The livestream, hosted by Catherine Bell and Tommy D, is a free‑form, multi‑speaker session that blends real‑estate investing, AI‑powered tools, and community building. The group reviews progress on an AI cohort, promotes the upcoming Contractor Scale‑Up / Free Estimates webinar, and attempts to capture the attention of influencer Dan Martell via TikTok. They discuss assistive communication technology (AAC) for a cerebral‑palsy patient, troubleshoot website edits using ChatGPT/@sites, and conduct a live due‑diligence call on a Phoenix property being wholesaled by “Joe Homebuyer.” The call exposes inconsistencies in ownership records, reveals a possible scam, and leads to a heated exchange about ethics in wholesaling. The conversation then shifts to the broader ecosystem: Land Shark Mastermind, Opportunity‑Zone education, the “7 Streams” program, and plans for future community launches. Throughout, participants share personal anecdotes, frustrations, and motivational prayers, illustrating a blend of entrepreneurial hustle, tech‑enabled real‑estate workflows, and a strong emphasis on integrity and community support.

Showing today, so oh yeah, trying to get all done.
Yeah, it gets overwhelming too.
But well, I think we've done like you know a good job, like doing 95% of it. Now it's just like the last 5% to nice make it beautiful. Some nice yeah, doing the final touches. Anyway, very excited. Yesterday was fun doing the AI cohort.
Yeah.
And, you know, again, you guys are so far ahead of the curve from where everybody else is at.
That blows my mind just thinking that too.
Right?
Yeah.
You know, it's like I wanna go out and just like tell everybody, but I've been telling people, you know, like this whole time. Bathroom.
Okay.
So, yeah, I've been doing the, um, uh, my executive board, like, you know, going over those people in the YouTube and stuff.
Right.
And more about them. And it's like, yeah, I can see that. But then also I look at it and they're like, that's different than what you hear all the time, you know, from so many different, like, gurus or mentors or whatever that are out there. You know, so it's very interesting.
Yeah, it's fascinating. Are you joining the podcast? It's been a little bit of a disruption in the morning schedule. And then we had a severe thunderstorm here, which scared the world out of my dogs.
Oh, I'm sure.
So now there's like this flood watch until 5 PM. It's interesting because they've had tornado watches, um, and we have these, um, hail balls that right now they're probably about that big. There's like tons of videos and people's windshields are getting smashed.
And yeah, yeah, we had something like that come through like, oh my gosh, like years ago. And I remember having some hail damage on some of my cars, you know. And, um, on the, like, gutters and everything, but not enough to, you know, have to, like, claim it and do all repairs and so forth like that. So, but yeah, that is crazy for out there to have that, isn't it? Because that's unusual.
Yeah.
Because my dad, when he, he lived out and somehow lived out there for over 20 years, and, uh, the one thing he always would talk about was this, the sandstorms.
Yep.
Haboobs.
Yeah. Because I asked him too, like, when I went out there the first time to visit, I was like, what are those boxes and things on top of the roofs? And he's like, that's like the AC units or things like that because of the sandstorms and stuff.
Crazy.
Interesting.
Yeah.
Yeah.
So fascinating. Okay, so what deals do we have to run today? I know I sorted through more of my emails yesterday and got even more.
Well, I'm going to, uh, yeah, let's find, let's find the deals we ran yesterday. Let's find the deals we got to run today. But I have a little bit of announcements to make. Like, I've got to, uh, I've got to send some attention out to Dan Martell. Um, who is, uh, on, uh, on TikTok. And I'm gonna— I'm trying to get my, my TikTok opened so that I can go and show everybody who Dan Martell is. He's got a phone number, um, and, uh, we want to tell Dan Martell good morning. So I'm going to— I, I was actually able to get Pulled up on his livestream today, and so he's on TikTok. He livestreams every day. I got to introduce you guys to this this this gentleman. He's in Canada. I'm not a big guru guy, and this is not a guru. This guy is not a guru. He's got he's got a level of humility that's ridiculous, and and I totally appreciate the the the way his brain works and how he operates. Um, and how he runs things and stuff like that. He's a super amazing guy. Um, so—
And he's Canadian.
And he's a Canadian. He's a, he's a Canadian. So—
I have a couple, um, like my broker's kind of been on my team. They're Canadian too.
Right, right.
Yeah.
So I want, I want to send the message. I want to send a message to this guy because it basically— here, let me just show you a couple things about this guy. He loves kids. He's got, he's got a, he's got a passion for helping people. This is how amazing this guy is. Ready? So let's just—
I like that.
Hold on a second. Let me make sure you guys can hear him. I gotta stop share, reshare.
Yeah, you get your volume.
Do all my volume stuff. Click my buttons. There we go. Oh wait, I did the wrong one. No, that's okay. I can do this. Watch, watch. Plop. Boom. So now here we go. Let's see, is that what we're watching? You guys see my screen? What are we looking at?
Yeah, it looks like the same thing right up there.
All right, so let's show you this, this guy again. Dan Martell right here, got 1.9 million followers. That's his— that's, that's a phone number to text him. I don't know if it goes directly to him, maybe it does, but he's the author of Buy Back Your Time. Okay, huge, amazing book.
Uh, what should I do to grow my business even more?
What do you sell?
Freeze-dried candy.
What part of the business is the hardest right now?
Selling it in general.
