I think if we— yeah, I think there's something here. So inside of, um, Laura and I and a whole bunch of other people from across the country— well, across the continent, I'd say, because I think people are from multiple countries— there's this really cool app called Conqueror. Conqueror. Conqueror.
The Conqueror.
So you create teams, and then in the teams there's this whole walking challenge And you, um, all the, um, how am I trying to say it? Like, um, all of our miles all together count. So we're walking through Bali right now and it's got all these little stop points and you can actually see like, um, actual, like you can do, like, you know, on Google Earth when you can like go and, uh, be the little human and like look around. It's like that on here. Like I was on one of the beaches on Bali. I was like, this is That's really cool. Anyway, so what does it say? It says we're 28% of something and 18% of something. So it says 5.2 miles ahead of your planned pace. I don't know what all that means, but— Well, yeah, and as a team, we're 30% of the way through the challenge. Okay. So I want to yeah, I want to understand all that. So it says already. So the total distance we're walking as a team is 249.9 miles. We've already completed 70.64 miles. So we have remaining 179 miles. So days completed is five. Remaining days is 28. So then there's rewards journeys, the news feed. But then we have a separate WhatsApp group. Everybody's talking and. Talking all the things, but at the end you actually can get an actual physical medal. Like they'll actually mail you a medal. So I think it would be kind of cool again to have what if pods of people actually did deals? Like how many deals they actually reviewed, analyzed, placed offers on, and then actually did. Yeah, that's cool. So Tommy's created a whole series just to gamify it. It's just a way of gamifying it.
Yeah, I like it.
Tommy created these comic strips and, uh, all these sharks. I had no freaking idea that there were so many different literal types of sharks in the ocean. Um, but why would I? I'm from Northern Canada. There's no sharks up there. Um, there's polar bears.
But there's sharks up in Canada too.
I can give you all the types. Well, but not in the interior. There's the famous frozen— I can tell you all the types of bears.
Right.
If we were to do bears and birds. There's no Kodiak shark.
Right.
Anyway, so I'm just thinking, like, because one of the things is, with, I think with the investor survey, if we figure out what type of shark you are, so to speak, And then it helps, if I'm understanding this right, Tommy, it helps you say this is your team, these are the team members you need, the other types of sharks you need around you, and then actually going and doing deals together. Like, it's really cute, I have to say.
Yeah.
Am I getting it right?
Yeah, no, you, I mean, you're on point with it for sure. And then like gamifying it would definitely be cool as well, for sure. Right.
So if there was an app that actually showed, you know what I mean? Something like that. Like, I think that's super cool.
Well, we can make these apps now too. So, you know, that's gonna, that's gonna be totally possible.
So, so Katya is back from her trip. She has a job orientation this morning right now. So she wasn't able to be here. She's gonna try and be here tomorrow. So everybody's getting back to their normal routine. It is September 1st, which is again, I was talking to Lizzie on Saturday, and it's my favorite Staples commercial where the parents are, it's the most wonderful time of the year. Today is the first day of school here in for Richland School District. So I saw all the buses and I didn't see any sad kids, but today is the first day. The happy parents. Right? Parents like shoving their kids out the door.
Oh my God.
Let's face it, we love our kids and it's exhausting. So to all the parents out there who homeschool, my hat's off to you. That is not easy.
Oh no. There's a way to do it. There's a way to do it.
To all the teachers, we are deeply grateful for you. Deeply grateful for all the work that you do with our kids. And, uh, yeah, it's pretty awesome. So, uh, glad that part of my life, that chapter is complete.
Oh, I'm trying to get Alden on the, on the call right now.
So, if you—
do you know how to give him the link?
Yeah, I went over to the page. I'm getting it right now.
Or if you just— right here, I can text. Do you want me to just text this to you?
I got it.
Okay.
I think I told him 9:30, so—
Okay.
Yeah, 9:30. So, um, what he's got going on, he's looking to— he's got, um, he's trying to get, uh, like, uh, $2 million worth of, uh, um, $2 million in, in capital to go out and buy a bunch of RVs, or I mean mobile homes, and do mobile home notes on them. Uh-huh. So, and I want to try to get them to come over to the Eddie Marin thing. So.
Right.
Um, okay.
So I found a property in Tonopah again. This one's actually more in the bucket, price bucket. Oh, oh, do you want to tell Laura about GPT?
So we have transitioned over to the business enterprise version of GPT because ChatGPT You can no longer create custom GPTs and share them with everybody, which makes sense because, um, well, anyways, there's lots of things around that, but yeah. So because we're within the company, anybody who has a Titan email address can actually use all of these. So moving forward, um, the, anybody that wants to be using Deal Hunter free estimates, um, our due diligence, we created another due diligence one. any of our custom GPTs, then they get a, they get a Titan email address so that they get access. But it's part of the deliverables for the actual membership. So it actually needs to be paid because this actually costs us money.
Yeah.
And yeah, we're gonna be building out a bunch more. So I'm really excited. So I think between like the comic strip being able to explain The different types of sharks and the different teams to build around you depending on what type of shark you are. And then creating like gamifying it of how many deals are found, analyzed, LOIs sent, all that. Creating that fun little race and then having all the tools that we've used to actually make that happen. Um, and then building in accountability. And then I'm going to be launching the 7 Streams, uh, uh, investor program.
