AI Live - Land Shark Mastermind

Tommy and Catherine host the Land Shark Mastermind community discussing land investing and real-estate scaling. They demo AI tools Deal Hunter and Free Estimates for due diligence, review a 125-question investor survey that generates business plans, and hear from Greg Faracelli on land entitlement and deal flow.

Okay, and then do I have to do anything other than— that's all I have to do, right? Yeah, and I'll—
yeah, it should have like flipped into a new screen and put in a— it automatically should put a password. And then it goes right through to the Land Shark Mastermind page. Yeah.
Okay.
All right.
I thought I'd done it before, but apparently not. All right.
Wait, what day are we on?
Today's Tuesday.
God. Okay. I thought it was Wednesday. We don't have guests coming on today.
What?
We don't have guests coming on today. It's tomorrow. Okay, so we'll see who pops on and what deals we have. Hey Ashley, good morning. Oops, there she is. Mike Butler, he's coming on. So Uh, we are coming live from— what are we on, the I-10? I don't know what freeway we're on. We're on some freeway anyway. I-10. There we go. Uh, we're not putting the camera on because normally that messes with the, uh, everybody being able to hear us, but we're coming back. We we— from an adventure. We, uh, got up at 3 o'clock this morning to go and see 40 Acres, uh, out and play pickleball in the middle of literally nowhere. So there we go. Apparently you can see me at Tommy's. You can hear me on mine but see Tommy's. Um, anyway, so yeah, we literally went and played pickleball out in the middle of nowhere, Arizona.
And, uh, we played pickleball at a Stagecoach stop.
Yeah, so literally there's nothing for miles and miles and miles but a pickleball court because this man has a vision.. And it's the classic build it and they will come. So Tommy, be interesting for you to tell people how, like, how this all came to be, because it's really interesting.
So I run ads on every, on Facebook every day, and I sell septic tanks, I sell pavers, and I sell, uh, cinder blocks. I also advertise for other people that, um, uh, pay me to advertise for them because I get between 2,000, 3,000 clicks a week or whatever. So, but in the, uh, presence of, of advertising for this, um, I was, uh, advertising, uh, um, the, uh, I was advertising the septic tanks for sale, and the guy is building his dream resort out in the middle of desert He's like, I need, you know, um, I need a subject. So he got on Facebook, he found, found him, found me, and then he was like, wait a minute, clicked on my profile picture, and inside of my profile picture on Facebook I have a little conceptual drawing of a resort that we built in Moab. And, uh, it's for some guys out of St. George, uh, Beaver, So Beaver, Utah, went up there, looked at what they have, went out and built them a really cool place out of the, uh, Colorado and, um, uh, the guy seen that picture and sent me a direct message. He's like, I'm looking for septic tanks, but did you build what you have on your profile page? And I was like, yeah. Um, you know, why, what's up? He's like, I want that built for me.
Are you a general contractor?
It's, you know, great. And he's like, um, I already have a pickleball court, but I need everything else built. And I was like, okay, cool.
He built the pickleball court first. Priorities.
So we went out to play pickleball today. I've already looked at his plans. Slightly unrealistic at what it's going to cost. So got to have that hard conversation with him. But he's been, he's been screwed over by several guys in the past, uh, couple years trying to get, get it built. And, and unfortunately for him, he's like spent more money than, than he wanted to. So now it's all about not spending money, and that's, you know, an uncomfortable situation to be in. Um, because I know what he wants to build, but I also know that he doesn't want to spend a lot of money to do it. So it's like basically, you know, get stuck in the middle of, you know, sorry, I understand your dreams are bigger than your pocketbook, you know. But the guys— I, I did spend a little time with them to understand that it's not about his pocketbook. He's just— he's one of these guys that has money, likes to get stuff done for really cheap, and then accomplish a lot with that effort, and that's okay, that's understandable. So, um, but he's also riding around on a logical cloud— emotional cloud of, this is where I want to be when I grow up. And unfortunately, where he wants to be when he grows up is not going to be cost-effective, uh, etc. So we got to have a conversation around what that looks like, um, inside of the fact that like maybe he sells memberships to be out there. Um, I don't think he has a true business plan. Like, I don't even think he knows what he's gonna charge.
Yeah, yeah, I get he has an idea but not a full developed business plan.
Um, and it sounds like in all of his other businesses it's pretty much the same where people, people figure out that stuff for him and then, and then he's like, okay, yeah, I like that idea, so let's do it. And that, and that's where it stays. So, um, I would love to, to jump out there and do the work with him on that, but I got to make sure that we get paid too, you know. And so that's kind of where that is. Um, but yeah, it was really cool to be out there in Augusta, literally right off of the Stagecoach Trail. Uh, so super cool.
