Invited you to come on.
I am going to, uh, fire up the estimating tool.
There he is.
I got a job that came in last— over the weekend. I haven't had a chance to sit down and dive into it, but, uh, we're going to run free estimates this morning as a demo. So let me get some stuff going. Catherine, do you want to talk a little bit about what's going on?
What are we doing?
What do we do?
So, Sean, welcome here. How are you?
Hey, good morning. Doing well.
I love it. So, um, our team reached out to you, and as I understand it, you're a retired Navy SEAL. Is that right?
Yes.
How cool is that? That's awesome. Well, thank you for your service.
Thank you.
That's incredible. My late husband and, um, son Both served as well, not as Navy SEALs. That's a whole other— I'm sure you have 1,000 amazing stories.
Thanks for their service. And no, yeah, I've got a lot of stories, that's for sure. They're all piled up.
I love it.
So you're the Director of Investments for RFC Capital, is that right?
That's correct, yes.
And then it looks like you're wearing lots of other hats as well. So why don't you tell us a little bit about you inside of this world of serving, being of service, and then of course investing and all the fun things, and, um, we'll jump into it from there.
Sure. So, um, a little bit about me. I did, uh, as you mentioned, 20 years in, uh, the service. I've been out now since 2024. I retired in '24. Um, and while I was on active duty, I did, uh, I was a mechanic, I was a rescue swimmer. Uh, from there I became a diver, and after a few years as a Diver. That's when I moved on to become a Navy SEAL. While I was on active duty, I started my education. I earned a bachelor degree and a master degree in strategic leadership, and I also started investing in real estate while I was on active duty. So back in 2019, I started building an out-of-state portfolio. I bought my house in California here in 2012 and accrued a lot of equity, and then just leveraged that equity to execute the BRRRR strategy out of state. So I was buying houses. Wholesale, renovating them, you know, getting tenants in there and then refinancing out and repeating the process.
Nice.
And built a small portfolio out of state that way. And then as soon as I retired, I continued my education. So I went to business school at USC last year and I graduated last year. I started going to the MSRE program at University of San Diego also last year, and I'm in my final year of that program now. So I'm studying commercial real estate here in San Diego, and that's what led me to the opportunity as Director of Investments at RFC Capital. My mentor at University of San Diego introduced me to the owner of the company, and I was offered a position right now for almost a year.
Wow, congratulations.
Thank you.
That's extraordinary. So what is it that you're focused on right now, both personally and then, of course, with the company?
Yeah, great question. You know, personally, I'm constantly focused on my own personal growth, so my own portfolio, repositioning it, you know, making sure I'm diversified well. I feel for a little bit now, I think I'm a little bit overleveraged in real estate. The writing's really on the wall for the direction that the market's going to continue to go. So, you know, just really figuring out how to reposition my portfolio is a big one. Um, I've got, you know, some locked-in 30-year fixed at, uh, you know, somewhere between 3% and 4%. And then I've got another half of my portfolio, uh, above 6.5%. And, uh, I'm probably gonna chop off a couple limbs to save the body, you know.
Yep.
That's incredible. So what is your— so with your personal, you're still focused on, um, like the BRRRR method?
No.
Um, so deals stopped penciling out for me in, uh, 2024. Um, I'm heavily invested in, um, St. Louis, Missouri. That's where I grew up. And so big in the Midwest market, you know, a lower barrier to entry to get in there. Um, my last deal that I invested in is actually a Redondo Beach beach house deal. Uh, me and another good friend are limited partners on this deal. Um, we're dealing with our own, um, issues with that. But, you know, different market, different type of deal. I'm trying to change my investing strategies a little bit and get out of the Midwest and try and get into more of an appreciation market where there's more upside if once we get that way again.
Love that. Well, very cool. So let me just share with you a little bit why I think this is a perfect conversation while we're having this today. I've been investing for well over 20-some-odd years and went through all the things from wholesaling, buy and hold. I ended up fixing and flipping over 500 properties here in the Phoenix Valley. Did have my first hedge fund and we did vacation rentals. Then I did residential ground up, commercial ground up. And then my husband passed away very tragically in 2018, leaving me a widow and a single mom with 14-year-old twins. But at that point, I had created 13 streams of passive income for my family, and it let me take a year off and grieve with my twins and figure out what I was going to do. And the more people I spoke to, the more I understood a few things: is that most families aren't set up with multiple streams of passive income for when any of the 5 Ds hit— death, divorce, diagnosis, downsides from the economy, or being dumped from their jobs. And so I really started leaning in and, you know, working with people to create that. And so now Since then, my portfolio has expanded to mobile home parks, RV parks, triple net lease commercial medical office space, and then you know multiple others. And so, with all of that, it took me 20 years to figure out what type of investor I am. And what we did with AI, Tommy ended up creating a fabulous investor survey that literally goes through, and it's I think it's like 125 questions. And then what it does is it. literally whittles down exactly what type of investor you are. So for me, I like to be the bank and I like to rent dirt. So now when I look for deals, it literally is inside of that because that fits my personality profile. And then from there, he created something called Deal Hunter. And this is one of the most amazing things. If I had Deal Hunter back when I was doing the fix and flips, I would have done 5,000 fix and flips. Because what it does is it helps find the deal. Underwrite the deal, found all the different ways to structure the deal so it was the best for that particular asset, and then continue moving forward. And so that's one of the things that we're focused on helping people with is understand really what type of investor they are. So they really hone in on that, that asset class, but then make sure their portfolio is diversified into the other asset classes, but only passively. But they're active, really is what makes their heart sing. And then help them find more deals and underwrite more deals so that obviously they can get more deals done. And so, um, that's, that's a huge part of what we do and have an enormous amount of nerdy fun doing it. I always told my kids, nerds rule the world, so go be a nerd. So, um, so this is Tommy. He's the the one who's done an enormous amount. I've done a ton with AI. I'm a 5-time international bestselling author and speak from stages and do a ton of teaching and mentoring and stuff. But Tommy definitely is wicked smart when it comes to building all of this out. And the other part is, is this free estimates. This one is pretty cool. And I actually right now in the middle of it right now, my— I had a flood in my house. Um, the— anyway, long story short, I was able to take some pictures and deal with that. And within under 24 hours, uh, not only was it able to find me multiple contractors, but it was able to literally give me an estimate of exactly how much it was going to cost to actually get this work done. And I had a contractor here. Like, the, the, the collapsing timelines that this free estimates does For understanding how much it's going to cost to either fix and flip a property or whatever. It absolutely has been extraordinary. So anyway, I wanted you to meet Tommy. So Tommy, Sean, and then of course we got Jude and Luke and Rachel here. But yeah, super excited to show this to you if this is something you're interested in seeing.
You could show it to me. Yeah, I'm, I'm not interested in buying any new tools right now or using it.
No, no, no, it's on GPT. It's free.
Yeah, yeah, show me.
Okay, thanks.
There's nothing for sale here.
Okay.
We appreciate you coming in. So, and I'm from the Midwest too. I grew up in Joliet, Illinois. And when the floods hit St. Louis, I wanna say it was in '92 or '93.
Oh, yeah, '93.