Do you have enough product?
Yes, way more than enough.
So I always ask myself this question: where do the people that buy my kind of product hang out? Who's the perfect person to buy from you?
Children.
Yes. So where do they hang out?
Park.
Okay, but is there a specific park?
No, I don't know.
You don't know?
No.
I'm gonna let you know a secret. If you call the city, they will Tell you which is the busiest park that they have. And if I'm gonna go spend some time at any park, it's that park.
What should I do to grow my business even more?
So he's, you know, basic, basic understanding of stuff, but that, that video right there got him 5.9 million views.
I don't care about the school grades. Zero. My kid comes to me and says, look, I got my report card. I go, do you care about what's on there? Because I didn't create that test. I don't care about that. What I care about is how you show up in the world. When I spend time with them, I'm always thinking through that list of stuff I want to teach One thing, if you met my kids, you would notice real quick is they will introduce themselves to you. They've been doing it since they were 2. Why? Because anytime they go play at the park and they come back and they say, I made a new friend, I go, cool, what's his name? What's her name? Well, I don't know. And it didn't take them long to figure it out. So now they'll run back, I made new friends, I made John and Matt. I just don't want them to ever try to be somebody for me because I don't need to be anybody for me to love them deeply. I don't give a shit.
And so getting a little bit of understanding of this guy's mindset, motivation, stuff like that. He's got the King's Club. He's got this AI business, and this is his post. These are his posts around AI business. It says you don't have to be smart to get rich. He's got 101 videos about this. Great, great content. If you ever want to just like binge watch stuff that you know to get motivated or get an understanding of stuff, Dan Martell has got a connection to a lot of things. The challenge was I went to him and I told him about Contractor Scale-Up webinar this morning. He's like, listen, I get invited to webinars all the damn time. He's like, so do this. He's like, if you talk about me enough, or if there's— basically, if I hear about it through my AI, because he uses AI to the infinite degree, if we can get enough attention out About him and us working together, his AI will pick it up and then he will give us a call. Was basically what he left me with. The competition I went up against this morning was this guy. This guy, uh, uh, Abdi Omar. Abdi Omar. This is this is my competition. Was it muted? What happened? Yeah, it's muted.
It is confidence. AAC is— that is why I believe AAC must be seen as more than communication. AAC is confidence. AAC is participation. AAC is independence. AAC is consent. AAC is leadership. AAC—
And if you don't know what AAC is, is this guy has a condition called Uh, cerebral palsy, and he is left completely unable to operate.
Your pain can become your prison, or it can become your power.
Unable to operate, um, most any— anything. Like, and, and technology is coming a long way, but in order for this guy to communicate in the past, it was basically useless or impossible. And then not only that, they were thought to be stupid.
Yeah.
And, and like, they just— because they couldn't talk and they couldn't function, they were thought to be stupid. And I'll give you my personal story about this. As a, as a, a nurse tech, um, I will— I went on the floor one weekend. I used to work weekends, uh, I would work Friday, Saturday, Sunday. And, uh, I worked, uh, I worked on the night shift. And so I would work 7 PM to 7 AM. And I came in one night on a Saturday, and I had a cerebral palsy patient that I was given report on, and I was told she's a 25-year-old female, cerebral palsy, blah, blah, blah. And the nurse that gave me a report, or the tech that gave me a report, said she's, you know, she's a full, what they call a full care, total care, meaning I have to like take care of her bodily functions, everything, not just feed her, but like everything. And so, okay, you know, no worries. And so the unit we were on was, was set up for this. And so when I went in, uh, and the nurse was like, oh, she's a perfect angel, just keep the cartoons on. And, and here's her talkie pad she likes to play with. And it was like a— it was a pad that had numbers and letters, and then it even had like colored buttons. I'm like, hmm. So after they left, I gave her the pad and, and, and I, I said, my name's Tara. I introduced myself, and I could see her kind of like looking over toward the pad. So I went over, got the pad, gave her the pad, and she goes, hi, my name— she hits a button, she says, hi, my name is, uh, uh, Elizabeth. Um, glad to meet you. I have cerebral palsy, but I know how to communicate.
That's beautiful.
And then the next, she hit another— she was typing frantically, and she's like, please turn the cartoons off. I'm not a fucking child.
Oh, nice.
And I was like blown away.
Yeah.
And I was like, holy shit. And I'm like, so she's, she's not completely like stuck in not being able to communicate. She can literally like— and she was trapped without that machine or that device. And so I made a change in her chart that said, do not remove device from the bedside.
Wow.
She'd gone the whole—
she'd gone since she had come in Friday morning after I left. She had gone all Friday, Saturday, into Sunday, uh, and I showed up Saturday night and learned this, and the Sunday, and, and I was like, oh my God, this poor girl lived this way. Her mom died in a fire.
Oh.
And she was rescued. And so they didn't know to go in and get her mom because they just grabbed her and ran out the door.
Wow.
And so they could— she couldn't say my mom's inside.
Yeah. Oh my gosh.
Yep. And so she was dealing with all of this, so I took care of her. So this morning, this dude who's in London, England has been trying to get a hold of Dan Martell for freaking like a year, probably. Has this device, has this cool system, and I think it's— God, thank you for sunshine, thank you for rain, thank you I think it's an implant. I want to— God, thank you. So you can see, this is how he sits, but I think he's got an implant that's, that's located in his, in his, uh, in on the front of his head right there. Um, you can see in the video this, this device, it looks like, is picking up his thoughts. It's reading his thoughts and it's speaking for him.