Nice.
So 7 Streams Passive Income Club, figuring that out.
Yeah.
So I talked to like several people this weekend about it and they're— everybody's like, uh, heck yeah, they want to be in.
Yeah.
So they want to have me show them how to create the 7 streams of passive income, but more importantly, not just show them, but kick their butts and hold them accountable.
What? Alright.
So good morning, Ashley. How are you?
I'm doing well. How about you guys?
Good.
It's been a few days. Sorry, I, I've been doing a bunch of stuff with the kids.
Totally get it. We're just talking about that. All the kid things.
Mm-hmm. How have you guys been?
Doing good.
Busy. Yeah.
Did you get— did you make it to the Friday event over with Eddie Marin?
Yes. I was there.
So tired. Oh my gosh.
Yeah, we did not make it.
Couldn't even keep my eyes open.
Um, oh, I wanted to ask you, did you guys— I don't think I got an email with the pictures of antiques. I did do some research for you guys for some, um, antique malls that you can like send them all the photos and they'll let you know if there's anything they want to buy or if you were— if it's something you could consign there. So I made a little list if you wanted me to send you that or help you with that at all still.
Okay.
So let me know. And then, um, I was talking to some people about the zoning situation for that parcel.
Yeah.
Do you know anyone in the zoning department? I was recommended maybe going in person. Is what someone said to Tom.
Did you call down there or no?
No, I haven't called because I don't exactly know what yet am I supposed to say. Or like, you know, I know that we want to move it to 200 units, but I know we also talked about a parking garage underneath. So I want to get all my ducks in a row and then, you know, but I'm— I want to make sure To hopefully work on that this week.
Okay. And that's in Glendale?
Yeah, I think so. I don't know exactly. I should double-check the address.
Well, they originally said that in— do you remember their original, like, meeting? It was only 136 units or something.
Yeah, yep, 138 units.
So, but in their original documentation, as far as I know, that had to be approved.
I think that was— I think it was already approved, but then it— the permits expired.
Well, if that's the case, there should be name and info on there. So if you want, you can pull that up. Oh, by the way, congratulations. You were the last person to ever get a free GPT build.
Yeah.
Yeah, no, like they shut it down. ChatGPT actually shut it down. We can't do it anymore.
Well, well, because probably because their servers and their data centers, it takes an enormous amount of Uh, space. So the solution is that we have moved over to the business enterprise version, which means that anybody that wants to use any of our GPTs that we've created is that we give them a Titan Impact Group email address. And then once you have that, then you have access to all the things. So that's part of the paid membership, just because it actually costs us money to be able to do this. So there's There's a loophole.
Mm-hmm.
And we found it. Okay. All the free stuff. Wait, you found the loophole? No way.
That's right. So, um, over on Deal Hunter by Land Shark, this is gonna quit being free, unfortunately. Uh, gotta have an email to get to it. Um, But part of the club, right? Or be, be a member. Um, I think just selling, um, just selling membership to this would be good too.
Yeah, I think that your guys' GPT is valuable. I think that people would pay for it.
Oh, I mean, I think whether, you know, whether it's a monthly fee or they pay a lump sum, like, we'll figure out how to get it accomplished through that way, but I feel like, well, I don't know, it's up to you guys.
Obviously, you know more than me, but does it matter like how much they're using it? Didn't you say like 75 cents at least per, um, pull?
Like, every layout. So like to run this deal right here, if I run it through to completion, it's 75 cents.
Okay. Yeah.
Yeah.
So, like, there should be probably, like, tiers because if you do a large lump sum and then people use it like crazy, you might end up losing money.
Right. Right. So on this one though, you know, we'll, we'll get it figured out. But, yeah, if you wanna pull up that deal, let's take a look at it. Catherine, I wanna, I wanted you to look at this because This is something, um, I don't think Ashley's seen this stuff yet.
What? So the Windsor, or excuse me, the which one? The one we were just talking about with 138 units?
Yeah, yeah, yeah.
The Wilshire is what they called it.
The Wilshire. Yeah, whatever that was called. So I don't know, you, you weren't in here to see this one yet, um, Ashley. This is— Catherine and I are going to be like working on getting, getting some properties pulled together for people. I got this, uh, AZ Trustee Sale. This is their— this is an, uh, the auction dashboard. So we're building this out. This has got all the auction properties for the month of September in it.
Nice. I've been wanting to look into set that up in my GPT.
Yeah. And so that, like, what I wanna do is like, and you can sort it by like city. You can put in there Avondale. Mm-hmm. Gilbert, Glendale.
And this is a dashboard you just built with your GPT?
Yeah. This is built with Claude.
Okay.
This one's built with Claude. So, as a matter of fact, this is one right here that we were like, oh my God, we gotta, we gotta figure this one out. This was on the 10th. Um, so I wanted to come here, get this info right here on this property because it's— it— see where the, the, the hotel is? Catherine? Catherine?
Yeah, no, I'm looking.