And it's gonna be like one of those places where you either have to be helicoptered in or brought in by like 4x4s or side-by-sides. Like, we drove, um, Anybody knows my car, I have a convertible Lexus. And yeah, that my car, like once the pavement ended, we parked it and then we had to get in his four-wheel truck and go in. It was— I videotaped like how rough it was going in. It was— we were bouncing all over the cab. I mean, I had to wear a seatbelt. It was definitely a rough ride.
And that's what cracks me up, is the city slicker here, um, saying how rough of a ride it was, and I'm like, I'm home. It's like, this is how I like to ride. But inside of that, um, you know, we, uh, had a good time. I look tired because we've been up since 3 o'clock this morning. So it's, uh, about 6 hours in. It's almost lunchtime. It's after a nap.
Got a long day ahead of us.
Sorry.
Well, you have Ashley here and Greg joined. Greg Faracelli, or, uh—
Oh, wonderful.
Greg's a dirt guy.
Are you Tom?
Yes, sir.
Oh, okay.
You were the one texting me. Nice to meet you in person.
Yes sir, how you doing, Greg?
I'm doing good, thanks.
You're gonna be our special guest today. Oh, really? Well, I didn't know that.
That's helpful. I may have to cut out about 15 minutes early, but that sounds great. So I'm happy.
You're good, man, you're good. We were just talking about actually a guy that bought 40 acres out here and it's going to be building like an upscale resort retreat., kind of like Castle Hot Springs, kind of. So super excited to be out there with that guy. Um, but, uh, welcome in Greg, everyone. Let me kind of give a preface. Greg's on TikTok and other social medias as well, but I found him on TikTok. Um, he talks a lot about what we do inside of, uh, the Land Shark Mastermind, which is, you know, the land entitlements and getting land ready to develop. And getting value added to the dirt so that other people will buy it and do stuff with it.
Nice.
Glad to have Greg in here to kind of check out and see what we're doing. Greg, tell us about what's going on with you, if you don't mind. What you got cooking?
Man, that's a good question. I have a little bit of everything cooking, you know. Mostly my goal is to do what you just said, just find land to get it entitled, sell to nationals. That's a little bit difficult right now with the market shift. So I'm doing a lot of small subdivides and builds and infill builds and flipping single-family land and exiting from some of my entitlement deals as we speak.
Very cool. Very cool.
Uh, yeah, I also have a school community where we actually teach the land entitlement. I don't know exactly what you do or what the Land Shark exactly is. I just heard of it. So if there's a way to collab, that'd be great. But I do teach this in my school community as well.
Yeah, awesome. Yeah, we actually work with kind of seasoned investors a little bit, taking investors that are already in certain asset classes and kind of helping them transition over to other ones. I'm a big dirt guy. I love dirt. I love dirt. I don't like doing fix and flips. On buildings, I like doing fix and flips on land. And so, but what we are is we're a master class, if you will, that meets every day, Monday through Friday. And then we have a mastermind, and inside of our mastermind, we either work with people that are professionals in the business, or we have newcomers that come along and they're like, hey, I want to transition into realty. I want to transition from, let's say they've only done fix and flips. And they want to get into something like multifamily, what we do is we find a multifamily— we have people inside of our mastermind that we, we match up with them and say, okay, you guys get together and go do this. Um, but before we do that, what we do is we encourage everyone to take our Land Shark Investor Survey. And I don't know if you're familiar with, like, personality tests. There's one out there called, like, the Briggs Myers test. And a lot of corporate America were relying on these psychological surveys to kind of help determine if they were people that were worth hiring, or if they did hire, where they would fit best inside of our culture, you know, inside of their culture. And so, um, what I did was I went and revamped it, and I added to it some online personalities that are real estate investors. And so instead of creating like a campaigner personality or or a general personality or whatever, the different personality types. I created the different real estate investor types. And what we did was we created a 125-question investor survey. People take it, which by the way, Ashley, I got your results, but I only got the results from the second prompt after. So you got to go back up and I, you and I get on a call later to get the results sent over to me. Um, but the results of that survey basically give you a, a two-part archetype so that you can understand what your superpower is. And then it gives suggestions as to the type of real estate strategies based on your answers that you should maybe focus on. And the reason why is, like, my partner Catherine, who's sitting next to me, um, she did 20 years of real estate investing before she realized she liked to be the bank and rent the dirt. So she likes, you know, she likes the iOS yards. She likes mobile home parks, not RV parks, because you still got to be somewhat of the, uh, two hands on. Yeah, it's a little bit more hands on, but a mobile home park, you know, it's not so much.
Um, uh, RV storage.