Oh wow, that's amazing, right?
And so Dan gave him like 15, 20 minutes to formulate his thoughts, and he had this conversation with Dan. And Dan opened up the phone and was like, yeah, call my team. He's like, I already did. They told me they don't want to work with us yet. He's like, tell them I said so. I was like, awesome. So, um, it was super cool to watch that. And then I'm sitting there and I'm up next, and I'm like, I was like, uh, uh, uh. So I stumbled, I stumbled my way through the conversation a little bit with Dan based on that, and it was, and so I was like, oh yeah, I've got, I'm doing contractor scale up and free estimates AI and blah blah blah COVID, and I'm a nurse, and so I literally sounded probably like verbal vomit. But he's like, well, if you can get my AI. To pick up you talking about what you're doing and and all that, then I will I will eventually find it and come check it out.
So so how does that actually work?
Then what's that? Like when he says if his AI like I'm just gonna I'm just gonna like like right there. I mean I can go back to the TikTok channel. I don't know what I did with it. I have to open a new one. Um, if I go back to the TikTok channel here, um, I guess I don't quite understand how that works. Let me see. Um, let me find Dan Martell again. What I want everybody to do so that we can get Contractor Scale Up or, or free estimates or, or Land Shark Mastermind recognized by this guy, I want to text him. There's his freaking phone number right there. Okay, so everybody text him and say, hey, go check out Free Estimates, go check out Contractor Scale Up, go check out Tommy D, go check out Titan Impact Group, go check out Land Shark Mastermind. And if we text him enough, then he'll be like, god dang, I keep hearing about this, man, what's up? Okay, yeah, you know what I mean?
I could do that. Yeah, for sure.
And so I've got, I've got this event this weekend Uh, it's a webinar, and so I am going to make sure everybody in the webinar sees Dan Martell's phone number and is going to send a text message saying CSU, grow CSU. And so I'm going to do it right now. Like, I'm, I'm gonna go right in here right now and send a text message to this number immediately. So I'm gonna put in 778-652 Like, don't, don't challenge me to a good time, buddy. 8414. It says to text the number or the word grow, but I am going to send grow CSU because I want him to work with me. I, I think he's, you know, he's definitely going to work with, uh, Abdi Omar from Limitless Minds Group, but I'm reaching out to— I'm reaching out to Abdi too because Like Dan's in in Canada. We're in the United States, Catherine. We can raise a shit ton of money for that. Right, right. Like getting that guy to come over and be a part of of ABN. Oh my God! So, but yeah.
So we just send a text and we just say grow and then grow and then put in after it CSU. A S U and that's it. Yep, just send it like that.
Just send it like that. All right, and then, and then I'm going to make sure that, you know, this video is live stream right now, right, Catherine?
Yep, it's, it is live streaming.
Everybody go in and, and, and do a copy of Dan Martell, uh, like go into the chat and say Dan Martell is great, and, and like you just talk about him enough Go, go and click on, uh, go to his video and, and leave messages, um, on his, you know, on, on one of his AI business posts or something like that. You can go, does your, uh, does money make you like— find one and say, these are my thoughts on the AI gurus, uh, Instagram gurus or whatever. I'm going to say right here, grow. I'm just going to go in the comment section. Come on. Let me make a comment. I can like it.
Okay, I sent it and I saved his number.
Can't save it. Um, will it let me? It's not letting me type. That's crazy. Interesting. I guess I could do it on my phone or something. But, um, yeah, if we go to his page, if we go watch videos, just leave comments. Leave comments. Hey Dan, go check out Contractor Scale Up, you know. So, but yeah, that's where, that's where I'm at on that. Um, and I thought I would get you guys up to speed on what we're doing. Contractor Scale Up, if you haven't, um, Seen it yet. We're doing a, we're doing a webinar this weekend. We've got over 250 people signed up to attend. And—
Are you a contractor trying to scale up? Would AI be able to improve your work?

And there you go.
That's amazing. They did a really good job.
They didn't do it. Tommy did.
You genius.
This is all me. This is all me right here, baby.
Genius.
I love it.
So, and, and I, I got to give the credit where the credit is due, so let's do that real quick. I'm gonna pull this over here and go right here, drop that in there. This is ChatGPT. Because I've worked for days, weeks, hours, and months and all that on what free estimates is, what Contractor Scale Up is, and all that, it has my brain. And so now I built this website using my brain, and I'm like, this is what I want, make it. This is what I want, make it. And that's what it does, it makes it. So we're gonna— I'm just gonna Model this real quick because I, I have an issue with the site the way it's working right now. If you look, I don't have anywhere here for us to get down here to get the— to get to the, uh, webinar registration.
Yeah, right.