So you see where the hotel and, and, and the, the like Mattel Adventure Park is compared to that where that guy lives?
Yeah.
See that? So this is that one for $97,000, whatever it was. So, yeah.
Yeah. And we thought that— and it was like back in the '80s or something.
It was too dark. I don't know.
We've been looking at so many.
2016.
The point is, is it had equity in it.
Yeah. So we found it in here. And and come on, crap! I lost it. Nope, that ain't the one. I had it pulled up for us to look at today. That's why it's being tricky. This is this is another one. So. Come on, I'm gonna get it one of these times. I'm gonna get it. Run this deal.
Come on.
So I'm giving all the examples of how to run a deal. I got one that I, I posted from my phone. Because it was just information. So run this deal. So that while that's cooking there, I'll go back and, and look at this one. And in the investment, uh, analysis of this deal, I took the screen— I took the, the, the basically just the copy and text. I copy and pasted the text message from the guy. So it closes in, in 8 days. It's a, uh, value-add with acreage, um, but they put it in there at, uh, $189,900, um, and so that's what, you know, that's what they're saying they want it. for. So we looked at it. It's got 4.5 acres, which is very, you know, very good. Um, but, uh, public listing, uh, what confirmed it as, as these things here, and that there was a sale in 2021 for $225,000.
Okay.
Okay. It has hauled water, no, no well. Has, has a septic, no HOA, and, uh, has a little bit of solar. So uses hauled water, meaning it doesn't have a well. You'd have to put a well in.
Got it.
So, um, some of the comps in the area, and these are comps of houses selling with 1 acre, not, not 5 acres or 4 acres. So these are homes on 1 acre going for $315,000. So we've got 3, 4.5 acres. If I can split that 4 more, you know, split that into, into 4 parcels, right? I can sell that house and pay for everything all at once and put a frickin well in.
So the well, would the well serve all 5, 4 houses?
Yeah, it would do that.
And then could you put a septic that would serve all 4? Would you have to do separate septics?
Septic would be separate.
Got it.
So looking at this as a, you know, possibility is that, um, uh, the current seller marketing page shows, um, that their seller financing price is $220,000. They're asking for this down discounted cash price, $178,000, just selling it, getting rid of it. So It pulled this out of homes for sale on Tonopah. So somebody's trying to maybe wrap it or something like that.
So—
Tommy, it looks like your guest has arrived.
Say again?
Your guest has arrived.
Cool.
Silvercrest Opportunities.
Alden's in the house.
Hey, Alden.
About time he showed up.
How's it going today? I, I thought I had 9:30. Maybe I messed up that timing. Sorry about that.
No, you're good. 9:30 is good, man. So we're just running deals right now, uh, through our, uh, through our AI program. So, but, um, anyway, the, uh, I've got 2 deals I want to show, and then I'll introduce Alden to everybody. Um, real quickly going through this, the, uh, public record shows The APN number matched up. Everything, everything kind of lined up. I want the APN number though because I need to go look at the actual property to make sure. I want to see what, how big is the actual 4.5 acres? What, what direction does it want run? Like, what is it? What is the shape? Of the 4.5-acre. And the reason why the shape is so important is because if it's too narrow or whatever to put houses on, like, then there's no point in buying it to split it. So here we go. Here, let's get our filters out. First filter to go to, the flood. Put the flood map on it, back up. Okay, no flood. Good. Move back in. So 4.5-acre lot, um, and look at the aerial. Nobody out there. So is there well out there? Is there water out there? Possibly. There's a well, um, from what I found online, there is a wellhead out there, but they said it's dry. And so, okay, fine. If there's a wellhead out there and it's dry, well We'll figure something out. But basically, these lots—this is right off of what's called Salome Highway or Salome Highway—and it's out there. Okay, I see why. So it's out—it's out there in the middle of no man's land. It's like at the very edge. Of the county. But way back over here is Buckeye, and that lot's way out there. So, but houses have shown, you know, to sell out there for $300,000. So we have the comps justifying it. It's okay. Now I know where it's at. Hauled water, red flag. Manufactured title, red flag. Well, unless you're Alden down there. Alden loves those manufactured home titles. It's got solar, which, you know, E, only if it's paid off. Rural access really makes it the tough one. Cash price discrepancy says $189,000. The other one said $178,000. So obviously there's our wholesaler fee. So, and then there was a pre-foreclosure indication. So what does that mean? Well, we've got, you know, we've got our handy-dandy little list. Where we can go check it out if we needed to, if it was on there. Let's see, Tonopah on here. Tonopah's on here. So yeah, is that the address? Maybe that's the address. Open the link. Open the link. Let's go see. Nope, nope, it's a different area, but still out in the middle of no man's land. Not quite, you know, not quite the same area, but that's, that's definitely a spot. So foreclosure going on there. Go back to our foreclosure list. Um, that one's not till the end of the month, so we won't worry about that. And the original loan was $152,000, and it was written over almost, almost 8 years ago. So let's shrink that up and then— oh crap, I did it again. Back in here we had that other property that was cooking. That was a screenshot of this particular area over here, 9317 West Marshall in Glendale. Remember we were looking at that one?