Yeah, but yeah, outdoor storage, RV storage, industrial outdoor storage, all those types of dirt projects are exactly where Catherine likes to be. Um, and so inside of that, we've got some people that have joined our mastermind, and we give them the survey, and what they come back with is learning that they, they either want to get into— because we, when the survey is done and we analyze it, we give it back to you. We give it back to you with a 90-day blueprint and a 12-month business plan. And so inside of that blueprint, it's going to explain to you, like, for example, if you're a newcomer to real estate Great, you can verify this if you want. Uh, you got to look at 100 deals to get an offer out on 10, um, or, or somewhere close to that. I mean, at least for us, that's kind of how it's been. And then on those 10 offers, I might get 1 or 2 that are actually going to close. And so with those kind of odds and those kinds of numbers, um, it's better to work with a team because really to knock that kind of product out of the way, it it takes an effort. And so outside of hiring and, you know, acquisitions and a dispositions team, uh, me and my partners put together this mastermind, uh, to kind of help collect people together to do things in more of a collective way. So, and then my partner Catherine Bell, the Titan Impact Group, coming on board, um, what we've been able to do is combine resources on top of, you know, on top of like like-minded thinking where, you know, we've got capital raisers now, we've got brokers and agents in multiple states, uh, we've got title companies that will do deals anywhere across the country, uh, as long as they have representatives there. Um, and so with all these amazing resources that we have, we also have our AI due diligence machine that, that we had built, um, that really cuts down, like, looking at 100 deals, we can we can run 3, 4, 5 deals in an hour just sitting here in this group. So when I get really busy looking at property and trying to find those 10 offers in a month, I'm really looking at deals probably anywhere between 25 and 35 deals a week to make that goal. And so we encourage anybody that's coming in, when they get their investor survey, it'll tell them, You want to look at, you know, 100 deals a month. You want to look at single-family and duplexes, or you want to look at, you know, it may determine that you're, you know, you're more of a buy-and-hold person. So it'll encourage for you to look at, you know, encourage you to look at already operating companies and are already operating business, uh, houses that you can go and buy, whether that's a tax split or, or, uh, adult, uh, a, uh, residential assisted living. Like, it's guided people to go do that stuff. So it really just depends on how they answer the questions and how the survey is responded to. And, and that's what the cool thing is— it comes back with your answers and gives you a new guided path. So that's what the Land Shark Mastermind is in a nutshell. Um, we're a little bit of a fan of Saturday Night Live. That's why it looks like the shark is like coming in, you know, out of Three Doves, um, and, uh, and so outside of that, out of our— probably got, I don't know, about 70+ members, but we get anywhere between 7 and 10, 15 sometimes, people that come in here on a daily basis, um, and we, we, we run deals, we put stuff together, and we, we just pick at it till we get it done. So, um, we work online and offline, but This format gives us an opportunity to collect every, every week or every day throughout the week and just kind of keep ourselves going on the right go on to the next right thing. So right now, Ashley and I are working on an offer. Laura is our transaction coordinator. She's got about 7 or 8 deals she's managing for us on that side. Michael is in here. I think I see Michael. A little while ago, right? Uh, Mike Butler is raising capital right now with Catherine. Uh, Catherine and Mike are putting together a couple of, uh, multifamily, uh, multifamily deals right now. Um, Mike's got them locked in and we're just gonna raise some capital for him. Um, and, um, you know, so that's basically it. Uh, So we want to keep inviting people like Greg to come in, learn more about it, take it back to their community and tell people about it. And since Greg has a course, tell us about your course a little bit more, Greg, now that you know what the Land Shark's about.
Yeah, so we don't have a course. It's similar to what you're doing. So I have a book, it's called Dirt to Millions, it's on Amazon. And the school community is based upon the It's basically the book broken down in little bite-sized lessons. I add a lot of AI and other things along with it, things that I'm learning on a daily basis. I chime in on a lot of stuff we— and it's brand new. I mean, the, the school community has been like 3 or 4 months old, so it's still growing, and the goal is to bring people that are doing deals, like wholesalers and stuff like that, that don't know what to do with them. Agents, wholesalers. And hopefully they can bring deals to the table where I could partner, buy, or lend on.
Nice. Yeah, it kind of built you a little deal flow when you got that going like that.
Yeah, right now it's mostly new operators and just getting started. We have a weekly webinar and then we have a monthly call.
Very cool, very cool. How many members do you have going?
There's 160, I think.
Very nice. That's a good, that's a good community. So we've been going for over a year. I only got 70, so you're, you're doing real well if you're up for a couple of months and getting that level.
Well, full transparency, we— I started it about a year and a and I let like the first, I don't know, 100 and something people in for free to grow the group, right? And then I, and then I disabled the group, and then I started like 3 months ago charging $50 a month. So ever since I started charging, I got about, I don't know, 20 people in there now that are paid members, which is way better because they're more active and they care more.
Exactly. We found the same thing to be true too.
People that we handed memberships to never show back up.
For sure.
