Are you in the deal room? Property that I have a joint venture with, I got a guy that bought the property off of a tax deed auction. I went out and inspected the property, and, and he's, he's, he bought it sight unseen. He has no idea what's on it, what's about it. So he bought it for $3,500, and he cleaned up the title for another $3,500, so he's into it for about $7,000. I said, I'll be your joint venture partner, I'll pay you back your money, and and split with you $500 a month if we can sell it owner financing. He said, okay, done. So I listed the property and I listed it at $35,000 and we're gonna sell it at, I'm gonna sell it for $5,000 down and make them pay $2,000 in fees and documents so that we can get it closed. So they're gonna end up paying $7,000. I'm gonna hand that to my partner., and then him and I are going to get $250 a month for the next 60 months. So if you do the math on that, what does that come out to? You know, you know, $15,000. So we're both going to get $15,000, and then that person is going to give us, him and I, $35,000— I'm sorry, I take that back, $30,000, because it's a balloon payment. They're going to pay us $30,000 in 5 years on top of the $15,000 clearance for the last 5 years. So at the end of it, him and I are going to split— we'll get $15,000 per, per 5 years in interest only. And then we're going to get $15,000 on the vehicle. So $30,000. And all I did was run a Facebook Marketplace ad.