Yep, we went down and did a lot of flood work down there. Launched, uh, launched my dad's general contracting company into the multi-million dollar bracket and freaked him out. So he sold it to his buddy Junior, uh, Junior Craft, and Junior took off and did all kinds of great stuff down there in St. Louis with it. But, um, I was always interested in the, uh, um, downtown, like in the, uh, in the business district, all the gigantic buildings, empty gigantic buildings. Um, and so yeah, there's, there's a market there for sure. But thanks for coming on to Land Shark Mastermind.
Thank you.
Uh, it's a podcast we host every day, Monday through Friday, 9 to 10 AM. We talk about real estate, uh, teaching people how to use AI to do real estate, and we actually use free tools to do that. So, um, one of the tools is, uh, I think you said that you've done some BRRRR in the past.
I have, yeah.
This, uh, this particular tool called Free Estimates, uh, sponsored by Contractor Scale Up. The, the Land Shark Mastermind podcast is sponsored by Titan Impact Group. That's Catherine. Um, I'm struggling, Catherine, because my, my mouse is, is only operating partially and Um, it's very wicked today.
But anyway, what do you need me to do?
I might need a new mouse, so if you can start trying to track one down, that'd be great. Um, definitely need a new mouse. Anyway, Free Estimates, it's an AI tool that I created with 30 years of knowledge inside of doing, uh, being a general contractor, and then added to it all the stuff that my dad taught me inside of being a, uh, inside of being a contractor for 40 years himself. So, and all around jack of all trades, master of none, still better than a skilled master of one. So this is what Free Estimates does, is it works on projects that are for the contractor or for the homeowner. So an example of this I'm going to do is something that came in over the weekend for me. I do septic tank installs, inspections, etc. And so free estimates works pretty handily just by going, going to GPT, or you can go to our website. I'll pull the website over.
Let me see.
This is the property where we're at. I just took a screenshot of it. If you go to free-estimates.io, opens up Free Estimates website. You go straight in here. We're gonna have a webinar about this on October 25th, tell, tell people more about it. Excuse me. Go in here, you go to either— you can do a demo, like we'll come on live and show you how to do it, or You click on free estimates right there. Boom. It opens straight up in your browser and you can begin the conversation right there. All it needs is a couple pictures and at least a zip code and a pretty simple prompt and it will do what you want it to do, which is kind of guide you along the way. Uh, I've got the, uh, I've got the screenshot here of, um, of the, the place where I got to do a septic tank. So I'm going to drop that in there. And all it was was just that map of the area. I'm going to give it a prompt, tell it what I want it to do. Oh, come on. Let's see, can you hear me? Okay, I want you to review the screenshot. This is a residence where they want to do a septic tank replacement. It currently had a septic tank, so I need to know who to reach out to over at the Yavapai County about getting records about this property. It was burnt down. Um, all that's left is just a vacant pad, so they want to Upgrade the house from a, uh, uh, was a 4/2 up to a, uh, 3/3. And the 3/3 mobile home is going to, uh, uh, possibly throw off the fixture count to 22 or 23 fixtures. So we want to, um, understand, uh, what we need to do to get the, uh, new permit. Give me a breakdown on that, and then give me a, a, a price. As if I'm not the contractor, what it's going to cost my homeowner. Do that now. So while that's cooking right there, I'm getting my mouse changed out, so bear with me. All right, let's see. So here it shows that it basically goes in, it read the map, and, uh, what it wants me to do is reach out to the Environmental Services. And I'm confirming this because I've done it, I've done it multiple times, um, inside of, um, uh, inside of the, uh, uh, work that I do. I've gotten, uh, I've Uh, gotten about, uh, 500 or so, uh, permits pulled on, on septic tanks over the last, over the last, uh, 4 years. Um, when I first started, I think we did 75 our first year. So, um, hold on. Uh, so, uh, what, what it's doing now is it's pulling up, uh, some of the people out there that do, do septic tank work. And you'll see that it's coming on with, with a star rating where they're located. Um, I'm out there in Verde Village, like the Verde Village, Verde area. No, Mousy Mouse. I lost my mouse, people. I'm sorry. Bear with me.
Okay.
Figure that out.
Alright.
Try it again.
Boom! Thank you.
We're working. Thank you, Miss Catherine. So now what it's done here is— here we go.
Perfect.
All right, so we're going to call America— we're going to call Yavapai County Environmental Services. Gives me the email address, the phone number. I'm going to have to do a septic request, uh, records request, which, um, it actually gives me the email to prompt them with. It says right here, you know, how to ask for it. Um, and then the fixture count is important because the minimum tank size is displayed right there. It's going to give me that breakdown. Now I've gotten, to my understanding, I got this morning from the client a breakdown of the, like a floor plan that I can just add to this now and throw in there and it'll tell me exactly what I need it to do. So I'm going to go grab that floor plan real quick. And see if it'll count it up for me so I don't have to spend a lot of time. I'm going to save that. And then also, it goes into just describing like what happens with the old burned-down residence. One of the things I recognized is that the lot is on a—it's a small lot. It's a small house on a small lot. So I'm assuming it's going to end up being what's called a pit. Septic system, not a typical leach line system. That's what— boom. The total is going to be somewhere around $28,000 to $31,000 because you got to demo the old one and bring in the new one, and you're, you're somewhere north of $20K right there. New system subtotal is going to be about $20K, so the rest of that is on the demo and, and soft costs. Um, so who to call on it is kind of explained right there. I've got this PDF now, um, for the floor plan. Sorry, what? Somebody say something? No. So We'll jump over to the download folder. I'll grab the floor plan that I was sent last night, dropping in that in there, and send it off. And now inside of, I don't know, 10 minutes including some mouse issues, um, I've got all the information I need to kind of move forward. Um, I can now go ahead and put in here I want to put this together as a contractor, uh, for a bid. So, um, put together, um, uh, put together the, the, uh, request for information in an email and put a proposal together for our client. Uh, total price estimated, uh, without, um, without demo of the old tank. Uh, just abandonment is going to be $18,000, um, uh, including all the work, uh, necessary, uh, minus test holes, et cetera. Put all this into an Arizona ROC format contract, include my letterhead at the top. Uh, there's going to be a $15,000, uh, deposit— or I'm sorry, $1,500 deposit necessary to get started. Uh, with the emails and file discovery and starting to get the permit issued. Um, and we'll need all of this, uh, to begin, uh, work to begin after deposit has been made. And we will get a finalized contract together for signatures, uh, once the deposit has been made. Uh, go ahead and make this estimate now. Um, and Put it together, uh, for Alden at Wynn Mobile Homes, um, and include all the information you have. This is Tommy D., uh, general contractor qualifying party. Make that document now. Boom. So now with all the information I gave it, I don't know, whatever, it was a screenshot. and, and a pretty long prompt, and then a file and a pretty long prompt, it's going to come back with an amazing amount of information. Um, it's going to have all of my stuff in that contract. All I'm going to have to do is, you know, copy and send. So, um, now to jump over— Rachel, I think, is in here. Is Rachel in here?
Yes, I'm in here.