Um, and inside of ours, ours is kind of like, you know, we don't— we're not selling any education, kind of like you said as well. We're, we're selling access. So like, um, you don't, you don't have to, uh, pay us to be a part of this, like, part of this community, because any of the deals that we pull together as a collective, if you come in enough before we actually sign deals with anybody, we get into joint venture agreements and then we start signing deals. So, um, and that way we, we cover ourselves as a collective, uh, and then the individual gets the help and assistance without having to go out and find all the people to make it happen.
Yeah, who, not how.
Exactly, who, not how. So, um, inside of that, like, um, we've got some in-person events that, uh, we'd like to do. Are you— based on what I've seen of you, you're You're all over the place, right? You're not just in Arizona, right?
No, I'm not in Arizona. I'm in Nashville, Tennessee.
Nashville, Tennessee. Okay. All right. I could have swore I seen one of your videos where you were out here in Arizona, but maybe I'm—
No, I've never been. No, I've never been out there. I mean, I went— I flew through there, but I've never been there.
Got it.
Yeah.
Nashville's fun.
Nashville's a good area.
Got some good memories.
Yeah, it's a great place for sure.
A lot going on out there.
How's the—
how is the development out there going? Do you guys have a, a significant amount of development happening? We, we have right now, we have 178 Californians moving to Arizona on a daily basis, and it's been that way for 6 years. That's not an exaggeration, that's a legit—
those are statistics.
I bet it is. Yeah, it's, it's good. I don't, I don't have the numbers in front of me, but we're growing faster than most cities for sure, and too fast, I think.
Yeah, that can happen too, where, you know, you just kind of like scale too quickly. You don't have the infrastructure, you don't have the, uh, you don't have decisions, stuff like that.
Yeah, yeah, we don't have the infrastructure, we don't have And the political environment is very difficult.
Very true. Well, one of the mainstays of the Land Shark Mastermind, our credo, if you will, is to— what we do is we use AI to do real estate investing in the path of progress ahead of corrupt government and greedy Wall Street investors. And so we're kind of Wall Street investors in the fact that my partner Catherine runs multiple private equity funds and has been in the hedge fund business for over 2 decades. But she does conscious capitalism, right? She's not out there just putting build it and they will come mentality, like, oh, I'm going to run a highway through the middle of a cornfield and put a hospital on it. That, you know, that only happens when you were, you know, a member of the family that owned the cornfield. Right. So that's exactly what we try to encourage against is putting yourself, you know, putting things into the market that are just unnecessary. And you had mentioned wholesalers. One of the things we like to do with wholesalers is to educate them on the fact that when you do a land comp, you can't comp it to other land technically. And you shouldn't be comping it the way you would a house. And so many times I struggle with land sellers because they had a wholesaler over there offering them 70% of ARV when technically it's more like 10%.
With a 30-day close when it needs to be like a 10-month close.
Yeah, exactly. So when I show up and I say I need 120 days to close, I'm only doing 1% EMD, and I'm going to need them to carry for 6 months after I actually close because they're priced too high. Um, then, then they get all confused and I end up with, you know, uh, problem sellers. But what I've been focused on doing is collecting all these wholesalers and saying, listen, really, if you really want to go look at and find dirt, I can tell them now, go, go talk to Greg. I'm done teaching people. Um, uh, and, and have them buy your book. I can encourage them to come over and get, get that education that you've got And that way for me, what that's doing is prepping them to bring deals that make sense instead of out there just, you know, throwing what my dad would say, throwing crap at carp. Right. So, but yeah, that's awesome. I'd like to have you if it's possible. I don't know if Laura's— right now we're not positioned where I can do it, but normally I'd go and search up your book and post a link in here for everybody to go get it. Um, I'm a, I'm an, uh, an author as well. Like, I'd have never heard— Greg, I don't know about you, but when I was in high school, I never thought for a minute I'd be selling books on Amazon, brother. Like, but here we are, you know. So, uh, my book is called— actually, I'm, I'm author of 3 books. One is called The Blue Collar Revolution, where we're teaching people inside of the blue collar industry how to use AI to accelerate themselves as contractors, kind of like 2.0 integration, if you will. Um, so Blue Collar Revolution is, uh, one of my books. The other one is, um, uh, Triage: Code Blue Your Business. During the, uh, during the pandemic, when all those companies were shutting down and businesses were shutting their doors, one of my other favorite things to do is buy companies. And so I was out there buying, uh, buying companies that were closing up and then applying a crisis plan to it and reopening it. And it was just absolutely amazing. Crazy how people just couldn't think critically in the moment and pull it together. And so, you know, I've got a history, I've got a little bit of a background in the medical field and a science degree. So I applied those, you know, I applied those knowledge bases to that. To figure that out. And then the third book I co-authored with Catherine, Dr. Ning-Yong Chan, and Roman Rubio. We wrote an instruction manual on Opportunity Zones. I don't know if you're familiar with what those are, Greg, but the Opportunity Zone program is like literally playing Monopoly with real property and real money. It's a huge game changer.. And, uh, we've been studying it since 2022, uh, excuse me, and become experts in that, in that industry. And we really feel like it's going to be the next— it's going to really be the next, uh, wealth changer for people that are out there. So, uh, but tell us, uh, how do we get your book, Greg?