So I'm gonna go here and I'm gonna say, um, what, uh, I have— I need you to fix the website on the main page up in the top. Um, uh, menu bar. It needs to have a link to get down to register for the webinar for October 25th. So put a link at the top to get down to that section of that page. I also want to have a very fancy button. Um, as soon as the video is done, I want a button next to the, uh, the one that says try free estimates or get a free demo, guided demo. Um, I want, want, uh, a come— I want get a free guided demo, uh, in between those 2. I want it to say, um, I want it to say, uh, uh, register for, uh, the webinar October 25th, or, you know, October 25th webinar, register now. So do what you think is best. Make those changes immediately and update the site live as it stands. And so now by doing that, right, this would have been just so people understand the time frame of this. I looked at the website this morning, delivered by a webmaster last night. Look at it because he was up at 3 a.m. He's a A guy that doesn't have a lot of motivation in life, etc., etc. Whatever his deal is, you know I'm not going to judge anybody, but he's not going to be up until three o'clock this afternoon. Okay, so I look at my website. I'm like, this thing has fucking problems.
So I call him.
Nothing. Text him. I mean, it's nine thirty in the morning. This come on, right? Nothing, nothing, nothing, nothing, nothing, nothing, nothing. Three o'clock shows up. I am in the middle of my day. He calls me back. Yo, bro, what's up? Heard you love the website. What do you what do you need me to do now? Well, I have a webinar on Sunday. I need the link put in at the top, and I need the button in the middle of the page so that people know to go register. Bro, you should have told me about that. I I did tell you about it, bro. It was actually in the email. If you go back and look, I told you we had a webinar October 25th. He's like, oh, I thought there was an invite. No, dipshit. it in the website. Oh, okay, well, I'll get it done next week, bro. The, the web— webinar is Sunday. You gotta do it today, bro. I ain't got time to do it today. I got everybody else I got to take care of, bro.
I'm surprised, Tommy.
I figured that would be something that you would just automatically build yourself since you're so like You know, I used to, I used to, a long time ago, I used to do what was called HTML. Then I had to learn SQL and that's when I stopped learning. And I'm like, nope, not doing it anymore. And I gave up on websites all the way till now. And, but that's what I would do is I would build websites. And again, even when I had a website company, I still hired webmasters to build them because I was like, this is what I want. You make it look better. I hired smarter, better People, but this is what I had to deal with. Yeah, right. And I'd be like, okay, how much is it going to cost me? A thousand bucks. A thousand dollars would make him drop everything and do what I need that he forgot, right? They won't do it.
They're not getting paid.
And in order to get it done, it cost me a thousand dollars, about nine and a half days off my life of stress. Like he added nine days of cortisol to my freaking blood blood blood blood pressure, and it was just all this bullshit for two things. Two things, and look, nine seconds. It is done. Hold on. Let's let's refresh. Make sure.
So are you a contractor trying to scale up, lady? Would AI be able to improve your work?
There we go.
Oh, it's not on there.
Not seeing it. Not seeing it. It's not there. So let's go back here. It might be. Okay, so correct, it's still unfinished.
I retired. Oh, I retried, but the edit—
Try again.
It's so small.
Please reopen free estimates in a new editing session.
Okay.
I did that. So over here, what it's asking me to do is go back into my sites. And so that's interesting because what happened was, is it kicked me out to a conversation instead of leaving me in the plugin. The plugin is @sites. Do you see that, Catherine?
Yeah.
And so the minute it quit working and talking to me in @sites, it didn't do any of the edits.
Huh.
Which is interesting.
So, are you a contractor trying to scale up? Would AI be able to improve?
So what is that @sites?
So @sites is inside of my business model.
Oh, is it how things like this?
Yeah, hold on. Right here and right here. Okay, here we go.
We can't see you doing anything.
I know, I just, I typed it in there and it's not, it's not, it's not consuming it.
Not recognizing it for some reason.
Can you see it typing or no?
Yeah, I can. Yeah, I can see you typing.
I need a link to the Webinar registration. Second, second. Okay, so maybe it's thinking about it. Catherine, do you have the deal ready to go?
I do.
Okay. Yeah, see it. Hmm.
Now, is this something that you could also do like on the Gemini, um, Notebook LM. Or is this—
I don't know. Well, it's telling me that the editing environment is still offline.
Yeah.
Okay.
Something on their side.
It's apparently that, that seems to be what it's saying is the, is the, is the concern.
Yeah, it seems like it's on that side of it.
So I'm going to double-check it using my GPT here. This is my— this is my app, my desktop app. Let's see.
Baby, bring your cup over here and put it on the table. Okay, so it doesn't leak out onto the rug. There you go. Thank you.
Pain in the ass a little bit. Um, Catherine, why don't we go ahead and get you to pull up your— I'm gonna stop sharing.
Okay.
And we'll have you pull up your deal, run your deal, look at that, and then, uh, Okay.
So, uh, it's a new land development property in Phoenix. They're asking almost $400,000. Uh, 2-bedroom, 2-bath, 1,200 square feet, built in 1950. Uh, roof and AC both need to be replaced. The lot's 49,000 square feet. It's R-8 zoned. With the ability to be subdivided and build on multiple lots. This is a Tommy deal. Eviction notes, buyer to assume eviction, eviction process has begun and will be prepaid for.
I'm all in.
What?
Those are my favorites. I love, I love troubled property.
I know you do.
That's why I said this is a tough deal.
And that's cool that they've already prepaid for the eviction, and you just have to deal with the headache and get them out.
And the fact that it's prepaid tells you, like, yeah, this is, this is a serious situation.
Yeah.
So it's already saying renegotiate, but given your skill set, let's talk about this. So small infill development opportunity advertising subdivided.
Okay.