How we doing, Miss Rachel? Rachel and I had an awesome conversation last week about some property next door to her. Yeah. And so, and it was an accident we found it. I found it. She was showing me her property. We were coming up with an idea about something. I'm trying to see where I put it. And when we, when we looked at it, Um, I looked at it online, it had boarded up windows, and she's like, oh yeah, the place burnt down or it caught on fire. So we started deep diving it. And so, um, I wanted— we, we couldn't find the address at first, but, um, with a little bit of digging on Deal Hunter, it pulled up. So I want to get that pulled up real quick. Does anybody else have a, uh, uh, does anybody else have a property they want to run, uh, get it ready.
Yeah, I have, um, one that a wholesaler just sent me this morning. I haven't had a chance to really look at it, but, um, it's a 200-pad, uh, mobile home park and RV park that has cabins, RVs, and, um, Mobile homes. Okay. In Kansas, it's not typically, you know, Kansas, that's not my market. But 200 pads at like asking price, I believe it's like $800K.
So it's worth a look-see, right? And then you can also—
I think it's distressed. But yeah, I haven't looked into it all yet.
We can look at, at the opportunity for some value-add as well, or even some creative financing. Yeah. Um, to see if, uh, see if there's a way to dance our way into the deal. So do you have that, uh, do you have that up on your computer? Do you want me to run it until you're more confident in running deals through yours?
Um, no, I'll let you run it.
Okay. I can do that. All I need is the address. So if you want to punch the address into the, into the chat. Yeah, then I'll go ahead and grab it, and we'll see what kind of magic we can make with it. Dang it!
I don't know where I'm going down.
Wait for it to pop up there. Let me see. Did it pop up? Maybe all the way after all the note takers. There we go. So where's everybody at too? That was something else. Um, I know you're in Indiana, Rachel. Jude, you're in Georgia?
Um, Fort Lauderdale.
Fort Lauderdale. Okay. Yeah, nice. That's totally different than Georgia. Yeah. And then how about, uh, how about, uh, where'd the other guy go? Did he take off already?
No, I'm in San Diego if you're talking about me, Tommy.
Yeah, there you go. I'll learn, I'll learn your name after a minute or two. Yeah, um, so, uh, San Diego, no, that's, uh, out there where we've got, um, we're, uh, hooked up with a company called Westlake Financial, or not Westlake, what is it, Catherine? Westlake I think— did she disappear? Um, Westlake, uh, Industries, they do, uh, they do industrial outdoor storage facilities. And so we're bird-dogging for them right now, looking for 5-acre properties, uh, in, in, um, like low vacancy area, you know, high demand, stuff like that. So let's see here. So yeah, the I'm I'm kind of familiar with that market, trying to work my way through it too. So let's see. I got the address now and tell it to get back to work again. Hold on. Okay, here's my logo. Remake the document, add it to the letterhead, and send that. And so while that's cooking, we're going to jump over here. And, uh, this is another tool, Sean. Some of these folks have already seen it. Uh, they, they've worked on it, taken this, uh, project Oh, not this one. This is the Land Shark Investor Survey. Um, this one's pretty cool if you want to— if you've ever done like a Briggs-Myers test and you want to just— you kind of want to like deep dive your, your psychological aspects of investing. This is a pretty cool tool that we, we came up with for doing that stuff.
Yeah, yeah, it's pretty awesome and it's pretty almost spot on. So I did mine. It was, yeah, pretty spot on to my investing.
Jude, Jude, you did yours too, right?
Yeah. No, about me or someone else?
Jude did his, right?
Oh yeah, yeah, I did. But let me ask Tommy, are we supposed to receive that report from you?
Yeah, you didn't get it?
No, not yet.
Did I go over it with you? You did.
You did. Well, then now I will.
I will have to jump on sending that to you, my brother. I apologize. So here's the address here. I'm gonna out as soon as I get this cooking, Jude. I'll jump over into the email box and send that to you. Um. So in inside of here is the the address, and we're gonna type in here run this deal because. We don't need to be prompt wizards to use this. I teach people how to talk to AI based on the fact that you have to talk to AI as if it's a kindergartner, but it's an Einstein kindergartner. It's a savant kindergartner. You still got to use words that understand. So little words grows to big, long statements, right? And so always, always, always in first prompting it, talk to it. You can do this in regular GPT and you might have some luck with getting some information, but what you're not going to get is a 27-section breakdown of a deal. So we're going to put this address in there and hit the, hit the send button. Run This Deal runs a 27-step due diligence process that happens faster than your real estate agent can answer the phone, faster than your broker can open his email, faster than anybody in the professional realm in the human aspect. Can put together this information and provide you with information about what you're trying to find. Nothing more infuriating than like finding a piece of property, finding a deal, and having to wait for a realtor or somebody to come off vacation and return a phone call. I want to know these answers immediately, and I want to know if it's even worth the waste of my time waiting for this person to call me back. So that's why I built Deal Hunter by LandChart. Most of it was because of the fact that I'm a land guy. I don't do residential houses. It's too hard for me. I got to do simple things. When you go walk into a property, you have to know like 27 different things about the house before you can really decide if it's a good deal or not. On land, I need to know 4 things. Does it have a road? Does it have water? Does it have sewer? Electric? And does it have—
Power.
I went too fast. Does it have a road? Does it have water? Does it have electric? Does it have sewer? If it has those 4 things, then I know it's a valuable piece of property. If it doesn't, I can add value to it with what I know how to do. The other thing is the 5th one that hides out is called entitlements. That's entitlements and easements, the E&Es, if you will. You can sell part of your land to somebody and then just still keep your land. It's called an easement. You sell that to the power company, you sell it to a cell tower, you sell it to a police camera cactus. These flock cameras are hiding in cactuses now. So you can do all that stuff, right? So these are the things that I wanted to know about inside of doing this work. So for a minute and 16 seconds, you probably would've got a realtor on the phone, but inside of that minute and 16 seconds, we discovered a few things. Rachel, I'm gonna have you validate and verify this, 'cause as far as I know, Uh, you have— you might have an, uh, like an offering memo or maybe a, a pad about it or sheet about it.
Um, yeah, I have an, um, OM. Great. That they sent me. I just haven't— like I said, they sent it to me like just a few minutes before we got on here.
So if you want, you can email it. Yeah, if you want to email that to me, I can go ahead and, um, pull that up.
Yeah.
Um, well, okay, so, um, so it shows here that this is actually, uh, it says that the OM describes, uh, 132 sites. Let me just double-check and see if you have the same OM that I do. This is coming in from Um, does this look similar? Rachel, is this similar to the, to the one you have? I think she disappeared. Anyway, there's a good long list of 66 pages. So, and it looks like it gives some, uh, it gives some, some, some numbers. I lost my mouse again. Come on, mouse. It's like walking a dog that wants to scratch its butt. Like, you don't want to pull too hard, but Come on. All right. Well, I don't know if she can validate and verify that was it or not, but inside of what it's pulling, that's where it's pulling its information from, is that OM.
Yeah, I can't figure out how to get back to where you're showing it on the screen. I just see like you're, you're in the screen on the Where—
well, was that— was that the, uh, was that the same document?