It's on Amazon. Um, I could throw a link in there if you want, if you want me to.
Yeah, I mean, I can pull it— I pulled it up, but I don't know, do you have a affiliate link, Greg, or do you just—
for the book? No, I mean, they— I mean, it's just a— it's a tool. It's not a moneymaker by any chance.
I don't want to have to throw into all that stuff.
I got it.
I don't know, I didn't want to like throw it in there if you had a—
no, I appreciate it.
I think I just put it in. I don't know where.
I just dropped it, so it's in the chat.
Yeah, we see it down there in the chat. That's perfect. Okay, cool.
And I also dropped for what Tommy was talking about, the investor survey. So that's just above there if you want to grab that for yourself.
You said you're looking at AI a little bit. Tell us about that.
Oh man, I mean, it's, it pretty much does everything. I have very similar to what you're doing. Like, I can just plug in a tax record and tell you exactly what I need to do with the property.
Yeah, exactly. Um, we, um, we have what's called Deal Hunter by Land Shark, and what we do with that is like I could take a screenshot of, um, of a wholesaler text message. As long as it has an address in there, I can do a 7-point breakdown due diligence report in 3 seconds. Um, and then what it does is it gives me— because I designed, I designed the GPT— I— it goes and looks at all of the data, where it gets all the data, brings me back all the sources so that I can validate, verify what it's saying instead of believing, like, what I call ChatGPT bullshit. Um, I make it validate, verify where it got the information. And so if it brings me back all the links of where it's at. Um, but inside of that, we deal— by Land Shark does a lot of our due diligence, but it'll also prepare our documents for us. It'll put our offer together. It does all of that stuff, right?
Everything.
Yep, yep. So, and then we created one called Free Estimates, and this one's just a white label for kind of like, kind of like fix and flippers and rehabbers. Um, I created this because when, when we had people coming in, they couldn't get good strong estimates for these properties. And when you're a fix and flipper or rehabber, not saying I don't know how to do it, just saying I don't like doing it. But when I was doing it, my dad was doing it, we'd go look at property and we were able to get ideas as to like quickly how fast we could come up with the plan to buy the property based on the fact that we already knew what it was going to cost to take care of it. So inside of that, when we created free estimates, I made it to where you can load 20 pictures and a zip code and then tell it I want just a standard rehab, or I wanna— I want a full-blown rehab, I want to do a luxury rehab. Whatever I tell it, it's going to go out, it's going to scrape local permit information to tell us like what this— what the base square footage prices going for certain things. It's then going to go to Lowe's, Home Depot in the area, bring back that info. It's going to put together the material list. It's going to put together the labor cost. It's going to put together the schedule. I can get it to do a 200-line-item report that I need to use for some of my bankers. They like to see a 200— I do, you know, 200. Yeah, boom, I'm getting these things done. We're sending them in. You know, get things resolved with free estimates. But here's the best part. When, uh, with free estimates, we're, we're sending these over to contractors now, and we're like, we're encouraging our contractors to, to get these things white-labeled. Because if they specialize in HVAC or plumbing or, or carpentry, um, it, it'll streamline their company. To the point that they'll have a 60 to 70% efficiency rate increase based on the fact that, like, they won't have to call an interior designer. They can literally just tell ChatGPT, "Redesign this and give me what it should look like," and it'll do it in 4 or 5 minutes, um, as opposed to waiting 4 or 5 days for an interior designer to call you back. So free estimates has been pretty cool, but the— my favorite part is that I can now take— because I'm a dirt guy— I can take a site plan and a cut and fill, and, and, or I don't even need cut and fill. I can do a site plan with, with, with, uh, topography, an AltaSurvey, and if I send in the AltaSurvey with the site plan, it'll tell me what my cut and fill is without ever calling the architect or the engineer. Yep.
So I don't have mine like white-labeled or anything like that, but they're set up for me. Yeah, for sure.
Yeah, well, ours is actually on ChatGPT on the marketplace, so you can go right there, start using it straight from the marketplace. We encourage people to do it because of the fact that, like, it's kind of— I'm interested in how all the different AIs work. Like, for me, I have Claude that operates my backend and inside, you know, inside Office Jobs. But ChatGPT is for us, it's more of the B2B to B2C communicator. And we've got our call to action on there. We've got how to get a hold of us if you get stuck. And it really acts like a digital business card for us. So it's been pretty amazing.
Yeah. Yeah. Mine is probably 98% on Claude. I kind of stopped using ChatGPT because I was getting different answers for different things and it's the guardrails are too limited. So I've been building everything out with Claude Cowork and Code and stuff like that.