So do me a favor, go immediately to the source of that property. See where it says the source of that property right there? What is that?
Realtor.com.
Are any of those the actual physical address? Is that the address right there? 19720 or 19201?
Yeah.
1901. So go to that on Zillow or yeah, go there. Pick on that one.
Oh, nice.
Oh, interesting.
It's already looks like it's already cleared and everything.
It doesn't even look like there's a but it's but it's not because the pictures on this. Let me show you the pictures.
Yeah.
Well, it says 200k right there.
Here's the pictures. There's a house on it.
Right. Did you see that it said $200K?
Yeah.
Right.
Okay. What, what is it they were asking for?
They're asking $400K.
Right. Yeah. And it's on Zillow for $200K.
Well, it's not saying it's for sale. It's saying claim it.
Right, right. Basically.
So, but if we look, So go to the—
I think right here it's listed. It's listed on Redfin.
Go right, but you can check any one of those. $446,000 right there.
Yeah. So off market, $446,000.
But see up in the corner where it says it was sold? Sold September 29th. And then on Zillow it said the same thing, but it just said sold for $200K up in the corner on Zillow.
Right. So let's run a— when was it recently sold and purchased?
Okay, looks like just this year, just like, yeah, in September.
Okay, ready? When was this? Look into the records and let me know when this was last sold and for how much.
Yeah, like you can never go buy the real estate.
I'll cross-check the reported September 29th, 2020.
Huh?
So that's $200,000.
Yeah.
So they're trying to flip it and make $200 grand.
Yeah. No way.
Well, it's interesting because this is a wholesaler.
Right.
Big C. There you go. That's—
let's call him real quick. Let's call him. Does he have a phone number? I want to call him.
He thinks he's gonna walk away with $200K.
Yeah, I want to know why he's— why he's justified in the $200K. Okay, 623 Hold on, let me get that phone number in here.
I wonder who the dispo team is.
623-253-253-9192. You guys hear the phone ringing?
No.
Uh, yes, hi, is this Joe?
Yeah.
Oh yeah, hey Chad, I'm calling about property, um, located on, uh, 19201 North 28th Street in Phoenix. What you— what's the story on that? Uh, I got it in my email, you guys are selling it.
What's—
what's it says that there's an eviction Are you selling the property?
Yeah, we are. Yes, sir.
Okay. Well, my name's Tommy. What?
Buyer? Yeah.
Okay. Are you—
are you—
do you work for Joe or something? Are you like a— are you like a transaction coordinator or something?
No, I'm actually the dispo manager. So the disposition manager. So I call because you have had Several different phone calls and different variations about the property. But if you're— if you got our email about, you know, us marketing the property to sell it, then yeah, you're talking to the right person. Yes, sir.
Do you have it under contract?
Uh, we actually own the property.
Okay, you own the property. All right. And it's in—
Offer Arizona, doing business as Joe Homebuyer. But as you can see on the county records, we actually own it. We purchased it a couple Right. Yep. So yeah, we are, we are selling the property. There is a tenant. Um, long story short, the property ended up having to go through a formal probate. Um, our home— or our gal ended up becoming the personal representative out of state. Um, her salty brother, uh, lives in the property, who has been living there ever since their mom passed away for a few years. Hasn't maintained the property, didn't pay taxes, hasn't done anything to keep up with it, and he lost. And so we were able to purchase the home. We have already started the eviction process. I've already paid $5,000 for a retainer to our eviction attorney, Doug Nelson, and he's— the tenant has already been given a 5-day notice, and they have already filed a hearing with the court, just waiting to get a date back. to set up for the eviction hearing. So essentially, we are trying to— we are selling the property with the tenant in place, assuming the eviction process, but just transitioning from point of contact from us to the new buyer with the attorney that we have in place that we already have on retainer.
Right. Got it. Okay. And so, um, I, I— it's, it's not been, uh, it's not been recorded on, on the website yet. As being in your name, so can can you confirm the name of the the owner you bought it from? I'm looking at it right now. I'm I'm I'm looking at it right now, and it says it doesn't say you. That's why I'm asking you to confirm that. Yeah, no, it doesn't. It doesn't say that at all. So I'm looking at the property now. The address is one nine two zero one North Twenty Eight. Street, Phoenix, 85050. You said you bought it on the 29th. It takes, uh, it takes a little while for the sites to update. So if you're legitimately the buyer, can you tell me who you bought it from so I can verify that you physically own it and I don't have to do this runaround game? No, I'm not. I'm telling you that I'm looking at, I'm looking at Maricopa County's website right now, and I'm— by the way, you're live on a, you're live on an Insta, on a, uh, Livestream call with investors. So I'm trying to get you as a dispo manager to tell me who you bought the property from so that I can make an offer on the property to a legitimate seller. And he hung up because he's a fucking liar.
Yeah, yeah, really fucking liar.
Yep, right.
Just let you know he says so.
Joe the home buyer, you're a fucking scammer.
Yep.
Joe the home buyer's a fucking scammer. So let's go ahead and because he doesn't own it, he's wholesaling it. That Joe the home buyer and all of his fucking opportunities are a fucking joke and a fucking lie.
Yeah. Wow.
That's really again. This is why I started the podcast is because of cocksuckers. Um, I need to calm down. Let me go on mute for a little bit because I'm going to cuss and yell for a little bit.