I don't know because I can't see it because I can't flip it around to where you're sharing your screen. I can just see you.
Oh.
I'm trying to figure— I don't know what happened. I don't know what I'm going to make that— make that happen.
Are you on your phone?
No, I'm on my laptop.
Oh, that's, that's, that's crazy.
Let me see if I can—
I've never done it before, and I don't know how I even did it to go back.
I stopped sharing, so now we can maybe, uh, give room.
That is so relaxing here.
So Are you able to see?
Okay, now I can see it. Yeah.
Okay, cool.
That's so weird.
So what I did was I just pulled up what you were looking at.
Yeah, that looks about— that looks about right.
Like I said, I just looked over it real quick, so Tell me if this is the OMU.
Didn't even get to. Yeah, that's what it looks like.
This one?
Oh wait, no, that's a different place. Oh wait, let's see.
So this is doing 2 RVs.
So yeah, this one it says, um, Oklahoma and The one that I have is in Liberty. Got it. Yeah, I need to— let's see.
So it says it's in Liberty, Kansas. And looking at this, it says that the OM that it sent me was not for Liberty, Kansas; it's for Ponciana City, Oklahoma, and Coffeyville, Kansas. So I'm curious why it's doing that. Maybe that's a comp. Now I'm seeing the one on LoopNet, and it's calling it Coffeeville. So this is where the confusion comes in. Because one of them is, is describing the other one. So it's, it's great. It's kind of, kind of interesting. All right, so anyway, uh, conservative stabilized underwriting. Do you have the OM they sent you?
Yeah, I'm just trying to figure out how to go to my emails without, um, Disconnecting off of here.
Oh, I end up— I, I, uh, I've got— that's why I've got 4 screens.
Well, if I was up there in my office, I would have 2, but let's see. But I'm downstairs, so let's see. Oh, man. I don't even know.
Well, while you're digging at that, I'm gonna go back.
I'm gonna leave and figure it out. Yeah. I'm gonna leave and come back in if I get that.
Catherine, are you able to, to help her back in, or do I need to do it? I don't know. Anyway, uh, Roman is in here. What kind of deals you got down there in, uh, the great state of Arizona?
Good morning. Um, uh, got 3 commercial buildings, uh, roofing, uh, jobs, and a couple of, uh, houses in here. Uh, with this, uh, rain right now, we're gonna go hit them out, hit them up. And, uh, got one I think that's going to be approved already, so we're working on the other one.
Okay, well, we might have a septic tank job up in Verde Valley, so, um, we're putting together all the info right now. From scratch or a replacement? Replacement. Okay, so, uh, Roman is, uh, partners with me in the Imperium Construction Company, um, and we've got, uh, we've got work all over the state. So free estimates by Contractor Scale Up. Um, is a program that we've started, uh, to help contractors, uh, uh, expand what they're doing, be, be more resourceful, useful, helpful, etc. I need to email this now to this guy. Um, did she come back in yet? Rachel come back in yet? No.
Yeah, I'm here. I put the link— oh, there we go— in the chat. And you know what, the link, it says Coffee Candace, which is probably the one that you had pulled up, but the address says it's Liberty. So that, that's weird. I don't know what, what that's about.
I, I would bet, I would venture to say that it, it has to do with the fact that this is a double portfolio and this is one leg of the 2 pieces you found.
Yeah.
So to validate that, we'd have to get the, get the agent on the phone.
Yeah.
So let's see. Yeah, so Junction West Coffee though. So yeah, this one we already seen. It's inside of that other one.
Yeah.
Okay, well, let me get this email real quick over there. Dude, do you have a property you, uh, you eyeballing?
Yes, I, I do actually.
What are you looking at, my buddy?
It's in my area. The address in the chat.
Yeah, you can do that.
I got the, uh, it says 4108 to 4204. That's kind of like a block. Is that what it is? Is it, is it a city block?
Yeah, it's like multiple buildings. It's 128 units, but I think across like 5 buildings.
Got it. Okay, hold on one sec. All right, let me run this.
Yeah, run it through, through Deal Hunter. You know, got got a pretty good response. So value add play, and also got you know some communication from the broker. He's saying that the owner is well, the owner purchased it for thirty three, what three for thirty three million, and he did he he did about I think about five. What's that? $4 million in upgrades, so he's in it for $37 million, but he's saying that he's willing to let it go for $32 million.
Okay, let's take a look at it then.
He did some pretty smart upgrades in order to raise the NOI, like converting Uh, the half baths to laundry rooms and converting the 2— I think it was like a 1-bedroom, 1-bath with a den. He converted those to a full 2-bedroom unit. So he did pretty good upgrades on there, value-add upgrades.
All right, so let's get that deal running. I'm gonna run bounce back over here. This one is get my. I want to get my septic tank email sent out. Come on, open up. So I asked it to give me give me a cool email. Oops, I need to attach something. Let's go back to see where we're at on that deal. It's a go with conditions, it's saying. Oh shit, I sent it from the wrong email address. I hate when I do that.
Um.
So the property says the Delmar Apartments. So it shows here that— did you know that there's a deadline for the building safety inspection certificate that was due February 28th?
However, that's usually the situation.
Shows here, shows in here that there was, um, it's called Pine Island Road, right? Let's see what they got in this document. This is from the city of Sunrise, Florida. Let's search.
Where's the search?
Visual search? No, don't do that. I want to find the word Pine. So Pine Island Road right here, the Courtyard Sunrise Owner LLC shows here that the Building Safety Inspection Program structural inspector Jose, the residential multifamily property at 4108, is that the name? Is that the number of your property?
Yes.
Okay, it shows here that it's got 2 pending cases, and, uh, property owners are required to have a building safety inspection certificate form. For the buildings, a formal notice was issued on August 29th, 2025. Deadline was February 28th, 2026. We're already past like the the official notice by a year.
An older case? Say again. Is that an older case? It seems to reference the other name, a different name.
Yeah, um, so it shows here that, um, it pulled that information. What I can get it to do is, uh, pull— see if we can pull information. Uh, it— this, uh Building safety inspection certification looks like it was handled under a different name, and so I need to understand who the current owner is and who this violation was against, and see if this was resolved at all. And and one of the things that I always go with is I always act as if. Like, I always act as if it's still an issue. So until I see proven documentation there's no issue, I'm 100% saying there's an issue, and, and like, it needs to come off the price or you need to fix it. Let me see it, you know. Um, uh, one of the, uh, founding members of this thing, Brent— Ben Korn, he's a pro at what's called, um, title curation or curative title work. He buys everything with dirty titles because nobody wants to deal with it. He does. He deals with it and he gets some freaking amazing deals. So, um, rental position shows that, uh, it's got some legs. What it's worth. So the, you know, uh, a nearby 2026 appraisal used a 5.5 cap rate. Uh, which was a renovated 1987 property. That's— that kind of cap rate is for a Class A property. If you don't know what those are, look them up. But if it's not in, in a Class A area, it's minimum Class B, Class C. Those don't cap at anything below a 6. So if people are capping stuff at 5 and 6, something's wrong. Something Something ain't right. Yeah, but it will be 6 and up here. Say again?