Yeah, and that's understandable. Um, I don't know how much time we have left. I think, uh, okay, cool. Um, if you don't mind, I'd like to have, uh, have, um, someone in the team— does anybody have a deal they want to run? Somebody want to throw a deal on the screen and we can run one real quick? Anybody in a position to do it?
I don't even know who's on here. Who's on here with us, Laura?
Uh, Mike is here, Ashley is here, Cicely is here, and Tina are here, but they're all— all four of them are off camera. So if they're here, I'm not sure they're in a place to—
well, if any of—
yeah, I'm driving.
Sisley or anybody?
Ashley, how do you find a new one?
Any of you guys have the ability to share your screen and pull up a Deal Hunter?
They might be busy with kids.
Sorry, say that again.
Are you able to pull Deal Hunter up on your screen, share your screen with us?
The— and through ChatGPT?
Yes.
Okay, yeah, perfect.
Well, if you don't mind, share your screen, uh, and then we'll walk, uh, we'll, we'll go through a deal real quick with Greg so he could see how ours works.
Great.
Um, I'd like to see, I'd like to see if he's impressed a little bit with what we can do on, on ChatGPT, because again, inside of ChatGPT, it's not just It's not ChatGPT answering the questions. We've built what's called a GPT model, and that model now has all of my brain cells in it, and, and it's now on hyperspeed for that. So, um, you can see here, this is the deal under my Land Shark deal. Um, let's put in a— let's put in a deal real quick. Let's go with 13119 West 104th Place. North 104th Place. And then we're going to put, uh, 85—
so 85260, 260.
And then do Shift+Enter, Shift+Enter, and put in the 3 simple words: run this deal. And so, because Greg, you may know, you gotta be a prompt wizard sometimes with these AIs, right? And so being a prompt engineer isn't always easy to people that are doing real estate because they may not know what to say or what to ask. So when I built this model, I told it that the 3 magic words are run this deal. Run this deal is going to do a series of tasks just like every AI does. It's going to do a series of tasks based on what I told it it needs to do. So it's going to look at every property as an investor. It's not going to look at it as like an inspector or an investigator. It's going to look at it as an investor. And so, um, and I want answers fast.
So this is a property I'm very familiar with.
Um, I'm going to put my glasses on so I can see what's on the screen. Uh, it says here that, uh, the verdict is that, um, It's a, uh, pass at retail, but purchase below it, uh, below the $780, that's $760 to $800 mark, we might be able to do stuff. The information it provided shows legit all the information. Um, it's got a value snapshot, uh, that it lays out for us, and so kind of showing like conservative to, to highest and, and, you know, strong aggressive. So we could potentially have an ARV of at least $1 million there.
So again, I want to be around $700,000 if I'm going to buy it as an investor.
So on a buy-and-hold underwriting, we roll through this, it's showing that rents in the area around $6K a month.
So with the monthly rents being there, gross annual rent is going to be around $71K.
We can look through there and see what our DSCR is going to be. And so our estimated NOI was right there. We've seen that at $48,000. So being concerned with that, we don't really have a good DSCR, right? So we would definitely need to buy it down a little bit more to make the DSCR work. So the whole verdict says it doesn't pencil. Right, we need that 1.2 or better.
So keep going down. We're going to see that it says that this is a basic flip case.
If we have a, um, if we have a million dollar ARV for $750,000, we might be able to get a $300K profit, but that's, that's dumb.
We don't really want to do that. Um, it shows how we could possibly get $108,000 out of it.
So those are some pretty decent ideas.
And then here it comes up with our funding structures. We can try to get them to do a seller financing, maybe do 50/50 with the seller. It'll show us a couple of those options as we go down. It's showing that we have private hard money flip, the conventional with the seller carryback. So here's our due diligence red flags.
40-year-old house with a pool. And so there's a lot of stuff that may need to be worked on there.
Here's our negotiating leverage.
Here's the go/no-go. And so all of that— Greg, are you impressed that 3 words got all that info?
Yeah, it's awesome, man.
Cool.
So, and then you can see, like, if I'm working with investors or if I'm working with a team, They, they have access to that, and we can share this conversation and kick it around back and forth all over the place. Stuff I can't do with Claude. And so that's why I haven't really pushed for people to use Claude as much, is because I can't build on Claude what I've built with ChatGPT. But what we do teach is to take all the information we collect Uh-oh, you're cutting out a little bit.
I think we lost you the last minute.
No, turning—
she's trying If you end the call, now you guys should be still— you guys should be hearing me from here now.
Yeah, now I can. I don't mean to interrupt, guys, I have to go to class.
Appreciate you.
And please send me, um, the link for the Zoom at 1:30 so I can share it.
The link for which one?
We had a Zoom scheduled for 1:30 with the seller.