I can't. I can't. You have to mute yourself. I can't, like, mute the livestream. Okay. While Tommy's having some cuss therapy, this is actually really interesting. So the process that he went through, again, trust and verify.
Yeah.
Right? Like, this is really, really important inside of, like, calling people on their crap. And again, a lot of these wholesalers are— they're full of crap. Like, again, you know, my house, my home, my personal residence goes up for sale. And, and I want to call out this realtor too. Like, he makes an offer, says that he's an investor, it's going to be a cash offer. They Um, can close in 5 days. No, I'm sorry, inspection in 5 days, close in 10 days. So I was like, okay, great. So we renegotiate. But inside of the contract, reading the fine print that he put in there, he was gonna pay himself 3%, uh, of the realtor fee. I'm like, hold on, you're buying the property for yourself, but you want me to pay you 3% to literally do no work? Anyway, long story short, we went back and forth, back and forth, called him on his crap, ended up renegotiating it. And turns out that Tommy the next day literally gets an email from one of these wholesalers, and my house is at the top of the list. Yeah, like, are you freaking kidding me? Yeah, literally lied.
Yeah.
So anyway, very interesting. So now Tommy is sharing this website of this Joe Homebuyer. This is very disappointing when these people are dishonest like this.
Yeah, there's a particular wholesaler that does that here, um, in Indy, and I've called him out on one of the properties that I have, and I'm like, dude, how did you even get this information? I'm like, This is one of my properties. So yeah, he does that all the time, and that's not the first time it's happened. So that's why I honestly really don't do a whole lot, um, with other, you know, not other investors, but, uh, not as much as what I was here in Indianapolis area, just because there's just too many wholesalers, too many fish in the pond. No, I get the same deal.
I don't, I don't mind that. I don't mind the fish in the pond. Like when I was doing Flipping Females, we counted on wholesalers to be able to help us find properties that made sense. So there is an, an important role that they play for sure when they're actually honest.
Yeah, well, see, I wholesale too. I mean, that's how I got into real estate back in like 2008, 2009, you know, right? But I was honest about it, you know. That's why I have, you know, the network of buyers and investors that I do even here, because they know that, you know, I had the integrity and trust and everything else established.
And it's why the government's cracking down on—
Well, there it's state law. It is state law that they actually, they actually have to. Um, uh, they, they actually have to disclose that they're wholesaling it. There's no— there's no— they can't not do that. They have to do that. They have to disclose they're selling it, wholesaling it. It's a disclosure form. It's mandatory that they fill it out.
Yeah, I don't think that that's in place right now here in Indiana.
It is here in Arizona. It is a— it is a guaranteed you must do. So here's the deed right here, warranty deed right there. Um, and so the warranty deed's right there. It looks like there's a release right there. Uh, and so probate judge passed us here and this. So these are our 3 documents we need to review right here. So Offer Arizona LLC is who, who bought it, is— and that's who the jackass was that was on the phone. So Offer Arizona LLC.
Yeah, he's trying to sell it.
Well, no, that— because I think he said that's who, who he was and who owned it was him, uh, was Offer, Offer, that, that guy. So here is a release from the City of Phoenix for something, and I'm going to assume that it's, it's fines for cleaning it up. $515,018.
Wow.
And that's the release because it was put back on the property by the— to the new owner. Probably the release is full, and the release is full, and the release— and releases the amount of said claim. So notice here, by giving in consideration that Uh, payment and/or other sufficient consideration paid or delivered to Phoenix Satisfactory of the lot cleaning charges. So, and if the property still looks like that and they haven't cleaned the property, they won't— like, you can pay the fine, but you're still good. You still get fined for the trash, right? And if nobody's been there to kick that guy out, That trash is still there.
Yeah, he's not gonna do anything with it.
Right. And so that's $15,000 right there. Then you have a G&T deed, which is useless. Uh, you have— again, that's a joint deed. Then you have this probate judge thing from back in September. So this was where, uh, the property turned from her into Robin, and then Robin sold it from— them to offer to this jackass, Offer Arizona. And so I'm showing people live on livestream on Zoom how to find these guys so that you can understand what to do when you run into these jackasses. So Offer Arizona LLC is, is who this guy is, whatever. Um, that's probably who we talked to. I'm gonna go here, I'm gonna go to Arizona azcorporationcommission.gov, and I can go here to do a search, uh, business services, or I'm sorry, I think it's public records request.
No, I need to search.
File a complaint, comment on a small business lobby research. No, divisions. No meetings. No, no, no. Where is it? Back at business. Search for business. There it is. I just got to slow down. I think it was Offer— what was it called?
Offer Arizona LLC.
Offer Arizona LLC. Offer Arizona LLC. And so they're not even legally doing it right because they're doing DBA Joe Buys Houses, and Joe Buys Houses is up in, um, up in Utah. So, which is weird. So here we go, name reservation right here. Brent Daniels. That's who that was. So on Joe Buys Houses, that's who this guy is. Where did that go? Look at Joe Buys Houses.
Where is it?
Don't buy houses from Doug. But come on, Joe the Home Buyer. That's guy— this guy right here, his name is Brent Daniels. That guy right in the middle right there is Brent Daniels. The guy I spoke to on the phone, I think, is this guy or this guy. And they're like, "Oh, I feel like you're trying to bully me." Because you're asking clarifying questions.