Yeah, it would be like a 6, 6.5 area.
Yeah, yeah. So it, uh, it's showing— I went and pulled pictures just so that I can, I can make sure. But so this is over in Del Mar, Sunrise, Florida. This is the pictures it's showing for this place. As far as the apartments, this may be Class A. It's old though, right?
Yeah, it's a little older, but, um, it's been, you know, it's been substantial upgrades. But I mean, you know, the quality of maybe, you know, the upgrades—
I mean, the upgrades seem to be decent, right? So floor plans look pretty good. Okay, so inside of that, um, we'll roll through here. Major red flags, it's going to be this inspection thing, um, and then what's going to be required before closing. Uh, like I said, I'm always going to act as if, like, period. Physical CapEx, uh, I want to know like when all this stuff was done. If they're like, we never did it before, I'm taking it off the price. So if you're like, we never had windows replaced, I'm adding up windows, $70 a window. Boom. Taking it off the price because I'm gonna have to do it, you know. So if they went through all the money of making that place look pretty, great. If they didn't replace things that are important, bad for them.
Oh, wow. Right.
So it's just bad for them if they didn't do it. Funding strategies are laid out right here, some good ways to do it, some stress testing, SWOT analysis. Um, 128 is a, a nice scale, and then if it's got high current occupancy indication, that's good too. So some negotiating strategies to start out with. Uh, are inside of here. So, uh, if you have a verified NOI of 1.8, you got a 6 cap, that's $30 million. If you go to a 6.5 cap, you're now at $20-something million, $27 million, I think, $28, $25, I don't know. Lender view is right here. It's a go with conditions. Here's your conditions and where you want to be. Uh, next actions. Get the seller asking price, get the current net rent roll, get the trailing 12-month operating, uh, statements, and any OM broker packages you can get. Now, as far as what it says, as far as like the current owner, uh, current owner here, Courtyards at Sunrise, um, property market name is just called Del Mar. It's all in the same name. According to Florida Sunbiz.org, I don't know if you're familiar with Sunbiz. If you're in Florida, you better know what Sunbiz is. This is the division of corporations. Yeah, yeah, that's right. So it shows here they had a voluntary dissolution in in in 2025. So it It appears it says this is not an old owner violation, it merely carried over by another name. Formal hearing, Building Safety Commission, on June 8th, 2026, by a special magistrate.
Yeah.
So it was definitely not resolved there. It was still active as of June 8th. And so the status it came back with is not verified as resolved. So that could be leverage inside of the fact that there's a lot of work that has to be done to get that done. So I don't know why somebody would let a $30 million property do that, but that sounds dumb to me.
Yeah.
Um, hopefully they pull, pull around on it. I'm going to rename this deal so that I can send it to you. We're gonna rename it, uh, Jude Delmar deal. Boom. Then I got— I got Rachel's down here too. Because I want to dig into that one more, Rachel, for sure.
Yeah, I'm curious to see how distressed it is and how much CapEx needs to be done.
Yeah, that's RV, RV park.
Yeah, well, it's RV, mobile home, And cabins, you know.
Well, I mean, I'm looking at the image of this one in Coffeyville. It says Coffeyville on it. I don't, I don't, I don't see any cabins. Uh, I don't see any mobile homes. I only see, I only see RVs.
Yeah, that's all I see.
Well, no, I take that back. I see like one park model, or I mean one single-wide out there, and they're trenching it. So maybe, maybe they've added, and, and I don't know. But, um, $5,000 per site with 150+ sites— I only see 99 sites, I don't see 150. So yeah, I don't know, maybe my counter's off. Um, I wanted to wrap up today real quickly, uh, because it's 10 o'clock. I've got meetings popping in right after this. We are going to be doing a massive push on opportunity zones. It is literally going to be like everybody calls it the Rockefeller method. Opportunity zones are going to be the like new Rockefeller method because of what it does to capital gains. The current administration Uh, has been talking about eliminating capital gains. Um, but if you listen to him, it's only capital gains in certain areas, like for example, uh, primary residence. It doesn't matter how, you know, Trump wants to get rid of how long you've had it rule and, and modify that. So if we do that with private residence, that's great. So, um, because that would be An amazing leverage tool inside of reinvesting. So, so what we came up with here we go is I came up with a storyboard. Come on, little picture. Here we go. And we've got Miss Catherine Bell as as the Ozzy Wizard Seeker. And her 3 sidekicks, like Brock Realty and Penny Taxwell and Mr. Gaines Capital, uh, they're all gonna go, gonna go to the wizard and see, uh, uh, see the wizard about, uh, opportunity zones.
Yeah, Tommy, you are so creative.
And so, yeah, so this was, this was her in, in, in her gear and And I was like, no, she needs to have the, uh, she needs to have the, the, um, Tiffany color.
Yeah.
Right. And being, being, uh, Tiffany colored, you know, she's able to— it's the sparkly gown and she's got the sparkly Tiffany color. So anyway, they're off to see the Wizard of the, the Ozzy Wizard. So, and I, I probably need to edit this image. I want to make the little dog a, a, uh, a big black and white husky. So, um, yeah. But yeah, and so it— there's— we've put together some episodes explaining it, helping people understand it, cartoon it, you know, stuff like that. So we're going to be producing this. This will come out sometime in, uh, end of— by before the end of October, because we're going to be having an event, I believe, sometime first week of November, uh, about Opportunity Zones. We've been trying to have one for a year now, and we've got some backing on it. Uh, Yakov, I don't know if— Catherine, are you in here? Still not in here. Okay.
No, I'm here. I was on mute.
Tina, you like that one? Corrupt politicians, right? Um, Yakov, we want to talk to Yakov because he was talking about wanting to put this together with us. So I want to talk to Yakov about putting— he said he wants to do an event with us, in-person event, either in Florida or in, in Arizona. We'll talk to him more about it. So, but stay tuned to all that stuff, um, and I will also send over, uh, these things to you guys. Um, to make sure, um, I want to see if I sent it to the wrong one. I did. Um, I'm going to send over to everybody, or, um, send you guys the conversation inside of what we had today about these properties. Open them up in your own GPTs and then continue the conversation, um, and dig deeper into them. So, um, and I appreciate everyone bringing them on today. So I'm going to wrap it up, uh, with a prayer. Heavenly Father, thank you for the blessing of this day, the blessing of this life. I said you continue to bless and guide us and do this in your Son's name. Amen.
Amen.
All right, everyone, have a thank you glorious day. Have a great day. All right. Good one.
Bye bye. Bye bye. So this is a check. That was the check from my insurance company. If I was to write a $5,000 check to my contractor for the work that he's completed, would that clear? I think I can.
Okay.