Mm-hmm.
So let's see, it says executive snapshot, um, that, uh, all the stuff going on here. It was listed in 2023 for $525,000, went pending, ultimately withdrawn without a recorded sale, currently shown off market. Current automated valuations roughly $480,000 to $500,000. So renegotiate with conditions. Um, I just gave it a screenshot, so it's telling me to, to renegotiate with conditions because it's assuming somewhere up in there. So, um, value, value-add ADU strategy, because it's, it's trying to get me to buy it to rent it. You know, so it's given me my market value supports, my rent supports, acquisition economics saying that I should probably come in and offer about $350,000, $375,000, land use angle, rehab funding strategy, stress tests like where I need to be to make— get a good DSCR score. Public record due diligence is not So far showing anything yet. Secondary structure not in recorded livable area. One acre zoning, so it's got—I guess that's a one acre lot. Septic. Long failed history of of sale selling. So one acre parcel, etc., etc. Negotiation leverage. Exit strategy, lender, final, final deal hunter verdict. Okay, this, this came through as a property on our, uh, foreclosure listings. Uh, verify and, and double-check to see. There was a loan made in 20— The loan made was in 2016. Loan was made in 2016. The trustor is Stone, and the loan origination was $75,000. Verify all this. Crap. There it goes. Come on. All right, Ashley, do you have your deal pulled up real quick?
Yeah, I'm looking at Planning and Development Department Plan Review, but I don't know. I'll share my screen.
I'm gonna unshare real quick and then we're gonna talk to Alden for a little bit.
I don't see like someone's name in particular. Like, well, like these people.
Right. That's who we— so these are who did it. So it would actually be the civil review of Alex Hernandez. And it's still setting and required. So, um, let's, uh, let's do this. Let's pull this up at the end, and you and I, I'll jump on a call and get them on the phone because we, we really just got to call that number right there, the 602-262-7811. Call them up and say, you know, we're looking at buying the Wilshire South project. We want to get Information about how to go from a because we it says right there that it it's a two two-story buildings and we want to go to two seven-story buildings. Mm-hmm. Seven stories. Well, right there he's only asking for sixty-four. Yeah, and it would be seven stories. Well, again, since this started. You had— how, you know, this is back in 2021, right? And they actually talked about it in 2020. So like all the things that happened since 2020, you have the Vai Hotel that went up over there, you have the Mattel project that just got abandoned. So Glendale doesn't have a lot of, of leverage to be like, no, you can't do what you want. Yeah, I can.
What about the going underground for car storage? Would that make it not as tall because we're gonna go down?
No, not always.
Okay.
Yeah. So, but yeah, let's, let's pin that and put a pin in it and, and pull it up to talk about toward the end. I'm gonna open it up now to— okay. Silvercrest Opportunity Fund, my friend Alden here. How we doing, bud?
What's going on, everybody? Thanks so much for having me here.
Hi, nice to meet you.
Yeah, Catherine, remember Alden as well, I believe?
Yeah.
We got to get Alden to come to the Eddie Merin Friday Night Lights, uh, meeting. Have you been to that one yet?
No, I have not. Always open to, you know, attend new events for sure.
Well, this one's— this one definitely right up your alley, man. So Um, young lady up there, Ashley, um, is a, a member of the Sub2 community, and, um, we met her at the Friday Night Lights, uh, Eddie Marin group. Um, and they actually talk a little bit about how, kind of like how you do your business inside of, uh, creating the notes. So do you mind telling us a little bit more about Silvercrest and, and Alden and what you and your dad been, been doing for the last couple years?
Yeah, absolutely. Thanks everybody for having me here today and taking the time. I'm Alden. I'm president of Silvercrest Opportunity Fund, and we started as Wynn Mobile Homes. We're now the largest dealer of manufactured housing here in Arizona. So for the past 8 years, we've been buying, rehabbing, and seller financing manufactured housing in the Arizona market across Mesa, Tempe, Phoenix, Glendale, Apache Junction. We've done about 400 transactions here in the Arizona market, raising the capital for those positions and becoming the bank. So through that success of selling notes, raising private capital, creating solutions to affordable housing, we've now started a fund. So Silvercrest Opportunity Fund is our Reg D 506 fund that we raise capital to deploy into seller finance notes. Our notes yield an attractive rate in comparable real estate investment strategies, being personal property, a little bit niche of a market, but that's kind of what we do. Past 8 years, little track record, I think we've done close to $35 million in this ecosystem. So we're looking at bridging into a couple other markets, into the Florida market with an individual that approached us, as well as Texas, California, Nevada, and maybe a few others that's ripe for manufactured housing. Most people don't know 10% of housing is mobile homes in the nation. That's hundreds of thousands of homes with little, you know, know-how to navigate the space. So we've created an ecosystem, and that's kind of what we do.
Very cool, man. Very cool. Been, uh, hanging out with Alden for over a year now. We met up at the Arizona Real Estate Investors Association meeting that's held monthly. Um, Alden's been a sponsor of that program for quite a while. Um, and so it's, uh, um, uh, been a— it's been cool watching him grow and transition. And he's got a podcast as well. What do you— how often do you do your podcast, Alden?