Answer.
I understand people like that.
Like, I know Brett Daniels personally. I've met the guy. So, and yeah. So I'm just gonna send Brent a message and be like, "Listen, bro. Don't know who you got running your dispos, but he's." Fucking moron, and you can watch the video.
Hey, hey, hey!
We're live streaming.
Yeah, that's right. Again, the cussing. Like this is again, this is why I have partners in business that have way better diplomacy and diplomatic attitudes because I take what I do so serious that when people screw with me, I want to physically harm them.
Yeah.
And it's because if they're doing it to me, they're doing it to other people. Exactly. I feel like you, if you, if you encountered my universe and tried to take advantage of me, it is God-given gift to take you out of the world.
Yeah.
That you live in and operate in. Not physically kill people. Not talking about that. I'm talking about physically ending someone's life inside the business they're operating. So that means like I had a mortgage broker who was a racist and decided he was not going to take an application from a black. Uh, a, a, a, a Black applicant, and I called him out on it, and he's like, oh, it's because he's, he's lying, he's not really in the military. The kid had to provide me with his DD-214, which I shouldn't even know what a freaking DD-214 is, but that DD-214 was the evidence I needed to make that man never write another mortgage application ever again.
Yeah.
And so I was like, okay, Like, I could have been like, okay, done. Like, he's a racist, move on. That's what most people do, I think, right, Catherine? That's what most people do. Oh, that's a racist, let's go find someone else to work with.
Me?
No, no, not me.
No.
I have to go get a restraining order put against me. I went after the guy verbally over the phone. I got kicked out of a networking group because me and him were in the same networking group and I called him a racist and, and, and obliterated him publicly. And it was called, it was called bullying, believe it or not. I was called a bully. Just like this last jackass. I'm always called a bully when I stand up for people.
Yeah, I did pretty much kind of the same thing with the broker in Georgia. So, and she was just blatantly lying and things like that. And I was like, you know what? And then I had another broker that in the same firm that me and her have a great relationship. And this other broker was referred to me from her. And she tried to cut me out of a deal, and I was like, oh no, that's not happening. And then she had some BS excuses and so forth like that. And so I let Sonya know, and she, you know, pretty much had my back. But then I turned around, the VP— and this is Caldwell that was in Atlanta, Georgia, right?
Right.
And, uh, so then he sent an email saying, oh well, you know, I'm not licensed in Georgia, and Blah, blah, blah, and so forth. And I was like, well, yeah, I have to be licensed in Georgia as long as I'm working with a broker there that is. And, um, sent him, attached the emails between me and her.
Also wigs.
And, um, showing, you know, that she was just blatantly lying and doing stuff like that. And, um, So he didn't come back and say anything, but I had told him when she tried to cut me out of the deal to begin with and, um, the other broker, um, out of her referral fee. And I said, look, I said, if you cut me and Sonya out of this deal, um, and, and do dirty like that, I said, I will report you to the board and I will go after your real estate license.
Again, people have to take action and so many people are just not action takers. I've seen people.
Yeah.
I've, I've been in stores that are getting robbed. For example, I was at a Walgreens one time and these people were robbing it literally while I was standing in there.
Oh my God.
I'm like, are you gonna do something? He's like, there's nothing I can do. I'm like, call the cops. He's like, they won't come. I'm like, well then fucking lock the doors. He's like, for what? They'll beat us up.
Oh geez. Yeah.
So as one of them walked out the door, I tripped him and knocked him over and he's like, hey. And I'm like, I will fucking kick you in the teeth. All right, see, there I go cussing again. I might have to stop today because that's how—
I think, I think we've had enough F-bombs for the day. I'm pretty sure this video is going to be removed from YouTube, Facebook, and everything else because every time that happens, they remove the videos.
Yeah, they do. Let's let them do it. I'm not gonna worry about it. I apologize for everybody today because again, this is, this is a passion of mine. I take, I take real estate passionately, and I'm not saying nobody else does either, but when people are You know, absolutely stupid and do stupid things. Um, it's sad. I just sent Brent a message, told him, uh, the issue I had with his dispo manager. I, I just said I had an issue with his dispo manager, would love to talk about buying a house but not with that guy.
Yeah.
So, um, because again, on a deal like that, they— if they paid $200K for it They're willing to joint venture. They got $200K in equity. And so if they truly own it, that is a guy I want to work with. And I'll be like, yeah, I'll buy it. I'll go through the eviction process. We'll get them all out of there. We'll clean it up. Just be honest with me. Yeah, I'm salivating at the opportunity to take that property, you know. Yes, but this is really— if anything, it's a lesson. If I don't work on this property, this is what Land Shark Mastermind is focused on. We need to find somebody that's willing to go shop those dispos so we don't have to work with Guys like that, right? Yeah, you know, and so the dispo market—there's proof right there. You can go get a dispo for 200k. Why did she take 200k? Because she doesn't want to deal with her brother. Yeah, right.
So just have to weed the bad with the good, you know. I mean, you're gonna come across that like all the time.
Well, I am 100%. Like I called this number. If anybody else wants to give it a try, that 602-563-16905. It's just a busy. It just goes to a busy line. So maybe they. Automatically blocked my phone number. I don't know. But again, great property, great opportunity, but it's missed because of somebody that's a dumbass.
Yeah.