Um, I also keep receiving calls from Bank of America or BMO Harris Bank saying to call you guys, and I think that they're scam calls. How do I verify, uh, who is calling me? Yeah, I think they're gonna ask me for my card. Um, in the meantime, can you— can I speak to a manager if possible? Book and my cost check are both okay. So I need $5,000. Is that possible to get $5,000? I, I can hear that. I followed the first line of chat. Thanks, sir. Hopefully I didn't do it. I'm going to get my money, which will probably be a whole, uh, again, war fund. So probably sometime about 4 weeks before I go on. So I need to contact the Victor company. I do. You do. You do. So keep getting into debt because come on, we need the money to pay people. We can't wait till October 14th for this money. I never have a lot. We got to spend it on things. I got to pay my farm attorney. I got to pay my own debts. But you're not paying attention to what the farmer's trying to do. They're trying to get money now. But it's got to be money so that you can pay. It doesn't. It tells you too much you need. You're not listening. Again, if you do it before I eat it, this ain't it. You're gonna give us the answer, right? You need the money. Again, you're wrong. You're incorrect. You just said you need the money to feed your mom. You need the money. No, Peter. Peter, we don't have to do things with this money that we said we were going to do. And I need you to focus on getting the money, not fucking having it. Do you understand that or not? You're not getting the focus. You're focused on getting me the money instead of getting the money. So you're 100% focused on the wrong thing. And then, and then, and then when it's released on Saturday, you can't check in Monday. That is 7 to 10 days from Monday. Do you understand? It doesn't— that was just tactic. You're, you're, you're real blunt. You know what tactic is? Yeah.
What is it?
Way to get something accomplished. Okay, and so why are you turning my tactic with the bank into a fucking price to treat me like a lot? I'm not. You are. You treat me like a lot. Yes, I mean either. Will you pay attention to what I'm telling you? Yes, Tom. No, I don't. This this isn't good answer, Catherine. So why the fuck did you get it? So that at least you have. I don't need money. Why the fuck you keep listening? Listen to what I fucking said. We can't wait at all till fourteen. There it is. We can't. We need all motherfucking money coming now. Why don't you understand what I'm saying? Okay, and screaming at me and anybody else isn't— I'm screaming because you can't hear. I do hear. Then you need to fucking listen and shit. I am listening. So I don't need $5,000. That was a tactic. Why do you, why do you use that? We can't fucking force a manipulator. Yes, we can. Yes, we can. Call the insurance company. Yes, I really— because what are you? You're an asshole. Call. This is not— this is what you want me to do, asshole? So you can rip them to shreds? I'm not gonna do that. You need to fucking shut the fuck up and do what I tell you to do. Yeah, do not— you're fucking popping like an asshole. Yeah, so can you. You fucking asshole! How many fucking customers have to fucking pay $21,000 and now their contractor treat them like this? Um, you are— you're so fucking stupid. Knock it off. Call the motherfucker. I am. No matter what I do, you have a clear interpretation. Don't talk to me like that. Get out of my office. Get out of my office. Shut up. You're getting it back. That's the problem. You're getting what you fucking get. This is why the kids get the fucking— because you fucking treat people like you're an asshole, and that goes I don't need your fucking money. Put the goddamn checkbook away. Yeah, because again, it's gonna bounce and I'm not gonna fucking deal with it. I need you to shut up so I can get through this. You're calling the wrong fucking person. Ask the adjuster. I need to talk to him. No, where's the adjuster? He must Deal with him anymore. Pull your fucking claims to the claims department. That guy ain't shit. This is the only person I've dealt with. They put you in touch with him before that, that Paul, and they put a claim like that. You're not listening. So fucking, so fucking sorry. Just call the fucking regular first company. No, no, no! Ah, damn it! You don't fucking listen. Turn away from the fucking chair. You need to talk to me. Hey, fucking manager!
That's how you really can have it.
Hi, Ace.
This is Catherine Bell calling. My plane number is HO000113. And Ace, uh, this is Tommy. Catherine wanted to talk about the opportunity to get this check. It's been a hassle to get this money back, and we're already done with the work. No, no, Lord did receive it, and the bank may present it To mortgage company, they signed it, stamped it, sent it back. I deposited it last Thursday. I just spoke to the bank and the bank is saying they're not there until October 3rd, which is Saturday. Tommy, the contractor, is saying if I don't pay him immediately, he's going to put a lien on my property. I didn't file my return, Jackie, sir. Like, I All right, all right. Yeah, I'm looking at the 14th based on if her funds don't clear till Saturday and I don't get a check till Monday, and then my bank's got to sit on it Except in the pandemic. So I'm going a month without money. And it's, uh, it's— no, I understand that part. But like, the mortgage company should have made the funds available after they signed. So Yeah, yeah, well, if— yeah, but it would still have to have their name on it, and it would, uh, it wouldn't get to me any faster.
All right.
Yeah, no, that's understandable. That's understandable. We were just trying to figure out how we could go out there and receive Well, no, I wouldn't have scrambled to get the work done in a hurry if I knew it would take a while to get my money. Yeah. You know, so, and then I also, like, I came out of that, I put on the receipt, there was extra money. Um, we did extra, a little bit of extra work that had to be done to get the regard like that. So is there a— do you want me to fill out the address for that? Under the pump, you're about $850. It was— well, it was technically cheaper, but it, uh, if like if the piping was $27,000, repiping estimate was $27,000, the The reroute came in at 18 originally, but worked out to be like 23. Yeah, right, right. I think it was only like 1,200. Does that have to go through the same process, bank, uh, work company and all that stuff? Yeah. Okay, well, I sent that to you today. When's the Catherine have that?
Yeah.
Okay. Okay. Did I care about? No, you need to fucking— came to fucking tell— I know how to do this business. Really? Yeah. And I'm fucking stupid the way you've been dealing with it? Yeah, he would have cut me the check. He said that. And it would still have been the same timeline. Instead of your bank, which sucks. Chase has a 3-day hold for contract. So if I only got a fucking check and just had your endorsement in there, mine would put— we already have the money. You need to do it the way I fucking tell you because I know what the fuck I'm doing. I just found out they were adding another $800 to this and that it's gonna send it out to us by Wednesday or Thursday before we have a quote back. I don't need your $5,000. I want a fucking dollar. I need you to cooperate with me so we can get to my— to bring him back. That's my goal. You turn it into a personal fucking attack and go off on this fucking date to paint the picture for no fucking reason. I mean, fuck you, you got— I have followed the process. No, you followed your own fucking process. I have followed what the answer— no, we need to follow the process. No, it's about me fucking helping you. You've never done it. I need you to need my help. That's what you do because you're fucking broken. I've been fucked for 50 years. I don't care. I don't care. You're so fucking ugly. Don't think you're fucking healthy, smartass. You don't know how to do what I know how to do. Then go fucking do it yourself. I'm doing it. I am doing it. Get the fuck away. Fucking cocky, cranky asshole! Fucking can't catch it! Well, stop trying to exaggerate! Send me the fucking invoice now! I will! Now! Now! Send my mother a fucking invoice now! Give me the fucking check! No, I'm giving you what I fucking want. Yeah, I'm gonna tell about you. You're the fucking control freak. It's you. Fucking hate you. Yeah. Out of my face. Yeah. Fucking faceless cunt. You're a fucking cunt. That's it. You're a fucking bastard. You're the one who's gonna fuck up kids. Really? What for? Because you're the fucked up one like you. Yeah, it's always everybody else's fault. You're not really putting on medicine. Oh, somebody dragged me off my diet. Now I'm gonna go back on my diet. People don't fucking drag you off your diet. You go there and find me covered in meat and chocolate all by yourself. All by yourself. Get the fuck away from me. Fuck it. You make everybody the fucking problem. Get away from me. You're never the fucking problem. Yes. No. Fucking do it. Leave me the fuck alone. Do what needs to be done, fucking abusive asshole. Tired of this shit. So am I. Oh no, no, fuck. Hey, fucking get some help. Fucking act like this so people can fucking bust their asses. You're fucking— you are. So you're getting over $9,000 of it.