Yes.
So when you get a chance, send me that.
I'll do it.
We'll put that together for sure. So, um, well, before we, uh, before, uh, I'll definitely catch up with you again. Um, but before we get rid of Greg, I want to tell him I appreciate him coming in. Uh, more than welcome to have, have you back anytime you want. Um, and, uh, we'd love to showcase you on, on, uh, on, on those times. So if you want to get a hold of us before you come on, um, we'd be happy to, uh, we'd be happy to set some time aside for you to tell us, tell people about what you do, how you how you get people into, uh, doing entitlements and, and what, you know, how you can make millions out of dirt.
For sure. Yeah, let's connect offline and get something figured out. I'd love to do it. And I thank you for everyone having me on and hearing me out.
Awesome, awesome. Well, appreciate you, Greg. Mike, uh, Laura, anybody else? Thisly, you guys got any questions for Mike before we let him go?
Um, yeah, so what is your, um I'm curious, what's your TikTok?
We talking about Mike or me? I'm sorry.
I'm sorry, Greg.
Greg.
Oh, don't even pay attention to my TikTok. It is like blocking me. I would just see my name right there. I would just go on Instagram is really the best way. It's amazing how Tommy found me on TikTok, but it was about a month ago. It just— you'll see my videos will be like 1, 5. Let's— for some reason it's just not showing me. But I would go to Instagram, this be the best way.
Well, the— I'm in the same boat, Mike. I, I built my community to 70,000, it dropped down to 7 after Trump became president. And then what I also learned is that because I don't pay for their promote, they only put 2 to 3 viewers a day at my videos, even though I used to get 7 to 8,000 views a day. And I did.
And what I've learned is like any TikTok is for like people that have products and very— what we're doing is not for TikTok.
Yeah, it just click— it's, it's the clicks, that's all. Instagram seems to be pretty decent. Facebook is probably my best, so, um, as far as dragging people in. But all right, man, well, we appreciate you. Anybody else have any other questions? If not, Greg, I appreciate you. It's been a pleasure having you on. We'll look forward to having you on again soon.
All right, everyone, have a wonderful day.
And if you ever got any big deals you want, you want to raise capital on, let's get you in touch with Catherine Bell and, uh, let's talk about how Titan 23 can help raise your capital.
Awesome. Thanks, guys.
All right, have a great day, sir.
See y'all.
All right, well, we are We are back at headquarters right now.
Uh, I think Catherine literally just went to bed. I think she walked in and just went straight to bed.
Okay, do you want to end it? End it early?
Done.
Do we have anybody that wants to kick anything else forward? Tina, are you good? I know I want to talk with Tina about, about Boone. I don't know what's going on there, but I still want to help out with that any way I can. I don't know if she can hear me or not.
Maybe, maybe, maybe not.
So, um, yeah, but we can probably wrap it up early today. Uh, we had a, a really good experience this morning, and so Um, let's move through the rest of the week trying to get stuff done. Sicily, do you have anything you want to throw in? Anything you got comments on?
Um, I found— so I— yeah, I do actually. Um, so I've marketed to, um, the neighbor— like where I live, people that are going through foreclosures. And I actually got a call back yesterday. A guy called back and he had said that he's getting ready to lose his house So, um, I'm trying— I went on Deal Hunter and I put like, what is the best case scenario? So he has like, he has a loan for like $500,000 and a second for $200,000. I did the comps, there's not enough room there. So I'm trying to figure out if we can negotiate like a short sale. Um, I'm trying to see if there's—
if that's—
because I haven't— I have a cash investor that said that he would buy it if I can get it to be a short sale. He's like, I'm ready to go get it. We he looked at the area, it's very nice, it's high, it's, you know, close to where the high-end area is. And he's like, I'm, I'm game. So we're working on that. Um, but yeah, Deal Hunter was like, no go unless, unless this, this, and this. So that was pretty helpful. Um, I've never done a short sale before, so it'd be my first time. But that's the only thing I could think of. I'm working on— I'm actively looking for deals now. I'm back actively looking for them. So I'm— mine, mine is definitely, um, owner finance and mobile home parks. Those, that's what I'm excited about. And so I'm looking to see, um, I might need a little bit more help with understanding what to look for exactly, I think, because I think that that's probably what's holding me back is feeling a little bit of uncertainty. I've learned a lot, but like, there's like, what, what exactly am I going for and what kind of deal can I put together, I think would help me, you know, piece things together better. But yeah, that's, that's where I'm at.
