh, this is a bolt-on. Eddie's got a great opportunity and, and built this amazing program. And so, and, and I think you can see here he's got hotspots, right? And so, like, for example, Tina, we can work with Tina up here in this, this corridor and just, like, take over the market. We can work with Rachel out here, uh, in this area. We can start finding some headhunters up in the, in the green triangle, um, and, and go, go fishing for deals.
Mm-hmm.
Um, how does that work? I have a quick question. I'm sorry, Tommy, that, uh, how's that work when you have pocket listings from brokers? So with that, because I've got 5 really nice land deals, uh, 3 in Florida and 2 in Atlanta that are pocket listings from my amazing brokers in there. So I don't see what she was talking about buying dirt.
Let's, let's see if we can put— yeah, let's see if we can put stuff together. I don't think he does a lot of land stuff, but I mean, land sells fast too.
Yeah.
So like, yeah, if you want to set up a call, Rachel, after, after we get off the call today. I wanted to show this real quick to Odila. Did I screw it up again?
Yeah, it's Odilia.
Odilia. I got it. I almost got it. Almost got it. You almost did.
Yep.
I'm almost there. I can blame it on my no teeth. So in 48 seconds, it brought back some information. And so this is the information there. I need you to verify it. But this is apparently a Class B garden-style apartment complex that has 232 key doors on 8.75 acres. And it says here that it was built around 1985 to 1986, and it shows that it has an existing debt of approximately $11.3 million of an assumable Freddie Mac loan. Are you familiar with what a Freddie Mac loan is? No.
Yes, sir. Yep.
Perfect. So this is awesome that that exists. However, the current marketing states that interest only runs through November 2028, meaning that you're going to have a balloon on basically December, you know, November 1st, 2028, or December 1st, 2028, whichever one. Current sources conflict information saying 72 to 80% occupied. So one says 72, the other one says 80. So go with conditions. So surfing through this, it's going off of some assumptions. It's not built to use assumptions. So it's going to go off of what it found on LoopNet. Okay. So if I go to LoopNet, I can see what it found on this. Is this the place?
Yep.
Okay, so inside of here, it's going based on all the information that's here and probably this thing right here. And so this is the offering memo, right? And so what I can do with the offering memo is I can save it. Mine doesn't like to save directly, so I have to save as a PDF like this. I call it the Walmart PDF. And so I'll save that right there, and I'm going to drop this out of the way, go back to— go back to my menu, or go back to my board. I'm gonna drop it down to the bottom, and I'm going to add that file immediately and then start having conversation with it. Um, let the conversation start now and then go back and, and review. So when I put the OM in there, I'm gonna let it think about that, talk to it a minute. Go ahead and review the offering memorandum and do a comparison between the information that you have on our report and the information on the OM from TMG. Uh, do this now. Sometimes it doesn't pick up everything. Yep, it did. So while that's cooking, we'll go back up to the top and review some things. So it says it's a go with conditions, and so apparently the conditions that it has is that we want to see the trailing 12 months of, uh, of the, uh, current rent roll, right?
Mm-hmm.
Gotta see that. We gotta see the— that things are being done. The other thing is Is that we want to make sure that there's not a large deferred CapEx, meaning like a bunch of work that needs to be done, because this thing is 40 years old now, right?
Yep.
So what has been replaced in the last 1 year, 3 years, and 5 years? And then whatever hasn't been replaced out of that needs to be replaced. So your current rental pictures show this, and one of the things that you're going to want to see is on the T-12s Is, is there room for you to go up? Is there an opportunity to add $100 to every door and make more money? If there's not, if they're at the, if they're at the top of market and they're the most expensive place in town, the value of this place kind of drops because of that, right?
Correct.
So here's your preliminary stress test income, your NOI ranges, value-add cases. Public record, tax indication, all this stuff. So what I'm going to do is since all this information came through and we've got a lot of good stuff here, it looks like it's decent to deep dive. I went ahead and added that PDF to it and it said side by side, this is what's said to be true and this is what's critical on the other side. And so at the end of this, it should give us like a true understanding. It's still thinking. It's still talking. Um, let's see. The initial is, uh, the $4.5 million upside, uh, is something to be considered. Um, insurance, like making sure that that's, you know, true, because that sounds expensive. Um, your current debt yield is concerning because you want to, you want to be able to Uh, net, like, at least a 20%. So, um, what does the current price— or what does the current NOI support price-wise, value-wise? And then comparing it against what they currently have, right?
Yep.
So that's that right there. What I'm going to do, I'm going to share this link. I'm gonna— Tina, are you still in here?
Here, I was wanting to show you guys what came up on the deal.
Yeah, yeah, I wanna— I'm gonna, I'm gonna share this link. Uh, I got it copied right there. I'm gonna stop sharing and let you share.
Oh, me? Okay.