No!
You already got $9 grand off. Yeah, you did. Yeah, you did. I spent $50 grand working in your fucking shithole house, keeping it together, fixing the shit your fucking asshole lover made a mess. This is how I get treated after busting my fucking ass at 10 o'clock last night. Fucking treat me like dog shit. You are gonna get fucking paid. I don't need to get paid. I need you to treat me with respect. He approved $28,000. If you call the city, this is $22,000. He's gonna cut him off and you're not gonna fucking get this money. I am fucking paying attention. The final balance sheet is $22,940. You have— if you go back and look at the other fucking invoice and see what it said— stop, I need to— stop, stop, stop. I said in the fucking invoice— I need you to go look at the other document. Listen, you're inside the computer. No, I'm not. I'm not fucking stupid. I'm not confused. I'm not having fun. It ain't your fault. You're stupid as fuck right now because I don't need your fault. You're stupid as fuck. Now knock it off. I'll be your fucking puppet. I'm not going to be your fucking bitch. You just said I'd be your fucking bitch. I need you to quit being a bitch. Listen to what the fuck I said. Who's laughing at me? No, you don't get to do this to me. Fuck that. You're not— you're not fucking doing anything. That you could all fuck. Oh my God! You're fucking not to be ashamed. No, stop. You're fucking treating me like garbage because you don't. You don't want to do what I'm asking you to do because like it's your fault. Yes. And it's my life. I know not yours. Fucking everybody else does. Knock it off. I'm not fucking anybody else. Stop staring at me. You have signed paperwork. No. So a lot of people are walking in the middle of the road right now. Okay, so you're getting fired. No, I'm not. Yeah, no, I'm not. I'm not. You know, for certain people you keep playing with, they need to stop right now. Thanks to you, nobody's fucking playing with me because of me. No, it's because of you. Multiple people have come to your establishment and told you that That you have 47 of me.
Oh yeah?
Yes.
I was with your little girlfriend the other night. I knew that she'd fight. I agreed to that. I know the fuck you were sitting over there yapping about. I read your ass the whole time. You shit-talk me, you little fuck.
Yes.
No, you have. You only have passion. You're a dumb cunt. Okay? Everybody's a fucking dumb cunt. You know what I like? He's a dumb cunt. That's all I told her, was that you had an issue with facing She went off on a fucking tangent, okay? She doesn't understand jack shit. So again, nice try, nice try. I need to go to some gym. You could have been at Parker and said, hey, Ashley said this stuff, what's going on? But you didn't. Fucking liar. No, I didn't. That's not a fucking lie. No, I don't. You lied to me. Fucking liar. No, I don't. You want to know? Fucking lie yourself. You lied to me. Let me sign this fucking contract. Ashley lied to me, and I'm going face to face with her tomorrow. Right. Face to face with her. Right. She told me I could move into her house and all this. I'm not interested in that. Talking to you about another safety. There ain't nothing going on. There ain't nothing going on. She, yeah, he could. She wanted to fuck my face off. Not interested, Dad. Catherine, I'm not interested. But I told you, I told you, Catherine, how long we got? What can I do here? I told you, I, I said it was feeling. I didn't say she said it. I didn't feel it too. You said she fucking just offered to let go and get with her because I said— because she said she had a house for rent, and I said, Catherine kind of has some issues. I don't know what's going on. All I asked What's so bad about this? In fact, she wanted to come over here and talk to you about all your clients. And I said, we're not interested in that, Catherine. I said, no, I just don't know if I'm gonna have a place to live. And she said, you can live here with me. And I'm like, no, that's not what this is. That's the only time that was mentioned. But she was acting weird. No, I didn't. I'm trying. There's no keeping on. I'm trying to run deals. The loaded honey house has nothing to hide. The loaded honey house has nothing to hide. I'll show you all. Not him, ever. I'll show you whatever you want, but please understand this. This is going way off the fucking tracks today. You treated me badly after all the work that I did. I needed you to just discover how long it was going to take to get the money so we knew how to plan moving forward. And this turned— this is what it's turned into. No, there's no bitch time about the truth. You fucking lied to me. You've been holding back since fucking Friday. You've been holding back since Friday. Don't send that email to your dad. I need to check the map, please. Catherine, right now, want me to go get my phone? I don't want to fuck this up. You need my phone right now to see the rest of this crap? It doesn't fucking matter. Let's move back a minute so I can fucking see this. Look, I didn't— she went back to ask me on the phone on the call the other day, and I knew she was going to come talk. Did I hear her scream back? Did I try to stop her? No. I sat there and watched to see what was going to happen. When she got done, I knew what she said because I watched the Guys were saying. And then when we left, I specifically said to you, what happened? What we said? Well, nothing. We talked about the job. You— that was the boulders lying on the top. Those boulders, like, left it right there. I knew that she told you that there was something that her man was talking behind her back about this, about that. I could tell exactly what you said. They were talking about my past. And I could tell by his expression, completely perfect. And then when we drew the consent form, I was the only one who said, what happened? And I'm talking right now sadly because I broke her down and tried to keep moving. And I didn't see it as a turndown. He said, why don't you become a drag? And I said, no. It's not like that. That was the only thing I said. Because we're selling property, we didn't know where— and we didn't know where we're going to live. But again, I, I wouldn't see that as a payoff thing. I would look at the way he asked me about me going up on the guy, and I said, you're Fell and like, I didn't feel this. Like, was it right here? Because you were the one that had the final conversation with her, not me. But I didn't see anything about anything wrong. It was definitely like what you like. I didn't see that as the hit. I don't think it was something right here. You understand? You understand? Because to me, it was offering something difficult and complex. I said, I, I have to remember what I did. Because I don't, I don't try to keep it so loud because, you know, really good. Want to pay bills. I need the plan. I don't need the money right now. I need the plan. Hear that? Yes. So I need a plan. We're going to get some money on Thursday if we get this stuff sent in. We're going to get that money on Saturday so we can pay these people next week. This is what I'm trying to get you to understand, that $5,000 doesn't do anything today. I paid it back. No, you It doesn't do shit. You're not hearing me. Act like— so you take that money, then you're gonna go ask your parents to come with that check. Then your parents have to be paid back out of this. Then this has to come, but this has to come to me so that it looks like that. And then we gotta send money this way to do that. Please, I don't want to go through all this fucking bullshit. Can you try something a little bit simpler? Like planting it? Can you try something simpler than the path you're trying to go down?
Yes.