So I recently pivoted into doing a live mastermind on Thursdays at 1 o'clock Arizona time. Uh, you know, that way I can aggregate, you know, the individuals that are wanting to participate into one platform, you know, doing, uh, social media, podcasts, interviews, masterminds. It gets kind of a lot. Uh, so we've, you know, recently pivoted into the mastermind on Thursdays, and that's on YouTube at Mobile Mailbox Money.
Awesome.
So we do that every week. We record it live. It's like live due diligence walkthroughs similar to what you're doing on your platform. So, yeah.
Awesome. What are you using for your due diligence, Holden?
For due diligence, you know, I recently did a case study in using artificial intelligence to underwrite clients additionally. So I've put together a feasibility program on ChatGPT and need to kind of start surfing what you guys have as a public platform on, you know, using artificial intelligence. But, you know, in addition, you know, classic conventional rental comps and stuff like that. We use a third-party underwriter, Russ O'Donnell, who used to own Call the Underwriter, now owned by Dan Deppen. He's our third-party underwriting individual. So he kind of helps Obviously navigate the process.
Nice, nice. Well, yeah, if you don't mind, let me introduce you to Deal Hunter by Landshark. Recently, GPT made it to where you can no longer create public GPTs. And for a long time, I had been creating GPTs from everything from, from how to build GPTs to GPTs for lawyers, GPTs for opportunity funds, GPTs for construction, private jets, deal writing, underwriting, free estimates, etc. We even have a Land Shark Investor Survey where, like this one, I'm praying that they never take it down, but if they do, oh well. Basically, our Land Shark Investor Survey It's a 125-question survey that brings back to you results of what type of investor you really like to be. And I know, like, for you, Alden, your dad was doing this before you were. I think you were trying to be a rap star out of high school. I found your videos, buddy. Alden's got some really cool rap music from back when he was younger.
Those are in the archives.
Yeah, you got to go digging for them. But no, I mean, I can see how you ended up in the same boat where you were with your dad and then doing more than what you— probably more than what your dad started out doing. But you guys are partners. I've talked to both of you on the phone several times over some deals. But like Catherine, this is built for somebody like Catherine who She went 20 years trying every different asset class from mobile homes to fix and flips to vacation rentals, etc. And it all came down that she likes to be the bank and rent the dirt. So, she's got a couple of mobile home parks that she actually manages, RV park, self-storage facilities, stuff like that. So, those are her fortes. But Ashley, had never, you know, really done any kind of real estate. She's a realtor. She's wanting to understand and to, you know, to discover what her buy box was. It was important to do the survey so she could take a look at that. It gave her 2 types of investors. The way that I did this is based on like personalities inside of real estate investing. And so it brings back your powerhouse type of personality. Are you into cash flow? Are you a Conscious capitalist? Are you a systems person? And so it really gives you a good breakdown of the type of investor you are. And then what we do is we come over here in the Deal Hunter and we start teaching you how to use the personality you have. So inside of that, I'd love to demo this thing for you. Do you have an address of a property you'd like to, to, to see us check out for you?
Yeah, let's— let me just look at my sheet here. Yeah, I love what you're doing. You know, it's easy to get lost in the sauce as a newer individual of just chasing a bunch of different things, so that's great to identify. This is Sierra Estates.
Oh, bear with me here. Yeah, no worries. Yeah, Deal Hunter is like a, a deal analyzer in your pocket. And many times we'll call about a property and we've got to wait for an agent to call us back, or, you know, we get a homeowner on the phone at the wrong time. And so the message doesn't convey well, and they get irritated because they really should be hiring somebody to sell their house. And so there's just so much that goes into trying to just get due diligence information on a property that it can be sometimes difficult.
All right, I'm ready when you are. We're at 9431 East Coral Bell Ave, Mesa. Coral Bell's one word. And lot 112.
Coral Bell, like that. C-O-R-A-B-E-L-L. O-R-A-L-B-E-L-L. Coral Bell. Coral Bell Avenue, Mesa, AZ.
Lot 112.
Lot 112.
Correct.
And then, because I don't expect anybody to be a prompt wizard, you know, Catherine and I, like, we, when we got into AI early on, we had, we were, we had to learn how to talk to AI. And a lot of it is like telling it role and expectation and a deadline. And like there's specific things you have to hit inside of prompting it correctly. Or when you build it, you tell it all the steps you want it to perform and then say, and then do it when I tell you this key phrase. And the key phrase in here is 3 little words called run this deal. And so anytime I tell it run this deal, what it does is it goes into a it goes into the system that I created and finds all the points. There's 27 different points to our due diligence process, and what it does is it goes through and it picks out which ones are the most important to that property based on how I am as an investor. And so and inside a deal hunter. It knows that I like 40% margins. It knows I like million-dollar deals. And so a lot of times as it's underwriting this, it's underwriting it with my model in mind. So what we did was we actually started building this out for people, you know, that become members of the mastermind so they can have their own deal hunter. They don't have to have the deal hunter that has Tommy's brain. They can have the deal hunter that does just mobile home parks or just multi-family or just land deals or just, you know, just businesses. And so when it does, when we build it out to do just those specifics, it again, the way that AI, artificial intelligence, actually works the best is if you give it just a tight parameter to work in. I like to think of it as, as like, like a horse. And back in the day, they put blinders on the horses that would pull the carriages, because if a horse had the blinders off, he could get spooked and take off running and the carriage get— right? And so with GPT, I like to put blinders on it. I don't like to let it, like, wander off the trail and figure out another way to get to the answer. And so the best way to do that is when you program it to put those parameters into it. So I don't know nothing about this property, so I'm going to leave this all to you. 9431 East Coral Bell Avenue, Mesa, Arizona, Lot 112. It says that, um, it looks like it's currently listed. Redfin's got it for $65 a square foot. Does that look like the place?