I think the best thing for us to do would be to get you to have that conversation with Deal Hunter. Tell it, interview me, give me 10 questions. Here's my investor survey. I want to really get started. Send me 10 questions that I can answer and then let's come up with a plan for me to work forward. And if you do that with Deal Hunter, it should put together what you want to do. As far as that short sale, I know for a fact Deal Hunter can walk you through the short sale. Okay. So, and how to make that happen. And then inside of that, like anything that I can do to help you out, just book a call and shoot me a text message, book a call, ask Ashley next time she's in here or Katya. Heck, even Laura. Laura will testify. I answer the phone for everybody. So, um, and if I don't, I'm busy, but it doesn't mean I won't call you back. So, um, you put it together, I'll come on, help you out, do whatever we got to do. As a matter of fact, if you want, get the conversation started and then, uh, tomorrow or Thursday— Thursday, because tomorrow we've got some more special guests coming on. Um, Thursday we can work on it together and go from there, but The other thing is, to everybody out there watching, um, what I did with Greg right there, I'm willing to do with any guests you want to bring on. So if you know people or you see people on TikTok you want to interview, hit them up. Say, hey, we got a podcast, 9 o'clock to 10 o'clock, we'd like to have you as a special guest. Come on, tell us about what you do. You know what I mean?
Thank you. Yeah, I like, I like when you add in the new guest because we get like a different flavor and different idea of investing from different people. And yeah, it all kind of just gives you more, more ideas of what to look for.
Right. Well, more brain food, right? Food for the brain. So we definitely take advantage of the fact that we have this podcast. We want to take advantage of the fact that the podcast is, is something that's somewhat of a community. I was impressed when Greg was like, well, we're kind of doing what you're doing.
Great.
Like, I love when people do the same thing I'm doing because it tells me I'm going the right direction, right? So, um, not every time, but sometimes it's good to know that the idea I have is being copied or being— and I'm not saying that Greg's copying me, um, it's, it's— he's doing the same thing I'm doing. It tells me that him and I are in the same brainwave. And, and if he's successful, you know, I, I might be too. I just gotta kind of do what he does to be successful. So, um, or vice versa, you know. And that's why I invited him, was because he can learn from me just as much as I can learn from him. Knowing that he doesn't use ChatGPT, well, guess what? I just showed him how we talk to our customers, how we talk to our team, how we talk to our members. Using ChatGPT. So he has to teach people how to use their own Claude, and that might be difficult, that might be tricky, you know. So for me, I just show you guys on Deal Hunter, and then you guys go and do your own Deal Hunters. Heck, Katya, like, she's been on vacation, uh, for about a month, but I can guarantee she's still using Deal Hunter every single day. And, um, She— I think her boyfriend was even a little jealous, said, hey, I don't like that you talk to this Deal Hunter guy all the time, you know.
Yeah, I go to Deal Hunter over the regular ChatGPT when I'm working on anything like real estate or business related. I go to Deal Hunter first, and then because it has different information than the, um, the regular ChatGPT.
I feel like I'm getting regular, regular ChatGPT, and we've done a study of this. We ran the same property through regular ChatGPT, ran the same property through Deal Hunter. The information we get back from Deal Hunter is 100% verifiable, 100% understandable, uh, 100%, you know, um, on point. The ChatGPT is hit or miss 50 to 60% of the time. Like, half the time you're getting the wrong information just because you went straight to the chat and started talking. And I've made that mistake too. Like, if I don't click Deal Hunter and I just start chatting, I think Deal Hunter is open and I'm looking at the deal going, God, that sounds weird. Or, or it doesn't know how to do a DSCR. I'm going, what the hell's wrong with that? I don't understand. So, and then I go and look and I'm like, oh, because I'm not in Deal Hunter. And so I have to close that chat, delete it, and then go open a new Deal Hunter chat and it works great, right?
Right, super good.
All right, well, um, if nobody else has anything else to go, we got 10 minutes left. I'm gonna wrap it up early because again, I've been up since 3 o'clock.
It's nap time.
Um, And so I'm going to exercise my right to nap as a 50-year-old man, um, and I'm going to encourage everyone else to go and have a wonderful day. And we'll see everybody back here again tomorrow, um, and we'll have our, uh, beautiful, uh, partner Catherine, uh, available to, uh, answer questions as well. So, uh, everyone go have a wonderful day. I'm gonna wrap it up with a prayer. I want to thank Laura for being our, our, uh, uh, host today and helping us get everybody in and do all the stuff. So, uh, thank you to Laura, and, uh, thank you, Cicely, and everybody else. Um, so going to wrap it up with a prayer. Heavenly Father, we thank you for the blessing of this day and the blessing in this life. We ask that you continue to bless and guide us, bring good people to us, and take us out into the world so we can do good. In your son's name, amen.
Amen. Thanks, Tommy, everybody.
Have a good day. Mike, do you have anything? I, I, I know you're driving, and, um, do you have anything you want to throw forward? No, no, not now.
No, I just want—
I missed it yesterday, so I'll connect with everybody tomorrow. I'll be on the call tomorrow. Perfect. We'll catch you.
Get some rest, man.
All right, brother.