And then I'm gonna go into the chat. I'm gonna paste this in here and have you, uh, You want me to go in the chat? This one, that's for Adelia. She can take that and, and use that chat to have more conversation about that property. This is— Awesome.
Thank you. I'll play with it. I'll try.
Yeah. And then it'll open it right in Deal Hunter too. So what you got here shows—
Okay. So I pulled up the, it's actually in Madison County. That's the county I grew up in actually. But anyway, that's the, the deed holders. It's in an estate now, a life estate, and they live The address anyway for them based off of the assessor's page is Chicago. So I uploaded a couple of different things, and then I said, "I need you to take a look at all of the surrounding development that's happening around this particular property," and that's where it came back, and it said, "Okay, so the growth corridor basically puts this." All of this development. So it's kind of sitting around in here and it's squished right in between massive areas of development that are beginning to happen. So, uh, it's saying it wouldn't treat it as an ordinary 39-acre agriculture ground anymore because it sits between these 2 areas.
Right. Understood. But does it have entitlement?
I, I, it didn't say it right now. It's saying that it's reported as ag zoning.
It's only worth agricultural land because again, do you see the areas on Pavilion Park right there?
Uh-huh.
That has not been built yet, and that's $114,000 an acre.
Right, right.
So, so the stuff in the pink and the blue and the yellow, that has all the work already done to it.
Yes.
Right. Whereas the one you're talking about doesn't have any of that done to it, as we can see right now. If it has, then there's value, but you're negotiating from the standpoint of I understand there's future value, but current value is 100% agricultural only.
Right, until it's rezoned.
Right.
Yeah.
And this is where you negotiate. You say, listen, if you—I believe that this is going to be re—you know—rezoned, and you're going to make something like this. Like this cute little picture, and you're gonna say, we're gonna have this, we're gonna have this, we're gonna have this, it's gonna cost this. And you go to the owner and say, I'm willing to pay you $750,000 now and do all this work, and I, I get the benefit of it all. Or we negotiate on a future value amount. I do all this work And we split it and, and you're able to walk away after the entitlements are done, but you didn't spend anything to get the entitlements done because you never did the transfer. And so that's where you're going to hold it in escrow for 18 months until all of that is done.
Okay. Yeah. And that's the thing too. It's, I, I feel like that would be a complex— I know we can see they're trying to get rid of it. Because they listed it and then pulled it off.
Well, they— no, what they were doing was testing the market.
Oh, back in— well, 2022 is such an insane time.
There's 2 things that they were doing. One was testing the market, or, or doing what's called setting a HUD. And so, you know, when you're going to look at property, you're going to have property that's listed and you're going to have property that's recently sold. And so you're going to do that to trend it. And so somebody talked to somebody, it was like, hey, Go list your property for $4 million. I'm trying to sell mine for $5 million, and I need to make it look like it's a deal. So they'll do that.
Yeah. Okay.
So, and so here, let me give you one more prompt, and I'm going to wrap it up for the day. Okay. Um, I'm hoping— let's give it the address for the, the one that you're, you're interested in. Which one is that? Warren Avenue?
Or which one is Uh, yeah, that is the 105— let me find it again.
Yeah, give it, give it the microphone.
Okay.
We want to go back to the preliminary property we were looking at and run a feasibility study on the property, uh, to see what future land use would be, um, and what the best source of resources would be for this. Would it be broke up into part commercial, part residential, or would it be better to be all industrial logistics? I also want to know who to reach out to to discuss what the current condition of the property is and what— I need a list of all the things that would need to be done to this property and a price of what that's going to cost in order to get it to that to that level, going from an ag zoning up to whatever you determine. Go ahead and do that now. So again, because, um, when you look at entitlements, yeah, you can say, oh, I'm going to have residential there, but in the last part there it says like if you don't have access to that sewer, you could end up spending $11 million building a new water treatment facility. So it could be tricky that way.
So yeah, like I just said something about coming— that this area—
that I have no doubt, I have no doubt that there's stuff coming. And again, like the—
Oh no, I was just saying from the, the sanitary and sewer, they're, they're committing $11 million, right, for that area for sanitary and sewer.
But it says if the, if the sewer doesn't reach your parcel It's, it's meaningful to the area but useless to you.
Okay.
Because again, if they're just— if the revolving fund commits $11 million, like, will that run past my front door, or is it going to be like 10 miles down the road and I got to go run and get it? Because if that's the case, the entitlement's useless.
Yeah. And here was, uh, A 40-acre offered at $23,500.
Right. Did we ever— did you get a 7-gate— did you get a 7-step gate, uh, key when you did your survey?
Uh, no.