Yes, for sure. And I can kind of give a little background if you like.
Well, let's, let's see what background this brought. And then, and then, um, for that, then, then you can see if the value is in it because it took 53 seconds to figure this out.
Yeah.
So the initial verdict is that, uh, it says that to renegotiate at $100,000, there might, uh, uh, there may be equity, but the risk-adjusted flip doesn't show it. So max it would pay is $90,000 to $95,000. So that it could sell at maybe $140K. The biggest opportunity is the 2017. It's a 4/2 and 1,530 square feet. So that's, that's pretty good. The biggest risk is that there's a $951 a month possible rental there as far as lot rent. So marketable comps in this area show that they're going between anywhere lowest at $70 a square foot. To a highest of about 105, and then in lot 15, particularly important was that it shows that it's the same size and sold for 158. So 112 that sold itself sold for 125 back in May of 2025, but and it was listed for 109 in in 26 and then reduced to 105. And then $100,000 before going contingent most recently. And so it's pulling data for— from August 26th, 2026 on that deal. So, um, acquisition and flip economics right here. Purchase at $90,000, projected net flip is about $15,200 with the ROI potential of about 13.9%. So at today's ask of $100K, this is where it would be. The stress test is to purchase at $90K if the resale is $120K. Here's your, here's your parameters. Land risk, land lease risk is the critical part. The property is on leased land, meaning that that's— you're paying between, it says, about $950 a month for that in the Sierra Estates broader published range of $825,000 to $975,000. That's— that $951,000 is about the average is what it's saying. So that's $11,000 a year before the owner pays any kind of financing, insurance, or utilities on the house. So, uh, these are things that just pointing out saying, hey, be concerned with, such as preliminary rehab budget, if needed at all, is between $7,500 and $15,000. You've got funding strategies of, uh, Path 1, which is You know, cash or private funds. Path 2, which is chattel financing, and if you don't know what chattel loans are, look it up. Like, ask your AI to figure that out. It'll give you the answers. And then trying to do seller financing, but previous listing said that the owner may carry. But you know, public record. The other one I would add in here would be the The one that I just started, uh, learning more about, which is the, the mortgage wrap. You're familiar with the mortgage wrap, right? Right, Alden?
Correct.
Yeah, so that, that's why I want you to go to Eddie's group. Like, that's all they teach there. So I think it'd be awesome that, that you'd be able to get up in there. Yeah, for sure. Public record, uh, shows that, uh, that it's manufactured home construction in 2017. It validated all the stuff on the listing docs. Here's some red flags that, that, that we need to be concerned about is that it, you know, a seller bought it in, and, you know, for $125,000 in May, but then now it's under contract for under $100,000. What happened? You're going to tell that story here in a minute. So, lot rent could be a concern if you have to flip it and it takes 6 months to get it filled. You're holding it for $5,700. Very wide same park pricing. You got stuff all the way down to, you know, $50,000 all the way up to $160,000. Current contingent status, may want to come in with a backup offer. Here's a mini SWOT. So the strengths, pretty significant. Weaknesses, already discussed. Opportunities, fully understood. Threats, been evaluated. So Negotiation leverages are right there. Offer structure right there. Exit strategy right there. Lender investor view right there. Uh, the final deal verdict: renegotiate at $100K. Might, might need to be an issue, you know, submit a backup offer at $82.5 or $85.5. So based on this, in 53 seconds, Alden, did it do a good job?
Yeah, for sure.
All right, so tell us the backstory on it.
So, uh, in this park, we've done about 20 flips over the past couple years. I had another double-wide in this park that I had 2 people applying for. So, uh, I tried to go out, find a deal that made sense, and found this property. So essentially, I kind of have a buyer already for this house. So I went out, found it. It was listed at $100,000, and we actually negotiated, currently have it pending at $90,000. So really right on par for, you know, what this is presenting at the end of the day. The property really doesn't need much rehab. We're going to go through and check electrical and plumbing, but it being a 2017, a lot of that stuff is non-issue because of the year manufactured on this home. So I had a buyer in my back pocket for another 4-bedroom. I went and found the property, negotiated a purchase price, and now we'll be double closing to seller finance this property and then assigning the note position. What does that mean? That means I'm contracting it at a price point. I'm selling it at a price point of $125,000. We'll be collecting a down payment. Their full down payment's actually already in escrow. And the buyer borrower is approved in the community. They got approved for another property in the park, as I mentioned. So the margin on this transaction, say, with about $6,000 in closing fees, we'll net about $29,000 on a property I didn't even own. I'll own it for about a couple hours as we do the same transaction same day with 2 legs, and then I'll assign that note to my fund. So the fund will provide the liquidity for the transaction. And hold the note, the buyer-borrower paying below market value still at $125,000. This has been consistent at like $140,000 to $150,000 for a 4-bedroom unit like this. At $125,000, the buyer-borrower is paying with a $10,000 down payment. Their monthly payment is for the house is $1,514 with lot rent is about $2,600. So if you run a comparable market analysis for what average rent of a 4-bedroom property with modern finishes, it's probably $2,500 to $3,000 a month in this area. So she's really matching market rent with the ownership. She's putting sufficient down payment to have skin in the game. And I'm making, say, $29,000 and still holding the note perpetually. within the transaction. So it's really kind of spot on with its analysis.