So anyway, tomorrow is Friday, right? Is tomorrow Friday? Yes, it is. Tomorrow is Friday. Tomorrow we have an announcement to make. I'm going to make a sneak preview about it.
I can't hear you, Tommy.
I said, can you hear me now?
Yes, I can hear you now.
I said, we're going to make a sneak preview of tomorrow. This is what we're going to do and be talking about. Um, Catherine became an avatar and the star of a show, and so we've got the entire series now out, ready to go, talking about it. And so tomorrow we're launching the school community for Opportunity Zones, and, and it's about going to find the OZ Wizard. And Catherine takes, uh, her friends, uh, Gaines, Penny, and Brock on a, on a journey to go find the OZ Wizard. So—
Oh no, I'm like a, um, I already signed up on there, so I'm already on that, but it doesn't on the calendar. It just always shows just this, the podcast thing.
Yep.
Is that because you're just still working on it, building it and getting ready for that?
Nope, nope. Um, basically we're building funnels. So we got the free estimates, Contractor Scale-Up, Land Shark Mastermind, OZ Wizard. All those are funneling into this podcast. Once we have like a group that's dedicated, we'll segment off and go start something new. But for now, everybody's coming to this podcast.
So is that what the school, the school thing is set up to kind of for this, for the podcast?
Yep.
It's set up to funnel because I've got Opportunity Zones, 7 Streams of Income, Contractor Scale-Up, and these are all Communities that we want to build. Yeah, but right now the only source of, of, uh, knowledge, entertainment, and resource is this podcast for all of them. So yeah, okay. Until we get enough people signed up, we're not going to dedicate any podcast, uh, to one particular spot because after we launch the OZ Wizard, we're going to launch the 7 Streams program. We're going to launch the Contractor Scale-Up Program. We're going to launch the Land Shark Program because we will have a community for Land Shark on school as well. Um, getting them all set up.
Yeah.
So, um, it takes quite a bit of time actually.
Yeah.
So, well, all those community things that you just mentioned, will those go through the school like that you have set up now? So you can— okay, so you can Um, get in all of those through the school?
Well, there'll be— yeah, there'll be, there'll be courses that are available to— so like Land Shark Mastermind members will have access to everything that we teach inside of each one of these.
Okay.
So, um, but each one of them—
Access those through the school?
Um, I don't know how we'll set it up to give access through there. It might be something that we do. It might be something that's more of a Uh, uh, an upgrade, um, because again, like, the Land Shark Mastermind community, um, is just about doing deals. Any of the other resources that we have, like, inside of, like, becoming a Certified Opportunity Zone Advisor, that's a whole separate entity business program, even though we're a part of it. Um, to become an advisor is a $25,000, uh, tuition. So Like we can't, we can't give away an education system because we're members of the mastermind. Access to it, 100%. So, and we're inspiring people to do these other courses. Now, what it would cost somebody else to do an advisorship, it's not even available to them yet. So it's really only the people inside of this ecosystem, like Catherine said yesterday, Anybody getting a plugin right now is literally a 0.001% of the entire world, uh, inside of the entire world. Like, there are only like 6 digits of people, a total community of about 6 digits, meaning like there's 10,000 or more or less than 100,000 people.
Yeah.
Um, no, that— there's between a, a 100— I would say there's less than 6 digits. So yes, like less than 100,000 people have their own Okay. On ChatGPT and on AI. And, and so when looking at that from a grander perspective, if in 10 years everybody's got one, you're one of 10,000 inside of, inside of a multi-million dollar population.
Okay.
Multi-member population.
Yeah.
Right?
Because I'm a, I'm a member of a couple different school Um, groups as well, right? So that's why I was wondering if this was all going to kind of be, um—
Well, there will always be a free— yeah, as far as on school, you'll always be able to join any of our schools for free, but there will be an upsell inside of it, like the education behind it becoming a Certified Opportunity Zone wizard, like that process becoming a Certified Opportunity Zone. advisor, that certification, that curriculum, that test is going to be the upsell. You'll be able to come into the community, you'll be able to partake, you'll be able to learn enough to make reference and, and, and to, to, you know, to, uh, advise people on who to go talk to. But as far as like operating your own Certified Opportunity Zone fund or being a developer and/or an advisor, it's strongly encouraged to pay for the bigger Exam, right?
Yeah. So like with the other things, like with the school communities, like they'll offer like a free, you know, whatever that you can do, but then to have access to the other things, kind of like what you're talking about, then you have to pay like a monthly fee, you know, kind of thing. And a lot of them are usually like around $97, $99 or whatever a month. So That's why we have that. Interesting how that—
we have that inside of the school as well. I'll go into that tomorrow and we'll, we'll actually deep dive what school is tomorrow. It'll be the main, mainframe of our thing. So I'm going to wrap up the call today. Um, we'll see everybody tomorrow morning. I want to pray over— Over stupid people. God, protect the people that are too dumb to get out of their own way. And sometimes that's me. So I thank you, uh, Heavenly Father. We thank you for the blessing of this day, the blessing of this life. We ask that you continue to bless And guide us, protect us, and forgive us for our own issues so that we can be useful and helpful to others inside of theirs. In your name we pray.
Amen.
All right.
Thank you.
Everyone have an amazing day, and we'll talk again tomorrow.
Yeah.
Bye everyone.
See you guys.