That would be, let's call and find out, possibly we can get them to satisfy. And that's all I wanted to do. The bank said Saturday. I wanted to make sure that the interest company couldn't get Do us faster than the 14. And so since they said no, okay, great, we've got over this weekend, which maybe we have to read after our documents so that we can get $800,000, and I'll use that to get weak-ass and fucking around for another week. But again, this is something that was simple to solve as far as after the day. But because fucking got toxified by this fucking individual who got butthurt over the fact that I couldn't come back to our podcast, she shows up just to fucking toxify your brain. I'll show up next Friday and I'll subject me to a fucking hospital run in the fucking mouth. Now, I said I never hit a woman, but you can slap a bitch all day long and she needs to fucking get her ready to fly out of Black She's a fucking depressive. He's gonna kill her fucking kids like the last fucking psycho bitch out there. You want to talk about a fucking sick-minded little girl? That one right there. So yeah, again, you want to tell me that you're honest with me? You should have told me that night when I asked what you talked about. That should have been the first thing Come up, not a fucking shot. That's what I would have expected. But again, I just felt because I told myself it would relive, you don't know nothing until it's confirmed. And that's the note I wrote. You're not looking for it, but I wrote, Catherine and Ashley were talking about me today. Open it up so that I may I'm a Democrat. If you're like, look, I need this help, and I call them. So please contact people you like to do. If we were somewhere, some people saying you're not going to need help, you know, pick up the phone.
I have.
Uh, you know, we were told that Roland wants nothing to do with Bobby. Roland doesn't want anything to do with you if you're not going to keep You want him to tell you something that you expect him to, that he won't tell the others, and then Roman doesn't work that way. So he's gonna say it so that you can go first. No, come on. Have you asked him? Yeah, yeah, yeah. He's great. Okay, great. Let's get it going. I will. So again, take back what you said, because again, that's what you keep— take back stories about them that are untrue to act the way you're acting. Stop. Just stop. Nobody's trying to attack. Chill out. Okay? Okay? Yes. Right? I'm just trying to quiet But again, I told you about when the, the 2 girls at the, at the C-suite were dirty looking. I came over and told them. We had a girl hit on me at a bar. I came over and told them. And so the girl come up and asked me a dance. I came over and told them. Why do I? And so again, I expected it in return and I didn't get it. Again, people that were talking shit about me, I can't control. You were like, oh yeah, that's so-and-so. They were—
Yes.
They were hitting on me. Again, I expected it to return because I do it for you. When people talk shit about me, when people approach me Like, I don't need you to do what I did. You have to think I had a good time today. Yes, you announced to Ashley how proud you were of yourself. They were recording devices everywhere. You're listening for all that conversation. No, I said, I said, you have recording devices everywhere, okay? I Always under the touch of the devil, right there and out there. What is wrong with that? Uh, no, that's not true. That's what you told her. That's how she interpreted what you said. That's how she interpreted. What I said was that I got— and I showed you what it That's financial infidelity. It's financial infidelity to keep doing deals with somebody who's not paid. You use the rest of your money, huh? Does she pay? Yeah. They're in the beach. Aren't they? You know a lot, huh? You don't know how bad it hurts. Just have you. Only said that I feel like infidelity that you made back into a fucking part of What they do for you. And so yeah, you're gonna have a blow to see that I didn't even know that. Again, I tried to explain to you yesterday what it looks like. Everybody has a sport. Either you're protecting 290. Or you're too dumb to know what the fuck you're doing. 290. That's the order. I'm just trying to tell you about what the world might see. Not what I see. What the world might see. You do things that aren't smart because you think you have to handle them all. Oh, you're missing control of everything. You never had anybody like me that came in to fucking handle it. You said you're so fucking amazed with all the work I did around here to make this thing I want your respect. Respect means more to a man than cuddling. Respect means more to a man than, than, than love cuddles. This is why men don't have a love language. Women do. They all have 5 different ones, and each one of those are a different love. Well, men don't. One language.
Stop.
Period. That's it. I care more about the way you talk to me than the way you hold my hand. I didn't feel for the last 3 days how you talked to me, because for the last fucking year I've had you talking to me at a complete angle. I never felt— so I'm pretty glad you You're talking about things. I can see it, I can feel it. So if you're just— if you're going to put all the work that I can do physically, why don't you be amazed by the work I can do on the other side? Because you want to be And if you can just answer that question, don't feel like they don't have to be. Let him try. Maybe I am not doing it fast enough, good enough. Let's see if he can do it faster, better. He says he's done 5,000 of these. Let me let him do it. Focus on. But again, it goes off the rails because all practicing is cancer. How come it's so fucking funny? I need cancer so I know what the hell these funny thoughts are. That's— I gotta get dusted. Plan on local funding because we need capital. I'm trying to find capital for us, but if you're planning to help, that's what's important. You see, I was with the U.S. Security Service. They got off 2000 packages. I'm gonna get back to the front. Oh yeah, yeah, that's what we turn. And unless you fuck yourself, you're right there. You don't need to be there because you don't fucking respect me, and I don't know what to do with it. I cannot respect somebody who's like that. But again, you start with the respect. I don't— I didn't call Katie disrespectful. I don't know what she's thinking about. You start with the disrespect. You started it, not me. You got a pain call where you told me that I was a fucking asshole for what we told these people. It is, so I understand. You taught me that. You've been treating me like rubbish since Friday. And because the way I reacted, it counted as justified. So you're going to blame me for it? Yeah, we did. The blame on the first person is my fault. It's like having a car crash. No, you're blaming me. There you are. You said you can't be with somebody. Call the boat company at a different time, right? Yeah, like you wanted to really take your time. You don't get any out of that. And so that means you just pretend it because all— no, look at the way that it plays out. I'm only good for you if I behave a certain way, not right now. You don't give a fuck about right now. You could kill me and it's okay. Everything about me, even my happiness about me, goes to the attic. The way I talk with my own hands now, that is sort of meant as an excuse. Now, hate me for it, because if you really loved me for what I was, you wouldn't treat me this way. When I don't behave the way you want, then you get mad and you treat me bad. Instead of understanding that what I'm trying to do is protect you or help you, because that's who I am. You see it as an attack and treat me in this way and be disrespectful to me. And then when I react to that, I'm equipped with love because I'm truly a loving people. The last thing I would want to do is hurt you. Just do the sample, because again, there's too much for both of us if we just fucking throw the entire problem at it. Agreed. I still want to— I still want to try to be more precise. No, it's not. No, it's like you did, except for the story you're fucking with. Why try to give us the— that's what we expected. That's what you brag about. So why don't you probably do that? So why don't you probably try to be that?
Hey.
We have got a peak international bestseller author program. We just explained we work with values, so we're going to keep bringing up this idea that you don't have, but, uh, you tell us what you want, right? I need $50 for going. You don't have to feel— if you're wanting, you were given a bunch of fucking people that like that. I don't— I can't go cash fucking check at my bank. Doesn't matter because they fucking said I can't. Motherfucker, you gotta ask why. You fucking That my knowledge that that card has negatives for $100 on it. So you cash in $100 into an outstanding credit. What I need is respect, not a high order. Be respectful. We're not a— somebody does something, you don't treat them this way. They must have Pull it back so that it covers what it feels also. Each game here, there, be blessed that the employees who appear on this side have straight.