Nice. I'm glad that— I'm glad that it was able to provide you with some info. Here's some next actions that it provided us, but we can actually update it here with that information real quick by hitting the dictate button. So we currently have the property under contract for $90,000, and then we are— we have a buyer in pocket. Ready to buy it at, uh, did you say $130,000?
$125,000.
$125,000. Um, and so what are the terms on that note?
We will carry with $10K down for a 20-year term at a 15% annual amortized loan over 20 years.
There we go. And so I can update that. And then what I'm also going to do is I'm going to tell it, show me what it would— show me a schedule. Come on. Show me a schedule. No, I guess I hit the wrong button. Never mind. I thought it was going to let me talk. So it'll calculate all that stuff for us, right? Including the full note payments, etc. Um, and then inside of that, I know that you also sell notes. I'd like to see what a, uh, an 8%, a 10%, and a 12% discount would be if I sold this note. And so if I sold it with an 8% to 12% discount, it'll calculate that as well. So what I was hoping is that, um, because I know, Alden, you do this on a regular basis, um, Catherine actually sets up equity funds as well. We'd like to talk maybe about doing fund-to-funds with you.
Um, let's do it.
Inside of, like, inside of how, you know, we're also doing, um, some auction stuff. I don't know if you've seen the The auction note, like this is something that's going to become popular is our dashboard of AZ trustee sales. And so we're going to be working with people on getting these out inside of the trustee sale. This is like, this is all cities for just the month of September is all the auctions here. So And we can, we can filter these out however we need to. What we also like to do is bring it inside of our, our GPT to then like run it and see which deals will work out the best, you know. So, but as a second, as a bonus, I wanted to throw this at you too, because I know you don't really get into like doing the fix and flips. You just get a budget for it and you hire out. And so Free Estimates is built to be like the pocket contractor for real estate investors. And so I went— while you were talking, I went and grabbed some photos of that property that you were just showing us. And inside of those screenshots of these photos, I'm just going to ask it to give me like a kitchen remodel, for example, on this. And I'm going to tell it to build a pretty decent budget. Build it on a decent budget. So, I want to remodel this kitchen. There's not a lot that needs to be done in here, but I want to look at new appliances and redoing the countertops and maybe painting the cabinets. Give me a low to moderate— give me a low budget and a moderate budget. Break down everything that's going to be done. Give me a timeline. Tell me how long it's going to cost and give me a DIY scale of like, would I be able to do it myself or should I get a contractor? And if I should, suggest some contractors and show me their credentials. So this is a GPT that we made, Alden, because the other program, Deal Hunter, is the investor. I don't want the investor to try and think like a contractor, and I don't want my contractor To think like an investor, right? So keeping them separate, like putting those blinders on, I'm able to get precise information. And inside of Free Estimates, it actually goes and now as a contractor, it goes and gets prices from all of the local supply stores. It goes to the public records department because when you fill out a permit to do work inside of the, you know, inside of a home, you get a permit. On that permit application, it asks you what's the budget. What's how much it's going to cost? And so this GPT goes and gets that information, calculates everything, and then comes back with a price. It even will suggest contractors. And it's not going to say— this is where, like, Angie's List was frustrating because you could pay to be at the top of Angie's List, but you could be like the worst person to do anything for Angie. So that irritated me because, like, why, you know, Why have a list of people that are supposed to be vetted contractors when the top of the list is just some rich guy that sucks? You know, so what I did is I built this to actually go and search out the contractors, find the information about them, and then sort it based on social rank, Google rank, Better Business Bureau, and legitimacy of license and how long they've had their license. So That type of stuff. So anyway, I threw the pictures in there and came back in about a minute and seven seconds. That it takes me longer to answer the phone. Like it takes me a minute and seven seconds to answer the freaking phone. It took the two pictures of the of it and said said here we go. So visible condition, it shows existing stained wood cabinets appear generally intact. Good photos. No no you know no structural concerns. Freestanding gas range, side by side fridge, dishwasher. Wall-mounted hood range, large island, perimeter countertops around the sink, range, etc., etc. So here's the low budget refresh, and it's going to tell you everything it wants to do. And so it drops you in around $12,000, $13,000, and that's with all new appliances. Here's where you get them, right? And you click on that, you can buy it straight from there. Option 2, moderate budget, more like $25,000. Really fancy the place up a little bit. DIY difficulty 1 through 5. Here's what you might want to hire out for. Here's what you might want to do yourself. Best hybrid approach. Phoenix area contractors. Here's a couple of them listed right here telling you what they got. 58 reviews, 5 out of 5 contractor number, cabinet refitting specialist, countertop specialist. Um, here's the map of where they're at. Before you hire anyone, make sure to keep all this in mind. Boom, boom.