We'll have to redo it because I think, I think with the survey we added that to it. I'll have to dig back and see if I can refind it, but I'm feeling like what, what you're going to need is you're going to need to have these 7 steps of Yes or no with property, and then like when you get to number seven, if it's all still a yes, that's the one you go with. The rest of them, like just pitch them because again, if you continue to try and turn a banana into an apple, it's still you like you're going to end up with just mushy applesauce that tastes like bananas. So some of these bigger properties, bigger land deals look really super exciting. Until you dig down into it and discover, oh, it has Indian burial rights on the other side of the property.
Hmm.
Or there's a plant that grows on the other side on the corner and you can't do nothing for 500 yards of that or whatever. And so literally the window to your large piece of property is only about a half acre. You get into due diligence to learn this stuff. But it's inside of Deal Hunter. I created it to really try to dig as much of that up as possible. Like Katya was able to find a sinkhole and a dirty lot that needed millions, tens of millions of dollars of remediation using Deal Hunter. So she just had to go get the info, bring the info and plug it in. And then it was like, hey, by the way, there's this red flag right here. Boom. So the question is, again, why did they ask, you know, for $4.5 million in 2022? And if they did, why didn't they sell it? If it's that much and it's that valuable, why didn't it sell? So why is it still sitting there? And, and to me, it's because it doesn't have enough value to it for that price. Um, I go by—
Oh, for sure. I don't think it's worth that price.
Yeah, I go by what I see going around it.
And this entire area, massive. And the lots and what they're selling for on ag land, it's insane. And so that's why I'm saying, I mean, again, we got it at the right price.
Yeah, you go and ask. So yeah, go and ask it about, you know, what is ag land going for? I don't think it's going to come back at $115,000 an acre.
Yeah, it said this one above, uh, it sold I don't— I think this already had something on it for whatever reason. It sold for $65,000 an acre. But here, this 40-acre tract sold for $23,000 an acre.
Yeah. And that's near an incoming highway.
Yes. Well, this is all surrounded by— there's a highway that comes right to it. There's one gravel road in front of it, and for sure they're gonna pave that here real soon. I've seen a lot of development. I rode my bike all the way down it to the next paved road, and they're developing all along that gravel road now. So very soon that's going to be paved. So that's going to be all paved everywhere around it.
Yeah.
Things just are just exploding here. So, and this $114,000 an acre, I was seeing off of one of our further west of us, not far where I live. I mean, $160,000 or more just for the lot, not even an acre. Once they had it Developed, not— and I wouldn't say it has developed, but it has to.
And at $160 a lot, that has to have sewer, water, electric, and access. Yeah. So, um, and access isn't just a gravel road, it's literally a paved city, you know. So, um, but yeah, you want to find out— again, you need to find out what, what, what you can— what is marketable there. And so Go through that report and see what it gives you on it. Okay, that's the one we did. Feasibility study. Yeah, read through that feasibility study and then again prompt it to get you more information. Uh, you know, as far as like what, what it's going to take to do all the zoning, you can see right there, uh, you're looking at an entitlement budget of almost $500,000.
Yeah.
Oh. Because that stuff ain't cheap. When you spread that across 40 acres, that's $10,000. So now you see, as you add all this stuff in there, how you can take something that was $30,000 and you had $10,000 an acre for this, $10,000 an acre for that, $25,000 an acre for that. Now it's worth $114,000, $115,000, you know, because we added another $40,000, $50,000 worth of work to it. So give these—
So I can maybe check with some Like the guy out at Madison County, give him a call, find out what was— I already know West Des Moines and Waukee is massive all around here.
So you can do a lot of digging right there just to find out.
Can I have it put this into a PDF so I can download it and save it? Or is this going to be saved out here for me?
If you, yeah, you can, you can tell it to make you a PDF out of it. You can tell it to send an email to, like, if you have your plugins attached to this already. You can tell it to email these guys and ask your questions directly straight from here.
I do not think I have my plugins linked to it yet.
Yeah, if you have your email plugged into this, you can literally be like, go ahead and send an email to everybody and ask my question. Boom, right there.
Okay, so I can tell it.
Yeah, start playing with that. Okay. So install a plugin. Ready to go. We're gonna get you, we gotta get you a Rosetta Stone. We are having a cohort. That is something that we talked about. We are having a cohort in October, uh, and we're gonna have special prices for that for everybody. We've got one set up for the, uh, Saturday Night, Friday Night Lights people, so we'll be getting everybody tuned into that. But all right, well, I'm going to wrap it up with a, uh, with a prayer. Heavenly Father, we thank everyone for the blessing of this day and blessing of this life and And we ask that everyone, uh, continue to come back tomorrow as we do more and, and, and give to everyone. Uh, we look forward to being of service to everyone that we encounter, Lord. And it's in your Son's name that we pray this. Amen.
Amen. Fun, fun, fun.
Okay, guys, have a great day, everyone. We'll see everybody tomorrow. Bye-bye, everybody.