So yeah, you're really giving people a jump, uh, like 5 years into the future of wanting to become a real estate investor. At the end of the day, it's taken 8 years to build these types of relationships, and you could take 5 minutes on your program, get up off the couch and find risk-mitigated transactions. Really game-changing.
I appreciate that, man. I find you to be a very smart dude because you're so young and still yet so accomplished. And so, you know, having the ability to do what you've done at such a young age reminds me of what I did when I was your age. And so, just imagine this, Alden, like rip half your hair out, look more like your dad and advance 30 years. And this is where you're going to be, my brother. In 30 years, you're going to be like this. You're going to have this level of intricacy in what you're doing because that's how advanced you become in such, you know, such a short time on this great earth. So, um, I appreciate the, uh, the compliments to that. And so, um, this is what the cabinet— this is what it came back at. So like, let's look at the, uh, let's look at the, the before pictures real quick. And so up here we looked at this one, we're like, yeah, that's pretty. Okay, cool. What can we make it look like though? Let's go back down here. And you don't even have to get an interior designer, bro. So, and you, and, and you're just converting it and shit like this took less than 6 seconds to draw this picture, you know. So, and it really does, it does make a difference because now you can see why it would cost $25,000. Now that makes sense, you know, especially on that level down there. But would you ever get that money back? No. And you would only do this because you want to live there forever and you want it to be nice for the next 20 years. So Deal Hunter wasn't necessarily made for the homeowner, but it was definitely made for the real estate investor. And so we really encourage people to jump in and get using it and just take advantage of it. Because actually, we just found out like all these, all these GPTs we make are going away. So they're taking them away from us. They're no longer going to be free. We are actually bumped up now to the Uh, to the, to the, uh, um, we're on the business account Titan Impact Group. So inside of Titan Impact Group, I'm going to be building all these GPTs back over here. And so then anyone who's a member of our mastermind or anyone who's paying for subscription to, to, to these tools will be able to get it through our, through our enterprise account. So we have the business account I'm getting, I'm getting the enterprise account set up and so that we can continue to build them because again, the GPT stores had like Expedia, Canva, like in order for me to put the free one back in here, it, I think it's like it costs like 75 cents a deal every time we run a deal. So they pulled it out of there. I built this one with Will Davis over here on the Architect AI side. Catherine and I, between the two of us, I think we have 20 of these GPTs in here. So it's been fun doing it. But in order for us to keep going, we have to upgrade. So, and we're going to keep it free as long as we can, but when it goes away, And you can't use it on the free side anymore, you'll know where to come find it. It'll be working with us over here. And so this is, this is the other one we made, the Due Diligence AI. Due Diligence AI is a— this one's a little bit like Deal Hunter. It'll do properties, but it'll also do businesses. It'll do individuals as well. Like if you need to do a background check on somebody and you want to run some Info on somebody, you're going to use due diligence AI. So we did this yesterday with somebody, right, Catherine? And the guy we like, he he told us to do. Yeah, we ran his due diligence. I put the page in the website for it to review everybody that was on the page. It didn't pull any of the names on the page. It went deeper than that and pulled names that were originally on. the page before he updated it like 3 months ago. So it went super deep and it found like people that he made up and put on there. And he's like, how did you guys find that? And I'm like, right.
Yeah, he was shocked. Gotcha, bro. Hold up. Yeah, he, he was definitely stumbling over himself.
Yeah, I was like, gotcha, baby, gotcha. So, but, um, No, I appreciate everyone coming in today. It is 5 after, so I know everybody's got to jump and get to, get to all the things they've got to do today. I appreciate everyone coming in, and, uh, I see Tina down there. I did not forget you were here today, Tina. I see you. Um, I want to make sure we get on a call before the end of the week so that we can get you updated with all the things. And so, um, Ashley, we'll see, uh, talk later on about getting the zoning done. And Alden, I'll send you information to come hang out with us on Friday over at Eddie Marin's Friday Night Lights deal.
Yeah, for sure. Happy to attend and would love to connect with you and Catherine, you know, and talk a little bit more in depth about how we can work together and put some capital to work.
Absolutely. I think that would be a wonderful idea. So I appreciate everyone coming in. Today is Tuesday. So let's jump over and see everybody tomorrow. I'm going to wrap it up with a prayer. Heavenly Father, we thank you for the blessing of this day, the blessing of the life. That we've been given to be, to be here and do your will. We ask that you go out and protect all of those enemies ahead of us and above us, because we know, Lord, that it is them that need your protection the most. In your name we pray. Amen. Amen. Thank you. We'll talk to everybody later on and tomorrow.
Bye, everyone. Bye. Bye.
